Stunning second floor apartment in converted edwardian house on the seafront. Plenty of parking available on the private road.
Fabulous location with wonderful coastal walks in either direction. Ten minutes walk to Joss Bay to the left, or 30 minutes walk to Broadstairs town to the right. There is also access to the beach below via steps only accessible with a key provided to estate residents.
The apartment itself has a beautiful fitted kitchen with breakfast bar looking out to sea, spacious and comfy lounge/diner, again with sea views. The master bedroom has a Jack and Jill ensuite bathroom with bath and walk in shower. The second bedroom has twin beds and arguably the best view of all. Broadstairs is a beautiful unspoilt gem with its golden sandy beach and harbour arm. Broadstairs has it's own micro climate and often avoids the worst of the weather. Even in winter you can often find a sheltered spot to sit outside and enjoy a coffee.
Margate and Ramsgate are both worth a visit as they both have their own vibe and something different to offer. Historic Canterbury is less than 25 minutes by train, or 40 minutes by car.

With underfloor heating leading through to the dining room with a six seater dining table and smart TV.

LIVING & (MAYBE) WORKING
There are two living rooms, the front room is a great place to people watch or watch the world go by. The rear living room has ample sofas, a 50" smart TV and DVD player. This leads onto a beautiful solid wood conservatory with a desk and printer, should you need to work. And of course, there is wifi!

The well-appointed kitchen has a large central island / breakfast bar with barstool seating, as well as a built-in fridge (there is an extra fridge and with a small freezer compartment in the cupboard under the stairs), integrated dishwasher, double oven (the top oven is a combi microwave and oven), Nespresso Citiz, Air Fryer, and a radio with Bluetooth Speaker.

Sliding patio doors open out onto the sunny landscaped back garden with two patio areas and decking, plus patio furniture, deck chairs, pond and charcoal BBQ. Whilst the front of the property offers ample off-street parking for several vehicles.

Up to two well behaved dogs are accepted at this property.

The cosy snug has a comfortable sofa, log burner, TV.

On the ground floor you will also find the first of 4 spacious double bedrooms; with a Super King bed, open hanging units and a TV.

The fround floor also has a fully tiled master bathroom with a bath, separate shower cubicle, toilet and basin.

The Old School Hall has a bedroom and full bathroom on the ground floor, which makes it ideal for guest who are unable to climbs stairs or have mobilty issues, however there are some small thresholds meaning the accommodation is not 100% wheelchair friendly.

Babies welcome, and travel cot and highchair are available at the property.

Please be aware - In the there are two motion sensor camera/light, one in the back garden and the other covers the area of the driveway. These are in use for the lighting. The security camera is not operational when the property is occupied.

A great 2 bedroom apartment with 2 bathrooms that we are proud to be offering to the discerning traveller. Located in the heart of the seafront with amazing views and parking this very rare gem of a property is the perfect base whether exploring the wider area or just wishing to have a relaxing stay locally.

Originally named Viking View due to the amazing location and one of the best views of Viking Bay, the main bay of Broadstairs historically named after where the Vikings Landed.

You have the entire apartment to yourself, there is also free off street allocated parking and bicycle storage too.

Once you have parked up and collected your keys from the key safe you will enter the building via the main front entrance and will be instantly welcomed by the grand entrance of this amazing period building. Straight ahead of you is the entrance to the apartment. Once you have entered there is a quicker route to the car park so please don't unload straight away. The access from the car park has a ramp for easy access to the building.

Upon entering the apartment you will instantly notice how light and spacious Eva's View feels, walking into the kitchen you will see right away that we have tried to equip the kitchen for every type of traveller. We have provided a Dolce Gusto machine with a starter pack of pods for those that enjoy a coffee or hot chocolate. When you look up you will be greeted by the charm of Viking Bay and the gardens, one of the prime spots in Broadstairs with a great view from the kitchen.

The lounge has plenty of comfortable seating, a smart TV and 2 book shelves filled with things to read and play, fun for all the family. At the end of the lounge you are greeted by a 180 degree view out to see and the newly installed bay window seating where you can sit and people watch to your hearts content or why not pick up one of the books and enjoy the space.

The master bedroom has newly installed soft carpet and a super king bed is waiting for you with soft satin stripe linen and your towels will be on the bed. You will notice the dressing table also opens and here you will find the hair dryer and and mirror if required to get ready. There is a blackout blind to try to aid with a lay in.

The master bedroom also has its own en-suite that has just had a minor facelift and has a powerful shower, toilet and sink. You will be provided with an additional hand towel and a shower mat.

The second bedroom is just off the hallway and again will be made up as a kingsize bed as standard. Again you have another dressing table and a wardrobe.

The main bathroom has just had a face lift and you have the luxury of a full size bath. You will also have another hand towel and a bath mat again provided free of charge.

We are now providing a little welcome gift of a starter pack for the property for the first day or so of miniature supplies.

We can sleep 4 adults/children combined plus 1 infant in a travel cot. Travel cot and highchairs are available by request in advance.

Short 2 minute walk along the church path to the local village supermarket where you can grab all the basics. A longer stroll of about 20mins will take you to the vibrant town of Broadstairs with it's plethora of shops, restaurants and bars. Broadstairs boasts the award winning Viking Bay, a sandy beach with lifeguards on duty during summer months. Plenty to do all year round for couples and families with children.

Perfectly located where you'll find peace and relaxation but within only a short walk down into the bustling town and beach areas of Broadstairs. If you'd rather drive it will take 5 mins to reach the town car park.

Main train station 10 minutes walk down the road.

There is a bus stop at the end of the road which takes you into Broadstairs plus and you can easily pick up the Thanet Loop Bus from Broadstairs Train Station to Broadstairs/Margate/Ramsgate very easily.

The space
The delightful open-plan living/ dining/kitchen space has two sofas (one a double sofabed), a wall-mounted Smart TV, Wi-Fi, and captivating sea views over the beach at Viking Bay.

The kitchen is fully equipped, including oven with 4-ring hob, fridge with freezer box, microwave, dishwasher and washer/dryer. The dining table is set up with 4 chairs, but can be extended to sit 6 or 8.

The main bedroom provides a place of sanctuary with luxurious bedding, a Superking bed and charming views over the rooftops. A hairdryer, iron and ironing board are available.

The spacious family bathroom has a powerful rain shower, with hand-held attachment, over a kid-friendly bath-tub.

Upstairs, two more double bedrooms await, with sumptuous bedding, and sink-into mattresses. One has a dedicated desk to serve as a workspace, so you can work from home, by the sea.

The feature roll-top bath in the upstairs bathroom is the perfect place to relax after a day at the beach. Watch the clouds go by through the skylight as you wash away the day.

We offer a Family Pack of amenities for young children, so you don't have to lug it all from home. The pack includes a potty, a kids toilet seat, a blackout blind, a kids step, bathmat, jug, kids plastic plates, bowls, cutlery and cups.

We welcome your furry friends at The Lookout and provide a dog bed, stairgate, dog blankets, dog towels, dog toy, food and water bowls and treats for them. We only ask that you keep them out of bedrooms and don’t leave them unattended inside The Lookout.

Guest access
The Lookout is located right on the seafront in the centre of town. You can walk everywhere in Broadstairs very easily.
There is a pay and display car park in Chandos Sq just outside. There is free parking available on Queens Gardens, West Cliff Avenue, West Cliff Road and Western Esplanade, all a 5-minute walk away.

Other things to note

The Lookout is a unique space with stunning sea views, but to get to the apartment, you’ll need to climb up stairs to the 4th floor and there is no lift. I do this often with my two young children, but it may not be suitable for those with mobility issues.

To make sure you have the most space in the kitchen, we have provided 3 additional white folding chairs, which are in the two upstairs bedrooms and the roll top bathroom. There is also an additional chair in the master bedroom.

Children are more than welcome and we can provide a travel cot (without bedding), a high-chair and a Family Pack of amenities for young children, so you don't have to lug it all from home. The pack includes a potty, a kids toilet seat, a blackout blind, a kids step, bathmat, jug, kids plastic plates, bowls, cutlery and cups.
Kids' books and toys are available, as well as the obligatory buckets, spades and games for the beach.

We provide fluffy towels for you inside The Lookout and beach mats and picnic blankets for the beach, however we do not offer beach towels, so please bring your own if required, many thanks.

The Location
At The Lookout, you’ll overlook Viking Bay, a crescent of family-friendly sand complete with paddling pool, beach huts, deckchairs and a handful of bobbing fishing boats. In summer, some kids' swings, trampolines and a bouncy castle entertain the little ones. For a quieter time on the sands, follow the locals to the neighbouring beaches of Stone Bay and Louisa Bay.

In front of Chandos Square lie the Victoria Gardens, a delightful spot to take in the views. The bandstand musicians perform live here throughout the summer and on weekends off season.

Along the promenade, grand Victorian and Georgian buildings crown the white cliffs, and artisan coffee shops and retro gelaterias lure you inside. In the old town, quaint fishermen's cottages nestle up to independent boutiques and galleries, and gastro pubs and award-winning restaurants line the unspoilt streets.

Just inland, St Peter's village stages award-winning heritage tours with guides in period costume. You can catch a film at the tiny, olde worlde Palace cinema or take on the windmill at Lillyputt mini golf.

Around the headlands, you’ll discover six other sandy Blue Flag beaches; head to Joss Bay to learn to surf, or rural Botany Bay to saunter amid towering chalk stacks. Keep on walking or pedalling to Margate or Ramsgate and further to join the 25-mile Viking coastal trail.

FAGIN’S DEN
The town of Broadstairs is steeped in history and charm and has been captivating visitors for generations - we guarantee you will be given a warm and friendly welcome! Fagin’s Den is a fantastic base from which to explore everything the town and surrounding area has to offer and is a truly unique holiday experience to enjoy all year round!

Built in around the 1860's, the cottage is within easy reach of several Blue Flag beaches, local shops, excellent restaurants and wine bars. It has two bedrooms and can comfortably sleep four people. We are also very happy to accept dogs.

Fagin’s Den is our newest venture and is the very first Dickensian themed holiday cottage in the UK – but please don’t let that put you off if you’re not the biggest Dickens fan! Whilst the cottage was named after the character Fagin from Oliver Twist and has been completely refurbished in a Victorian style, all the modern-day luxuries you’d expect in a holiday let are still included. Both Dickens enthusiasts and those less familiar with his work can all enjoy this unique experience. Furniture, memorabilia, books, games and artwork in the cottage create an ambience of the Victorian era but the property is well equipped to be just a holiday let if you simply want somewhere to stay whilst you explore the local area, visit family or friends or enjoy a well-deserved staycation.

For those guests who want a more authentic Dickensian experience, we can provide costumes for dressing up as characters from Oliver Twist and we also offer two treasure hunts; one for adults and one for children, where you tackle fun and educational clues to lead you to where Fagin has hidden his stash!

COTTAGE INTERIOR
GROUND FLOOR: The cottage is approached from a quiet road to the front door which takes you straight in to the ground floor where you enter the lounge. There is a comfortable 3-seater sofa and a rocking chair, with the center piece of the room being the wonderful open fireplace. Both traditional and modern games are provided in a large wooden chest, which also doubles as a coffee table, and, should you be interested, there are various Charles Dickens novels to read which are suitable for both adults and children. WIFi is included.
BASEMENT: Spiral stairs lead down from the lounge to the well-lit basement kitchen which is fully equipped for all your culinary needs. It has a dining table, which comfortably seats four people, an oven, fridge and dishwasher.
FIRST FLOOR: Up one flight of stairs from the lounge you will find the main bedroom with a double bed and quality bedding. There is a separate bathroom with a modern, enclosed Victorian style shower cubicle, a toilet and wash basin.
SECOND FLOOR: The second bedroom is on the second floor and has two single beds and ample storage space.

Bed linen, towels and a welcome pack are all included.

PLEASE NOTE: Due to the steep spiral staircases this cottage may not be suitable for people with mobility problems or for very young children. If in doubt, or for more information before booking, please contact us. This cottage is not accessible for wheelchairs.
PARKING
There is ample FREE parking for your car on the Eastern Esplanade. This is only a couple of minutes away from the cottage and close to the famous Bleak House where Charles Dickens wrote some of his novels. Just park your car and enjoy the history and beauty of this wonderful old town and its surrounding areas.

If you prefer to walk or cycle, Broadstairs has some amazing cliff top walks and cycle routes that should not be missed. It’s also famous for its spectacular sunsets and with 7 golden beaches - including Viking Bay, Joss Bay and Botany Bay - you can take your pick as to where you take in the stunning panoramic views as the sun goes down.

If you fancy a round of golf on a famous golf course, a day out boat fishing or even a day trip to France, it is all here.

The National Express runs a national network of coach services. Coaches run from London Victoria to various stops in Thanet and take approximately 2 hours.

TRAINS

Broadstairs railway station is easily accessible directly from many London stations including Victoria, Charing Cross, London Bridge, Waterloo East and St Pancras International without changing trains. Journey time is from 1 hour and 25 mins. Broadstairs Station is under 10 minutes walk from the apartment or 2 minutes in a taxi. Other nearby towns easily accessible from Broadstairs by train include Margate, Ramsgate, Herne Bay and Whitstable.

LOCAL LOOP BUSES

The Stagecoach ‘Loop’ bus is a circular shuttle service between Ramsgate, Westwood Cross shopping centre, Margate and Broadstairs. It runs approx. every 10min throughout the day and the loop takes about 1 hour 20 minutes to complete. Westwood Cross takes about 45 minutes on the loop, about the same as the walking time! Nearest stops to the apartment are located on the High St.

TAXIS AND CAR HIRE

Taxis and rental cars are easily available locally. Thanet Cars are conveniently located on the High St.

PARKING

Crofts place Car Park is handy for loading/unloading as its right beside the apartment but is limited to 4 hours max stay. Although if you pay for 6pm - 10pm you can leave it overnight so long as you move the car or repay from 7am.

Longer term paid parking is available at Vere Road - its £7.50 per day max 7 days.

RingGo parking payment app is commonly used throughout the area so could be worth having on your phone before you get here.

For free and unrestricted on-street parking both Eastern and Western Esplanades are worth a look. Both are 5-15 mins walk from the apartment depending on where exactly you find a spot.

One more suggestion for free on -street is Pierremont Avenue - also about 3 mins walk from the apartment.

Wonderful views across the bay and sea with so much to watch. So near the local amenities but just far enough (100 mtrs or so) to be a little quieter in evenings. Historic English beach house on the clifftops at Botany Bay, "The UK's most photographed beach" known for its golden sands and Blue Flag. Built for the founder of Slaughter & May law firm who established the adjacent North Foreland Golf Course in 1903. The course is links-like with stunning sea views. Fitzroy Lodge is on the Viking coastal path half way between trendy Margate (Dreamland, Turner Contemporary) & nostalgic Viking Bay, Broadstairs (Morelli's, Dickens museum). Visitors of all ages adore it!

There are multiple large social spaces and separate quiet nooks for reading a book. Whilst the house is within close proximity to the hugely popular beaches & busy local towns and attractions, we designed it to ensure you can still chose to retreat to the sanctuary of our peaceful home and garden. The house is well hidden behind large gates and is fully private. We bought Fitzroy Lodge as an abandoned wreck that a developer was trying to cut up into flats and houses. Thankfully he ran out of money and we managed to save it, working to restore it and then create a place of retreat and fun where little ones feel as welcome and comfortable as the elderly or party people.

There is also a secure and professionally built pet pen for welcome cats and dogs to safely run around outside in.

Sand in the hallway after a day on the beach is really okay with us!

The property has been extensively restored and sympathetically updated to retain the historic integrity whilst incorporating accommodation that has been finished to a high specification with air conditioning and pressurised water systems. It offers a wealth of period features with well proportioned rooms, some having double or triple aspect outlooks, oak panelling to most rooms, oak doors, leaded light windows, stained glass windows, stone fireplaces, bespoke (double glazed) Heritage windows frames and cast-iron radiators. A distinct historical feature is the backplate to the stone fireplace of the snug, commemorating Elizabeth I's victory over the Spanish Armada in 1588.

The space
The room is decorated in stylish grey silver and white which has a lovely cool and airy effect. The TV has an amazon fire-stick if you fancy a night in. Power shower is fantastic to wake you up in the morning. Drawer storage and wall hangers available.

Guest access
You will have access to the bedroom, the ensuite bathroom, the kitchen and dining area to have your help yourself breakfast (up to 11am) and outside area.

If you have bikes I'm happy to store them in the enclosed back yard. You will have access to the kitchen in the morning up to 11am to help yourself to the inclusive continental breakfast and access to the dining area / garden to enjoy your breakfast. If you require kitchen use at other times please ask and a time (if convenient) might be able to be arranged. Please note the lounge is private.

A simple continental breakfast is included (tea/coffee, toast and spreads, yoghurt, fruit, cereals). You can help yourself it is laid out for you in kitchen.

Residents parking permits are required Mon-Sat 9-6pm in order to park outside my home, I am happy to provide these with advance notice at a £2.70 per day cost (which is what I buy them for from the council).

The space
My house is light and airy and ideally located. The room is has a lovely airy feel, a fantastic view and a very comfy bed. It also has complimentary tea and coffee making facilities and a desk and chair if you need to do some work, perfect for those longer stays.

The bathroom although shared is kept clear and kept clean and guest friendly at all times. It has a waterfall and normal shower and a bath is you wish to have a soak.

You will have access to kitchen, conservatory (dining area), the bedroom that is booked, upstairs bathroom, garden.

If you have bikes I'm happy to store them in the enclosed back yard.

Get away- close to beach 2 mins walk, close to shops, restaurants and bars /pubs. Great location for FOLKWEEK - economical - good value. 2 mins walk from Broadstairs train station. London St. Pancras - Broadstairs only 1 hour, 20 mins. Train ride. (Hi speed). No curfew. Please note this is for a 30 day minimum booking.

We have a lovely twin bedroom with its on en suite in a separate annex. Our house is a 15 -20 minute walk to the beach, Viking Bay (3 minutes by car). The High Street which comprises of many restaurants and bars is a 10 minute walk. The nearest bus stop is 8-10 minutes walk, so if you fancy exploring the neighbouring towns Ramsgate and Margate the busses are every 10 minutes. If you enjoy coastal getaways then you will enjoy our beautiful town.

Situated in a charming seaside town with 7 sandy beaches and a varied selection of restaurants and drinking establishments. There is a historical connection with Charles Dickens. An annual Dickens Festival is held in June. Folk Week takes place in August bringing an eclectic mix of music and vibrancy to the town . We are fortunate though to have varied music available all during the year not only in Broadstairs but also in neighbouring Margate and Ramsgate.

The space
My home is a two bedroom property with gardens in the village of St Peter's.

Guest access
The kitchen is available for making hot drinks large selection available including use of coffee machine. Cooking facilities are not offered . Please use dining area when eating food.

During your stay
My priority would be that you are relaxed and comfortable in my home. As I feel privileged to live in such a lovely part of the world I will also be available and happy to point out any particular things that may be of interest and help during your stay. There is also a selection of information leaflets in the room providing local and regional information.

Breakfast is provided. Selection if cereals, toast,sweet and savoury spreads. Tea and coffee. Coffee machine available.

A cosy, comfortable double bedroom plus en-suite in a quiet neighbourhood in St Peters, with its own entrance and free parking. It's a 20 minute walk to the centre of Broadstairs to enjoy the many pubs, cafes and restaurants, as well as some interesting shops and a lovely cinema. For some relaxing beach time head to Viking or Stone Bay. Margate and Ramsgate are a short distance away. A perfect base to explore the Thanet coast!

The space
Please note that the room is a converted garage and, while attached to our house, has its own entrance. There is no room above so it is very separate, although some day to day sounds will carry. We make an effort to keep noise to a minimum between 9pm and 9am to avoid disturbing guests. There is a connecting door but this will be locked throughout your stay.

The room Is small, but we have tried to think of everything you might need for a short break. In the room you have a comfortable Emma mattress, foldout table and chairs (chairs kept under the bed), mini fridge, toaster, tea and coffee facilities, cutlery and crockery. There is a projector above the bed that projects onto the wall opposite and you can log into your streaming service account (eg Netflix, Amazon Prime, BBC iPlayer etc) as long as you have your login and password.

The ensuite bathroom contains a rainfall shower and combination sink and toilet (please note that the sink is quite small). Toiletries are provided.

There is also access to our side entrance to store bikes.

An iron and ironing board are available if required, and beach towels provided on request.

A light breakfast is included - please advise of any dietary requirements when booking.

On sunny summer days we can section off an area of the front garden for you with a table and chairs. A nice spot to enjoy a morning coffee and read the paper, or have a glass of wine in the evening! The hedge screens you from the sporadic passers-by, whilst a windbreak gives you privacy from our house. Please note that we'll set this up for you on request and we'd need a few hours notice. We ask that you be respectful of the neighbours by not playing amplified music and by not sitting out before 9am or after 8pm

Other things to note
Broadstairs has many beaches to explore - Viking Bay is the closest to all the town's amenities and is the location for the fantastic Kent Surf School; Stone Bay is northwards along the coast and is a little more secluded. Both are 25 minutes' walk. Joss Bay is a 40 minute walk or 5 minute drive (plenty of parking in summer), Kingsgate Bay is accessible from there and then Botany Bay is a few minutes further away.

To venture further afield, Broadstairs train station is 15 minutes away or it's a 5 minute walk to the bus stop for the Loop service to Margate and Ramsgate.

A sunny, inviting room in our Victorian townhouse that we are gently renovating. It lies 150m from the buzzing cafes and restaurants in Albion Street and 250m from glorious Viking Bay yet tucked away in a quiet location ensuring a good night’s sleep.

The space
On the first floor of our home sits this bright double bedroom with a well appointed shower room right next door. It faces south so has a sunny outlook over the allotments behind our property. The room is cosy but not cramped, has some clothes hanging space, hairdryer, WiFi and a kettle with a selection of teas and coffee.

This is generally our family ‘spare’ bedroom and is only listed for guest bookings from time to time.

Up a few steps along the corridor is our master bedroom and Steve’s studio. We also have another guest bedroom which is our primary listing on the second floor of the house.

Our family kitchen and living rooms are not for the use of our guests.
Note that this bedroom is above our kitchen. We will always be considerate of noise but there may be some sounds of us cooking or washing up etc.
We have a cat so please be aware if you have a cat allergy.

Guest access
Entry to the house is via steps up to our front door and then up the main staircase. We do ask guests to bring house shoes or to remove their outdoor shoes when going upstairs.

During your stay
This is our home so Steve and I will be around. If we are out and about we can be reached on the mobile if needs be.
As our jobs are in the music business you may hear music from time to time. We will always be considerate of our guests and can generally work around you but ask you to be understanding of our professional needs in return.

Other things to note
We are really close to all the brilliant local cafes and restaurants where you can find your choice of food and drink from the full english brekkie (with locally made sausages) to vegan pastries with great coffee, slap up brunches, fish and chips, bistros, fine dining - plus characterful micro pubs as well plenty of traditional pubs and bars . If you have any special dietary requirements we can advise. Also do note that at weekends and high season local restaurants get very busy so advance booking is a very good idea! This is our home so we don’t have self check in as we like to meet our guests. Very occasionally this may mean, due to our work or family commitments, we are unable to accommodate guests if we cannot find a mutually compatible arrival time. However, we will always try to be as flexible as we can be.
