We stayed on the first floor, which opens onto a private deck that leads straight to the sandy shore. Even the overgrown sargassum along the beachfront didn’t take away from the beauty of the surroundings. We genuinely appreciated the property, but I’m giving it 3 stars instead of 5 due to a couple of unwanted guests—cockroaches (we encountered and killed three) and ants. While bugs are understandable given the beachfront location, if you’re someone who’s very sensitive to insects, this may not be the right place for you. However, if you can overlook the occasional bug, I highly recommend this spot for its unbeatable beach access, 24-hour security, nearby restaurant options, and breathtaking views. But on another note my bank did confirm that the charge of $69.48 did in fact link to a company that you do business with. I had to file a dispute. Tulum is experiencing high growth, and it’s possible to experience power outages from time to time due to a lack of infrastructure. Please understand that this is out of our control and cannot be held responsible.

The property is located in a gated community that has a night surveillance staff for added security.

First time in Tulum? The property is surrounded by jungle, and our cleanliness standards are the highest, but that does not prevent the occasional insect from coming inside. Keep this in mind before you book.

There is a daily fixed electricity fee of $200 Mexican pesos. The amount will be collected before arrival, during your stay, or after your departure. Our team will contact you to coordinate the payment.

Housekeeping rules to keep in mind. Please:
- hang towels; don’t leave them on the floor.
- throw toilet paper in the trash basket and not in the toilet bowl to avoid plumbing problems. (Tulum has a sensitive eco-system)
- close the doors and windows and turn off the fans and A/C every time you leave.
- take out the trash to the bins on the left side of the guardhouse by the main entrance.

- Pick up and clean up the solid and liquid waste of your pets.

The space is a 1 bedroom apartment on the 4th floor of a new 5 storey building, the view of the terrace is practically covered by green trees which gives a very beautiful view of the jungle of Tulum.

You have a large ks bed in the master bedroom . The room is fairly well lit with a large window that gives access to the balcony, we have beautiful adjustable curtains to maximize comfort when you sleep, and in the living room there is a comfortable sofa bed that can be used as an extra bed when we have additional guest reservations.

Our balcony includes a private bath where you can enjoy and cool off, and we have a beautiful tea table where you can rest to read a book or have your morning coffee listening to the wild birds on the trees.
