However, bathroom floor desperately needs some attention as floods bathroom floor and is in danger of flooding bedroom as floor is not level to drain properly. No shower gel as advertised.Pint of milk in fridge on arrival would have been helpful. The bottom of front door needs attention as warped, meaning you can’t fasten bottom bolt. Having said this, we would still come again but floor could Bea danger to people."

Secure garden for our Springer spaniel, he loved it. Didn’t get to see Debra when leaving to say thank you for such a lovely stay. I would just say that it is missing some little lights around the garden, to sit and enjoy a drink of an evening as the only light was at the very top of the stairs was very dull, so had to be careful using the stairs in the dark. The FarmHouse - Sleeps 9+ infants It comes with an optional AGA for sumptuous roast, a wood burner and open fire in its two sitting rooms with french doors onto a private garden with swings and toys. There is a utility room with all mod cons as well as an open plan dinning room off the kitchen. While upstairs you have 4 bedrooms (one is en-suite including a shower) and there is also a family bathroom including bath shower. Two of the bedrooms have 2 singles in each and two bedrooms have doubles (one is kingsize). There is also an optional single bedroom downstairs near the kitchen which works well for elderly relatives or a teenager wanting some space.

The DairyHall - Sleeps 9+ infants, and comes with a stunning Vaulted barn space with wood burner and table seating across oak tables, fantastic for entertaining where some families get together and book all our houses to entertain in. Or some friends and families just like the space this provides. There a private garden with swings and toys. While upstairs three bedrooms accessed via two stair cases. 2 bedrooms have 2 singles and the other a kingsize. The Granary - Sleeps 4+ infants Comes as open living space with separate downstairs WC and dining table. While upstairs there are 2 beautiful bedrooms overlooking our pond with its wildlife. One bedroom has two singles the other has a kingsize with balcony. In-between these rooms is a family bathroom with shower bath, toilet and wash basin. There is also an enclosed decking area to the front with outside dinning including BBQ.

On arrival there is a welcome book with notes and advice with plenty of history and suggestions for the local area.

Welcome to 'The Annex'! We are located within a three minute walk of central Framlingham on a private no-through road. Our aim of The Annex is to create a quiet, comfortable and private space. We have ensured The Annex is suitable for most people by keeping the bedroom and all the amenities you need on the ground floor. The road is so quiet that you will hear the birds sing, especially when you sit in the private outside area in the morning sun.

The Annex is modern comprising of a large main area downstairs which comprises of a double bedroom with Smart TV, kitchen, dining table and shower room. The space is most ideal for two people, however we have added the extra option of a third person on a single memory foam bed at an additional charge of £25 per night (payable on arrival as we aren't able to add this option to VRBO), as three people can work fine too or two people who may require separate beds. There is no additional charge for 2 people wanting separate beds.

With views of the rear garden through the huge window, this bright room features a large dining table with space for everyone to enjoy long lazy lunches. If it’s chilly, in addition to the radiator there’s an electric flame effect fan heater and if anyone fancies a tinkle on the piano, please do so.

Living Room
This double aspect, spacious room is perfect for friends and family to enjoy the smart TV, play games and relax together. Guests are welcome to use the open fire in the cooler months. Please note, the sofas and chairs in this room are very comfortable but only temporary and will be replaced when the new ones arrive (delayed due to the pandemic).

Ground Floor King Bedroom
Located at the front of the cottage, this bedroom promises a peaceful night’s sleep in a king bed placed centrally between two bedside tables with lamps. There’s lots of storage in the built-in cupboards and the views are of the front garden.

With a classical styled bathroom with bath, wash basin and WC. There is restricted head height over the bath due to the eaves of the building.

Outside
Parking for at least two cars is available on the gravel drive beside the property. The garden gate leads through to the pretty, enclosed cottage garden with central apple tree, lots of seasonal plants and outside seating. There’s a charcoal BBQ to use if you wish.

The Mill is situated near to many footpaths allowing ample opportunities to explore the immediate countryside, while nearby Woodbridge and Southwold provided alternative days out. Margo's Cottage is a stunning Victorian property located in the heart of Orford. It has been carefully renovated to an extremely high standard whilst retaining many original period features throughout. Fantastic in both the summer and winter months, Margo's cottage is perfect for the family holiday or perhaps two couples looking for a relaxing getaway.

Why Margo's Cottage? Well, Margo was an artist and potter and her tiles are still in the Coach House shower room (the neighbouring property) and her legacy of memories given to other people by her personality should be recognised! Whilst the house was being renovated the owners found their names time and again whether in writing behind cupboards or old wallpaper they documented their presence there themselves, or in the stories people told us of their lives here in this cottage.

- "This Farmhouse has an abundance of outdoor space and a small games room adjacent to the property. There is a long breakfast table, which easily accommodated 5 adults and 3 children and close by a tv, games & books for entertainment. Two separate lounges downstairs one has a tv (with Netflix) and the other lounge is for reading. There is a modern outdoor table and chairs perfect for having an evening meal. It is one of the most well equipped properties we have stayed in and has an EV charger (via the TAP app) attached to the house. Framlingham Castle (English Heritage) is a very short drive away and holds child activities throughout the day. There is a barbecue but this needs to be replaced. I took my own and was glad I did. We would all stay at the Farmhouse again as we thoroughly enjoyed our stay. The Old Mill House pub (which is within walking distance) provided excellent hospitality for an evening meal with a play area outside for small children. "

The approach to this self-catering Suffolk country holiday accommodation is along a lane, surrounded by hedges and trees, with occasional houses either side, once at the barn there is allocated parking in front of the courtyard of the barn for your car. Guests will enter this self-catering holiday accommodation into a hallway/boot room with the ground floor twin bedroom door ahead of you, and its en-suite bathroom, the left is the ground floor W.C. but the main treat lies to the right. Here you will enter a striking space, the full height of the barn and laid out before you are the contemporary kitchen, sitting and dining areas, an open mezzanine providing additional sitting area overlooking the living space which features an upright piano. Beyond this, there is a ground floor bedroom suite with a king size bed and en-suite shower room and up a cleverly designed set of stairs you pass an eye catching panoramic view on your way to the first floor master suite with king bed and en-suite bathroom beyond. Water and heating is provided by means of a ground source heat pump so is environmentally friendly!

Orford is a perfect location. Relatively small but with everything you could need. The Pump Street Bakery is definately worth a visit. There is a chocolate shop if if have a sweet tooth, a number of pubs, cafes and restaurants and a well stocked general store. All are within a few minutes walk of the cottage. Further afield the National Trust Orford Ness and Snape Maltings are worth a visit. If Orford wasnt 5 hours drive away, we would be regular visitors. "

A fabulous, contemporary, newly refurbed two storey house, built where the original Orford Fire station used to be. It's stylishly renovated and very comfortable, and is perfect for two couples or a family with up to 3 kids & a baby. It's in a tranquil location in a sought after area in the picturesque coastal village of Orford (named as being one of the twenty most beautiful villages in the UK and Ireland by Conde Nast). It's a v short walk to central Orford.

The space
Accommodation is spacious and arranged over two floors: the ground floor is open plan, and light and airy thanks to the fully glazed front wall.

At the back is a really well equipped, recently redone kitchen and dining area with an American style fridge/freezer, dishwasher, microwave, washer/dryer, oven and hob. We hope we have every kitchen item you could possibly want, but please let us know if you find something we don’t have!

There’s very high speed internet so you could work from there, if needed. We also have BT TV with Now TV and Netflix and a new telly and sound bar.

There are bi-fold doors to a courtyard garden with an outdoor sofa set and table.

Next to the reception room is a shower room with shower and WC.

Upstairs there's an impressive master bedroom, with huge glass windows and a velux. It’s a really comfy King size bed with a very high quality mattress.
We have a small desk so any home workers could base themselves in there.

At the back of the house is another double bedroom with a double bed and single bunk above it. Again, both mattresses are of the highest quality.
There's also room for a travel cot in this room. The main bathroom is between the two bedrooms and has a bath.

Orford has become a bit of a foodie's paradise, with the Pump Street Bakery, the Butley Orford Oysterage and Pinneys, as long as several pubs and an excellent village shop.

This is quite simply one of the most unique corners of Suffolk. Aside from the secluded rural setting you will be close to a wealth of favourite Suffolk sites including the famous Sutton Hoo, the lovely Suffolk coast and its rivers, the Deben and Ore/Alde

This is definitely a place to bring a car. Such a special location comes with a small cost of a very limited public transport. For the best experience bring a car as this will allow you to explore!

I am a dog lover and indeed have two Labradors of my own, but sadly I am unable to accommodate doggie guests (even the most well behaved !)
The room is quite compact , and I know from experience that dog hairs can get into the tiniest of places .

Please note regarding internet: my garden is a secluded get away and a little far from the main house to get a reliable WIFI signal. Some guests have been able to connect to the booster in the room, but others not. If you need WiFi during your stay, you can connect to the main network whilst having breakfast.

A stunning studio of contemporary design, just completed to exacting standards, this holiday home is situated within walking and cycling distance of Orford and Snape, with their well-known cultural, sporting and gastronomic attractions. The Loose Box is part of an award-winning Jacobean farmhouse restoration set in 5 acres of beautifully landscaped grounds next door to All Saints Church and surrounded by fields, forests, woodland and an extensive network of footpaths.

The Loose Box has its own entrance and is spacious, warm and very comfortable throughout the year.
