We stayed on the first floor, which opens onto a private deck that leads straight to the sandy shore. Even the overgrown sargassum along the beachfront didn’t take away from the beauty of the surroundings. We genuinely appreciated the property, but I’m giving it 3 stars instead of 5 due to a couple of unwanted guests—cockroaches (we encountered and killed three) and ants. While bugs are understandable given the beachfront location, if you’re someone who’s very sensitive to insects, this may not be the right place for you. However, if you can overlook the occasional bug, I highly recommend this spot for its unbeatable beach access, 24-hour security, nearby restaurant options, and breathtaking views. Special thanks to the security team and maintenance crew—they were friendly, helpful, and did a fantastic job keeping the beach clean and the pool/lounge areas beautifully landscaped. Please note that our jungle condo is a rooftop unit, and as such, there are several flights of stairs to climb in order to reach it and no elevator in the building. While we understand that this may be a consideration for some guests, we assure you that the stunning jungle sunset views from our private rooftop are well worth the effort.

We recommend packing lightly and taking your time on the stairs to fully appreciate the natural beauty that surrounds you.

As our stairway to the rooftop is a spiral and quite steep, we do want to caution our guests that it may not be suitable for children under the age of 12. We understand that safety is a top priority for families, and we want to ensure that our guests have a comfortable and worry-free stay.

While we always strive to accommodate all of our guests, we recommend that families with young children or those requiring wheelchair access consider this aspect when booking our unit.

You'll be a 6-minute drive from La Veleta and a 10-minute drive from Tulum’s town, loaded with trendy restaurants, cafes, bars, and nightlife. Our neighbor has construction going on, so you may hear construction noise from time to time during the day. Just keep that in mind before booking.

Tulum is experiencing high growth, and it’s possible to experience power outages from time to time due to a lack of infrastructure. Please understand that this is out of our control and cannot be held responsible.

The property is located in a gated community that has a night surveillance staff for added security.

First time in Tulum? The property is surrounded by jungle, and our cleanliness standards are the highest, but that does not prevent the occasional insect from coming inside. Keep this in mind before you book.

There is a daily fixed electricity fee of $200 Mexican pesos. The amount will be collected before arrival, during your stay, or after your departure. Our team will contact you to coordinate the payment.

Housekeeping rules to keep in mind. Please:
- hang towels; don’t leave them on the floor.
- throw toilet paper in the trash basket and not in the toilet bowl to avoid plumbing problems. (Tulum has a sensitive eco-system)
- close the doors and windows and turn off the fans and A/C every time you leave.
- take out the trash to the bins on the left side of the guardhouse by the main entrance.
- visitors are not allowed.

Guests may need to climb stairs to access certain areas of the property.

There is an alarm with a closed TV circuit at the villa’s perimeter. The cameras face outside areas only and are strictly for the safety and security of our guests.

- It is forbidden to use the property’s crockery and glassware to feed your pet. The Owner must carry the necessary feeders for this purpose.
- It is forbidden to bathe pets in the showers in the room (as well as the use of towels).
- To avoid accidents, never release your pet while it is inside the development facilities. To maintain a clean and pleasant space, avoid letting your pet relieve himself in public areas.
- Pick up and clean up the solid and liquid waste of your pets.

- No smoking of any kind (tobacco or cannabis) is allowed in the condo, and the use of any recreational drugs at the property is strictly prohibited.

The space
The space is a 1 bedroom apartment on the 4th floor of a new 5 storey building, the view of the terrace is practically covered by green trees which gives a very beautiful view of the jungle of Tulum.

You have a large ks bed in the master bedroom . The room is fairly well lit with a large window that gives access to the balcony, we have beautiful adjustable curtains to maximize comfort when you sleep, and in the living room there is a comfortable sofa bed that can be used as an extra bed when we have additional guest reservations.

Our balcony includes a private bath where you can enjoy and cool off, and we have a beautiful tea table where you can rest to read a book or have your morning coffee listening to the wild birds on the trees.

Beautiful room located in the Fraccionamiento Aldea Tulum, 7 km- 11 min from the center of Tulum (by car). The place is surrounded by cenotes, lagoons, jungle and 15 min from Tulum beach. We are 30 minutes from Tulum's new airport and a 5-minute walk from Zamna Festival and a 5-minute walk away.
The setting is safe and good for couples, families, female travelers and digital nomads.

The space
Our home is furnished with recycled woods from the region, which were treated to withstand the humidity of the jungle.
We are in the middle of the jungle, surrounded by cenotes, so the sighting of insects, birds and some mammals in the area is common. I invite you not to approach and just admire nature and its gifts. The entire apartment has mosquito nets and we cleaned to prevent unexpected insect visits.
The room has cotton sheets, comfortable mattresses, air conditioning and open closets. Avoid leaving clothes in bags, the humidity of the environment causes the mushrooms to spread quickly.
We have a view of the garden and door to a back park with children's games,
The living-dining room is spacious, has a ceiling fan, a comfortable sofa, a TV screen, a TV screen, the internet modem with fiber optic and the dining room .
There is no hot water in the bathroom.
The kitchen is equipped with everything you need for cooking. It has a kitchenette, refrigerator, oven, oil, coffee, sugar, sugar, salt and pepper.

The subdivision has a public transport route that travels from the center of Tulum to the subdivision and costs $20 pesos
Getting there: If you come by car to reach Frida, take Avenida Tulum, go 7 km from the municipal presidency, in the direction of Bacalar. You'll arrive at Aldea Tulum in approximately 10 minutes.
If you come by public transport outside the ADO bus station, you can board a van with the sign that says Aldea Tulum. The route has transportation from 6:00 am to 12:00 pm every 15 minutes.

We are 30 minutes away from the new airport in Tulum.
Access to the space will be provided by Alejandro, who lives upstairs.

Other things to note
or security, at the entrance of the apartment there is a security camera and one more in the backyard, which will be on 24 hours, recording people entering and leaving the apartment. We ask for your valuable support to take care of the furniture and use it for the purpose that was designed. The wood is treated for the humidity in the jungle.
Please do not use the kitchen table or dining room to cut food, there are wooden boards for that purpose.
The subdivision is a living area and parties are not permitted.
We ask for their valuable support so as not to dispose of toilet paper in the drain, as the system that is handled does not allow bio-disintegration of paper.
Electricity, internet, and water services are always paid for, so any failure is the sole responsibility of the provider companies and we cannot be responsible for the reset times.
We seek to encourage recycling, and the garbage should be separated into organic and herbic.
Reservations longer than a week, include weekly cleaning service at a cost of $30.
The electricity assigned per day will be 10 KW, which is enough for daily feeding. Additional consumption will be charged according to the rate indicated by the company that supplies the service.
We may receive a maximum of one small, emotional support pet, which must be reported at the time of booking.

The owner lives on the property which is a shared oversized lot with his house and five units that he rents: a house, another building with a full apartment downstairs, and three rooms upstairs one of which is listed here. The units can be combined for larger groups. The lot has beautiful gardens where the renters can meander respectfully to enjoy a private, natural environment.

Opportunity to book diving excursions and courses with the Alex's dive center, Acuatic Tulum. The Jardin Bugambilias is a short bike or drive from the Tulum Ruins (2 km) and the magnificent Tulum Beaches (3 km) as well as a number of fabulous cenotes.
