Sunsets here are something special — whether you're watching from inside or relaxing on the chair swing, the view and sounds of nature are unforgettable.

Inside, you’ll find a clawfoot tub for a vintage-style soak — perfect for unwinding with a glass of wine.
The kitchenette, cleverly tucked into a cabinet, includes a microwave, Keurig coffee maker, toaster oven/air fryer, and a plug-in induction cooktop with a pan provided. A small fridge, dishwasher, and basic dishware are also available.

The apartment has one bedroom and a convertible couch in the living area, allowing space for up to four guests. A washer and dryer are provided for your convenience.

Please note: the home’s upper level is occupied by your host, but the spaces are securely separated. You may occasionally hear footsteps, but I aim to keep things quiet and respectful of your privacy.

The driveway is steep, and guests will walk down a lit pathway with steps to reach the wrap-around deck and private entrance.

If you’d like lake access, I’ll be happy to request guest passes on your behalf. This is a private POA lake, and passes must be arranged in advance using each guest’s first and last name and email address. A small lake use fee (currently $6/day) is required and can be paid at The Beach, just a 5-minute drive away.

New eco-friendly Studio Apartment above the garage on a no wake lake. Situated by the back 40 for great hiking and biking. Also close to paved biking trails. After a great ride/hike, enjoy some time on the lake in a Kayak or Paddleboard. Private dock for fishing. End the day in an infrared sauna (extra cost) to relax and repair tired muscles. Apt. Size refrigerator/freezer, microwave, hot plate, air fryer/oven, instapot and outdoor grill. Private small deck nestled in the trees. Fresh water is added to filtered water pitcher on day of arrival. Pets are welcome and must be able to get along with other dogs. The small deck for the apartment is gated. I do have a dog/person friendly dog who is out watching the property via an invisible fence.

Quiet lower level in two level home in the woods. Close to bike trails and restaurants in our small city in NWArkansas. 2 Queen beds in a single room with a private bath and private entrance. Unique. RECENTLY DEEP CLEANED, VENTS PROFESSIONALLY CLEANED AND ALL AVENUES TAKEN TO ERADICATE THE SMOKE SMELL IN THIS AREA. Please note: This is not a good property for disabled. Steep sidewalk to enter.

To the left, you'll have access to our living room, which sits in a gorgeous bank of windows. Here, you'll find a gray sectional, lounge chair, 55-inch TCL Roku TV and access to the back patio.

Ready to call it a night? Retire to your choice of three luxury beds:
(1) Our Primary bedroom has a Queen-size bed, a closet and an ensuite bathroom.
(2) Our second bedroom has a Queen-size bed, closet and nearby bathroom.
(3) Our third bed is a Queen-size pullout in the living room.

Out back, you'll have access to a shared outdoor area.

For all the cyclists out there - Phat Tire Bike Shop is right downstairs, and there is also a bike wash station and a bike maintenance stand. The Trailhead for Bella Vista’s 25-mile 'Tunnel Vision Loop' is only 0.1 miles away and connects with the 22-mile 'Back 40 Loop' and has access to Slaughter Pen features area - all HIGHLY recommended day rides for all skill levels. The Little Sugar Lofts also sits 2 miles away from Sugar Bridge Trail.

Guest Access & Amenities:
Guests will have access to the apartment reserved, all appliances, any kitchen supplies, and all amenities. Guests will also have access to the shared hallway and ice maker on the 2nd floor as well as the outdoor amenities that are shared with the other guests of the lofts. We provide amenities in the bathrooms, kitchen, and laundry room with enough to get you started on your trip. We do not provide excess for more than a couple of days' worth, and guests are responsible for purchasing these items for personal use if they run out during their stay. Exterior cameras may be at the property for security purposes.

Other Things to Note:
★ Not pet-friendly.
★ Please note that the parking lot in front of the Lofts is shared with a commercial space and parking is not guaranteed.
★ Per Bella Vista POA rules, renters must complete a guest card listing each guest’s name in order to access amenities. A $30 processing fee is associated with this pass, and it must be paid PRIOR to your arrival. Please note that while the pass grants access to most recreational facilities, it is not an all-access free ticket. Amenities such as pools, lakes, fitness centers, tennis, golf, etc still require payment of applicable usage fees. Additionally, the Bella Vista POA Member Services office is not open on weekends, and we will NOT be able to issue cards on those days. Please message our guest services team regarding this inquiry at least 5 business days prior to your stay.

House Rules that are strictly enforced:
- Check-in is any time after 3:00 PM.
- No parties or events are allowed unless your request was pre-arranged with us, the host, and our event fee has been paid. If an un-approved party or event is discovered, you will be fined $1000.
- This property is not pet-friendly. Pets discovered at the property will incur a fine of $400.
- Unauthorized checkout delays will incur a fine of $100 per hour.
- This is a non-smoking home. If you smoke in the home, you will be fined $1000 plus the cost of any smoke remediation necessary.

- "Large room. Clean. Has everything you need for your stay, including cooking facilities and washer/dryer. Conveniently located." - "Overall it's a great place and location, and give it 5 stars. Few little things that could make it even better though: Add a few throw pillows on the couch. Had to use a back cushion from the couch on the armrest when lying down. Couch doesn't have much back support. It's one of those short-back ones. So couldn't really just sit back without basically reclining into it. Had to prop up multiple of the "back" couch cushions to sit up on it. I'm 5' 10" for reference. There are some bike racks in front of the shop, but no stands inside the unit or in the back. So if you want your bike out of view or more secure, can just lean it against the wall or furniture inside I guess, or bring a little stand like I did."

The Trailhead for Bella Vista’s 25-mile 'Tunnel Vision Loop' is only 0.1 miles away and connects with the 22-mile 'Back 40 Loop' and has access to Slaughter Pen features area - all HIGHLY recommended day rides for all skill levels. The Little Sugar Lofts also sits 2 miles away from Sugar Bridge trail.

At Sugar Bridge, you’ll love how close you are to hiking and biking trails (2-3 minutes), golf courses (5 minutes) and Downtown Bentonville (15 minutes)! Be sure to ask us about our favorite waterfall hike just down the street as well! It’s a Bella Vista favorite that you won't want to miss.

Guests will have access to the apartment reserved, all appliances, any kitchen supplies, and all amenities. Guests will also have access to the shared hallway and ice maker on the 2nd floor as well as the outdoor amenities that are shared with the other guests of the lofts. We provide amenities in the bathrooms, kitchen, and laundry room with enough to get you started on your trip. We do not provide excess for more than a couple of days' worth, and guests are responsible for purchasing these items for personal use if they run out during their stay. Exterior cameras may be at the property for security purposes.

★ Please note that the parking lot in front of the Lofts is shared with a commercial space and parking is not guaranteed.
★ Per Bella Vista POA rules, renters must complete a guest card listing each guest’s name in order to access amenities. A $30 processing fee is associated with this pass, and it must be paid PRIOR to your arrival. Please note that while the pass grants access to most recreational facilities, it is not an all-access free ticket. Amenities such as pools, lakes, fitness centers, tennis, golf, etc still require payment of applicable usage fees. Additionally, the Bella Vista POA Member Services office is not open on weekends, and we will NOT be able to issue cards on those days. Please message our guest services team regarding this inquiry at least 5 business days prior to your stay.

- "The property was very nice and clean. I think its only several months old. Great location right above a bike shop. We stayed in a room that looked out front, but I noticed some of the other rooms had balconies and looked out over the bike trail right behind the building. There's a great pizza place across the street -- We ate there twice. Nice little kitchen with microwave, small fridge, sink and coffee maker. Dishes, cups and silverware are also provided. Towels were super thick and soft. A little bit of street noise and the AC kept cycling on and off. So we went to Walmart and bought a small floor fan to have a constant "white noise" going in the background while we slept. Our only real issue was with the mattress. It was VERY firm. Reminded me of being a kid and sleeping on the floor at a friends house. I would stay there again - but hopefully on a different mattress!"
