Completed in March 2020, Freeholders is a unique new property with far-reaching views. Living accommodation is on the first floor and has beautiful oak flooring throughout. The open plan living/dining/kitchen area has a wall of windows overlooking the creek. A large dining table, huge squishy sofa and well-equipped kitchen with a fully controllable Electrickit Aga, make this a comfortable and convivial space. The two bedrooms have kingsized beds and original features. The bedroom at the front of the house has a drop down window allowing guests to lounge in bed and admire the marshes. The first floor bathroom has a bath with shower and downstairs there is an additional shower room. A very special feature of this property is the secluded roof terrace with 360 degree views, furniture for lounging and dining, and a dumbwaiter to bring food and drink from the kitchen. There is a car parking space opposite the house.

Beds were a generous size as were the wardrobes, fittings, pictures etc were all tasteful and the welcome pack was much appreciated. Children can play on the rocking horse with you while you cook ! The 4 bedrooms and 4 WC/shower rooms comfortably accommodate 10 guests. The outside seating area and garden is pretty and spacious and has parking for 3 cars. The house is perfectly positioned within the heart of the bustling coastal town of Wells-Next-the-Sea next to the picturesque quay, and numerous pubs, cafes, restaurants and shops. From the spacious bedrooms you can glimpse the sea beyond Holkham and the boats floating in the harbour where the children also fish for crabs. The house was originally built as 2 separate houses for 2 families and it is rumoured as many as 36 people used to live there. A fisherman’s grave stone in the Wells cemetery says he lived in the house in 1695. In the loft some of the old ships beams still have the rope tied round them that was used for the ships rigging 400 years ago. We have named it Bakers House because as recently as 1970 it was a Bakery selling their wares through the kitchen window. We only finished renovating the house in February and are offering introductory pricing for the remainder of the year.

Wells-next-the-Sea is one of the most attractive towns on the North Norfolk Coast. You can park the cars and not move them again until you leave. There are plenty of things to do and places to eat, there are excellent walks to the beach / woods or follow the track past the boat yard towards Holkham. The house is in the best position that we have stayed in Wells, especially for my father due to challenges with walking long distances, he was able to get to the harbour easily, sit at a local café and watch the world go by. A visit to Walsingham is a must to visit the Abbey and and especially our lady of Walsingham. We will certainly be back."

There is a lockable garage with bike rack where you can store wet paddle boards etc. Comfy beds, quality bedding, nice bathrooms, decent showers. If you want to walk further afield, you can walk to Holkham Hall either along the beach or along the road via the side entrance. Holkham has lots of activities as well as a great parkrun.
If you want to walk further, you can walk along North Norfolk path and take the bus back to Wells.
From Wells, you can also take the steam railway to Walsingham, an interesting place to wander round with its Catholic and Church of England shrines.
Don't miss out on a trip to see the seals at Blakeney point, the boats leave from Morston, I short drive away.
You can also jump in the car and go to the Norfolk broads or Norwich.

Quiet, detached, modern, tucked away property, just 10 minutes walk from the town and harbour. It has plenty of private parking for three cars and its own EV charger.
This single story, former Coastguard's Boathouse is a short 4 min drive to the beach carpark, or a 25 min walk.
The property has 2 bedrooms with king size bed in both, one with shower and toilet ensuite. Its modern bifold doors replacing the old garage doors and a half hack door for the front entrance, with just one step in, its level floors are suitable for less able guests.
Pets are most welcome and there is a large walking area 50 meters from the property which has in its self, views over to Holkham marsh and the sea.
It has an outside area, with seating, to make use of the south-facing aspect of the property. Grade II listed, The Tack House is a very special Norfolk hideaway located just a ten-minute walk away from the South Gates, parkland and Long Avenue that sweeps down to glorious Holkham Hall. If you love walking, cycling and fresh air and relish calm and rural living, this is the perfect place for you. Add very easy access to the stunning beaches along the Norfolk coastline (Holkham's own beauty is just the other side of the park) and you have hit gold!

Thoughtfully refurbished, a great deal of consideration has gone into ensuring this spacious period country house has retained an essence of grandeur and elegance. The addition of a stylish mix of contemporary and antique furniture along with an eclectic selection of artworks from the art dealer owner's private collection enhance The Tack House's individual character and bring it to life. You will find it to be a rather smart, but casual, easy and unfussy house that is comfortable and well-equipped, with rooms that are airy and bright. And there is certainly ample room for everyone to ‘spread out'.

On the first floor are three bedrooms (super-king, king/twin and single), all with extra comfy beds and lovely linens, and two bathrooms. The magnificent private master suite runs the width of the house and has a separate seating area, dressing room and large adjoining bathroom. Downstairs there is a generous-sized farmhouse kitchen with two electric Aga options, a lovely sitting room with a wood burning stove and windows overlooking the garden, along with a cosy snug enjoying views across the fields - an ideal spot for curling up with a book, working (if you must) or enjoying a television programme or film all to yourself. Oil-fired radiators keep the house cosy in the cooler months. Outside the enclosed and private courtyard garden has a covered seating area, a fire pit and a full-sized table tennis table to keep you entertained. The Tack House is a very much a grown-up property but well-behaved children and dogs are very welcome to stay.

From The Tack House, it is possible to walk all the way to the Holkham Hall and Holkham beach. Bikes can be rented in the park or there is the option to have bikes rented and delivered to The Tack House. It is a great way to explore all the way down to Holkham and Wells Beach directly from the property.
