- "Cottage was clean and well presented with lots of extra touches. Netflix was a bonus! Unfortunately the management company let down the whole experience. Security deposit required prior to releasing check in information, and we emailed them when we found a mouse in the property but they failed to respond. Also the cleaner was waiting for us to leave which wasn’t great! Parking is limited but luckily we found a space on arrival. Dog friendly but be aware no enclosed yard and dogs are not allowed upstairs. Overall a great base when in Matlock. We had a nice holiday. "

Also on this floor is a further double bedroom with garden views and en suite shower room as well as a twin bedroom also looking on to the garden. The family bathroom is also situated on the first floor.

A unique, newly renovated, riverside, 5 bedroom holiday home with a large hot tub.
This stunning property is located right on the river Derwent, on the boundary of the Peak District National Park in Darley Bridge. Just a short drive from Matlock and Matlock bath.
It is the perfect location for relaxing and watching the world go by after a busy day exploring the many trails and peaks in the area or even for fishing on our private stretch of river, or launching a canoe / kayak for a leisurely river cruise down to Matlock.
With off street secure parking for 3 cars, this property is perfect for a large family or a group of friends and is pet friendly too.
We have our own private stretch of river with fishing rights of approximately 50m up to the bridge, after the bridge you can also fish for free but is owned by an angling club so is not private. Rod license is required but fish include: Trout, Grayling, Chub and Roach.
The property is split between a 3 bedroom character property maintaining it's unique, traditional features and internal access to an adjoining self contained 2 bedroom modern annexe, both refurbished to a high standard. This property would be ideal for two families to rent the same property whilst also having your own space.

Accessed externally from a stable style door perfect for letting the summer breeze through or via the internal corridor from Bridge View House, there is a large open plan kitchen / diner / living area. Parts of the house date back to the 1800's and have been restored to an exceptionally high standard, also overlooking an attractive stone bridge which is a grade II listed scheduled ancient monument, and from which the area Darley Bridge takes its name.

To the left of the entrance hall a sociable living room with comfortable sofas, gas fire and large television with full Sky Q package.
To the right of the entrance hall is a spacious dining area with large dining table and following on to a large open plan kitchen. The kitchen has underfloor heating and all modern appliances including: washing machine / dryer, dishwasher, large fridge / freezer, oven and hob as well as a breakfast bar with seating to sit and enjoy breakfast. There is a WC to one side of the kitchen.
From the kitchen there is a large sheltered outdoor courtyard which includes a hot tub with seating area, as well as access to the riverside with a private lawned area, river level decking / pontoon and further seating to enjoy the sun and river.
Through the far side of the kitchen is the access door through to the adjoining 2 bedroom Riverside Cottage.

Hope Terrace is a double fronted end terrace in Matlock Bath dating back to 1874 that has been renovated to a high standard and has been beautifully decorated throughout. The house has 3 floors and its layout is perfect for families or couples. On the ground floor there is a large fully equipped kitchen/dinning room and a living room with a multi fuel burner. On the 1st floor there is a large king size bedroom, a small bedroom with bunk beds (full size singles but we recommend that only a small adult sleeps in the top bunk!)and a bathroom room. On the 2nd floor there is a large king size bedroom, a twin bedroom and a shower room. Both of the king sized bedrooms and the twin room can accommodate a travel cot. To the front of the property is a private, small-enclosed courtyard with seating. We have a private parking space for one family sized car directly outside the house, additional parking is on neighbouring streets. There are lovely views across the rooftops towards the hillside above Stalkholmes. The amenities of Matlock Bath including shops, cafes and pubs are a few minutes walk away, and the attractions of the Peak District are all close by.

We welcome one small/medium furry friend but we do ask that they are not allowed upstairs at any time. We have a stair gate to assist you during your stay and they must be able to sleep downstairs independently. We have very limited outdoor space so your dog must be fully house trained, there is a tiny courtyard at the back of the house for emergency wee’s! Pets must not be left home alone at any time. We do not charge extra but do request that you respect our doggie rules.

Swallows View, situated in an elevated position in the town of Matlock offers wonderful accommodation for four people in two bedrooms, one bedroom with a comfortable king size bed and large en-suite bathroom comprising of bath and shower over bath, toilet and sink and another large twin bedroom.

The popular Peak District town of Matlock, together with its neighbour, Matlock Bath, have been attracting visitors to the area since the spa was developed in the late 17th century. This fabulous, bright and spacious house caters for large groups, sleeping up to 20 people.
With 8 large bedrooms, the accommodation is arranged over 3 stories, extending to over 4000sq ft. There there are facilities to host lots of children too, with 2 bunk beds and a travel cot too.
Perfect for entertaining, there are a collection of Neff appliances, including a dishwasher, slide & hide microwave oven, slide & hide steam oven, slide & hide electric oven, coffee machine, integral fridge freezer and an induction hob with extractor above. In addition to the Neff appliances there is also a Caple wine cooler with two variable cooling zones.
Other amenities such as dishwasher, washing machine, tumble dryer, sound system, as well as 2 Villeroy & Boch fitted shower rooms finished to a high standard, holding a large, walk-in shower enclosure, wall mounted WC, chrome heated towel rail and a double, surface mounted wash hand basin.

The main house at Stainsborough Hall is a substantial property with large rooms where you can meet, eat and share your holiday - and available for hire for the first time this year. Equally, there is enough space, both inside and out that you can find a quiet space to read a book. The house is suitable for 20 people with ten bedrooms, six bathrooms and a walk-in wardrobe, utility room and a boot room. The main house was completely renovated last year and offers high levels of comfort and luxury.
The enormous, characterful kitchen is fully-fitted and fully-equipped with a large central island. While in the utility room there is a washing machine, tumble dryer, large freezer and ‘mini-bar’ with local produce (a price list is available).
The main living room has plenty of sofas and easy chairs to sit 20 people comfortably, as well as, an open fire for those winter evenings.
The dining room, which is directly off the kitchen also has seating for 20 people and we provide ample tableware, glasses, and cutlery for everyone.
The TV room is home to a large TV with Sky and a wood-burning stove. While in the games room, we have a pool table for you to enjoy.
There are 10 bedrooms on the first and second floors of the house that offer some flexibility in terms of the bed configuration. On the first floor there are three bathrooms and a walk-in wardrobe, with another bathroom on the top floor.
The Main house is accessed through an archway and surrounded by beautiful mature gardens offering complete privacy from the holiday cottages that are on the estate. Outside, there is a south-facing terrace with and outdoor table and seating for everyone. The tennis court is also available for guest use and this is shared with the holiday cottages – but the only facility that is shared.
We provide everything you'll need for a comfortable stay - Linens and towels are included - and we leave those little things you'll need - such as dishwasher tablets, washing up liquid, bin bags, tea towels, shampoo, conditioner - in your cottage so you don't need to worry about bringing everything with you.
Unfortunately we are not able to allow dogs in the main house (there are too many cream carpets). Pets, are, however, permitted in the holiday cottages.
From the house you can step straight out onto the many public footpaths that cross the Derbyshire countryside. You can walk directly from our land on the path around Carsington Water (ideal for walking and cycling), the nearest country pub is a 1 mile walk across the fields and you can walk to the market town of Wirksworth over the fields is less than 30 minutes.
Before you arrive you will receive a comprehensive information pack detailing all the activities that you can do in the area. We also provide an online shopping service should you want to stock your cottage with local produce. And through our partnerships with local attractions we can offer discount tickets to Chatsworth House, Haddon Hall, The Heights of Abraham, Crich Tramway Museum and Matlock Farm Park.

- "Well, I absolutely do not know where to start. This has been the best weekend ever in the most incredible and luxurious Stainsborough hall. It was a weekend for my entire family, so 12 adults and 2 children ( age 5 and 1.5). The hall is reached from a long driveway with fields either side. You drive past the cottages that are part of the estate, through a beautiful archway, and there it is, quite frankly the most beautiful house. There is parking for 10 cars. The hall is huuge. It is over 3 floors. The kitchen is absolutely stunning, and so bright. It leads onto a large dining room with 2 very long banqueting tables. There is a room with a pool table, we had lots of fun in there 😃. There are 2 downstairs cloakrooms, a utility room which has a large overflow fridge/ freezer, washing machine and dryer, microwave, air fryer , ice cream maker ( and lots more) when I say they have thought of everything, they truly have 👍. There is a boot room with a very warm boiler room, this was great for drying our shoes. There is underfloor heating, for such a large house, it was lovely and warm. There are 2 extremely stunning sitting rooms, one with a piano and open fire, and the other has a wood burning stove. We didn't light either of these as the house was warm. All the bedrooms were just incredible. Crisp cotton bedding, very comfy beds. Blackout blinds at the windows. Fluffy towels for every room. All bathrooms and shower rooms had shower gels, hand soap, shampoo and conditioner. There are 10 bedrooms, and I've lost count of how many shower rooms/ toilets 🤣. The gardens are breathtaking, and again everything has been thought of. There's a little slide and a couple of swings for the children, and a tree swing for the big children 😉. The hot tub is log fired and would seat around 10 people . We spent a lot of time in there, so wonderful. A fire pit is also provided. We lit that on Saturday night and made smores 😋. There is a tennis court, and a large outside room with a table tennis table 🏓. There is nothing that hasn't been catered for. The kitchen is so well stocked with crockery, cutlery, utensils, glasses for indoor use, and plastic ones for outside. There's a dishwasher, nespresso coffee machine, you name it, it's more than likely going to be there. The onsite managers Wendy and Chris were fantastic and couldn't do enough for us. An absolute asset to Stainsborough hall."

A luxurious Grade II listed residence prominently positioned in the village of Rowsley. Catering for up to 10 people (8 + 2 on a day bed) amongst 5 well-proportioned bedrooms (2 en-suit bathrooms). It has beautiful character features such as shutters, beamed ceilings, sash windows and oak fireplace with wood burning stove. There are 2 reception rooms, fully equipped kitchen, stylish dining room and extra private room next to top-floor bedroom with a day-bed (sleeps 2). Outside is a beautiful mature garden with seating area.
The house itself is a Grade II Listed building, built in 1809. It was renovated in 2020 to a high standard, offering you a luxurious stay but with traditional atmosphere.
Vernon House is located perfectly in the Peak District National Park, just on the doorstep of Chatsworth Estate and Haddon Hall. Rowsley is a countryside village within walking distance of all the major local attractions such as Peak Shopping Village, Peacock restaurant, Traditional Mill, local village shop. It is conveniently placed for walkers, cyclist or people looking for relaxing place, to take advantage of all the Peak District has to offer.
Cosy living room with oak fireplace seats comfortable all the guests and it is equipped with British Made Sofas. A separate library/game room has another large sofa and armchairs, card table, books, games and record player. We love this room. The kitchen is fully equipped with stylish crockery and all electrical appliances (range oven, dishwasher, Nespresso coffee machine, toaster, kettle). Kitchen is linked to dining room with large dining table and Lloyd loom chairs. Beside all the main rooms on the ground floor, you can find a separate WC, utility/boot drying room and entrance hallway there.
On the first floor, there are 3 bedrooms featuring Hypnos beds and mattresses (carrying The Royal Crest) and 2 of them has en-suit facilities. There is an additional family bathroom and separate WC for convenience and privacy. A further large bedroom is on the top floor with king size bed and Hypnos mattress. Next to this room is and additional cosy area complete with TV, double bed and games console. The cosy sofa can turn into a day bed and can sleep another 2 people (we think it is suitable for children) .

New to the holiday letting market this year, the property is in a delightful and secluded position on the south facing side of Darley Hillside with views over the valley.
The main living area is on the upper floor, accessed directly from the driveway and car-port via a hallway leading to the master bedroom and ensuite; living room with open log fire, dining area and internal balcony access to 2-storey atrium complete with spiral staircase; cloakroom; toilet, and kitchen with tree top external terrace. Main staircase leads down to utility room and access to the main external terrace via the ground floor of the atrium.
The house is set within approximately 1 acre of woodland including the remains of a stone-built barn that now forms a sheltered lower-level terrace with table, seating and chiminea.
Originally built to a high specification the property has recently been further improved with a new hot water and Hive controlled heating system. This together with the unique open log burning fire and unlimited supply of seasoned firewood will ensure guests will enjoy a warm and cozy stay during the cooler months of the year.
Located close to the edge of the Peak District National Park, there are many varied walking routes close by and the Chatsworth Estate and House is only 15 mins away by car.
Although a large 4-bedroom house, it is currently configured for couples only with 3 of the bedrooms and a bathroom currently locked off at one end of the ground floor.

Amazing hot tub which was hot on our arrival so that was perfect after a days walking! I’d definitely recommend staying here even if you want to explore further into the peaks I.e Mam Tor, the drive is about 40 minutes but there’s villages you can visit on your way there and back and it’s a very scenic drive. Take it easy at this unique and tranquil getaway. Lower Holly Barn is a luxurious self-contained cottage situated amongst rolling fields, woodlands and beautiful views yet only 5 mins drive from the town of Matlock. This is the place to come and unwind from hectic everyday life. Guests can enjoy beautiful walks from the doorstep, make use of the gym, bowling green and Summer house. The location is perfect for visiting many of the stately homes, Peak national Park and quaint villages in the area.The holiday cottage is located on Hearthstone Farm in a converted barn which is now a livery yard with a few sheep (lawn mowers!) in the surrounding fields. The cottage itself comprises of 3 rooms, a large well equipped sitting room with kitchenette within, a large shower room and the bedroom. To one side of the cottage there are lawned areas with a bistro table and chairs for your morning coffee and to the other side a bowling green/putting green and use of the Summer house for your afternoon snooze! If you're feeling energetic after your walks in the beautiful countryside on your doorstep you have use of the fully equipped gym with tread mills, static bikes, multi gym and weights etc!

The cottage has its own private garden and patio area, complete with outside dining for 8 people, a gas BBQ and a wood fired pizza oven for perfect evenings outside. (Pizza oven and BBQ available April – October). There is also a secure bike shed with racking to take 8 bikes, heavy duty padlock, a washing station and basic tools and equipment. The back gate is straight onto the footpath for easy access to the High Peak Trail and beyond.
Other details to note:
There is parking for two cars on the road outside the cottage. Please be aware this is not allocated parking so cannot be guaranteed, but is not usually a problem. If you have more than two cars, please park the additional vehicles further up the road outside the pub car park, out of respect for our neighbours.
Please note – the parking is on the opposite side of the road, so there is no way of charging an electric vehicle at the property.
There is good, free Wi-Fi throughout the property (41Mb), but no mobile signal in the area.
A full basket of logs is included in your booking for use in the log burner and pizza oven, further logs can be purchased if required during your stay. Gas for the BBQ is also included.
Up to 2 well behaved dogs are welcome, on the understanding they remain downstairs and are kept off the furniture. We charge £35 per dog, payable on arrival.

Fern Cottage is a great place to celebrate a special occasion, but please be aware we are not a party venue. Please limit noise outside after 10pm.

The living areas in the property consist of a first-floor kitchen equipped with oven, hob, microwave, fridge/freezer and dishwasher, a first-floor dining room with seating for ten guests and a first-floor sitting room with Smart TV. The Space:
Church View Cottage has a stylish open plan living and dining area. The space has been decorated with a green feature wall, a flat screen Smart TV and neutral-coloured sofas to create a beautiful space to relax.
You can enjoy your meals at the traditional dining table which is accompanied by four matching wooden chairs.
You’ll have everything you could need to prepare meals during your stay as the kitchen is fully equipped with modern appliances and cookware.
On the first floor, you’ll find two double bedrooms. The master bedroom features a sage green wooden feature wall to add a pop of colour to the otherwise neutral space. A lovely space to unwind, there is plush bedding to ensure you have a great night’s sleep.
The family bathroom can be found in between both bedrooms and boasts a walk-in shower, WC and wash basin.

Derwent House is fully equipped to meet the needs of groups of up to 12 people. There are two lounges that provide a range of seating, a large well equipped kitchen and a dining room with one table seating 12 people.
Many of our guests use the house to celebrate a special occasion and our aim is to ensure that the house provides well for this. There are a range of cooking utensils, 2 ovens, 7 gas rings and a large fridge. There is also ample matching crockery and cutlery for a special meal in the dining room overlooking Knowleston Gardens. Each room is individually designed to provide a welcoming and comfortable environment. Downstairs there is ample space to socialise together or take some time to relax, read or listen to music. Each bedroom is individually designed and four have en-suite facilities. In addition, the Victorian style bathroom, with roll-top bath, is ideal to relax after a day enjoying the delights of the Peak District.

Sunnyside is a 2 bedroomed semi-detached bungalow which has been recently renovated and tastefully furnished to create a splendid holiday retreat. Its open plan lounge and kitchen, 2 bedrooms and lovely bathroom make her a super cottage to return to after a hard day's holidaying in the Peak District.
The space
From the driveway there are a few steps down and a path to the front door. You will enter into a spacious lounge with comfortable furniture, electric fireplace, flat screen T.V., DVD and WiFi. A well equipped dining kitchen with cooker, microwave, fridge and automatic washer and dishwasher. There is one double bedroom and a twin room. A bathroom with large shower cubicle, sink and W.C.
Linen and towels are provided. Central heating and power are included. A high chair can be requested. There is an enclosed garden to the rear with furniture where you can watch the sunset over the Peak District. There is parking for one car outside the front of the property.
A well behaved pet is welcome. Smoking is not permitted.
Whilst we work with the necessary authorities to ensure the safety of our guests in all aspects, being a small accommodation provider and part of a charity, we are unable to provide all fire safety mitigations such as, but not exclusive to, vibration pads and mobility aids . With this in mind, in the case of a fire, this property may be unsuitable for guests with severe mobility issues or hearing impairments.

The Little Barn has a view of the garden and a double bed and sofa bed ( please request this😀). A separate entrance and private shower room downstairs; use of facilities in the utility room with access to a hot plate, fridge, countertop freezer, toaster, coffee/ tea making facilities and a microwave. Several pubs within walking distance; cafes and take away restaurants in Darley Dale, a mile away and many more in Matlock. Buses to Bakewell, Matlock and Chatsworth further on in Darley Dale.
The space
The 'Little Barn' is a converted roof space with a double bed and sitting area, looking out over the garden and far reaching views. Private access is via the side entrance with stairs leading up to the 'Little Barn'. Black out blinds have recently been fitted to all windows. Downstairs, passing through the utility, there is access to the private shower room and there are 'kitchen' facilities in the utility room, which we also access to use the fridge, microwave and washing machine. There is a small folding table and chairs that can be utilised.
Washing machine available on request. Please let us know if you want the sofa bed made up. We do not have any other rooms for guests, so you will only have chance encounters with us in the shared areas!
Breakfast of cereals, toast and a variety of homemade jams is available. There‘s usually some Lemon Drizzle cake too!
The door between the airbnb and the kitchen separates the living area from the utility area.
The floor downstairs is tiled, so slippers may be a good idea! We also have some ‚spa slippers available, so please ask if your feet are cold!

There is one parking space off road,in front of our garage (which has a black door and our Volvo XC60 will usually be parked there too).
There is also the possibility of parking on the road too.
The utility area has kitchen facilities that guests can use (we have a separate kitchen), however it is a shared space in that we will access the fridge, microwave and washing machine; however we will try and keep that area as private as possible for you.
Access to the back garden for both us and guests, is via the stable door off the utility.
During your stay
We are a recently retired couple who live in the main building with our cat Bella; we will be here to welcome you to the property once we know your arrival time and will be available to assist when needed. We will have access to the utility room, where the 'kitchen' facilities are. There are ‘preloved’ dressing gowns available and a gauzy curtain that can be drawn across the door to our kitchen. The floor in the ‘kitchen’ and shower room are tiled and can be cool underfoot.
Should we not be available at the time you want to check in, self check in details will be sent.
You are welcome to utilise the garden space, where there are tables and seating, should the weather be suitable.
Other things to note
We don’t think the space is big enough for a family with 2 children, however we have successfully hosted guests with one child; please feel free to contact us if this is a situation you would like to explore.
We have a fold out table and an office chair that can be moved into the Little Barn, if you would like to use the area as a remote workspace.
