4. Check In 2pm (if your room is ready earlier we will be happy to let you know, we get it, sometimes ya just cant wait to start vaca)
5. Check Out 10am (this is firm so that we can get the space ready for our next guests)
6. No parties in the rooms. We have a super cool outdoor space and encourage all our visitors to use it. Make a fire, crack open a beer, and discuss all the rad stuff you did today!!!
7. Quiet time 10pm-6am.

Welcome to Pedal and Perch, a custom-designed and built accessory dwelling cabin just minutes from downtown Bentonville, AR, Walmart HQ, and miles of incredible mountain biking. Enjoy a serene setting that tucks you among the trees and makes you feel like you are staying in your own treehouse. The cabin features a custom kitchen, one bathroom, a queen bed in the loft, a pullout sofa on the primary floor, and your very own outdoor bathtub looking in to the valley below.
The Space:
Everything in Pedal and Perch has been designed with the guest in mind. From a fully appointed kitchen to a cozy living room and outdoor living space, all the way down to privacy fencing, bike washing station, and outdoor bathtub. The cabin was built to provide you with a beautiful escape while traveling.
Take the tree house-inspired walkway to the front, where you will enter the cabin. Inside, enjoy a refreshing mix of natural tones that are designed to relax the mind yet fill you with excitement. The primary floor features a custom kitchen with a full appliance package. Fully equipped, you will have everything you need to cook during your stay including pots, pans, dishware, cooking utensils, and more.
The living room provides you with a comfortable pullout sofa that also provides sleeping accommodations for two guests. The TV has a firestick and highspeed WIFI, ready to stream your favorite shows. Cozy up with an electric fireplace that provides a perfect ambiance to your movie night.
Just behind the front door, find a collection of records and a record player. Spin some jazz or throw-back country while you cook dinner or just relax. Upstairs, you will find the primary sleeping area with a new memory foam queen mattress. The loft has a low ceiling, and the bed sits roughly 6 inches off the ground but still provides plenty of space to relax comfortably at night.
The single bathroom provides a custom low-entry shower with a rain shower head, single vanity, toilet, and all essentials, including toilet paper, towels, shampoo, conditioner, and a hair dryer.
Step outside to enjoy the nature that surrounds the cabin. On the front deck is a patio table set for four guests, an outdoor couch, a second FireTV, and a charcoal BBQ. Take the stairs down the side of the cabin to the firepit area and outdoor bathtub. With hot and cold water running to the tub, you can enjoy a hot bath in the winter or a cold plunge in the summer. **Note: The outdoor bathtub is the listed hot tub amenity. Unfortunately Airbnb does not give us the option to select outdoor bathtub.
Guest Access:
You will be sent your door code and check-in instructions 48 hours before your reservation.
The Neighborhood:
Located in a sleepy neighborhood just 10 minutes north of downtown Bentonville. The cabin is situated on the side of a hidden valley that cuts through five acres of trees. Built as an accessory dwelling, the cabin is roughly 300 feet from the primary residence but was situated to provide privacy for guests. Although you will be able to see our home in the wintertime, during the summer, the cabin slips behind the leaves, providing you with a fully private escape.
Other Things to Note:
NOTE: The bathtub is connected to the small electric water heater. The lower the flow the hotter it gets. It will take about 25 minutes to fill.
No parties.
Do not exceed the maximum of 4 guests.

Amazing place! The only con we have is that at times you could really hear your neighbors, but we found turning on the air conditioner helped tune that out."

- "Our family of 4 stayed here for 2 nights and really enjoyed our experience. The inn is really geared toward mountain bikers with the bike hanging racks in the room and bike washing station. It was really nice to have a full refrigerator, sink and hot plate to cook with. Our place was spacious for a family of 4 and we give it a 5/5 rating! The description indicated it would sleep 4 and while it is big enough for 4, the room had 1 queen bed and a couch that flattened down for 1 small adult/kid. There were no extra sheets or blankets for the couch. There were 9 extra pillows but no pillow cases for any of them. We did not call about it as there isn't a front desk and we didn't want to bother to call the owners about it since we had our own sheets, blankets and pillows and a blow up mattress. The queen bed was comfortable and everything was new, clean and shiny! We would definitely stay there again!!"

The Kings River Cabin is a stunningly beautiful Handcrafted Cabin with a Queen Bed, Breakfast Bar featuring a microwave, Mini Fridge, and Keurig with everything you need to get your morning going. You will have access to the Guest Lounge & Shower House for all your washroom needs. The Guest Lounge has a large kitchen & living room area, 2 restrooms, and a shower. Our heated outdoor shower is also highly recommended.

Located on the grounds of Spring Valley Rod & Gun Club, this cabin is a dream for outdoor enthusiasts while also offering a restful retreat for the whole family. This property features a scenic creekside setting and you'll be able to arrange a variety of guided recreational outings including quail hunting, trout fishing, and disc shooting. Chef-curated meals can also be accommodated upon request.
This two-story cabin was remodeled from an old mill on HGTV's Fixer To Fabulous, so you will come across nothing but convenience and comfort during your stay! Prepare exquisite homemade meals in the well-appointed and open full kitchen, complete with modern stainless steel appliances. The living area offers a great spot to unwind and create everlasting memories with your loved ones. Our goal in providing these rules is to provide an amazing experience for all that are here! 1. Don’t be a dick. This is honestly our life moto. If you can’t follow rule number 1 you will be asked to leave.
2. No smoking in the rooms, period.
3. No pets
4. Check In 4pm (if your room is ready earlier we will be happy to let you know, we get it, sometimes ya just cant wait to start vaca)
5. Check Out 10am (this is firm so that we can get the space ready for our next guests)
6. No parties in the rooms. We have a super cool outdoor space and encourage all our visitors to use it. Make a fire, crack open a beer, and discuss all the rad stuff you did today!!!
7. Quiet time 10pm-6am.
