The house, downstairs, has a large open plan living and dining area with kitchen and two double bedrooms (one with double bed, one with 2 single beds)which share a central bathroom with shower, bath and w.c. The main sitting area has a large wood burning stove and the other sitting area looks out onto the lawns, pond, and the Castlecomer hills in the distance. The dining area is an almost perfect oriel window up to nearly 30 feet high looking South East to Brandon Hill. The first floor comprises a small library area, a further sitting area and two good sized double bedrooms(both with double beds) with walk-in wardrobes. There is a bathroom on this floor with w.c wash basin and wet room with 2 showers.

Yet another, smaller floor, which is accessed via a spiral staircase, is ideal to relax in with a drink and enjoy the beautiful views of Mount Leinster, the Blackstairs Mountains and on a clear day, the Wicklow Mountains. It is a private house which is vacated for letting. The owners have a self-contained flat at the end of the house. The kitchen is well equipped with cooker, dishwasher, microwave. There is T.V DVD. C.D.player, internet and laundry facilities. There is a barbecue neatly built into one of the dry stone walls near the patio. Because of certain design features, the house is not suitable for children under 8 - open plan stair case and a pond outside.
Over Christmas - December 24th to January 2nd, minimum booking is for 3 nights mimimum. The owners live in the flat at the end of the house during rental times.
In Winter, heating costs are extra. As the main living space is large and open plan, oil heating costs can come in between €30 and €45 per day depending on how hot people want the house to be. The house is usually between 19 and 22 degrees. €4 per day for electricity is allowed for in the rental cost. Usage above this amount is charged at 38 cents per unit. Wood for the stove is €15 per load as required. If the stove is kept going efficiently (we would show you) it can keep the ambient temperature up.

A car is essential unless you choose to use a taxi.

I am located close to the village of Tinryland & the M9 motorway. I will send you the eircode to my home for easier navigation before you arrive.

You’ll love my place because of the cosiness, the location & the quiet.
We live in the country so it's quite remote.
I do work full time away from home but will do my best to accommodate an early check in if needed.

The space
I live in the country so you will be guaranteed quietness.
No smoking indoors, however it is permitted outside. Ashtrays are available upon request.

I have a cat that lives outdoors however he does insist on trying to get indoors.
We also have two dogs which live in the house, however they are nowhere near your room. You are very likely to hear them barking as you come & go. They do quieten after a few minutes.

Your room is a large private double en-suite & is extremely comfortable.
Your room has a kettle, fridge & a microwave for your convenience. The fridge may be a little noisy for some so feel free to unplug it at night if this is the case & plug it in again in the morning.
It is not possible for me to offer breakfast unfortunately so your stay is room only with tea/coffee & treats provided.

It is possible for Check in time to be earlier with prior notice. A later check out may also be possible again with prior notice.

Tea & coffee facilities is available in your own bedroom. There is also a microwave & a small fridge with cutlery & crockery available. There is no access to the kitchen area.

Please note that I do live outside town so if you do not have a car the only way of getting around will be by taxi.

Cancellation Policy

We do hope you will come and stay with us but if you need to cancel then you can do so per terms of Air BNB terms and conditions selected during booking process., at no cost. Please make sure you make sure to advise us of any full- or Partial cancellations ( for example if you decide to stay just 2 nights but have booked for 3) 72 hrs before day of arrival. If we don’t receive notice of your cancellation within this time frame then your credit or debit card will be charged for one night’s stay per room booked under your name. Please note: NON REFUNDABLE OFFERS must be paid for at the time of booking and no refund will be made should the booking be modified or cancelled. This policy overrides the above cancellation policy.

Check in / Check out
Reservations booked direct will have priority check-in available from 13.30 daily and we request that you vacate your room after breakfast up to 11.30am on day of departure, If you fail to check out by this time then an additional nights rate will be payable. If you’re struggling to check out by 11am because of circumstances out of your control, please seek assistance from reception. If you know in advance the timings will not suit your requirements, please contact Avlon House B&B to explore other possible options which may be able to be arranged in advance of your arrival / departure.

Damage to hotel property / loss of keys
If you or any guest staying in a room booked under your name cause damage to Avlon House B&B property or lose a B&B key then these charges must be paid for at reception before departure.
Guest Entry
WE want all our guests to have a relaxed and enjoyable stay at Avlon House B&B and with that in mind, we reserve the right to refuse entry to any guest who behaves in an inappropriate manner. This extends to a guest or guests being under the influence of drugs and / or alcohol, abusive behaviour towards B&B staff or other guests, aggression, or unacceptable dress. For the safety of all those staying with us we may ask guests behaving on this manner to leave the B&B if a disturbance is caused. Should we eject a guest on these grounds refunds will not be given.


Loss/ Damage
Avlon House B&B is not liable for the loss or damage of any guest property during their stay caused by the misconduct or negligence or a guest or an act of god, the establishment is not responsible for guest belongings, liable or responsible for any damage to guest vehicles whilst staying with us.

Pets
For your safety and comfort we do not allow pets on the premises with the exception of Guide dogs.
Reserving a B&B Room
Our official website is the only booking platform where best rates are guaranteed. Bookings can be made inline, by telephone, Fax or Email, Should you find that your preferred dates are not available through our online system, please phone the B&B to access real time availability. You can pay a deposit for your room should you wish but it is not essential to secure a booking. We accept cash in € (Euro) or all major Debit & Credit cards.

Smoking
In order for all guests to be able to enjoy their surrounds we impose a strict no smoking policy in all areas of the B&B (including the use of E cigarettes). Should a guest smoke in their room a €125 fine will be charged to their pre authorized credit or debit card to cover the cost of cleaning and fumigating.

Our no smoking policy strictly prohibits smoking (including the use of E cigarettes) within all areas of our home B&B, for the smokers among us we do provide a log cabin on the court yard to offer some comfort while you indulge in you guilty pleasure.

Group bookings
We do not accept Stag / Hen parties or large group. Should you wish to make a group of over 6 people please contact the Bed and Breakfast prior to making a booking? Refusal on the day can be up setting to you your fellow guests and our staff.

Saturday 8th February - Monday 24th February 2014 Snowdrop Month at Burtown House The garden and woodland are full of old varieties of snowdrops in natural plantings, and large swathes of aconites, hellebores and early bulbs. The Gallery Café is open every day serving hearty organic lunches from the kitchen garden, as well as fresh homemade cakes, coffee, tea and other goodies. The Gallery Exhibition hosts "February Flowers" - an exhibition of mainly snowdrop paintings by different botanical artists, including resident artists Wendy Walsh and Lesley Fennell. Monday 10th - Sunday 16th February 2014 Snowdrop Week at Altamont Gardens An opportunity for the green-fingered and general gardening enthusiast to view this unique collection, widely recognised as the second largest in Ireland. The collection was started by Mrs. Corona North, former owner of the gardens, approximately 30 years ago and has over 100 named varieties in the collection. Café Altamont, located in the Walled Garden serves hot drinks and delicious cakes. The nearby Forge Restaurant (1km) hosts an art exhibition during Snowdrop Week featuring local talented artists.

Cycle against Suicide
Cycle Against Suicide is an initiative started by Irish entrepreneur, Jim Breen, as a result of his appearance on RTE’s The Secret Millionaireprogramme.

The main objective of the Cycle is to raise awareness of the considerable help and supports that are available for anyone battling depression, self harm, at risk of suicide or those bereaved by suicide.

In 2014, the Cycle, will take place from Monday, April 28th to Sunday, May 11th. As it did in 2013, the Cycle will create a very tangible and practical opportunity for people who want to support those who have been affected by suicide.

The property is self contained and next to our property, it is very peaceful here and the gardens are shared with us. The double bedroom is comfortable and we have highchair and cot available for our younger guests. The lounge / kitchen area overlook the mountains in the distance with view over the garden, it has a double sofa bed, table for 4 and kitchen with everything you should need for a break .

we have plenty of space for parking and really a car is a must if you want to explore further afield. We do have a bus service to Kilkenny, but it is limited. we are within walking distance of the town with local amenities.

Other things to note
In creating this beautiful retreat, we have attracted a great variety of bird life, with nesting boxes dotted around our property. Our new water feature is also proving a great hit with the birdlife here too. For any of you who are interested, birds breading here include Great tit, blue tit, House Martin, swallow, chaffinch, robin, blackbird, song thrush, wood pigeon, collared dove, starling and house sparrow. Sightings of other birds seen in our garden include goshawk, buzzard, raven, carrion crow, hooded crow, rook. jackdaw, green woodpecker, bullfinch, blackcap, willow warbler, goldfinch, goldcrest and long-tailed tit.

It's wonderful experience to just sit, watch and listen. Do come and enjoy.

Blackstairs Courtyard is located in a quiet and beautiful part of the Barrow valley beside the Blackstairs Mountains. Imaginatively planted, the courtyard is surrounded by orchard, gardens and meadow, with views of the Blackstairs Mountains and Brandon Hill. It’s an enchanting and very peaceful place, and we welcome guests for self-catering holiday breaks (two nights minimum stay); we provide breakfast for your first morning. There is an excellent piano in the cottage, which you are welcome to play, and an iPod speaker with a mini-jack connection for phones and mp3 players. There are games, books and a DVD player. There is WiFi, although the signal is rather weak, as so often in rural Ireland.

The cottage is self-contained; it's attached to our house, but has its own entrance. We will be at home by arrangement to greet you and help you settle in.

We are in beautiful countryside between the River Barrow and the Blackstairs Mountains, 6km from the nearest village, so a car is essential.
For your first breakfast, we provide eggs (from our own hens, when laying), granola, fruit, organic yoghourt and milk, home-made bread, butter and jam, and tea and coffee, for you to prepare as and when you want. Your kitchen, though small, is fully equipped for self-catering.
You can eat outside on your own part of the terrace with a view of the mountains, or borrow a deckchair to laze in the orchard or the Stone Garden, a small walled garden for your private use, with a barbecue and fire-pit. Please feel free to enjoy the hectare of gardens, orchard and meadow.
We have a cat in the main house but no animal is ever allowed in your cottage.

Nestled in the Countryside just 10minutes from Carlow town. Our new two-bedroom Apartment is on 8 acres with access to private country walks around the surrounding fields/river. 200meters from the road on a private lane makes for a very safe place to enjoy the peace and quiet.

The space
Our new Apartment is located to the right hand side of our home. While we share our driveway, the apartment has its own parking and private entrance. Located downstairs is a generous size Kitchen/Living/DIning area, along with a bathroom with a generous sized shower. Located upstairs via a narrow stairs are two bedrooms, each of which have queen bed, study desk and window views of the surrounding countryside.
The apartment is quite, safe and warm. Our property is located in a great area of Carlow within a few mins to many local attractions.

Lovely house that is located just outside beautiful St Mullins. Ideal location for walking the Barrow Line, Mt. Leinster or Mt. Brandon. If your interested is touring the South East it is less than 1 hour from Wexford, Waterford, Kilkenny and Carlow. 5 minutes from Graiguenamanagh and 8 from Borris. Taxi can be arranged.

Owner has a small Friendly dog ( Pets not encouraged)

Guests have a full house...Downstairs Kitchen, Sitting Room, Dining Room, Downstairs Shower and Downstairs Bedroom. Upstairs Big Bedroom Double & Single bed, Small Room Single Bed, and 2 other bedrooms with 2 Double beds. There is a travel cot available if needed for a smaller child.

Depending on the number of people within the booking bedrooms not required will be unavailable. Before arrival if your booking should change and more people wish to join your group this can be easily updated on the
