4) The apartment complex may run maintenance or clean pools, gym and other shared amenities as they see fit. Please be aware.
5) No shoes in the home. Please take them off at the front.
6) Any missing or damaged items will be charged retail cost through the Airbnb portal as part of our process.
7) Any parties or excessive noise causing neighbors to complain will result in us asking you to leave without a refund of your stay
8) Management fee covers a damage protection insurance waiver during your stay.

11) The cleaning that you pay for is to clean the home prior to your stay. Enjoy this private three-room suite in a Victorian house built in 1906. The Razorback Greenway is right out the front door, and the Bentonville square is one block away with fine dining, pubs, music venues, quaint shops, art galleries, coffee shops, food trucks, bicycle shop/rentals, splash park, playground, and a grocery store. Slaughter Pen dirt trails start two blocks north of the house. Crystal Bridges is less than a mile north via the paved Art Trail. It's a super fun place to live.

This three room suite is upstairs in a 1906 Victorian house one block from the Bentonville square on the Razorback Greenway, a 37 mile paved bike trail that runs from Bella Vista to Fayetteville. The bathroom was remodeled in 2022 and the kitchen in 2023. More remodeling to come...

This is a great location for people coming in to visit the Walmart Home Office, which is 1.2 miles away with no major roads to cross.

Bicycle enthusiasts love this location. Lots of trails to explore during the day, and lots of night life to enjoy just a block away.

The Razorback Greenway is a 37 mile paved bike/walking trail that runs by the house. Many dirt trail systems are accessed from the Greenway.

Slaughter Pen dirt trails start two blocks north of the house. Looking to ride off-road but stay in the city? Slaughter Pen is the ideal urban off-road bike park. You get clean flow, major downhills and plenty of berms.

Blowing Springs is an eight mile ride north from the house. Vast bluff faces and streams trickling down the rocks are just a few of the highlights you’ll encounter on the six-mile Blowing Springs Loop.

Coler Mountain Bike Preserve is 3.3 miles northwest from the house. Coler provides a singular experience where cyclists can get a taste of almost every type of trail the region offers, nestled within its 300 acres. The preserve is a tranquil environment to feel revitalized and where each person, regardless of age or ability, can participate in active recreation.

Many other bicycle adventures are a short drive from the house.

Entire detached apartment 1 Mile to Downtown Square, Coler trail 1.3 miles behind us, Slaughter Pen is north 2 miles, 5 Min Drive to Crystal Bridges Museum. This property is quiet and 100 % private. Our apartment is the perfect place to relax after a day of Bentonville site seeing or MT biking. We offer secure bike storage and a wash station. We are next to a conservation reserve and watch Deer daily. We disinfectant all sheets and towels for the prevention of Covid. Come see us!

Our apartment is conveniently located 1 mile West of the downtown square. We are centrally located between both Coler and Slaughter Pen bike trails. We have a balcony that offers creek views and wooded tree privacy.

We offer the garage as a courtesy for bike storage, strollers, tools for your bikes, etc. IF you have a very small car, it's ok to use, but we do store personal items in this garage. We have had some instances where guests have leaky "oil" and just didn't seem to care. That's not cool, so if your car leaks oil, please just park in the gravel. It's a nice thing to do ...:)

Other things to note
Queen Bed in Bedroom, a Queen Pull out couch bed and we have a twin blow up mattress and we have a very nice memory foam twin cot. Basically, we can sleep 5 people if need be. We also have a couch in the garage that die hard bikers can use if they have that 1 more friend that wants to tag along, but doesn't mind sleeping in the garage!!!

The Razorback Greenway (a 37 mile paved bike trail) is right out the front door, and the Bentonville square is one block away with fine dining, pubs, music venues, quaint shops, art galleries, coffee shops, food trucks, bicycle shop/rentals, splash park, playground, and a grocery store. Slaughter Pen dirt trails start two blocks north of the house. Crystal Bridges is less than a mile north via the paved Art Trail. It's a super fun place to live.

The space
Our beautifully appointed 600 square foot one bedroom apartment offers a memory foamed king-size bed with luxury linens for a great night sleep. The spa-like bathroom has a fully tiled modern shower with glass door and sizable vanity and cabinets to store all of your things. The living room has a comfy couch and two chairs for relaxing and watching your favorite show on TV, Netflix or the streaming service of your choice. The bedroom also includes a smart TV with access to TV and steaming services. The fully equipped kitchen contains all appliances (refrigerator, range, microwave, dishwasher) and the tools you'll need to whip up a meal if you decide to stay home and cook. The apartment also features a counter height table and four stools suitable for dining or working from your home away from home. Internet access is fast and reliable throughout the apartment space. Your private oasis is on the second floor, with a private entrance, ground level indoor bike storage, and stairs on the inside of the home.

Guest access
Guests will have access to the full apartment, including ground floor bike storage with rack and hooks for hanging gear. Living area, kitchen, bedroom and bath are on the second floor of the space.

The space
Apartments are efficiently designed with 2 bedrooms with closet space, laundry space, kitchen, full bath and living space. We have a bar space for work station and meals. Outside we provide a patio set for four, as well as private lockable storage for bikes or others things you may have for your stay.

Guest access
The apartments do share parking space, we do have 1 space designated for each apartment and the rest of the space will be shared. There is plenty of street parking as well for any overflow that may occur.

When you walk in our home you will find our open concept living room, kitchen, and picturesque dining space that creates the perfect space for memorable gatherings. The living room features a large Smart TV with all your favorite streaming channels, plush seating, and a gas fireplace (currently not operational). Whether you're preparing delicious meals in the fully equipped kitchen or savoring the tranquility from our window seat dining table booth, the seamless flow of this space ensures everyone can be part of the fun.

Coming to town to bike? Our home is equipped with 5 (ranging from extra small to extra-large sizes) road bikes that are made for the paved bike trails all around NWA! We are fully prepared for riders by offering bike racks in the garage, bike tools, a wash station, and trail maps!

At home, relax and spend time outside in the private fully fenced backyard with a dining table and gas fire pit!

When it is time to turn in for the night, choose from one of our three bedrooms:
(1) Primary bedroom - King size bed, large walk-in closet, and an attached bathroom.
(2) Second bedroom - Queen size bed, closet, and a nearby bathroom.
(3) Third bedroom - Queen size bed, closet, and a nearby bathroom.

Guest access
Guest Access & Amenities:
Guests will have access to the entire pictured house, all appliances, any kitchen supplies, and all amenities. We provide amenities in the bathrooms, kitchen, and laundry room with enough to get you started on your trip. We do not provide excess for more than a couple of days' worth, and guests are responsible for purchasing these items for personal use if they run out during their stay. Exterior cameras may be at the property for security purposes.

★ The fireplace is currently not operational.

House Rules that are strictly enforced:
- Check-in is any time after 3:00 PM.
- No parties or events are allowed unless your request was pre-arranged with us, the host, and our event fee has been paid. If an un-approved party or event is discovered, you will be fined $1000.
- This property only allows dogs, with a maximum of 3, and requires a fee of $90 per dog to be paid prior to your stay. Dogs discovered at the property without prior notice or cats discovered at the property will incur a fine of $400.
- Unauthorized checkout delays will incur a fine of $100 per hour.
- This is a non-smoking home. If you smoke in the home, you will be fined $1000 plus the cost of any smoke remediation necessary.

Modern, new, private access apartment with on-site parking, and indoor bike storage. Located just steps from The Momentary, 8th Street Market restaurants, breweries, and the bike trail greenway entrance is just next door. If you are looking for a latte in the morning or a craft beer, wine or pizza in the evening, The Meteor coffee shop is just across the street. It is a quick walk to Crystal Bridges Museum and the downtown Bentonville square where you will find restaurants, bars and shopping.
