It has a bypass that you can push to silence it (It is VERY loud.) If you remove the batteries, you do so at your own risk. The batteries must be replaced at checkout if removed.

YOUR INDOOR SPACE-
Bedrooms: Our unique floor plan offers two large primary suites with TVs, attached baths, and walk-in closets. Although our home is a 3 bedroom home, we can sleep four adults separately with our convertible king to 2, XL twin bed configuration in one of the guest rooms with the 3rd room having two "full" beds. With all new and quality mattresses and comfy linens, you will have a great night's sleep after playing all day. All mattresses and pillows are encased with a protective covering to keep you from unwanted elements. All bedrooms have TVs so that you can recline at night in privacy, should you choose. We have streaming capabilities but no local TV unless attached to your app.

Bathrooms: Our three bathrooms, one attached to each primary bedroom, are fully stocked with luxury towels, shampoo, conditioner, body wash, lotion, and more, keeping your packing to a minimum. The third bathroom is just outside the guest room with the full beds and accessible to house guests.

Kitchen: Stocked, stocked, stocked. If you like to provide meals at home, this is the place to do it. Full cookware and some bakeware are provided. Oil, coffee & filters, tea, spices, barbeque utensils and more.

Living room: The living room is open to the kitchen and the wall of sliding windows and doors make you feel as if you are outside while you are cuddled on the comfy couch with the fireplace flickering, watching your favorite show on our large, 70" screen streaming TV.

YOUR OUTOOR SPACE -
POOL - The pool is completely private and is free for your use. We do not heat the pool, but in the warmer months, it is not needed.
FIRE PIT DINING TABLE: Our fire pit table is perfect for conversations, drinks and appetizers as you stay warm in an inviting atmosphere.
PUTTING GREEN: With provided clubs and balls, putting competition and practice is ready for you.
VIEW: We have beautiful views of the desert bluffs from the backyard. Our neighborhood is surrounded by desert beauty and is away from town noise, yet close enough for a quick trip to the store.

PARKING: We offer free parking in our 3 car garage, with additional spots in our driveway and street parking. If bringing a trailer, street parking is allowed as long as your vehicle stays within the property lines and is moved every 72 hours. Reach out to us if you have any questions on this.

Our home is completely yours for your stay. There is a locked closet in the entry hallway for cleaning supplies/restocking, etc. Please let us know if you need anything restocked during your stay.

Our co-hosts, J and Amy, live less than 5 minutes away and can help you whenever you need. Please reach out on the message feed first. If they have not responded within 10 minutes, please give them a call. If there is an emergency or issues with your check-in code, please call them right away.

times. There is an alarm with a bypass to
ensure little ones safety The front door must be
locked at all times as there is direct access to
the pool. There is a locking gate for entry into
the yard. This needs to be shut and locked at all
times for the safety of all. We also have a state
mandated, slider alarm to keep your children
safe from the pool. There is a bypass to utilize
so that you do not have to endure the very loud
alarm. If you choose to remove the batteries
during your stay, you are doing so at your won
risk. Batteries should be re-installed before
checkout.

CHECKOUT INSTRUCTIONS: 10:00 AM

1) Please make sure all items are removed from the
pool and trash is picked up outside.
2) Locate garage door opener and place it on the
kitchen counter.
3) Start one load of towels.
4) Load and start the dishwasher.
5) Sign out of Hulu/ Netflix, etc. on all TVs.
6) Locate all remotes and leave them in plain view
in their respective rooms.
7) Please set AC/Heater unit to 80 in the summer,
and 69 in the winter.
8) A quick message letting J and Amy know you
have checked out is very helpful to

The pool is heated by a heat pump, capable of warming the pool to 65 - 75F on average days, even in the winter! We installed a new vinyl fence on south and east sides for added privacy and improved ambiance.
Clean, comfortable, and fully-equipped, this single-level house has new paint and luxury plank flooring, comfortable beds with high thread-count sheets, new ADA-compliant toilets, and high-quality furniture, with a leather recliner and couches. The kitchen includes all the gear, plus basic condiments, spices, reverse-osmosis filtered drinking water, and a K-cup coffeemaker. Outside, there’s a new Weber grill, and laundry room across the breezeway. Bring your canine family members along, for a small additional fee ($60).

Sleeping arrangements include a king bed in the master bedroom, queen beds in 2nd, 3rd & 4th bedrooms, Each bedroom has a TV and streaming device. The home accommodates 8 guests comfortably. The home is located in the heart of Mesquite in a private, quiet neighborhood. A perfect place to relax by the pool. It offers a large outdoor living space, private pool and hot tub that is great for some family fun. When ambient temperatures are below 41°, the pool equipment has a freeze protection program that switches between the pool and spa to keep water flowing. This may effect the spa heating.There are 5 security cameras on the outside of the property. These are for security and insurance purposes. They are not viewed unless we have damage to the property or an issue we need to address. Mesquite has an abundance of sunshine and seven 'world class' championship golf courses. The city is a golf vacation destination. There are several casinos in the area with great live bands at night if you are looking for evening entertainment. Atv/utv trails are very popular as well. You can access trail systems from the house. Mesquite is an atv friendly town. Mesquite is only 35 miles from southern Utah which offers limitless outdoor recreation opportunities. Zion’s National Park, Sand Hollow reservoir, Tuacahn amphitheater and so much more. To the south is logandale which offers great UTV riding and Las Vegas is only a little more than an hour away.

There are no house parties or sports team parties allowed at the property. We can have no more than 12 people at the property and no more than 8 people can stay overnight. Only the people listed on the reservation are allowed to stay at the residence overnight. If you are out of compliance, a $100 fee per person per day will be applied. The fourth bedroom with a queen. The fifth bedroom with a convertible bed that can either be 2 twin single beds OR a king. The living room has a queen sleeper as well. Mesquite has so much to offer visitors. Being very centrally located between Las Vegas, Valley of Fire, Lake Mead, Hoover Dam, Zion National Park, and more, it is a perfect launching pad for a vacation. For senior and youth games, Mesquite is a thriving center for athletic tournaments. Anything from Youth Tackle Football to Senior pickle-ball, Mesquite has it and promotes it. For those who like to gamble, three major casinos and a plethora of eating establishments (fine dining and casual) are available for the nights you want to venture out.

The entire home is for your use and set up so that your stay is easy. You have full access to the garage and all parts of the home.

J and Amy are your co-hosts who help us, Yko and Diane, with renting out our home to guests. They live 5 minutes away and are available through the message app. If there is no response from them within 10 minutes, please reach out by phone if it is an issue that would make your stay more comfortable. If an emergency, please call them right away.

Pool & Hot Tub -

***** Showering before using the HOT TUB is a must. Lotions, sweat, dirt, hair, etc. have caused the hot tub to be shut down for the next guests as it has to be drained, retreated, and re-heated. $300 fine if this should occur - $150 for tub restart and $150 for the next guest refund for lack hot tub availability for their stay. Thank you!

DIVING!
* NO GLASS OR CERAMIC materials outside please. There are melanin dinnerware and glasses that can be used in the outdoor area. We want to ensure a safe walking space for bare feet.

*Be be respectful of our neighbors. Quiet hours are between 11:00 pm am and 7:00 am.

*When finished with the umbrellas, pleased wrap them. If windy, please take them out of the holder and place by slider in holding area. The wind will snap them in half.

*The pump vacuum (snake) has to remain in the pool at all times. Removing the vacuum from the pool could cause severe damage to the pump - resulting in a $1500 replacement fee for you. Thank you for leaving the vacuum hose in the pool.

*Please remove goggles and all small pool toys from the pool. They will clog the line, causing the pump to run dry and again, the result is a $1500 replacement.

*Please turn off the pool light when retiring for the night. The switch is next to the child lock on the slider door.

*If young children are staying, please make sure the CHILD LOCK on the slider door is LOCKED at all times.

*Because of pool safety and liability issues, the front door must be locked at all times as there is direct access to the pool.

*There is a locking gate for entry into the yard. This needs to be shut and locked at all times for the safety of all.

Hot Tub Guidelines -
* Please operate the pool cover with 2 adults.
* No unsupervised children under the age of 14 in the hot tub.
* Please SHOWER and WIPE YOUR FEET before entering the hot tub - no lotions,
sunscreens, etc.
* Follow pool and hot tub rules that are posted outside.

TVs - The TVs are smart TVs. Feel free to sign into your accounts for use during your stay, but remember to sign out and leave the remotes in plain view at checkout.

Shoes - Please remove your shoes. You will find rack in the entry way and the garage.

1) Please make sure instructions for hot tub and pool checkout are

2) Locate garage door opener and place it on the kitchen counter.
3) Start one load of towels.
4) Load and start the dishwasher.
5) Sign out of Hulu/ Netflix, etc. on all TVs.
6) Locate all remotes and leave them in plain view in their respective rooms.
7) Please set AC/Heater unit to 80 in the summer, and 69 in the winter.

▶This house is privately owned and does not include maid service or daily cleanings. The cleaning fee covers a final cleaning (after your checkout).

▶We are happy to accommodate small to medium-sized pets (20–50 lbs, 15–20 inches tall). This guideline helps us maintain cleanliness and protect the condition of the property. A non-refundable pet fee of $125 per pet per stay applies only if noted at booking. If not, we’ll request the fee manually. Pets outside the size range or undeclared may incur a $250 fine.

This Unique 3100+ square-foot town home with a walk out basement is distinguished in design. The home consists of four bedrooms and four baths and 8 individual beds. It contains a fully equipped new modern kitchen and pantry. On the main level, there are three bedrooms and three baths, fully stocked new laundry facility, two car garage, and a furnished patio with a Bar-b-que grill. The kitchen and living room have marvelous eastern views of the golf course, city, mountains, and the early morning sunrise. The master bedroom has a kind size bed and attached bath with shower and tub and two vanity sinks. The second bedroom has a queen bed and a designated bathroom as well. The third bedroom and bathroom has two full sized beds. All beds have 400-600 thread count luxury sheets and accompanying blankets and pillows. This beautifully decorated, comfy 2 bed/2 bath condo accommodates 6 guests with new, comfortable mattresses and bedding. You will find a king bed in the primary suite, a queen bed in the guest room and a sofa sleeper in the living room. With new mattresses, quality linens, and extra pillows, you will get a great night`s sleep. All mattress and pillows are protected with cooling, protective covers.

The primary bath and closet are very private and comfortable for the primary guest/s. The second bathroom is located in the hallway and is accessible to all and provides the same comfort as the primary. The bathrooms are stocked with sundries so that you don`t have to bring shampoo/conditioner/lotion and more from home.

Each bedroom has its own TV. The 65` TV in the main living area is a smart TV and all offer local cable as well. The internet is 50 Bmp and streams well.

The full kitchen is fully supplied with condiments, coffee, cooking spices, and a full set of pots and pans and baking sheets and dishes which will make your stay a bit easier if you want to eat `at home` a bit. Please check to see what the condo has to offer before making your first trip to the grocery store.

Our housekeeping staff ensures very clean accommodations because that is what we require while being a guest elsewhere. Their goal is always a 5 star rating in this area as they take a lot of pride in their work.

The Rec area/hot tub is open year round (excluding malfunctions), but the pool is not heated in the coldest months of the year. A charcoal grill (you will need to supply your own charcoal), picnic area and kids play area is in the condo community. A large play park is just across the street, and Hafen Park is within walking distance. Hafen has a lovely bike path that follows the Virgin River, tennis and pickle ball courts, a large grass area and more playground equipment. Mesquite has spared no expense in their parks.

There are so many things to see and do around Mesquite including golf, gambling, hiking, UTV trail riding, motocross, senior games, and youth tournament play at our plethora of sports fields, and day trips to the Valley of Fire, Zion, and Bryce Canyon. The Mesquite Recreational Center is an awesome place to hang out for a few hours, offering the following: outdoor pool with lap lanes and kids in-water slide and play equipment in warmer months, and indoor pool, free weights, cardio equipment, fitness classes, dance studio, and more. Mesquite provides many events for fun including our annual balloon festival, the yearly professional long drive competition, car shows, plays, senior games, and more. The Springs is a highly desired Mesquite vacation neighborhood amongst many local residents. It is quiet, friendly and folks look out for one another. Mesquite offers golf, Golf, GOLF....beautiful sunsets, hiking, miles of ATV/UTV trails, gambling, and sporting events. Centrally located, it is a 90 minute drive to the Vegas strip or Zion National Park. You can`t be bored in Mesquite! We are 1/2 mile from a great walking/biking trail and very close to fast-food eats and the Casablanca Resort and Golf Course.

Mesquite is walking and bicycle friendly, but getting to and from the store we suggest a car.

* Unless you have made your reservation on Airbnb, there will be a security deposit HOLD of $300 during your stay. Your card should not be charged unless there are damages or extra cleaning found after checkout.

You will have plenty of space to park your vehicles. There is one spot in the garage, spots in the driveway, and plenty of available parking spots across the street, as well as RV parking for your trailers and recreational vehicles.

Guests will have full access to the entire condo with the exception of a locked owner’s closet. You will also be able to enjoy the community pool, hot tub, and REC center during your stay.

PARKING:

You will have one designated covered parking space for your convenience. Additionally, there are plenty of available uncovered parking spots just outside the condo door, as well as RV parking for your trailers and recreational vehicles.

Guests will have full access to the entire condo, with the exception of a locked owner’s closet. You’ll also be able to enjoy the community pool, hot tub, and REC center during your stay. An assigned covered parking spot is provided, and additional uncovered parking spaces are available for your convenience.

Your co-hosts, J and Amy, are available when needed and live a short 5-10 minutes from the condo. They will be happy to help you when needed.

This beautiful ranch style home is located on the 14th tee of the Casablanca golf course. It looks like a model. We have a southwest decor theme throughout. Both bedrooms are suites. The kitchen is well equipped for cooking. There is a 2 car garage and a covered patio with ceiling fans. The back yard is large and has several lovely palm trees. We have 2 community pools and hot tubs close by. Mesquite feels like an oasis on the desert and offers 7 golf courses, 2 spas and 3 casinos.

The space
Sunset Greens is a beautifully landscaped development with 2 community pools and hot tubs near by. At least one pool is open year round. The yards are green grass as opposed to most other developments in Mesquite. It has a very large back yard with more lovely landscaping, primarily palm trees, and a view of the mountains. The patio is a wonderful spot to have breakfast and watch quail run along the top of the back wall plus hear the water fountain located next door. The walk-in shower is large and has a stool if needed. There are no stairs to deal with. This spacious 1620 square foot home and patio is the perfect location to sit back and relax, play a game, put together a puzzle, or just read a good book, my personal favorite.

Guests have full access to the home. We call it a manor home. It looks like part of a twin home but there are no common walls. Each unit is a separate house. You will never hear the neighbors.

Other things to note
The development has a security gate that is open all day. Guests will receive instructions on how to access when the gate is closed at night.

With new mattresses, quality linens, and extra pillows, you will get a great night's sleep. All mattress and pillows are protected with cooling, protective covers.

The primary bath and closet are very private and comfortable for the primary guest/s. The second bathroom is located in the hallway and is accessible to all and provides the same comfort as the primary. The bathrooms are stocked with sundries so that you don't have to bring shampoo/conditioner/lotion and more from home.

Each bedroom has its own TV. The 65" TV in the main living area is a smart TV and all offer local cable as well. The internet is 50 Bmp and streams well.

The full kitchen is fully supplied with condiments, coffee, cooking spices, and a full set of pots and pans and baking sheets and dishes which will make your stay a bit easier if you want to eat "at home" a bit. Please check to see what the condo has to offer before making your first trip to the grocery store.

Our housekeeping staff ensures very clean accommodations because that is what we require while being a guest elsewhere. Their goal is always a 5 star rating in this area as they take a lot of pride in their work.

The Rec area/hot tub is open year round (excluding malfunctions), but the pool is not heated in the coldest months of the year. A charcoal grill (you will need to supply your own charcoal), picnic area and kids play area is in the condo community. A large play park is just across the street, and Hafen Park is within walking distance. Hafen has a lovely bike path that follows the Virgin River, tennis and pickle ball courts, a large grass area and more playground equipment. Mesquite has spared no expense in their parks.

There are so many things to see and do around Mesquite including golf, gambling, hiking, UTV trail riding, motocross, senior games, and youth tournament play at our plethora of sports fields, and day trips to the Valley of Fire, Zion, and Bryce Canyon. The Mesquite Recreational Center is an awesome place to hang out for a few hours, offering the following: outdoor pool with lap lanes and kids in-water slide and play equipment in warmer months, and indoor pool, free weights, cardio equipment, fitness classes, dance studio, and more. Mesquite provides many events for fun including our annual balloon festival, the yearly professional long drive competition, car shows, plays, senior games, and more. * Please do not park trailers in the driveway, garage, or street. There is a designated trailer parking area in the northeast corner of the condo community. You are welcome to park there. First come, first served.

* Please keep noise to a minimum in respect for our neighbors. Quiet hours are 10:00PM-6:00 AM. If management is called out for a complaint, there will be a fee of $100.

* Please remove your shoes. Thank you!

* If the pool key/rec room key is lost, there will be a $200 charge against the security deposit as this is what the HOA charges us for a replacement key.

* This is a quiet and peaceful neighborhood. Please be a kind neighbor.

* Additional cleaning fee for stays over 2 weeks. Inquire with hosts about stays longer than 2 weeks for answers to your questions.
