This delightful bungalow situated in a quiet cul-de-sac in the popular village of Brancaster offers light and contemporary accommodation with a fully enclosed garden. Ideal for one or two couples or a family looking to be close to the beach, the North Norfolk coastal path and Brancaster Staithe sailing harbour. Dog-friendly and child-friendly, it is a great base for a fabulous holiday in North Norfolk, whatever time of year you choose to visit.
This comfortable, detached bungalow features a spacious sitting/dining room with open fire for cooler evenings. During the warmer months, the bi-fold doors lead through the small conservatory out onto the rear garden. The well-equipped kitchen is light and bright with dual aspect windows and both bedrooms are a good size, with windows overlooking the garden. Dog owners will appreciate the outside tap and conservatory, organised for walkers and dogs to clean paws and shed dirty boots in comfort before entering and relaxing in the house.
Quietly located, a two minute walk through the cul-de-sac and onto the Branodunum fields (ideal and safe for dog walks) brings you to a left turn and a short walk brings you to the Ship pub/hotel/restaurant and onto a scenic walk to Brancaster's beautiful sandy (and dog friendly) beach where you can elect to take a picnic and explore or sit amongst the dunes. A right turn and a 15 minute walk brings you to the picturesque and bustling sailing harbour of Brancaster Staithe where you can buy fresh local seafood and call in at The Jolly Sailors pub or The White Horse for locally brewed ales and award-winning food.
The Royal West Norfolk Golf Course is also located at Brancaster although advance booking is recommended. With perfect walking opportunities and bird watching at the next village at the RSPB nature reserve at Titchwell, you are perfectly located to explore the whole of the coast. The Coasthopper bus stop is in easy walking distance from the property, so if you want to leave the car at home and do some exploring, then use this wonderful facility which also welcomes dogs aboard too! Or bring your bikes and enjoy a week of cycling the quiet lanes. With so many dog-friendly beaches and pubs and restaurants right along this stretch of coast, your pampered pooch can look forward to a relaxing time too!

Four well behaved dogs are welcome (small additional charge). More dogs by arrangement.
- "Good size property. Accurate description and perfect for myself, husband and two dogs. Good location but a little too far to walk to beach for me due to a disability. Great for exploring the local area, which we did. Brilliant meals at The Ship, Brancaster and White Horse . Just left dogs bowls in dishwasher though 😔. Would book again." - "Sea wind was warm, clean and very well equipped could not have asked for better…walking distance to the beach, with the lovely holkham and wells within driving distance…. They say it’s not the problem but how it’s fixed… the heating went off on the 3rd day contacted the owner who arrived in less that 30 minutes and fixed the problem however the bungalow was never cold in that time despite the arrival of the March beast from the east! ….enclosed safe garden for our dog, I simply cannot recommend this property highly enough and would rate it 5+ stars"

Rosa Cottage had an amazing makeover over the winter of 2017/18.
Rosa Cottage is at the end of a narrow lane with open farmland to the South and West. The lane is part of the North Norfolk Coastal path and all that you are liking to see passing the door are walkers, dogs and the occasional vehicle.
There is a large open plan living area with a full height vaulted ceiling with a sleeping gallery over looking the living area and offering fabulous views over open countryside. There is a glimpse of the sea from here too but I can't call it a sea view!
The living room has a glass apex on both ends and full height bi-fold glass doors on the south facing side opening onto a patio area. There is a log burner for the colder nights, dining area and kitchen.
Three bath/shower rooms.
Rosa offers four bedrooms -
Kittiwake - a king size bed with ensuite shower room
Dove - a double bed with separate bathroom
Teal - a twin room with separate shower room
Seagull - the fabulous sunset gallery with double bed, lots of natural light but no privacy as part of the living area. A curtain and screen are provided.
The kitchen is equipped with an oven, hob and extractor, microwave, fridge, freezer and dishwasher. Behind the cottage is a lovely sheltered patio and to the side a sunny south facing patio and lawn. There is ample parking space for several cars. Free Wireless Broadband is included. Well-behaved children and dogs (max 2) are very welcome but dogs are not allowed in the bedrooms. No smoking.
It is a 15-20 minute walk to the beautiful beach and a 5 minute walk to the pub which has a very welcoming bar and restaurant.

Great access to beautiful villages and towns and places of interest along the coast." - "The location was a really important element of my property choice - I wanted to be able to walk to the beach ... and so this property was perfect. Also, enclosed garden - as we brought 2 dogs. The garden was really lovely - full of greenery and flowers despite it only being the beginning of March. - "The property was very clean and comfortable. It was very well equipped and close to the village shop. We will probably try to stay there again at some time." - "The cottage was as shown on the listing. Bright, airy and comfortable we would rent it again. The location was wonderful for exploring the beaches, conservation areas and delightful surrounding small villages. There were a few maintenance issues which were quickly rectified when we contacted Norfolk Hideaways, the rental company. On arrival, the lawn was in need of cutting, there was no hand soap in any of the bathrooms, tiny drop of dish detergent and all the clothespins were broken. Living room sofas need to be replaced or cleaned. Would I rent it again? absolutely!"

- "We had the most glorious time in the North Norfolk area, and the location of Brancaster was superb for that. The flat is spacious, and cozy at the same time. The amenities are of high quality and in good condition. This is our second time we used Norfolk Hideaways, and we would love to come back again soon. One thing I would have liked to have more clarity on was the bins and what to do with waste. There were no obvious instructions, so that would have helped. Otherwise, a huge thanks again."

I believe the owners have changed who does their cleaning in recent years. The standard is not as good. Otherwise a great holiday" - "The cottage is well presented, warm and welcoming, and perfectly located as a base for the nearby beach at Brancaster, or for touring the north Norfolk coast. Located in an unrivalled position on the fringe of the breath-taking saltmarshes of Brancaster, Appletree Barn is a truly magnificent hideaway. Constructed in the 1920s, this property beautifully encapsulates the era's elegance, retaining original design features blended with luxurious contemporary interiors. Offering shared tennis courts and an outdoor pool set within expertly manicured gardens, Brancaster's spectacular beach is a mere 10-minute walk away.
Majestic and commanding, the stretch of coastline that Appletree Barn is set upon absolutely captivates, with many hearts stolen by Brancaster's moody seascapes and diverse wildlife. The unparalleled tranquillity found here is exemplified by this unique property. Originally designed in 1925 as an annexe to the holiday home of Colonel Jack Lesley and his wife Margo, the main house then became their permanent residence after the Second World War. Appletree Barn was utilised as a party venue to host elaborate parties away from the main house. Having lovingly curated and nurtured the extensive south facing gardens, their efforts earned it the name 'A Riviera Garden in Norfolk'. To this day, the garden remains much the same.
Captivatingly curated as an upside down house, Appletree barn comprises of ground floor accommodation, combined with a first floor living environment. A grand windowed hallway with terracotta brick parque flooring leads to the four bedrooms. Hosting a super-king size bed, that can be converted into two singles on request, the master bedroom offers exquisite views across the ever-changing saltmarsh through an ornate palladium window. Served by an en-suite shower room with large walk-in rainfall shower, a heated towel rail provides added luxury. Bedroom two features a king-size bed, and is served by an equally luxurious en-suite shower room. A further super-king size bed that can be converted into two singles on request is available in bedroom three, and full size bunk beds are offered by bedroom four. These two rooms are served by a shared Jack and Jill family bathroom, offering a bath with shower over. Styled with muted colours, boasting saltmarsh views, and offering beds dressed in high quality fine linens, the bedrooms invite serenity and relaxation. A convenient utility room completes this floor.
Upstairs on the first floor, the magnificently naturally well-lit open plan living environment benefits from a bespoke kitchen. Well-equipped with modern appliances and a Range cooker, this spacious area also features a Juliet balcony overlooking the verdant gardens. With plenty of worktop space, this is the perfect stage for enthusiastic chefs to rustle up a meal made using a plethora of local ingredients this area is famed for. Three stairs lead up to a dining area, offering seating for eight guests around a contemporary banquet table. The adjacent sitting area provides ample comfortable seating on a deep sumptuous L-shaped sofa. Nestle in after a day spent exploring the big outdoors, and light the wood burning stove to enjoy its ambient light and warmth. Panoramic windows stretching the full length of this room frame impressive saltmarsh views. Located in the properties turret, a unique lookout tower is perfect for observing the landscape and spotting saltmarsh wildlife.
Outside in the extensive manicured grounds are a swimming pool and a tennis court, both of which are shared with the owner, and are available to use from May to the end of July, and for an additional month in September. Please note that the swimming pool and tennis court are not available to use during August. Plenty of parking is available for three cars in the gravelled area to the side of the property. This is shared with neighbouring Appletree House, where the owners reside.

- "We had a fantastic easter break at Appletree Barn. The cottage is in an impeccable state and its location and the views incredible especially at sunset. We spent three great days in Brancaster and the proximity to the beach makes it the perfect location to go on costal walks. The cottage is far away from the road making it a quiet and tranquil place to relax. It is also conveniently located to some very good local pubs & restaurants. The owners are super accommodating and very helpful. I would highly recommend this cottage to anyone who wants to visit Norfolk and we will definitely go back."

- "First time booking with Norfolk Hideaways. Loved this house, lovely layout and quiet convenient location for a quiet break over New Year. Total of 4 adults a teenager and 3 dogs. 20 minute walk to fabulous beach. 5 minute walking distance to the Ship pub and a shop is located over the road. Kitchen well equipped with everything you would need for your stay. All appliances good quality. Sky and WiFi good reception. Fab boot room Bedrooms comfortable. 4 bedrooms in total on different levels and would comfortably sleep 9. Downsides- No wardrobe in the main bedroom. Lower floor bedroom/ shower room smelt musty/damp which seemed to clear a-bit once the heating had been on for 24 hours. There was a terrible draft in the front room from the conservatory as open plan and was very cold despite heating and log burner being on. We spent most of the time sitting around the table in the dining area which we preferred. Easy solution would be to fit french doors on to the conservatory rather than heavy curtains which didn’t quite touch the floor. Overall a very pleasant stay."

- "Absolutely fabulous time had by whole family, will recommend. Plenty of room for all of us. A few things I would like to point out but did not spoil our holiday:- The key box is located above the bins on the right-hand side, the one detailed in welcome letter doesn't give you keys! The key rack in the kitchen does not contain the keys to unlock windows, definitely needed them as 25C! There is no log burner so don't bother buying logs as suggested in welcome letter! Bedside light in annex bedroom faulty so we unplugged. There is no oven cloth - definitely needed this! Otherwise, fab location and property. So safe with children as garden area enclosed and safe. Thank you. "

A comfortable upside-down property situated in a quiet cul-de-sac in Brancaster, this coastal retreat offers attractive coastal accommodation just a stone's throw from the beautiful white sands of Brancaster beach.
Situated on Branodunum, a development named after the neighbouring ancient Roman Fort of the same name, Thainstone is a refurbished 1970s detached property with reversed contemporary living to take full advantage of the light and views afforded by the upper floor overhead and side windows, including a large picture window which offers a glimpse of the sea on a clear day. All of the bedrooms (one king-size and three doubles) and two bathrooms (one is en-suite) are to be found on the ground floor, along with a useful utility/laundry room with a side door that opens to the spacious enclosed garden. The first floor, with views to four sides, enjoys a light and airy open-plan sitting room, which includes a dining area. A modern, landscape wood burning stove is the perfect addition, adding warmth and ambience in the colder months and creating an ultra cosy and comfortable area to relax and chill out after a busy fresh air, outdoors kind-of-day - walking along Brancaster's glorious beach, perhaps trying your hand at sailing, playing a competitive round of golf or getting out on your bikes to explore the local area. The fitted kitchen is also on this level, as well as the convenience of a cloakroom. The delightful landscaped garden runs to two sides of the house, has a south facing aspect and is the ideal spot for a lazy afternoon in the sun and enjoy some local produce on the barbecue.
This cool, stylish house really fits the bill for couples, friends and older families. With easy access to the beach and many superb local eating places, you might not want to venture too far afield, but if you do, you can always opt to catch the Coasthopper bus which regularly runs through the village all around the year and takes in all the coastal villages to the east and west. Four miles down the road is the bustling Georgian village of Burnham Market, renowned for its independent shops, boutiques, galleries and a variety of delicious eateries to sample. If you venture a little further east, you will discover picturesque Wells-next-the-Sea with its endless white sands that stretch to Holkham and beyond. Take the opportunity to grab yourself a hot drink and take a stroll along the sandy beach or sit by the Quay and treat yourself to some fish and chips from French's Fish Shop.

- "The property layout, setup & furnishings are lovely & it was a real treat to holiday in the gorgeous property. However the sofas are in need of a good clean, which one would have thought would’ve been done during the lockdown period. In places there’s unfortunately a smell coming from the sofas, not sure what it was but it was unpleasant. When we stripped one of the beds we were surprised to see that the pillows didn’t have protectors on & were extremely stained. The door knob to the ensuite was difficult to open from the outside when the door was closed & the shower controls over the bath could do with some tlc or replacement. The dog barking next door between 5-6am every morning was a shame but you obviously have no control over that. It seems a shame to bring these things to your attention however I guess you want honest feedback. However there’s no taking away that it’s a gorgeous property."
