However, they are condos owned individually so you are Not allowed use of the Wyndham hotel amenities. Here’s the problem. All the pictures shown and amenities listed (swim up bar, beautiful pools, fitness center, water slide) are at the Wyndham not at the villas. The Wyndham has security and you will be kicked out of the fitness center or pool if you do not have the wristbands provided by Wyndham. The villas do not get these wristbands and you cannot pay extra to purchase them. It is 100% false advertising! You can go eat at the restaurants or use the casino or play golf because those things you have to pay for. "

- "House is great. Many details and accessories in kitchen, and bedrooms as well as for going to the beach. Hector was there to help for any issues we had. The pool is great and the view is fascinating. The best thing about the house is the driveway, full of beautiful trees. On the down side: Main bed was not super confortable, too soft. Also, the internet system to open and close the gate was pretty cool but it was a problem for us, since non-wifi internet was an issue being foreigners. Overall, it was a great experience and we recommend the house."

- "Great condo, great location. 30 min to Old San Juan and 30 min to Fajardo (kayaks on the bio bay on a moonless night)" - "I travelled with daughter and family for a week at Rio Mar. No elaborate plans just time to relax. Vanessa's communication was excellent from a phone call the night before departure to unsolicited warning about rip currents on the weekend. The apartment was well equipped, clean and spacious. The Resort was lovely and the hotel was fun. Restaurant food and drink were very good. We visited Old San Juan for dinner and a lively night at the Sheraton Conference Center casino. A special local find was a small local restaurant across Rt. 3 on the road to El Yunque called Mi Vida Cafe, but it closes at 6pm. Another rooftop restaurant near Mi Vida Cafe called Bungalu was opened till at least 9. Richies fish restaurant has some unique dishes nd a fantastic view of the bay. The local pool was great and the beach uncrowded. One caution is that if you go off exploring in a car it is easy to get lost since there are few signs and even Google maps are not that accurate."

The cross ventilated layout makes it ideal to enjoy the breathtaking tropical scenery. The kitchen is fully equipped with stove, oven, microwave, refrigerator/freezer, dishwasher. Other things to note
Golf cart rental is offered on a first-come, first-served basis. Four-seater golf carts are $65 per day while six-seater are $85. Each guest can secure the golf cart rental with me. Also, we offer airport transportation for one to eleven passengers. In the case you rent a vehicle, you will have two parking spots offered at no cost.

Resort Fees
Mandatory resort fees are $99 plus IVU (11.5%) per day per group of guests assigned to the villa. This cost is independent to the nightly rate. Note that only guests assigned to the villa will be granted resort passes and as a result have access to the resort grounds. Guests are not permitted to have visitors.

Important Announcement
The St. Regis Hotel has the right to admission and their main priority to serve are their guests. The hotel will begin reenforcing their occupancy guidelines. If the hotel is 70% of higher in occupancy, reservations and the use of the hotel facilities will only be available to hotel guests.

As your host, and/or owner of the villa, i do not make myself responsable for unexpected interruption of services. This includes, but is not limited to: WiFi. live TV, electricity, and water. Also, the weather. Thankfully, all my villas at the St. Regis Bahia Beach have a power generator. If the power is ever interrupted, the downtime is less than 35 seconds. In addition, we have both Liberty Cable and Verizon in all our villas at the St. Regis Bahia Beach. This is a precautionary measure that I have found to be useful.

Our private home is in a quiet neighborhood, on 1 acre. Spend a day at Luquillo beach, hike the El Yunque National Rainforest, discover Old San Juan and return to enjoy cooking in the full beautiful kitchen. When the spectacular sunsets, enjoy a cocktail and a game of pool in the bar. You can get away from the hustle of town, but a short drive to lots of tourist activities. We are 40 min from the airport, 15 min to Walmart and other shopping stores. Old San Juan is about an hour(depending on traffic). Beaches are 25-35 minutes. Natural swimming holes and water falls within 5 minutes. There is multiple fruit growing on the property you are welcome to if it is in season, and many other amenities! We have sour sop, bananas, plantain, guava, star fruit, avocados, mandarin, mulberry, and other fruits.

This large home has 2 bedrooms, a full kitchen, with an attached separate Casita. Which has its own kitchen, and 1 bedroom that sleeps 2 adults, and a set of bunkbeds best suited for kids or small adults. The entire property is yours!

Included are Roku TV in all bedrooms. Plunge pool, Pool Table, Darts, evening dance lighting in Bar, covered eating outdoor eating area, gas stoves, BBQ and breathtaking views from the decks!

This home is outfitted with automatic genset and a water system that provides plenty of water. However, conservation is encouraged to avoid issues as it is a island!

You can access the whole house, minus the locked office off the master bedroom, and any locked cabinets.

We are not on-site, You may see our property manager or lawn service taking care of things, we are always available for messaging.

This private home is on the boarder or the El Yunque National Rain Forest, away from the hustle and bustle. It is about 15 min to town and the Walmart, very short drive to the forest, approximately 20 miles to San Juan and 30 minutes to spectacular beaches. We recommend stopping and getting most of your groceries on your way to the house. The area is quiet and friendly! You have plenty of Privacy on the property. There is a bakery, Madina`s bar and small grocery store about 2 minutes away.

You will need a car to get around, they don’t have a bus system in the area. We have several taxi service number in a book in the house you can call and schedule services.

We have a backup generator. The water system is a combination system reclaiming rain and supplemented by city provided water. There is enough water, however conservation is strongly encouraged to assure during the summer with low rainfall you do not run out. In the very unlikely event this happens contact us and we will work on a solution.

Cancelation Policy- Advertised cancelation policy will be honored with a 10% service fee collected.
Renters/Guests will abide by the following:
No smoking of any kind inside the residence. You may smoke in the outdoor bar area and must dispose of all smoking material in a safe and clean manner.
Complaints by the neighbors or local authorities will be a violation of the rental agreement and could result in immediate removal from the property. These complaints will be evaluated by the property owner and sole determination of removal shall be the property owner’s decision.

If any neighbor reports excessive noise the rental agreement could be terminated, and you will be asked to leave the property. If this occurs, it will result in the loss of your rental amount.
A maximum of 4 visitors are allowed during the day. Any over night visitors must be approved by the owners and will be charged a extra fee. This will only be considered if the home has enough sleeping facilities to accommodate guests.
Guests to the property are responsible for themselves, other registered guests, and any unregistered visitors. The booking guest is responsible for the costs of any damages or complaints that occur while occupying the premises.
Parties are not allowed!
Any small gatherings are restricted to 8 people in total and must comply with all rental agreement terms and house rules.
The house is for guests only, those on the rental agreement, bringing others to the house will result in immediate termination of the rental. The owner may be contacted and arrangements for additional people on the property are at the sole discretion of the landlord.
Disabling of the Alarm, external video cameras or WIFI system will terminate the rental agreement immediately!
Turn pool lights off when not using the pool and other bar lights at night.
If you have children, they must be always supervised. When children are in or near the pool they must always be supervised by a responsible adult!
Check in is at 4:00 pm and check out is at 11:00 am no exceptions unless prior approval from the owner.
Excessive intoxication is not allowed!
Forcing entry into locked areas is strictly prohibited.
Parking is allowed in the driveways. No parking is allowed on the street.
The driveway gates will remain closed while on or off the premise unless moving vehicles in or out of the driveway.
Completing the pre check out cleaning is required. All trash will be disposed of in the kitchen trash can or at the StreetSide trash area.

Please remember to treat our home like it is your own home. When checking out please remember to leave the key and gate opener. There will be a ($200) fee for taking it with you.
Before leaving, pick up the open shared area outside. Stay out of locked areas. Please remember the house is in a neighborhood and be respectful of neighbors.
Pick up after yourself in the bar area, cover the pool table, when you aren`t using it, and leave things how you found them..
Turn pool lights off when not using the pool and other bar lights at night.
Turn A/C off when checking out! Also, if you have opened any windows make sure to close them.
Before checking out make sure to do your dishes and put them away. The cleaning fee does not include doing dishes, there will be a $50 fee added for dishes not done.

Fully equipped kitchen with all the appliances you can think of. Automatic emergency diesel generator and water cistern that provides power to the property if there is an outage - you'll never be without water or electric! (Very important, in case power outages occur.)

Soak in relaxation on a mile+ of secluded beach or at the Villa’s oceanfront swimming pools or head into the exclusive Mandara Spa located in the Hotel, where you can give yourself over to complete pampering. Go all in at the 7,000-square-foot casino or direct your indulgences to several specialty shops also located in the Hotel.

The 18-hole Ocean Course, designed by legendary course architects Tom and George Fazio, lies between the mountains of El Yunque rain forest and the shimmering Atlantic. The River Course
The 18-hole River Course, designed by PGA great Greg Norman, rolls alongside of the gentle Mameyes river. The natural terrain of the land inspired the placement of the holes, while preserving existing foliage, creating an immaculately lush, beautiful course with vistas of the mountains and sea. This spectacular course is ideal for all skill levels and features wide fairways, open greens, light rough, and shallow bunkers along its 6,945 yards.

If you like tennis better, you can practice your Tennis swing at the Rio Mar Resort Community Tennis Club, the Caribbean’s largest tennis Facility. Play tennis under tropical skies in one of the 11 Har-Tru® courts and two Laykold hard courts – four lit for evening play. Har-Tru® is known as the world's leader of clay tennis courts. Laykold® is the official surface of the Miami Open and has been since 1984.

You can also try your luck at the hotel’s casino or dine on delicious cuisine at the hotel’s on-site restaurants and bars, all within a 2-minute walk from the property. The property is right across the road from the El Yunque National Forest. El Yunque is the only tropical rain forest in the national forest system. At nearly 29,000 acres, it is one of the smallest in size, yet one of the most biologically diverse of the national forests hosting hundreds of animal and plant species, some of which are found only here. There are great hiking trails to waterfalls, tropical plants, orchids, beautiful views and more as you walk or drive through this tropical paradise. Some trails remain closed for repairs after the impact of Hurricanes Irma and María. We are available to help you find information on the trails, recreation areas and services currently available.

The property’s location is perfect as you are a short drive away to other activities like snorkeling, scuba diving, sailing, Jet skiing, kayaking, fishing, horseback riding, zip-lining, paintball, and the Fajardo bio-luminescent bay (one of five in the world). Also in nearby Route 66 Outlets, is Puerto Rico’s first K1 Speed in the Caribbean and is the first all-electric indoor go-karting center in the Island. The 40,000-sq. ft. facility is located within the chic and popular Outlet at Route 66 in the municipality of Canóvanas (10 minutes away from the property) and will feature the best karting to be found on the island, in addition to bowling, bumper cars and the latest racing simulators.

The hotel has 5 restaurants available walking distance from the Villa and there are many restaurants in the vicinity.

- "We had a great stay and would definitely recommend it for a tropical vacation. Our only 2 quibbles are there was no umbrella to use at the beach and we learned we needed to reapply sunscreen every hour to prevent a burn. The other issue was the electric keypad on the exterior door stopped working but we were provided a key to use instead. The electric keypad was malfunctioning in a weird way that caused it to unlock itself. So we’d go to sleep with a locked door and wake up to an unlocked one. Management was quick to respond once we realized the issue in our last day so hopefully that has been resolved."

Only your group will be on the property. They do not mix with other guests. Each room is single with its bathroom, smart tv, closet, small fridge, face with lights, lamps. Minimum guests 10, Maximum 25. Two people for each bed. People who want their own room will be required to pay extra due to more expenses on the property. The property is close to the national rainforest anvil, the kiosks of luquillo, the beach the wall, restaurants, liquors, pastries, among others. Minimum 10 people to stay( we charge per person) Two people per bed $50 per night. A room for one

This comfortable apartment is amazingly located. It's about 15 minutes drive away from beach, 17 min from rain forest, 10 min outlet shopping, and restaurants. About a half hour away from the San Juan nightlife. We suggest renting a car. The apartment itself is furnished with everything you need. We take pride in having a clean space and have paid extra attention to disinfecting all surfaces in between stays. Perfect work from home or stay-cation rental.
