We were a little disappointed with our room, firstly as we were under the assumption I had booked a room with a balcony/patio but we ended up in the main building, secondly we booked a 'King' size bed, the hotel stated the bed was a Kind, but I will argue until I am blue in the face that the bed we had WAS NOT a Kind size bed, which resulted in a poor nights sleep as I am 6'3" and of large and broad stature, and my poor other half felt like she was having to sleep on the edge!"

This was very clean, spacious and comfortable and had many extras e.g. plenty of books and board games, biscuits from a local supplier alongside the tea and coffee. An excellent breakfast was brought to us each morning at a pre-arranged time. We were spoilt for choice but favourites were the yoghurt, berries, apple juice and boiled eggs with 'airmen'. The taste of the local produce is exceptional. The owners are very attentive and have taken a lot of care to make the place comfortable (and beautifully decorated) and guests to feel welcome. They provide local information and recommendations- we did follow some and were not left disappointed. At the end of our stay we opted to have a tour of the Control Tower, which was absolutely fascinating. This newly-renovated cottage sleeps 6 in 3 bedrooms - 2 of which overlook the creek and marshes. The sunny landing has a desk and is a great work/play-space. There is an upstairs bathroom with a shower over the bath and downstairs is a wet room. A boot-room/utility room with ample hanging space houses a large larder-fridge, a small freezer and a washer/dryer. The open-plan living space has a large oak table with benches, sofas and armchairs for 6, wood burner (with a supply of logs), sky tv (family bundle), and a Sonos smart speaker. The well-equipped kitchen is separated from the living area by a room divider and features an electric Aga, microwave and dishwasher (but no conventional cooker). Directly opposite the cottage is an idyllic private terrace directly on the creek with tables and chairs.

Completed in March 2020, Freeholders is a unique new property with far-reaching views. Living accommodation is on the first floor and has beautiful oak flooring throughout. The open plan living/dining/kitchen area has a wall of windows overlooking the creek. A large dining table, huge squishy sofa and well-equipped kitchen with a fully controllable Electrickit Aga, make this a comfortable and convivial space. The two bedrooms have kingsized beds and original features. The bedroom at the front of the house has a drop down window allowing guests to lounge in bed and admire the marshes. The first floor bathroom has a bath with shower and downstairs there is an additional shower room. A very special feature of this property is the secluded roof terrace with 360 degree views, furniture for lounging and dining, and a dumbwaiter to bring food and drink from the kitchen. There is a car parking space opposite the house.

In that time the house has been maintained in excellent condition and the bathrooms have even been improved. Good to have a barbecue to hand which was put to use in the late sunshine. Facilities at Hideaway House are second to none, only the coffee maker failed to work but then again instant coffee is fine, (I think)! Beds were a generous size as were the wardrobes, fittings, pictures etc were all tasteful and the welcome pack was much appreciated. Staying at Hideaway House is something to really look forward to so it looks like a return visit for us next year."

This 19th-century character cottage has always belonged to seafaring families; an early owner was captain of the Trinity House light vessel at Lowestoft, known as the Corton light ship. Nestled in quaint and pretty Jolly Sailor Yard on the East Quay, it lies detached within a peaceful designated conservation area and despite being just a few steps from the harbour, it is free from traffic noise, so you can be sure of a good night’s sleep. - "A really lovely property in a fantastic location. Really enjoyed our week here. Kitchen/diner/living room at back of house has wonderful light and was my favourite part. Good quality beds and lovely furnishings. Being next to The Hero was brilliant as can then use for breakfast, dinner etc Will definitely return" - "We are a family of four, two adults, a 7 year old and a 3 year old and this cottage catered for us almost perfectly . First and foremost the living space on the ground floor is spacious, clean and functional lending itself perfectly to family dining and living. The snug, or TV room, at the front of the property was also a useful space for the kids to sit and watch TV or their iPads while we relaxed in the main living area. Netflix was also a real bonus! The bedrooms are well appointed without being too cluttered and have adequate lighting and plug sockets (an occasional frustration in holiday cottages) and the bathrooms still feel new and are installed using high quality fittings. The shower in the ensuite on the 2nd floor is a particular highlight. The garden was small and could do with some work however this wasn't an issue as there is a field with a great kids park in 30 seconds away where we spent a lot of time. There is also tennis courts and table tennis in the field (table tennis bats and balls are provided in a box under the table and we were amazed they were there!) We did have some concerns about the cottage being adjacent to a pub carpark however these were unfounded. The benefits of this location easily outweighed any negatives, parking was fine and having good beer and food 20 steps away was welcome. From a wider geographical perspective the location is almost unbeatable on the North Norfolk coast. Burnham Overy Staithe is ideally situated. In addition to having the picturesque estuary at BOS a 5 min walk away, the excellent beaches at Brancaster and Holkham are within a 10min drive travelling either East or West. The beautiful town of Burnham Market is only a 5 min drive inland, and Wells and Hunstanton are easily reachable in either direction on the coastal road. Anyone who enjoys running will also find a number of excellent routes on the doorstep, my favourite being the run up the coastal path to Holkham beach and back which is about 7 miles. A few suggestions for the cottage itself: - A BBQ. We've never been to a cottage without a BBQ before and naively assumed there would be one meaning we had lots of BBQ food to cook in the oven! - Sort the gates out. Both the front gate and back gate were very sticky and need rehanging. - A better freezer. The small chest freezer under the stairs badly needs defrosting but could also do with being upgraded. - We found the price high for the size. We didn't need anymore space but we've stayed in equivalent size properties of a comparable standard for significantly less money at a similar time of year. In conclusion, this is a great cottage that is well appointed with a high standard of fixtures and fittings and some nice touches. It's in an excellent location and if the price was a little more reasonable we'd certainly visit again."

It is ideally situated within walking distance of the Lord Nelson pub, the village playing fields and only a few minutes drive into the Georgian village of Burnham Market, the coast and Holkham Hall. With so much to do in both summer and winter, we think this is the perfect getaway. We can now offer a private chef (blackdoordiningnorwich) for a lazy night in, a summer barbecue or that special celebration.

This exceptionally well refurbished 4-bed house sits right in the heart of Wells-next-the-Sea, with off road parking, convenient for the shops, harbour and coast. The spacious interior is all beautifully furnished & fitted to a very high standard and the ground floor comprises an open plan living dining kitchen area, with a very well equipped kitchen, and a lovely flow between the downstairs and the outdoor space. There are two separate sitting areas, both with TVs and log burners, and an 'off the beach' utility room with shower, washing machine and tumble dryer, plus ample space to dry wet clothes and store beach gear.

The upstairs boasts 2 en suite double bedrooms, both with rainwater showers, a further queen sized room and a bunk room for two smaller guests. There is also a spacious family bathroom. Outside, there is a lovely secure, walled garden that is a sun trap during the day, large outdoor table that seats 8, perfect for all fresco dining on a warm summer's day, and a charcoal BBQ. Bikes can be stored under cover in garden.

This single story, former Coastguard's Boathouse is a short 4 min drive to the beach carpark, or a 25 min walk.
The property has 2 bedrooms with king size bed in both, one with shower and toilet ensuite. Its modern bifold doors replacing the old garage doors and a half hack door for the front entrance, with just one step in, its level floors are suitable for less able guests.
Pets are most welcome and there is a large walking area 50 meters from the property which has in its self, views over to Holkham marsh and the sea.
It has an outside area, with seating, to make use of the south-facing aspect of the property. Having been recently modernised, with underfloor heated, it's built to the new 2024 building regulations with fire specifications, specifically for holiday letting properties, with bedroom two, having an access door to the outside space.

- "Lovely 3 night stay, perfect location, close to all amenities but not in the thick of it so not noisy. Parking for 1 car, bit tight but fine and a bonus in Wells. Nice court yard for our dog and secure. Clean cottage, only negative is my husband is 6’2” and the shower upstairs is in the bath so he was nearly touching the ceiling and the downstairs one is very small. Would definitely recommend this property though and will stay again"
