We paddled multiple Spring runs during our stay and everywhere we paddled was within 1.5 hours from the cottage in any direction. It was the perfect center hub to hit some of the best spring paddle trails in Florida. We kayaked at Weeki Wachee, Silver Springs, Juniper Springs, and Rock Springs/ Wekiva River. Vanessa was very accommodating and a great attentive host. I would absolutely book this place again. The bathroom was very nice and the place is well updated. Both bedrooms have firm beds so if you like a soft squishy bed you may want to bring a mattress topper. My wife and I slept fine on the bed.Pro tip, traffic on 50 can be a bit tumultuous but if you use the back streets you will find ways to come out to Hwy 50 at an intersection giving you a traffic light. It will save you a lot of stress and frustration."

House Rules:
We require a pre-registration form and proof of identity after you've reserved, so we will need your email address. It will need to be returned to us, via email with a clear a picture of your government issues ID (Passport or US Drivers License), as well as a selfie with your ID. We will also require your cell phone number so that we can create your door code which we will provide prior to your arrival. The guest reserving the space must be at least 25 years old for insurance purposes. All guests who will be staying in our home must be registered, both adults and children. The host reserves the right to cancel any reservation if there are any non-registered guests present and there will be no refund issued.

We require all paperwork and proof of identity to be returned completed within 48 hours of registration. There will be no refund or compensation in case you would not comply with this requirement.

1. Please park your vehicle in the designated space, labeled #9. If you have a second vehicle, you must find a spot that is not numbered, or your vehicle may be towed (at your expense). These extra spots are VERY limited and available on a first come first serve basis.

2. Please WATCH YOUR STEP when transitioning from the kitchen into the dining room/living room, the master bedroom to the master bathroom, and from the bedroom into the laundry room. There is a slight step, so please be careful.

3. This is a strictly NO SMOKING/NO CANDLE BURNING property. There is no smoking in OR around the villa. That includes tobacco, marijuana, and vaping. The owner is allergic to smoke so if this rule is breeches you will be charged a $800 fine plus the cost to fully mitigate (approximately $4000).

4. There are NO PETS allowed. The community requires a permit to have pets in the unit and ours does not have one. The owner is also severely allergic to most types of pet dander, so NO PETS are allowed! If you choose to break this rule you will be charged a $800 fine plus any all all cleaning and mitigation fees (approximately $4000)

5. DO NOT put any pots and pans or Henckels knives in the dishwasher. These all need to be washed by hand, especially the knives, as they are chef knives.

6. Check out is 11am on the day of your departure. There are no exceptions as we have back-to-back reservations and need to ensure that the villa is as clean and ready for our new guests, as it was for your visit. There will be a $25 Charge for every 15 minutes beyond 11Am. For Example, if you leave at 11:30AM there will be a $50 Charge. If you know you need a late check out, please ask in advance and we will do everything in our power to try and accommodate your request if possible.

7. All trash must be collected, taken out of the unit, and dropped off at the dumpsters when you depart. Please be sure all dirty dishes are loaded into the dishwasher and towels are in the bathrooms.

8. Damage – Accidents happen, please be sure to report any damage that has occurred. In the event that damage to the property, or its contents is not covered by our insurance, or it exceeds the security deposit, the cost to repair or replace will be billed to the guests.

9. The majority of our neighbors live here full time. Please minimize noise between 10 p.m. and 8 a.m. to ensure our neighbors can enjoy a night of undisturbed sleep.

10. The pool key is located in front entrance hall on a hook. There is a $75 charge if the key is not left in the unit. We've provided beach towels for your stay, so please ensure they are returned to the unit when you come back from the pool or you will be charged for a lost towel fee of $25.

11. No parties or events are allowed.

12. It is the responsibility of the renter to ensure that any visitors also comply with our House Rules.

13. Children should be supervised at our property by adults, and guests are responsible for the safety of their children at all times.

14. Absolutely no illegal activity is allowed.

15. PLEASE do not take our pillows or towels with you or you will be charged both a replacement and an inconvenience fee! These are for your use while you are visiting only!

16. This is Florida, we have BIG bugs and Lizards!! Unfortunately, it is extremely hard to 100% eliminate so occasionally you may get a visit from a lizard or a lovely flying palmetto bug and unfortunately, this is completely out of our control. We have monthly pest control inside and around the unit to prevent as many intrusions as possible, but again, this is Florida and they cannot be fully prevented…welcome to paradise! Please be sure to seal all of your food to prevent tiny sugar ants.

- "This was a wonderful place. The location was perfect since we were here for an event at the Lake Louisa State park, just a few miles away. Across the street from Publix, Walgreens and a few miles away from Panera and Walmart. Parking out front. The place itself was gorgeous. The unit was beautifully decorated and modern, the bathrooms and the kitchen were new and pretty. VERY CLEAN. It had everything you might think you need. Toiletries, washer, dryer, vacuum, Tupperware, coffee maker and coffee, charging stations, detergent, zip lock bags, etc. It was wonderful! The instructions were very clear and the host was very helpful and polite and communicating very clearly. I would stay here again if the place was available."

- "Stayed here for a few days to hit universal studios with two big families. The place was kid friendly, had the basic amenities and was clean. Very active neighborhood but good for walking the dogs around the block a few times. Pool was big and could fit all of us. Yard was small but perfect to let the dogs out to go pee. Bedrooms were nice and spacious to fit all of the kids. Having tvs in multiple rooms was convenient too. Overall we were happy with the stay and would recommend it. "

While we are family/kid friendly, please know that the house is not child/baby proofed.  We do have a pack-n-play available upon request at no additional charge.

The space
Our house is in a safe, quiet neighborhood just across the street from the National Training Center with access to trails, beautiful hills, and not far from major attractions. Universal Studios and Downtown Orlando and Disney are only a short 30-minute drive away!

Guest access
As guests here, you have access to the all of the common living spaces such as the kitchen and dining room, bedroom, back patio, pool, and TV/Theater room.

During your stay
We are fun and friendly hosts who LOVE to entertain. We really enjoy getting to know new people, but also understand the need for peace and quiet after a long day of traveling, training, or having fun at the parks.

If you want suggestions for places to go for fun, areas to train for an upcoming triathlon or just want some good suggestions for local cuisine, we are happy to accommodate you.

We have two dogs who are very friendly. Rocky is a loving 11 year old black Lab mix, and Stitch is a super friendly Schnauzer.

The space
You are renting a room in a family home.
You will be using the guest bathroom which may be shared with other Guests.
If you are sharing the space with another guest and use the Bathroom please wash down with hot water after every use, do not leave any residue in the sink, toilet or shower, this will cause an unhealthy atmosphere.

Guest access
You will have use of the kitchen, dishware and utensils, you are responsible for cleaning up after yourself and empty you garbage daily.
The dumpster is located very conveniently right by the entrance of the home

Guest can reach me by Telephone/text or the messaging service on AirBnB app.
Please note: no animals allowed which includes service/emotional support animals as owner is highly asthmatic and highly allergic to pet dander. This would pose a serious health issue for the owner.
