Out of all the VRBO's that we've stayed in..and I've stayed in many of them:).. we absolutely love this one. Be aware of one thing; however, there's not much there so be prepared to go to the Safeway on a daily basis and eat at your home because while we were there, what few restaurants they had, closed at around 8pm. Plus, if you go at the end of June like we did, expect the mosquitoes to be terrible!! Other than those small things, it was a perfect vacation!!!!"

Sleeps 12 to 14 people comfortably. Our upstairs main level features our kitchen, dining, and living spaces. This level also offers our master bedroom with king bed and attached bath. Plus 2 queen bedrooms with shared hall bath.

Our entry level features our second family room and the fourth bedroom with two full over full bunks and full bath down the hall.

The kitchen is fully stocked with all the large appliances, and amenities you need to cook large meals for your group. There are also plenty of dishes and utensils. We have included high quality pots and pans as well as additional small appliances that you would not normally have available in a rental home.

Creating a huge meal like a Thanksgiving meal with all the fixings is not a problem at our home!

The 0.67-acre lot allows for lots of room for snowball fights and for making snowmen. It also has an excellent open area for a gentle but thrilling 150 ft. sled ride. The kids will love spending their extra time playing outside even after a hard day of skiing.

Rental Rules:

1.) Please respect our county wide quiet time hours are 9 pm to 7 am. Our county does fine for violations and that will be at your expense.
2.) No events of any kind permitted at any time. Violations will result in immediate eviction and $1500 fine.
3.) No outdoor fires are permitted at any time.
4.) No more than our stated allowed number of 6 vehicles total at our home. No on-street parking is allowed at any time. Our HOA does fine, and tow and you will be responsible for any fine incurred.
5.) All of our rentals are non-smoking. By signing this contract, you are stating that you will not smoke in our vacation rentals. You will lose your deposit if evidence of smoke is found once you check out.
6.) You and your guest are using our home at your own risk. We nor the owner of the property will be held responsible for any injuries that occur at the vacation rental or for any lost or stolen items.
7.) No boats or trailers are to be parked at our rental properties. Any fines from the homeowner association, as a result of this broken rule, will be charged to the refundable deposit.

Welcome! We are new owners of a peaceful and comfortable condo located in Fraser, Colorado. We are just 10 minutes from Winter Park Resort and the free bus route stops right at the end our our parking lot. The condo is conveniently located minutes from the Fraser tubing hills, movie theater/bowling alley, Fraser recreation center, hiking and biking trails, YMCA of the Rockies, and just up the hill from the Safeway/Starbucks. There are several golf courses nearby and Ski Granby Ranch which is perfect for new skiers/boarders and young families.
Our complex has just 27 units in a very quiet neighborhood, surrounded by trees and nestled away from the train tracks. Our unit has recently been updated with a new kitchen, fireplace and upstairs powder room, new lighting and has a cozy mountain modern theme throughout. The kitchen appliances have recently been replaced and the kitchen is outfitted with everything you need. There is a washer/dryer in the unit and beach towels for your use in the hot tub, amenities area. Bedding and towels have also been refreshed, so you can enjoy all the comforts of home. Due to Covid 19, the hot tub and amenities area are limited to your group only.
All bedrooms are on the lower level and so the upstairs kitchen, living room, deck and eating area are ideal for relaxing or entertaining. Check out our view of Byers Peak!
Dogs are welcome, if mentioned prior to booking, and then approved by owner for your stay. Occupancy may not exceed 7 guests (excluding the pets).

- "Great stay location on Fraser River Trail. The house was stocked with appropriate amenities. We loved that the main floor was ground level (no being out of breathe with gear or groceries to reach apartment). We were right next to the walking/hiking paths and had a pleasant view onto bridge and mountains. The Winter Park bus was just a minute walk away and we were in walking distance to where our friends were staying. The wifi was excellent; kids liked the different TV apps that were available; we enjoyed the large dining room table; the center coffee table had neat pull-out stools/foot rests and the decor & gas fire place were nice. Also nice black-out blinds! But the quilts weren’t warm enough for us at night (there was a comforter & a fleece blanket, but none for the other 2 beds) and the walls could use some tender loving care. Other than that it was a lovely place!"

A custom built 3,000 sq/ft 3-story home on 2 acres in the woods with spectacular views of snow-capped peaks. The house has an open floor plan with a long dining room table that seats 8-10, a large open kitchen and a stone fire-place (wood included). It's perfect for a family (or two) who want spectacular scenery, comfort, privacy and world-class hiking, biking, skiing, x-country skiing, fishing, canoeing, and long walks in the woods. We have a fire pit, deep cushion patio furniture and an outdoor hot-tub. There's a pool/ping-pong table on the third floor and our favorite aspect of the house is its proximity to Devil's Thumb Ranch and the Winter Park/Mary Jane ski resorts. 90 minutes drive from DIA.

The studio is on 2 acres so please feel free to wander about. The private entrance is down a private path to the right of the house. (When looking at the house) There is a sign that says “Welcome to the Zone”. Parking is available by the sign.

While this is a dog friendly place, dogs are not to be left here unattended and are not allowed on the human bed.

The space
This is a cozy space with a few available folding tables that can be used for eating a meal or working on your laptop, then stowed out of the way when not in use. Also, there is a separate thermostat in this room for dialing in your own comfort. Other dogs do live on the premises but will not have access to the rented space.

The path around the building to the private entrance can be snowy and icy at times, please proceed with caution!

Guest access
You have a private entrance (via a pathway around the north side of the building) through the gated patio. Please note, this path can be snowy and icy at times, please walk carefully! Once inside, the entrance hallway has been blocked off (with a dog gate and a curtain) from the rest of the house to be the guests private hallway. The patio, hallway, bedroom, and bathroom are all private areas for the guest. There will be no shared space inside of the home, the guests entire stay will be contactless and private. However, we live upstairs so we will be able to hear each other within the home.

During your stay
Contact will be minimal. We may hear each other through the walls, but will not interact unless necessary. The rented space does not share any common area with the rest of the house.

Your room has a zone controlled thermostat to a baseboard heater to boost the temp to your comfort! The main furnace also heats the room, but you have your own personal comfort control at your fingertips!

The space
This brand new guest suite is the bottom floor of a townhouse. You will have your own entrance and total privacy. Inside you'll find a cozy, well designed studio with a queen bed and a trundle bed (which pulls out to two twin beds).

From bed or the kitchenette you can watch the large screen TV with Amazon Firestick. Enjoy Hulu, Disney and ESPN+ on us! Log on to any of your other favorite streaming services (ie. Netflicks, HBO) with your account.

The kitchenette has a Keurig, french press, microwave, & toaster. We supply K-cups, sugar, creamer, and salt & pepper! There is a full set of dishes, utensils, glasses, mugs, and wine glasses.

The easy to use Nest thermostat warms the room in an instant!

Park in the driveway in the spot that says "Guest Parking"! Take the walkway along the house to your private entrance in the rear of the house. Door will open with a simple 4 number code (no keys necessary!)

Home office has office chair, adjustable standing desk, and an extra monitor for your use. Extra keyboard and mouse available, please leave them here for the next guest!

No air conditioning, but tower fans provided in both bedrooms and living room. Home gets great cross breeze, please use the door stops behind the bedroom doors!

Indoor garage is shared, and heated! Please only park in spot 6. Spots are narrow, but large SUVs like a 4Runner will fit!

Coffee/Tea: We have both a single serve keurig machine and a large drip coffee pot with a reusable filter. There is also a tea pot!

There’s spices in the cabinet you’re welcome too, laundry soap and cleaning supplies in the utility room, and anything in the condo is yours to use while you’re here. We’ve provided bulk shampoo, conditioner and body wash to cut down on waste - clearly labeled in the bathrooms!
