Adorable studio apartment on the side of a brick duplex. Studio has is a full kitchen with Kuerig coffee maker, table & chairs etc, and a cute bathroom with walk in shower. Bedroom area has a queen size bed, tv, lamps, nightstand & a back door to step out on private patio for some fresh air.

Small, but cozy. Located in Independence Missouri, the one time home of Harry S. Truman, The Truman Museum, and a local arts district are just minutes away. This address is just over a 20 minute drive from Kansas City Missouri. Perfect for a quiet weekend get away.

- "This studio was nice. It’s exactly what I wanted and the price point is amazing. We cooked and enjoyed the space to the fullest. There were plenty of cooking utensils and accessories for what we wanted to do. The rustic look is to die for. The one and only con would be locating this place in the evening. There weren’t any lights on the front of the building so it made finding the address a little difficult but once we did the weekend was great. If you decide to stay here you should be 420 friendly. I don’t personally partake but the other tenants in this building do and the smell is very noticeable in the mornings. But this was not an issue at all for me."

**This neighborhood is very quiet and tucked away off the highway. All neighbors have been in their houses for a very long time. For this reason, we do not allow parties or gatherings. The maximum number of guests is all that is allowed at any given time and any person sleeping must be accounted for in your booking. Quiet hours begin at 9pm. After this time all noise must be contained within the house.**

SMOKING OF ANY KIND IS STRICTLY PROHIBBITED INSIDE!!! We have locations outside and away from the entries where smoking is allowed. An automatic $150 extra cleaning fee will apply if there is any evidence of smoking inside. This includes, but not limited to ashes, butts, smell, or obvious attempts to cover up smoking.

We feel very silly to have to include this in our listing, but this is one of those cases where a single incident causes a warning issued to all:
Insects, arachnids, and bugs are common in the Midwest. Sometimes what you may see will include flies, mosquitos, bees or wasps, spiders, ticks, ants, and a plethora of other common creepy crawlies. Sometimes these creatures get inside through no fault of ours or yours. Please keep in mind that we do quarterly pest treatments on all our properties, and should one of these bugs venture inside we do not take responsibility.

We are located in Kansas City, the heart of the Midwest. Weather can be unpredictable. Storms of all kinds have been known to pop up at any time. We are not responsible for power outages, downed tree branches, or the condition of the streets during winter. (We will always shovel and salt our driveway and walkway).

Thanks for checking out our space! We are located in a quiet neighborhood in Independence Mo, only 1 mile from the stadiums! Downtown is 10min away. The famous Gates BBQ is right around the corner. Worlds of Fun is only 15min. away. As of late September 2020 we did a full remodel to make the place Nice and crispy with new paint, floors, and decor!
(Please note this is an apartment with an upstairs tenant. It is our long term tenant who is very quiet, we’ve never had any complaints. Also the ceilings are a bit lower than normal in a couple spots. People over 6ft tall will notice, everyone else loves the cozy feel of it)

Kitchen will exceed most expectations. Appliances are all Whirlpool Stainless Steel. Dishwasher has stainless interior with noise level under 50db. Freezer/refrigerator is counter depth with automatic ice maker and exterior door service center, providing filtered water/ice. Additionally, Brita Stream water pitcher provided in the fridge. Please do not reset the Brita electronic filter counter; just use and refill from tap. Microwave and range oven have convection capabilities and more features than can be listed. Easy clean glass cooktop. Do not use self-clean oven feature. Manufacturer recommends using that feature sparingly. Counter tops are granite, travertine backsplash, composite granite sink with stainless Moen touchless faucet. Counter top Cuisinart Toaster Oven. Rice Cooker/Turbo Pressure Cooker along with additional kitchen appliances. Eat in kitchen in addition to formal dining area. Dining area with china cabinet, table cloth or place mats, cloth napkins for special eat in meals.

Living area adjacent and open to dining area. Solid wood frame sofa and love seat with leather cushions. Wall mounted Sony television with Xfinity 140+ Channels. Wall mounted tapestry that I got on one of my Around the World Trips. Fireplace and attic circulation fan are inop.

Bedrooms are furnished traditionally with Ralph Lauren bedding. Master bedroom has designer Bob Timberlake queen bed and night tables that belonged to my mother. Master bedroom also has ceiling fan. Each room has it’s own coordinating towels. Hampers are in each closet. Next to each bed is a power strip/surge protector with USB for additional outlets and charging. Shared washer/dryer located one flight of steps to ground level of building.

One and a half bath consisting of one tub/shower, two toilets, two separate vanities. One blow dryer provided along with Neutrogena Body Wash and Sulfate Free Shampoo/Conditioner for your use while you are our guest, please do not pack out. For monthly guests the toiletries/paper goods/consumables are only provided initially.

Shaded gazebo and bistro table along with Char-Broil 2 burner propane BBQ grill in back yard. After using grill please ensure propane is off, use wire brush to clean grill and once cooled replace cover. In season there are flowers along with strawberries, peaches and mint for you pick and use. Garden has 8ft retaining wall with no guard rail. The garden is not a play area and children must be supervised at all times. Fortunately, McCoy park is just down the street. No cigarette smoking on property, I do not wish to pick up any butts. We are 420 friendly, just not indoors.

One designated covered parking spot under carport on South (left side). Carport is accessed via alley off Farmer St. Space is limited so trucks, large SUVs and other large vehicles will have to park on street. Tennis court, just walk North on sidewalk and past 3 homes. Beyond that there is McCoy Park with a fun summer water feature for the young at heart and horse shoe pits. Independence Square is walking distance, but more than likely you will drive and there is free and abundant close in parking for the many restaurants, shops and movie theatre. Look up ‘Truman Heritage District’ for all the things to do in our neighborhood.

The McClains are a local family that have invested over $25 million in Independence and on the Square. They have made our little corner of the world a delightful place to have for shopping and a treat at Clinton’s Soda Fountain, coffee at Mainstreet Coffee House, along with pizza from Square Pizza, fine Italian at Cafe Verona, Continental at Ophelia’s, Mexican at El Pico, traditional American at Courthouse Exchange and simply great gourmet dogs at UpDog. One of the largest undertakings of the McClains was to bring back Polly’s Pop, a favorite locally made vintage soda with real cane sugar. There are 9 flavors made and bottled right here on the Independence Square. My father, the Captain, would’ve been in his eighties, was born and raised in Independence. He has delicious memories of swigging a Polly’s Pop. The McClains also brought back the bowling alley, Diamond Bowl, it is a bright place where you may have a beer and enjoy more than just bowling. Movies on the big screen at the Phoenix Theatre. In the summer, there is a beer garden at Courthouse Exchange with live music on the weekends. Google to find a schedule for square events, to include music, art, dog days, festivals, farmer’s market, etc.

In Independence history abounds everywhere and especially here at the center of Independence. Jackson County Jail and Marshal’s House (1859); Harry and Bess Truman’s home; Truman Presidential Library; National Frontier Trails Museum devoted to the 3 great western routes: the Santa Fe, Oregon and California Trails. Independence was the “jumping off” point for all 3 trails. There is so much more for anyone interested in the Mormon and Latter Day Saints history. My family has roots as local Latter Day Saints, we’re a part of one of the groups that never went to Salt Lake.

The fridge even came with samplings of a local brewery, a bottle of a creamy milk from a local dairy, and flavors of Polly's Pop, a local soda favorite. On the property you are surrounded by a beautiful garden of herbs and plants that you can relax in with a book and/or a beer. Whether you want to walk to the square to shop and dine, stroll around the neighborhood of historic houses like President Truman, or drive anywhere in Independence and Kansas City, this place is at the heart of it all and is a homely place to come back to at the end of a fun-filled day. What else do you need??

- "1st walking into the apartment there was a funky smell, couldn’t tell what it was. I think it was the humidity in the apartment since it had just rained and the AC wasn’t on. Living room was nice and standard, kitchen was right there too. Kitchen cabinets were kinda dirty along with some of the doors in the apartment. Had some stains or red marker on them, the toilet seat needs to be changed. There’s this mark on it that just looked gross to me, bathroom ceiling is chipping. Shower pressure was good to go & the rooms were solid. The outside area of the apartment was kinda sketchy, the distance to the royals/chiefs stadium was no longer than 10-15 minutes. Overall this place for the price point was a 5/5 location wise 5/5. Would I stay here again? Yes."

PLEASE NOTE WHEN RESERVING:
The Three Trails Loft is located inside a historic building built in the late 1800s, which makes it such a unique pleasant place to stay. Because of the historic charm of our building, an elevator is not available and the loft is located on the second story with stairs leading up to it. Therefore, any luggage/items will need to be carried upstairs to the unit by the guests.

PARKING: On and Off Street Downtown Independence Square Parking is available. No designated spot. There is a public parking lot located on the west side of the building.

INSPECTION: Guests must immediately alert hosts to any issues regarding cleanliness, maintenance, request for repair service, or otherwise. Hosts will not compensate or refund for any issues not reported within 3 hours of check in or maintenance emergency occurrence.

Guests also agree to allow host and/or repairman/technician access to the property to remedy any issues after host has been notified. If guest stays after issue is remedied or addressed, there will be no further remuneration or refund. If guest is unresponsive, host will assume issue is remedied, and there will be no further action required.

HEAT: Our entire historic building runs on amazing boiler radiant heat therefore it is common to hear noise or water running in the furnace cabinets occasionally while the heat is running. This is a normal noise and no need for concern.

MINUT: The Loft is equipped with a Minut sensor located in the dining room and will alert us to loud gatherings and parties.

Only Registered Guests Allowed. No Parties or Events
Registered Guests must be 25 years old or older with the exception of younger individuals staying with their parents/guardians.

CHILDREN: While we have made an attempt to make our space comfortable for all, please not our loft is not completely child proof.

SMOKING: No smoking of any kind inside the entire building.

ANIMALS: No Animals of any kind.
The Loft is located in a downtown city area with no green space available, other tenants and commercial businesses are located inside the same building and surrounding area. Please note…THERE WILL NOT BE ANY EXCEPTIONS MADE FOR ANY REASON. Unannounced/unpaid animals will incur a $500 charge and immediate eviction.

Check out is at 11am.
Anytime after check out will incur a fee. 11:30am will be $50, anything after that is billed as a full day fee without the option of staying longer.

Refunds will not be given in case of bad weather, road maintenance issues, limited parking, power outages, equipment malfunction or other things beyond our control such of acts of God.

RENTAL AGREEMENT: Three Trails Lofts Rental Agreement must be agreed to and signed at the time of agreed booking.

TRAVEL INSURANCE: We highly suggest you purchase travel insurance if you are concerned about any of the above.

Please be mindful and kind to our other residents and neighbors. The loft is located above the street level businesses down below and another residential unit is located in the same hallway. Please keep this in mind with noise and quiet hours.
