A wee step up to the bed as it’s set a bit higher. We are a 10 minute walk from the Queen Margaret University Campus.

5 minutes walk to the train station and 12 minute train ride to Edinburgh city centre. Quicker than a city centre bus 😉. Perfect location for exploring East Lothian too and right on the edge of the bypass.

Fort Kinnaird 10 mins walk. Perfect for clothes shopping, eating out and going to the cinema.

Self contained studio property based in the outskirts of Edinburgh. Please note the flat does not have a separate bedroom . Walking distance from Musselburgh Racecourse, train station and local amenities with frequent buses to central Edinburgh and nearby Portobello. Visitors also have access to a small patio and garden as well as on street parking.
Please note flat is only a few feet away from my house, in the garden, - if total seclusion is what you are after this space may not be for you.

Small studio flat, with sofa bed in quiet street big enough for a couple / couple with a young baby. Fully equipped. When you reach no. 7 you will need to go through the green door/gate into the back garden, keep walking, past the shed on the right and conservatory on the left, the flat is facing you. On the wall to the right of the single door is the keysafe, this key opens the single door, you can open the patio doors from inside.

Guests are welcome to access the back garden if they wish - table and chairs from the flat may be taken out to the patio and you may sit outside.

Other things to note
THe flat is a studio flat and has a generous double sofa bed. The flat is close to the house but is self contained and private. The sofa is a pull up double bed. There is a tab on the front of the sofa, just pull this up and towards you gently. There is a sheet and mattress protector above on a shelf and a mattress topper in the wardrobe. Due to covid I would highly recommend you use both the sheet and mattress protector.

2 bedroom flat, you would be sharing the kitchen and bathroom with me. I work full time so I'll be mostly out of the flat myself! I have 3 cats, so guest must respect them and not have severe allergies! I have an air purifier that I can put in the room for guests if they'd like. There's parking in front and on the back of the flat and also EV charger.

Other things to note
The bus stop is a 7 min walk from my house and you can take the 44, X6 or X44. The bus costs £2 and the last bus is at 11:50 pm. The train is £4.90 return and the station is a 15 min walk. I believe the last train is at 11:14pm. Taxi and uber is readily available, Uber is generally £14-16 and the taxi is usually £20-25. Rates might be higher during festival though.

We have a Cavapoo (called Brodie) who is 3 years old and super friendly. He does not shed any hairs and is never allowed in guest bedroom.

The space
On the ground floor you will find a large open plan sitting room and dining room with gas fire to keep you warm on a cold night.

The kitchen is fully equipped with an induction hob, microwave, fridge / freezer, washing machine, dishwasher, sink with a Quooker boiling tap and enough cooking equipment that a family may require to live comfortably in the house.

On the first floor you will find the generous sized main bedroom with a built-in wardrobe. The room is furnished with a king-size double bed and TV.

The second bedroom has a similar floor area to the main bedroom. It contains two single beds plus a built-in wardrobe.

There is a small private garden to the front with grass and hedging. Behind the house is a communal flower garden and lawn in the centre of the courtyard. This garden can be used by any of the residents of The Steading. The neighbours are all very friendly and helpful!

TV, DVD Player, Wi-Fi, Nest heating thermostat, tumble dryer and private parking.

All linen, towels and utilities are provided during your stay.

For stays longer than 7 nights, a recurring housekeeping charge will be added to the total cost, covering the servicing of the property for every 7 nights thereafter.

EDINBURGH'S LOW EMISSION ZONE

Edinburgh's LEZ came into effect on June 1st, 2024.

If you intend to drive into the City please check out the restrictions imposed by Edinburgh City Council otherwise you may face a fine.

Parking charges are applicable 7 days a week within Zones 1 to 4. Please check the rules and pricing before you park. Other areas of the city may offer free on-street parking, however, please do check signs on the street. Evergreen Property will not be held liable for any parking charges incurred.

WORK HOURS -communication

Evergreen Property has staff managing the Airbnb App from 8 am to 10 pm 7 days a week. Please do not expect an answer outside of these hours.

After 5pm, we would ask all guests to message initially via the App, not phone or text as the app is monitored by evening staff and the phone number is for emergencies only.

Please also note before booking, that Check in runs from 4 pm to 10 pm. We generally do not allow check ins after 10pm so if you think you may arrive after 10pm, please message us before booking.

TOILETRIES
Whilst we endeavour to have hand soap, shampoo etc at each property, this is not always possible due to logistics. And, if you have a favourite brand of toiletry we would urge you to bring your own. Many properties have refillable (not recyclable) toiletry containers - if they are empty, please alert us to this but DO NOT recycle.

TAP WATER
Edinburgh tap water is safe to drink. There is no need to buy bottled if you do not wish to.

LICENSING
This property has been granted a Home Letting Licence and is allowed to operate and accept guests.

TRAVEL INSURANCE
We strongly advise you to take out appropriate travel insurance against the need to cancel your trip etc.

DUVETS/BLANKETS
Please note that we only supply one duvet per bed. If you require an extra duvet you may request one in advance, however, there may be an extra charge and this is also subject to availability. If you would wish to use the sofa bed, (within a max of 6 beds - for example instead of the top bunk) please inform us at time of booking and we will let the cleaning team know - there is a an extra charge for this.

FORGOTTEN ITEMS
If you require any forgotten items to be returned there will be a £25 administration fee plus the cost of postage. This should be paid directly to Evergreen Property. Details will be shared when required.
