The Space:
Our house is located right on the Back 40 Trail. We offer private access to the trail through a gate in the backyard. This makes it easy to jump on your bike and explore the amazing trail system but also the natural beauty of Northwest Arkansas.

Guest Access:
We offer access to our whole house. We have three bedrooms, two bathrooms and common area with a couch that pulls out to a queen size bed to accommodate a group of 8 comfortably. Our favorite part of this house is the backyard. It’s a great spot to gather for a BBQ on the back deck or roast marshmallows for s’mores at the fire pit! Just beyond the fire pit is the Back 40 trail (SBAT). If you come for mountain biking, we have a garage to store your bike(s) and we have a bike rack and a bike cleaning station for you to use after a day of riding.

The Neighborhood:
This home is close to bike trails, hiking trails, waterfalls, a grocery store, just a few minutes drive to downtown Bentonville.

Getting Around:
The best way to get around would be bikes or by car while you stay here.

Other Things to Note:
Observation of house rules is strictly enforced. Upon check out, if there is apparent negligence to the house rules, we reserve the right to invoice your card on file up to $500 for additional cleaning and damages to the house.

The only complaint I have is that I wanted to allow my small dog to be able to roam the fenced in yard (as I don't have a fenced in yard at home) and the front yard was mowed but not the back. The grass was just tall enough that the grass came up to the middle of his back and dandelions got into his fur and I had to brush it all out so I didn't let him roam free. But he and I are used to him being on the leash so it really wasn't a problem. Since the front was mowed and very nice curb appeal I felt maybe that owner just didn't know that the maintenance people skipped it this time. I definitely recommend this home and would love to come back again! Thank you for a wonderful weekend."

Beautiful and private home located at the Kings corner on the cul de sac. Beautiful setting surrounded by nature. Bike in and bike out to Blowing Springs and Back 40 mountain biking trails. Use the connector trails all the way into Bentonville where you will find Crystal Bridges Museum of American art, eateries and entertainment. - "Our grandsons were playing in the State Baseball Tournament at Gravette and stayed here for that weekend. It is a beautiful house located in a wonderful spot. The house was lovely but the covered deck/porch on the back was our favorite. The back yard was so nice with table and chairs, porch swing, and so many birds. It was so quiet and peaceful and just what we needed after a hot day at the ballpark. The house was exceptionally clean and the owners were very easy to work with. It is so convenient to Rogers, Bentonville, Fayetteville area. We will certainly stay there again when we are in the area!"

Property is on the Tunnel Vision trail. Hop right on it from the back of the property. We are in the middle of 7 different golf courses and lakes and access to these can be provided upon request. We love renting pontoon boats or paddle boards at Lakepoint Marina!

Please note Bella Vista is a community in the OZ mountains and many roads and driveways are steep. Our home is no exception with a steep driveway and stairs down to the property. A parking spot is available at the top of the driveway.

- "Great home located on a quiet cul-de-sac. While this home is located out of the fray of town it’s only a hop skip and a jump from the action. The house was very clean, both inside and out, had all the necessary items needed for cooking etc. Its close proximity to I-49 made access to Rogers/Bentonville area very easy. Scenic drives on the smaller backroads and highways can be found in almost any direction you choose to go from this property. We made the short drive up to Neosho MO and found the most wonderful family owned Butcher/Meat shop called Hatfield Smoked Meats which had everything you might need if you wish to take advantage of the grill provided at this property. I would definitely stay at this property again. You will not be disappointed. Check in and out was effortless and Susan was prompt and courteous."

Keep it simple at this peaceful and centrally-located place, a minute away from bike trail entrance. This home was completely remodeled recently.. It features ceramic tile in the living areas, and carpet in the bedrooms. The master bedroom has separate heat and air controls from the rest of the house.
