Unfortunately, for us, our Labrador, Pluto became ill after a lovely walk at Holkham on the Wednesday of our stay and had to spend the next two nights in the vets at Fakenham, just over 10 miles away. Obviously this ruined our holiday and we weren't too happy at paying over £1,800.00 and taking our boy home little better than when he went to the vets two days before. Luckily, after a visit to our own vet in Warwick, he was soon on the mend. So, although our visit to Dolphin was marred, I absolutely loved the cottage. We are booked to return in August, if we can get Pluto to return!"

The preparation of the house coupled with the much sought after location make this the ideal hideaway for families or groups of friends looking for a peaceful countryside retreat, while still being close to the action!

Over Norton has been beautifully renovated and furnished to an exceptionally high standard. The large windows in every room fill the house with an abundance of natural light and give it a beautifully light and airy feel. The layout of the property has been thoughtfully designed to easily accommodate families and friends of varying ages and abilities.

Located on the outskirts of Burnham Market, you can enjoy the peace and tranquillity of country life, while in less than 5 minutes you can walk to the centre of the village where you will find an array of independent shops, cafes and restaurants. Alternatively, take a 5-minute drive in the opposite direction and you will find yourself on the stunning North Norfolk coast with a plethora of sandy beaches to choose from. The property also benefits from its own amazing countryside views so make sure you bring your binoculars!

Entrance
From the outside, Over Norton may look like an ordinary bungalow, but as soon as you step inside you are welcomed into an ultra-modern tardis! The entrance hall is long, wide and spacious with stunning oak flooring and beautiful furnishings and navigates to every part of the house.

To start with, hang your coats and store away your shoes to feel right at home. Immediately leading off the hallway is the bunk room followed by the super king bedroom. At the end of the hall, head through the double doors into the dining/living area, which also joins to the kitchen. There is also a ground floor shower room and a separate utility room before leading up the stairs to the first floor.

Dining/Living Area
The modern open plan dining/living area overlooks the pretty rear garden and comprises and extendable dining table, allowing the option to seat 6 or 8 guests, and a cosy lounge area.

The lounge features a large corner sofa with two additional chairs – comfortably seating the whole party, a large Smart TV with Sonos sound bar and a cosy wood burning stove for snuggling around in the winter. There is also a small adjoining garden room, the perfect place for some peace and quiet! Take some time to yourself to enjoy a good book or a relaxing morning coffee and newspaper while listening to the chatter of the birds in the garden. In the summer you can open the doors out into the garden and take in the fresh countryside air.

Kitchen
Next door to the dining/living area is the well-equipped contemporary kitchen which overlooks the rear garden. Here you will find everything you could possibly need during your stay and top of the range appliances, including a large built in fridge/freezer, a Belfast sink with an extendable tap, dishwasher, oven and hob, microwave, kettle, toaster and cafetiere.

This room also has the added bonus of its own en suite wet room decorated with beautiful blue statement tiles and features a walk-in shower with the choice of rain fall effect or power shower option, sink, WC, and heated towel rail.

Bedroom 3 – This elegant King size bedroom is located on the first floor and provides two built in wardrobes, a chest of drawers and a Smart TV. The most notable feature of this room is the amazing views over 2 aspects; one overlooking the garden to the side of the house and the other overlooking the rear garden and surrounding countryside with views across to Burnham Overy Town, Burnham Norton and to the sea in the distance.

Bedroom 4 – Set on the first floor, this bedroom features a double bed, hanging space and drawer storage, a Smart TV and an adjacent relaxed seating area with a 2-seater sofa. To the rear of the property there is an established garden that is fully enclosed and backs on to the surrounding fields, affording beautiful countryside views across to the old Watermill at Burnham Overy Town, the round towered church at Burnham Norton and beyond to the Sea in the distance. The perimeter is lined with hedging and established trees which keep the garden private. There is a central lawn area which is surrounded by planted borders packed with an array of pretty shrubs, flowers and grasses. This garden is a real haven for birds and wildlife and if you look around you will find some hidden nesting boxes so you can watch the Blue Tits come and go to feed their young. To the front of the property there is off road parking for 4 cars on the gravel drive.

Mahonia Cottage is a wonderfully spacious link-detached cottage situated in a quiet area away from the main village green yet close enough to walk to fabulous local shops, pubs and eateries. It is child and dog friendly, and has the added advantage of parking in this busy village.

The cottage itself is very light and bright, and has been newly decorated throughout. There is plenty of reception space with a large south-facing conservatory, a wonderful open-plan dining kitchen, a cosy sitting room with comfy sofas and a wood-burning stove; also underfloor heating to the ground floor (excluding the conservatory). Upstairs there are two double bedrooms (the master is en-suite) and a delightful twin bedroom with full-size single beds and a unusual arched window. The cottage is practical, stylish and tastefully furnished throughout with lots of extra little details to give guests a comfortable and enjoyable visit whatever time of year.

The garden is south facing and fully enclosed, safe for dogs and children. A gate leads into the parking area at the back of the cottage, where there are two parking spaces for the cottage, a real bonus in this busy village. In fact the location is just perfect - tucked down a quiet lane off the main road, yet just a short walk from the park, play area, tennis courts and all the amenities the village has to offer.

From the kitchen you walk up the stairs into the Living Area/Bedroom 1. Here the quality of bed furnishings immediately grabs your attention. The bedroom hosts a Queen size bed alongside bedside tables, stylish lamps and a large inbuilt mirrored wardrobe. At the other end of the room is the living area where a 2 seater sofa can be found and a wall mounted TV (this can be tilted to face the bed as well as the sofa). This room is a great size and perfect for anyone looking for a base in Burnham Market whilst exploring all that the area has to offer!

Situated off the Living Area/Bedroom 1 is a good sized Bathroom which features a shower, basin and separate WC.

With relaxing boutique-style interiors, Twelve Burnham Market is an excellent choice for a getaway for a couple or two, or for a family wanting to enjoy spending some quality time together. An ideal year-round destination for a short or longer break; double glazing, central heating and excellent insulation ensures you will be snug as a bug, even in the chilliest of months. A light and airy open-plan sociable living space, comprising a smart well-equipped kitchen, a choice of breakfast bar or formal dining area, and mega comfortable seating area set around an inset electric living flame fire forms the heart of lodge and is focused on the rural views seen through the sliding doors that open to the raised patio. The three bedrooms (one king-size, one super-king size and one twin room) all have ultra comfortable mattresses on the beds and offer excellent storage. Two beautiful shower rooms (one is en-suite) both benefit from larger showers. A west facing glazed patio terrace runs to two sides of the lodge and is the ideal spot to take a seat as the sun sets; see if you are lucky enough to spot a barn owl as it quarters the fields, or a skein of pink footed geese as they pass overhead.

This super detached Norfolk Hideaway is tucked away on the boundary of Burnham Market's prestigious development, The Poplars, which has been designed to offer residents privacy and peace, with both landscaping and well thought through design, and offers guests a superb base for both staying local and exploring further afield.

The tide goes out a long way and leaves behind glorious stretches of sand, backed by dunes and, at Holkham, pine woods too. At Brancaster there is a wonderful links golf course but do watch out for the incoming tide and a further golf course at Hunstanton. Sailing courses are available at Brancaster and the beaches at Brancaster and Heacham are great for sand surfing and kite flying. This part of the coast also offers some stupendous sunsets, which are a photographer’s dream
