Enjoy a retreat for two in Sunrise Beach with all the amenities you can imagine! The Powell Guesthouse Cottage is located in a private subdivision at the 8MM in Sunrise Beach, MO. The Guesthouse was the personal living space of the owners for 5 years, and they are now opening this space up for you to enjoy. Great views, privacy, hot tub, and lots of outdoor spaces as well as having access to the swim dock and the waterfront as well.
Perfect for two!

You have your own parking space, hot tub jacuzzi with an outdoor TV, wood burning fire pit, BBQ grill, propane patio heater, outdoor lounge spaces, deck, as well as the privacy of the open concept 720 sq feet living space retreat. In addition, you are welcome to come down to the lakefront and take advantage of the dock amenities and lounge spaces as well. Feel free to take the kayaks or paddle boards out, or use the swim mat for floating. There are plenty of resort style lounge chairs for tanning and patio furniture on the dock. Enjoy watching the fish swim at night around the fish light, and watch the amazing sunsets. The owners keep their boat on the lift year around, so if you are bringing a boat, you will have to find a slip at the local marina.

The owners have thought of everything, so if you need anything, just ask.

The owners or other rental guests may stay in the Lakehouse, closest to the lakefront, have their own personal outdoor area and their own hot tub. You, the Guest, have the same private areas (outdoor spaces and hot tub) at the Guesthouse as well. The owners use to rent the Lakehouse and live in the Guesthouse since 2014. They put everything they didn’t have in the Lakehouse into the Guesthouse like a 55” TV, king size therapeutic mattress, large kitchen, outdoor TV, outdoor speakers, front load washer and dryer, and walk in shower. Now it’s your chance to stay in the owner’s space while they update the Lakehouse below. The views at the top of the property are amazing! You are welcome to use the upper deck called the ‘Monkey Bar” as well.

Please use plastic or aluminum cans when drinking around the hot tub and at the lakefront, especially the dock. Too many bare feet during the summer and this keeps everyone safe.

We are a no smoking property. Please no smoking inside the house, this includes vaping. We have set an ashtray outside on the patio for you. You are free to vape and smoke outside only.

The guesthouse is for two adults only, sorry no kids, and no pets. It is your chance to get away from these responsibilities and enjoy the lake. Let us know if you are celebrating a special birthday or anniversary and we will leave you something special for the occasion.

There are security cameras outside particularly, the driveway and staircases for safety reasons only. There are no security camera in or near the Guest’s private outdoor spaces.

The owners usually stay in the lower lakehouse or it is also available for rent. The way the property is designed, the Guesthouse sits at the top of the hill and the Lakehouse sits closest to the lake. Both owners/guests or guests/guests from the Lakehouse and the Guesthouse share the dock. The dock has two separate seating areas. There are two kayaks, two paddle boards, and two large lily pad mats. The way the property is set up, Guesthouse guests will walk down the concrete path to the dock.

CLEANING FEE is included in the price of the nightly rate. The owners pride themselves on being super clean and fully stocking the Guesthouse with everything you would need including trash bags, paper towels, laundry soap, shampoo and toiletries, dishwashing soap, hand sanitizer and even toilet paper!

The owner is a cook, so she has stocked the kitchen with more than the basics and even has a fresh herb garden lakeside if you need thyme, rosemary, mint, dill, parsley, or oregano.

Lakefront 1959 renovated 4-plex was originally owned by Fort Leonard Wood but still holds the charm and character of days gone by. This one bedroom charmer will not disappoint and offers a comfortable lake stay with lots of amenities.

There are 2 bathrooms in the condo, each stocked with bath towels, washcloths, and hand towels. The showers have body wash, shampoo, and conditioner dispensers. A hair dryer can be found under the sink in the guest bathroom.

The Kitchen:
Our kitchen has lots of counter space and is fully equipped with pots, pans, dishes, glassware, silverware, and utensils. We also provide cooking essentials such as oil, salt, and pepper.
The coffee bar has a two-in-one 12 cup drip coffee pot and Keurig. We have several K-Cups available, including multiple coffee blends, tea, and hot chocolate. The bar is also stocked with sugars and creamers.
We highly recommend a night grilling out on the patio, looking out over the lake at the beautiful sunset, listening to music, watching the outdoor smart TV, and enjoying the cozy deck lighting. If its a chillier night, you can also turn on the ceiling fan heater, making any night the perfect night to grill out.
The Family-Friendly Amenities:
The condo is family-friendly. With only one stair step to enter, it is easy to carry in kiddos and luggage. You can find a high chair and pack n' play (including sheets) in the closet in the bunk room. We have also made sure to "baby-proof" the place by installing child locks on the cabinets with cleaning supplies, outlet covers on all the accessible outlets, and safety screens along the deck railings so that no babies can squeeze through or toss over binkies.
NOTE: Guests will need to turn on the water, water heater, and ice maker during check-in, and turn them off at check-out.

Complex Rules:
GROUNDS
1. Grounds and walkways shall be kept free and clear of rubbish, debris, and other unsightly materials. Cigarette butts must be disposed of in the proper container. Trash and/or garbage must be tied in plastic bags and placed in the trash dumpster. Please keep all lids closed on the dumpster. No batteries, oil, hazardous material, or large items are allowed.

2. Fireworks are not allowed anywhere in the complex. Throwing or launching of projectiles in the complex or on Golden Reef property is prohibited. This includes but is not limited to stones, rocks, and water balloons.
3. Parking: No vehicles licensed over 17,000 lbs. are allowed. No overnight accommodations in an R.V. or trailers are allowed. There is no parking or storage of vehicles on the premises beyond your stay.
4. Trailer lot is for owners’ use only. NO vehicles (watercraft or land-based) are permitted. Guest/renters must park trailers somewhere other than on Golden Reef property.
5. Guests are not permitted to have pets.
6. Bicycles, roller skates/blades, skateboards are not allowed on the walkways, docks, and pool area.
7. Vulgar language, obscene gestures, lewd behavior or actions, and illegal activities are prohibited.
10. No thong swimsuits are allowed in public areas on Golden Reef property.
11. The parking, storage, or repair of an unlicensed, expired license, or disabled vehicles is prohibited; any such vehicle will be subject to removal and storage at a commercial storage facility in the area at the Guest’s cost and liability. Parking or storage of vehicles beyond the Guest’s stay is prohibited. Vehicles left unattended for more than 48 hours will be fined $15.00/day.
12. Only registered, licensed vehicles may be operated on Golden Reef property and such vehicles shall be operated ONLY by licensed individuals.
BUILDINGS
1. Quiet hours are from 11:00 p.m. to 7:00 a.m. At all times, please be considerate of our neighbors. Obnoxious activity will NOT be permitted in any area of the complex either knowingly or negligently, which may be an annoyance or nuisance to other owners or guests.
2. Water shut off: Guests are required to shut off the main water supply line to the unit upon each departure. Please remember to turn off the circuit breaker for the hot water heater, ice maker, and drain kitchen and bathroom faucets.
3. The use or storage of charcoal-fired barbecue grills, fire pits, heaters and tiki torches within any Building or deck area is prohibited. Management will remove them from buildings or decks and fines and storage charges will be assessed. NO open flames are permitted on walkways (parking lot side) or decks (lakeside - other than gas grills).
4. Use caution when using gas or electric grills by keeping them away from the building and railings, and turn the gas valve off when finished. Any damage incurred shall be the sole responsibility of the Guest.
5. The general appearance and cleanliness of all outside decks is the responsibility of each guest.
6. With the exception of temporary seasonal decorations, no item of any kind may be hung over or on deck railings (lakeside or parking lot side) including, but not limited to towels, clothing, blankets, lifejackets, water toys, or any other item that would detract from the pleasing appearance of our community. Do not use any type of clotheslines on decks.
7. No gas cans, containers, or equipment containing gas can be stored on decks, inside units, or on building walkways.
8. No running or jumping on the walkways or decks. Children must always be under the supervision of an adult and are not to be left unattended.
9. During the winter months, thermostats must be set at 55 degrees or higher to prevent pipes from breaking during freezing weather.
BOAT DOCK AREA
1. Only vessels owned by Golden Reef condo owners may be moored at the Golden Reef Association docks.

2. Only owners and guests are allowed on docks. Boats and dock lockers are to be respected. Do not sit, stand or otherwise trespass on them.
3. Dock fingers and walkways must be kept clear of all obstacles, including but not limited to coolers, batteries, hoses, cleaning supplies, personal floatation devices, fishing supplies, etc.
4. There will be no cooking, sleeping or living on boats in slips.
5. No overnight mooring is permitted on the outside of any dock.
6. No tarps, curtains, or any other materials used for wind or sun barricade attached to the dock.
7. Fish should be cleaned at the cleaning station at the end of Dock #1 and #2 only. You are responsible for cleaning up afterward.
8. Ducks are cute, but create a mess on docks and walkways. Please don’t feed the ducks.
9. No obscene acts or language will be tolerated.
10. Quiet hours are 11:00 p.m. to 7:00 a.m. Please be respectful of neighbors when returning by water during this time.

11. ABSOLUTELY no fueling of any watercraft from, nor storage of oil or gasoline (or containers intended therefor, whether empty or full), anywhere on or around Golden Reef docks is permitted.
SWIMMING POOL
1. Individuals are responsible for their safety, as well as the safety of their children. SWIM AT YOUR OWN RISK. There are no lifeguards.
2. No sharp objects (hooks, needles, etc), glass, or other breakable objects or kegs are allowed in the pool area. Violators will be fined $100 for each offense, no verbal warning for this violation. If the association has to drain and sanitize the pool due to broken glass, the violator will be charged for the total cost of the work.
3. All rules posted at the pool must be observed, which include, no running, diving or horseplay, etc. Please be considerate of others in the pool.
4. Children under the age of 12, who utilize the pool, must be accompanied by a parent or guardian at all times. The parent or guardian must be inside the fenced-in area around the pool. Supervising children from the condo or condo deck will not be acceptable.
5. Please close and tie the umbrella on the tables when leaving for the day. This will prevent the tables from tipping.
6. Please pick up and dispose of your trash in the pool area.
7. Swim diapers are required for children who are not potty trained.
8. Noise must be kept to a minimum.
9. Deck furniture may not be removed from the pool area. At no time, may any owner/guest occupy more than 2 pool deck tables.
10. Swim attire must be worn in the pool-no cutoffs. If you have been in the lake, please shower before entering the pool. The shower is located by the pool shed.
11. No smoking is allowed in or around the pool for obvious sanitary reasons. Smoking is allowed in the lake beach area. Please smoke in the designated area.
12. Only people staying at the complex can use the pool.
13. No personal grooming of ANY kind is permitted inside the fenced pool area.

Instructions should be provided for the thermostat, TV, & Parking passes. The thermostat was pre-programmed and had to be adjusted (warmer) frequently. We had to contact the owner for instructions on how to adjust. The TV was difficult to navigate. There were no network channels available. We were not notified that the parking passes were in the condo. Bathroom faucets (in both bathrooms) are broken and not functioning properly. Hot water is at a premium in the bathroom closest to the master BR. There is a rumbling noise after flushing the toilet in the hall BR. Slats were missing from the 3 sets of vertical blinds in the main living area and master bedroom. There were additional minor wear & tear issues of which we have pictures if the owner is interested."

This unit is located in very close proximity to the outdoor pool at the complex! Out of the waterfront deck you will find an outdoor dining table and a gas BBQ grill for your use. Down at the community dock, there is a 10x24 boat slip available for rent for $25 per night.

Right above the condo is a gas station that hosts lots of things you may need during your stay. It is also a short 10-minute drive to Hy-Vee. There are many great restaurants close as well.

Guest access
Your door code will be sent to you exactly 24 hours before your check in time, along with additional check in instructions. The door code will only be active from exactly 4:00pm on the day of check in to exactly 10:00am on the day of check out.

Other things to note
Please note, if you have more than 4 guests there is a $10 per person per night fee for the extra people up to 6 people max! Air bnb will automatically calculate this for you at booking, so please ensure to book for the exact amount of people you plan to have stay. If you show up to the condo with more people than what you booked your reservation will be in violation of our house rules and you could be asked to leave immediately.

The boat slip is $25 per day extra. If you want to book the boat slip please let me know at booking so I can send you a request to collect this fee.

The Ledges Condominiums, one of the most popular locations at the lake, is situated right on the MAIN channel at the 21-mile marker. Besides its magnificent view, this complex offers the following amenities:

By water or by land this unit is conveniently located. Walmart and Dierbergs are closely located for groceries and drinks. If you need a night off from cooking, it is located a quick boat ride or car ride to many great waterfront restaurants, such as Redhead Yacht Club, Dog Days, Backwater Jacks, and for breakfast you must try The Cozy Café. The Outlet mall, putt putt golf, and go carting can be found only a few miles away.



You don't even have to leave bed for a speculator view of water and boats. This master bedroom is lined with over-sized windows that overlooks the lake. It also has a king-sized bed, flat screen tv, Roku, and a private bathroom.



The second bedroom features 1 Queen sized bed, and 1 full size beds that sleep 4 guest, flat screen tv, and Roku.



Living area includes a queen-sized sofa bed that sleeps 2 guest, flat screen tv, cable, sliding glass doors that lead to the patio, which gives panoramic views of the main channel.



To make your stay more enjoyable we give you the convenience of traveling light. We supply linens, 9 bath towels, 2 paper towel rolls, 10 garbage bags, 4 rolls of toilet paper, and soaps (such as shampoo, shower gel, hand soap, dish soap, and laundry detergent). We also have a full-size washer and dryer for your extended stays.

RENTAL AGREEMENT
This Rental Agreement (The “Agreement”) is made by and between host (“Property Manager”)
and (“Guest”) as of the date last set forth on the agreement made via booking website. For
good and valuable consideration, the sufficiency of which is acknowledges, the parties hereby
agree as follows:
1. Property
1481 Ledges Drive- Unit 1012 / Osage Beach, MO 65065
2. Rental Party
The guest who is making the reservation (booking), must be 25 years of Age or older. The
rental party may consist of Adults and Children/Infants. The maximum number of guests is
limited to (_8__) persons. Additional guests staying the night beyond the agreed upon number
is not allowed without prior permission granted by the hosts through Email or reservation
website message thread.
3. Term of the Rental Agreement
The rental agreement begins at the agreed upon check-in time on (the “Check-in Date”) and
ends at the agreed upon check-out time on (the “check-out Date”).
4. Security Deposit – Damage Protection
The Security Deposit and/or Damage Protection free is required to protect the Homeowner
from loss or damage to the Property, including the house, its furniture and other contents
located on the Property. Any damage to the Property during the term of the rental
agreement or additional cleaning required will be paid from the security deposit or from the
Damage Protection in place. Guest will be responsible for any excess cost of repair or
replacement required as a result of damage caused by the Rental Party or other invitees
during the rental term, and Guest shall pay the same promptly to Homeowner upon written
request, provide such written request is accompanied by documentation of such excess
costs of repair or replacement. Guest shall cooperate fully with any inquires or details
regarding claims on the Damage Protection coverage.
5. Rental Rules
Guest and all members of the Rental Party shall abide by all local, state and federal laws and
regulations at all times in conjunction with the rental of the property. Guest agrees to abide
by the Rental Rules at all times while at the property and shall cause all members of the
rental party and anyone else Guest permits on the property (“the Rental Party”) to abide by
the following rules at all times while at the property. This includes the website
condo/complex rules listed on website/welcome books. At the termination of this Rental
Agreement, Guest shall quietly yield up the Property in good and habitable condition in all
respects, as it was when the Guest took possession, with exception any normal use covered
by the cleaning fee.
6. Liability
Guest and all members of the Rental Party personally assume all risks of property loss or
damage and physical injury or death that exist or may exist in connection with use or
occupancy of the Property. Guest and all members of the Rental Party release Host,
Homeowner (“owner of Property”) and other owners of the Property from any claim for
damage, accident or injury that and any members of the Rental Party may sustain from use
or occupancy of the Property during the term of this Rental Agreement and agree to
indemnify, hold harmless and defend Host, Homeowner and any other owners of the
Property from any claim, action or proceeding by Guests and all members of the Rental
Party, their family, estate, heirs or assigns related to a claim for damage, accident or injury
during the use or occupancy of the Property.
7. Access
Guest shall allow Host, Homeowner and their agents, upon request, to enter the property at
all times for purpose of repair, improvement, and inspection.
8. Other
Guest shall not assign the lease or sublet the Property. The terms of this Agreement will be
governed by and interpreted under the laws of the State of Missouri.
9. Payment
Payment is received through the booking website exclusively
The parties agree to the terms of this Rental Agreement
10. RENTAL RULES (This does not include the required condo/complex rules)
• Absolutely no smoking permitted inside the condo, this includes candles.
• People other than those in the Guest party may not stay overnight in the property.
Any person on the property is the sole responsibility of Guest.
• The Host, Homeowner is not responsible for any accidents, injuries or illness that
occurs while on the Property. The Host, Homeowner is not responsible for the loss
of personal belongings or valuable of the guest. By accepting this reservation, it is
agreed that all guests are expressly assuming the risk of any harm arising from their
use of the premises or others whom they invite to use the premise. By accepting
this reservation, it is agreed that all guests, and all members of the rental party will
follow all the condo/complex rules and postings on the complex grounds.
