- "The second floor loft was comfortable and interesting in a good way. Lots of people watching from the tall windows and still felt private. The beds were comfortable and being a light sleeper, I came prepared with earplugs but I could see how the sound machine could have been useful. Glad they seemed to think things through well for all types of people. This would be a great spot for multi family, couples or any 2-4 group. There’s plenty of space. We absolutely loved the Mexican restaurant down the street, La Paraiso! Brewco beer was good too! There’s plenty of food options downtown. We liked the central location and even adventured out with our bicycles to the greenway trails that aren’t too far. Bass Pro was insanely huge, but fascinating people watching. Route 66 history is interesting but we didn’t have time for that this round. Maybe next time. Great communication from the management about questions we had."

Once inside, the door leads you to the bedroom where a plush king bed sits in front of a cityscape of Chicago covering the back wall!

Down the hall the living room the walls are covered in original brick and the floors are clad with reclaimed wood. The large, granite peninsula draws you into the kitchen where stainless steel appliances offer an opportunity to eat in if you choose to forgo the plethora of restaurants located on the streets below. Relax on the living room couch covered in mustard yellow velvet and enjoy your favorite show on the flat-screen TV! Or open the back door and step out onto the balcony, where just over the iron railing are the street of downtown Springfield buzzing with endless options for entertainment.

Even the bathroom boasts of character with a unique, hand-painted Mexican Talavera toilet! The countertop is made from Mosiac tiles centered with a colorful hand-painted sink to match! The black tiled shower is a real luxury and the original brick walls continue to surround you with character. There is even a washing machine and dryer in the apartment for your personal use!

The 10-foot lioness wallpaper greets you and draws your eye up to the 12-foot ceilings. Across the room the full back wall is covered in original brick and the floors are clad with reclaimed wood. The large, butcher-block island draws you into the kitchen where stainless steel appliances offer an opportunity to eat in if you choose to forgo the plethora of restaurants located on the streets below.

Relax on the living room couch covered in bright teal velvet and enjoy your favorite show on the flat-screen TV! Or open the back door and step out onto the balcony, where just over the iron railing are the street of downtown Springfield buzzing with endless options for entertainment. Back inside, a partition separates the sleeping quarters where a plush king bed sits in front of a wall of glitter wallpaper the sparkles behind the black vintage chandelier!

Even the bathroom boasts of character with a unique, hand-painted Mexican Talavera toilet! The countertop is made from Mosiac tiles centered with a colorful hand-painted sink to match! The black tiled shower is a real luxury and the original brick walls continue to surround you with character. There is even a washing machine and dryer in the apartment for your personal use!

Guest Access:
The entrance to the Black Palace is located directly on South street in downtown Springfield. This door will lead you up a staircase covered with mosaic tile to the Black Palace landing area, where you will be greeted by your 8 foot tall front door brought back from Mexico, made with solid wood and clad with character. You will be given your own access code for the front door keypad and the entire loft will be yours!

PARKING
There is no dedicated parking. There are two options for parking. Most people just utilize street parking. You can often find spots a bit south of the lofts on South Avenue. There are also a few pay lots, one of which is at the corner of Pershing and South Avenue (also just south of the lofts). Another is at the corner of Robberson Ave. and McDaniels St. It’s a bit further away, though.

Other Things to Note:
This loft is located in the heart of downtown Springfield. Music from the neighboring Piano Bar can sometimes we heard from this loft at night. Please bear this in mind when booking.

- "My husband, toddler, and I loved this place. It is close to anything you will want to do. Also, it is in walking distance to many restaurants. On the plus side, it is conveniently located, is spacious, everything was working, and the property management company was responsive. When we arrived, one of the beds was broken and sagged severely to the middle. We contacted the management company and they got it fixed the next day. The bed was comfortable for the rest of the week. Unfortunately, we noticed 6 cockroaches during our stay. Some of them were dead, indicating that the unit had sprayed for bugs, but since we saw new ones throughout the week, they need an exterminator to do a better job at preventing them from entering the unit. Surprisingly, the unit doesn't have a microwave. The listing doesn't say it should have one, but I think a unit with a full kitchen should have one. Hopefully the owners of the unit will make some improvements and make this a nicer place to stay."

• Electric scooters are available for rent right in front of the building.
• Easy access to The Bus public transportation system, Uber, Lyft, and taxis.
• Free parking is available across the street, along with an EV charger.
• Around 15-20 minutes to the Branson Airport, with Uber and Lyft available for airport transportation.

Come and go as you please with our smart lock and keyless entry system.

For added safety and property protection, we’ve partnered with Truvi. Completion of the guest screening process is required prior to arrival.

We provide starter consumables such as toilet paper, shampoo, conditioner, body wash, coffee, and more. If these supplies are not sufficient for your stay, additional items can be purchased at nearby stores.

PARKING:
Please park only in designated parking areas. Do not block driveways or park on the lawn.

SMOKE-FREE PROPERTY:
This home and property are entirely smoke-free. Smoking or vaping anywhere on the premises is strictly prohibited. If evidence of smoking or vaping is found, including odor, a $300 fine will be charged.

REMOTE CONTROLS:
All remotes must remain at the property. A $25 fee will be charged for any missing remotes after your stay.

KEY FOB & FITNESS CENTER ACCESS:
The key fob provides access to both the front door and the fitness center located in the basement. Please make sure the key fob is returned at checkout.
- If the key fob is lost or not returned, a $35 replacement fee will be charged.
- The key fob cannot be shared with anyone who is not on the reservation.

CONSUMABLES:
A starter supply of essentials (toilet paper, shampoo, conditioner, body wash, coffee, etc.) is provided. Guests may need to purchase additional items for longer stays.

QUIET HOURS:
Quiet hours are from 10:00 PM to 8:00 AM. Please be considerate of neighbors during these times.

PETS:
Pets are allowed at this property under the following conditions:
- Allowed Pets: Up to 2 dogs, each weighing 40 lbs or less, are permitted with a $75 fee per pet.
- Furniture: Pets are not allowed on furniture.
- Clean-Up: Guests must clean up after their pets in the yard.
- Crating: Pets must be crated if left alone inside the property.

PARTIES & EVENTS:
Parties or large gatherings are not allowed on the premises.

CLEANING FEES:
An additional fee may be charged for excessive cleaning if the property requires more attention than normal wear and tear. Examples include:
- Stained or damaged linens
- Excessive trash or leftover food
- Deep cleaning beyond standard practices
The amount will be determined based on the extent of the additional cleaning required.

LONG-TERM STAYS:
For stays longer than two weeks, a mid-stay inspection is required. There’s no charge unless additional cleaning is needed, which will be billed to the guest.

SECURITY:
Please lock all doors and windows when leaving the property.

GRILL USE:
Please clean the grill after each use. Cleaning tools are provided under the kitchen sink. If the grill is left dirty, a $50 cleaning fee will be charged.
