Casa Toti was completed in October 2011. It is a new build but built in the Abruzzeze style in old Maiella stone. Inside and out are beautiful arches and stunning use of stone. The ground floor has vaulted ceilings and the entire house has terracotta tiles with marble detailing. Beneath the traditional features is a totally up to date house with underfloor heating, central cooling system, photovoltaic energy panels and every mod con! A large hall leads into the kitchen/dining room and then into the sitting room. Both have French windows onto the shaded veranda with a large table for outside dining and a comfortable sofa and armchairs from which to soak up the view.
There is 1 bedroom downstairs, with French doors onto the veranda, with an en suite shower room suitable for the elderly or guests with mobility problems.
There are 3BR on the 1st floor, 1 with a balcony, and the 5th bedroom is in the tower, also with its own balcony. All bedrooms have en suite shower rooms and lovely view.

Outside areas: The swimming pool (open May to end of October) has Roman steps and is 14m x 6m with a diving board. Giamia Villa, built originally in 1885 by my great great grandfather (Cesidio) for one of his sons (Pasquale) who had six sons of his own (Raffaele, Giulio, Costa, Modesto, Damiano (my grandfather) and Armando). I was born in a very small part of this house in 1949. As time passed the house fell in disrepair and was abandoned for thirty years. In 2006, returning to Italy after 39 years and seeing it in the condition that it was in I decided to buy it. I had to pay a percentage of the value to 21 different owners. In the last three years we have completed the renovations and have now a premier tourist rental property.

From the extra large balconies (400 sq. ft.) we have a panoramic view of the surrounding mountains, lush green river valley below and well cultivated lands in the vicinity. Sounds of water rushing and birds singing is the norm throughout the day and at night you could see the milky way and all its stars due to the clear atmosphere that is delightful to breathe in.

Villa Il Frutteto is situated on the outskirts of the village of Bellante, which is located between the small city of Teramo and the coastal town of Giulianova in Abruzzo. The location is very quiet with 360' views over rolling hills covered with olive groves, wheat fields, and sunflowers with small hilltop villages dotted around and distant views to the Gran Sasso mountain range. The villa is easy to get to being only 8 minutes drive from the A14 autostrada and 4 minutes from A24 superstrada giving easy access to the mountains of the national parks and the beaches at Giulianova, Tortoreto, Roseto degli Abruzzi and Pineto. It is at the end of a 1km stone road so there is no passing traffic just tranquility!
The villa was constructed in 2015 as an eco house with a lot of insulation so is warm in winter, cool in summer and all rooms have white timber beamed ceilings. The first floor is reached via an external staircase. There are 4 large double bedrooms on the first floor, 3 with balconies and amazing views, all with ensuite shower rooms, 2 with extra daybeds giving 4 more beds, (two of the extra beds are small so they are only suitable for children under the age of 12). There is a large bedroom on the ground floor with ensuite shower room a double bed and two single beds, suitable for wheelchair access. On the ground floor there is a large modern kitchen with oven, hob, microwave, dishwasher, fridge/freezer and washing machine. A separate cloakroom WC, a dining room and sitting room both with patio doors opening onto a large terrace with sitting area, tables and chairs, a large BBQ and spectacular views over the hillsides. There is 5m x 11m swimming pool . 2025 POOL OPENS 10 May closes end of September. There are sunbeds and covered pergola for shade and a large garden with ornamental shrubs, olive and fruit trees. Beaches at Giulianova are 20 minutes drive away, local shops and restaurants are 7 minutes drive away and you can reach the mountains in 40 minutes, where there are lakes, walking trails and spectacular scenery in the National parks. From Bellante stazione there are regular daily coaches to Rome central, 2hr 45mins. This is an ideal place to relax and enjoy the peace and tranquility, spend lazy days around the pool and in the evenings sip a glass of Montepulciano D'Abruzzo on the terrace while watching the sunset over the Gemelli mountains. The location and easy accessibility means you can get out and about and enjoy the many attractions of Abruzzo and the many local food and wine markets and festas held in our local villages throughout the summer months.

- "We were two families looking for a large property with a pool, ideally within reach of villages and the sea. John and Sue, our hosts, provided us with this and more. The house is larger than it seems from the photos, is very clean, furnished with good quality items, and has the most fantastic views. We were within 25 minutes of good beaches and restaurants and an hour into the Apennine Mountains. It was very hot when we were there but the large fans provided kept us cool at night, and during the day there were several outdoor seating areas where we could find shade, or just bask beside the pool. The rolling hillsides topped with small villages are dwarfed by the mountains in the distance. John and Sue were excellent hosts. John turned up most days to clean the pool and make sure we had what we needed, and was very helpful when thinking about restaurants or areas to visit. I can really recommend this accommodation and this undiscovered, relatively ‘tourist-free’ area of Italy."
