THE HAY BARN
Bookings do not include the hot tub. We can add the hot tub and hot tub towels to your booking for an additional fee. Please enquire. The hot tub is in the private rear garden overlooking fields.
We provide quality bedding and linen, bath sheets, hand towels and hot tub towels.

There are three bedrooms, sleeping 6 guests or 7 guests with a large single fold away bed in the upstairs bedroom.
Upstairs the master bedroom is spacious and has generous wardrobe space, a full length mirror and a hairdryer. The en - suite has a bath with shower above . A large singlefoldaway bed can be set up in this room for aadditional guest. (Additional fee applicable for bedding, linen, towels.)
On the ground floor are two bedrooms, one is a double and the other can be set up as a twin or super king size. Both rooms have full length mirrors, drawers, hanging space and en-suites with shower cubicles.

The living area has a huge brick fireplace with a wood burning stove and vaulted ceiling. There are comfortable leather sofas. A long wooden dining table and seating for 8 (plus a high chair if needed) make this an ideal place for a special dining experience. The kitchen is equipped to a high standard with a fridge freezer, washing machine and dishwasher. The breakfast bar makes the kitchen area the hub of the barn.
There is an additional WC on the ground floor.
OUTSIDE
The back barn doors open out onto a garden, patio and BBQ area which overlooks arable farmland with lovely sunsets. There is a garden table, outdoor seating for 9 and additional sun chairs. There is a coal BBQ (coal not supplied) and utensils.
The hot tub is to be next to the patio overlooking the fields. The secluded garden area at the rear is perfect for alfresco dining or evening drinks while watching the sun go down.
You may be lucky and catch sight of Muntjack deer or owls and it is a great spot for bird watching. There are no street lights, so for those who enjoy star gazing, bring your binoculars or telescope.
At the front there is a large lawned area and private off road parking. We have bikes available to explore the area. The roads around the barn are quiet and flat, so easy to cycle. For younger guests there is a climbing frame with swings and slides.
WHAT WE SUPPLY
Bedding, linen, bath sheets and hand towels, hot tub towels for guests in barns with hot tub rentals, bath mats and tea towels are included. We also supply toilet rolls, cleaning products, dishwasher tablets and washing up liquid.
During cooler months, a basket of logs and initial supply of fire lighters are supplied. Additional large bags of logs are available £15 each.
There is free wi-fi (fair use policy). Each barn has its own internet supply.
Situated in glorious, rural, isolation but with easy access off the A12 in Essex. Located on the edge of the village of Great Totham, the Hay Barn offers relaxed country living with views over arable farmland and an abundance of animal and bird life.

One of four of our barns available for rent, The Hay Barn is in a small complex with the Barley Barn and Cart Lodge. They share a large front lawn and car park plus each barn has an individual private patio and garden overlooking the fields. At the side of the barn is a play area with climbing frame, swings and slide.
Opposite these barns is The Shire Stables, which is an attached 4 bedroom barn. All of the other barns can be viewed on separate listings.
LOCAL AREA
The village has a shop and post office that sells local produce, freshly baked bread, general supplies and newspapers. There are 2 pubs, The Bull and the Prince of Wales, both serve lunch and evening meals. There is also a fine dining restaurant called the Willow Room. This is a few minutes drive or a pleasant 10 to 15 minute walk through field or a quiet country road. There are numerous country pubs and restaurants within a short drive. The historic town of Maldon and Heybridge Basin are about a 10 minute drive.
There are 4 separate footpaths with public right of way for ramblers and dog walkers. There are numerous minor roads, including the one which runs to the front of the property that are great for jogging or cycling enthusiasts.
Maldon and Heybridge Basin are great places to explore and have a meal out. Layer Marney Tower, Colchester Zoo, Colchester Castle, Chigborough Fisheries and Cressing Temple Barns are close by. Chelmsford, Colchester, Brentwood and Braintree's Shopping Outlet are easy to reach. Beaches at Frinton-on-Sea, Clacton and Suffolk can be reached on the A12. Witham train station is about a 10 minute drive away, with frequent trains to London Liverpool Street in 40 to 45 minutes.

We welcome well behaved pets in the Hay Barn, Barley Barn and Cart Lodge. 2 large dogs or 3 small max please. Additional £8 (incl vat) per dog per day to cover cleaning costs. Please ask regarding pets for the Shire Stables.
No pets on the carpeted areas upstairs or beds please.

ECO POLICY
We steam clean where possible and try to use cleaning using products and procedures that are safe for the environment. The sewage is a biological treatment plant system that is Certified to European Standards with 95% pollution removal. We kindly ask guests not to use bleach or other powerful cleaning products.

Check in is flexible from Monday to Friday. Please enquire for late availability Saturday check in. Sorry no bookings generally starting from Sunday, please inquire if you need this. Weekends are priced as 3 nights. VAT is included in the rates.

Welcome to the D'arcy Suite, our most opulent apartment with over 700 square foot of luxury, and with air-conditioning for those hot summer nights.
This fabulous apartment, set within a 16th century building is blessed with oak beams, high ceilings, uneven exterior and lots of original features. With a handmade, superking - four poster bed, this apartment is a real treat for those wanting to relax in luxury, space and comfort. It is most popular with honeymooners and special occasions, alike.
The centre of the bedroom homes a free standing copper bath and 65" flat screen tv. Just the place to unwind and have a soak underneath the huge crystal chandeliers before relaxing on Egyptian cotton bedding.
The lounge area comprises of French style sofa, 55" flat screen TV, an original 16th century fireplace and views of Maldon High Street, All Saints Church, and the Town Hall. The beautiful sound of the town bell chimes on the hour and you can hear the hustle and bustle of the towns people outside. This apartment could be described as a little quirky or even whacky with its various sultry colours, unique accessories and wall art. Certainly different from anything else in the area.
Enter the kitchen and you can sit and eat at a handmade bench with copper top table. You'll have all the utensils and crockery to cook any meal of your choice. We can accommodate many special requests, including champagne, chocolates, balloons for those special occasions to make your stay as relaxing as possible.
The D'arcy Suite also comes with a shower room and a small balcony which faces the courtyard, and is on the second floor of the Kings Centre.

We take a refundable deposit for Hay, Barley and Cart Lodge of £100 on arrival for stays of up to 2 weeks and £200 for stays over 2 weeks to cover breakages or excessive cleaning costs. Bedding, linen, towels, bath mats and tea towels are included in the cost. Damage deposit for The Shire Stables is £500. This will be itemised on your booking.
We are flexible on check in days during the week, depending on existing bookings. For Saturday and Sunday check arrivals please enquire.

THE BARLEY BARN:
The Barley Barn is full of character, with a wealth of beams and exposed brickwork. It is completely self contained and comprises of an open plan living, dining and kitchen area with 3 bedrooms and 3 bathrooms, 2 of which are en-suite.
The lounge has a huge brick fireplace and wood burning stove for romantic winter escapes or to take the chill of a summer evening. There are comfortable leather sofas and a large TV with DVD player.
The dining area has a table and seating for 8 people with a high chair available, if needed. The kitchen is fully equipped with an oven and hob, dishwasher, washing machine, fridge freezer and microwave.
BEDROOMS
The master bedroom downstairs has a superking size French antique bed and spacious en-suite with jacuzzi bath and shower above. This bedroom is ideal as a family room as it has a sofa bed that converts into a small double.
Upstairs is a bedroom with king size bed and en-suite with bath and shower above.
A third small bedroom downstairs can be set up as a superking, twin or single. There is a bathroom opposite with jacuzzi bath and shower above.
Your well behaved pets are as welcome as you are. £7 per pet per night. Please enquire if you have any questions regarding suitability.

Our barns are in a quiet location where you can hear birdsong rather than traffic notice, but just a 15 to 20 minute walk to pubs, restaurant and village shop. Maldon town less than 10 minutes drive.

Arriving by Helicopter: The closest airfield is Battersea, just a 20-minute flight from the island.

However, Ocado will cross the causeway and deliver to the island if you select a one-hour delivery window within the low tide.

Travelling by Car: Since Osea Island is accessible via a tidal causeway, we recommend contacting us for precise directions and guidance regarding the best times for your journey. When crossing, use the Osea Island leisure park's address (CM9 4SA) for your satellite navigation system.
Using the Train: Commence your journey at Liverpool Street Station and go to Witham Station, which is less than 50 minutes from the city. A pre-booked taxi service can transport you to Osea Island from there. Please contact us at enquiries@oseaisland.co.uk (during Monday to Friday office hours) for assistance.
Arriving by Helicopter: The closest airfield is Battersea, just a 20-minute flight from the island.
Opting for a Water Taxi: To ensure a smooth arrival, you can arrange for a water taxi in advance to transport you to Osea Island. There is a parking lot where you can leave your car.

∗Osea Island is accessible via a mile-long tidal road for 4 hours every 12 hours when the tide is low. At high tide, access is possible by water taxi. ∗Osea Island is self-catering, and each cottage has fully-equipped kitchens to support this. We recommend purchasing as much of your required groceries as possible before you arrive. However, Ocado will cross the causeway and deliver to the island if you select a one-hour delivery window within the low tide.
∗Pets are welcome on this property, but please bring food and any essentials for your furry friend, as the island has no stores.
∗WiFi is available in most properties on the island and is powered by mobile 4G routers. Due to our remote location, the WiFi can occasionally prove temperamental. We ask guests to please refrain from using the WiFi for streaming purposes.

The approach lane is a private road and not tarmacadum. From our drive guests take a short path between our bungalow and fence, across a patio which is all on the flat to Little Chilterns front door, one step up. Usually space for one car on our drive. There is a Key Safe for guests to access front door. Host's garden is not available to guests ....there is a lovely private patio for you outside the annexe.
Other things to note
We have a very friendly dog, also bantam hens that roam the garden, therefore front gate must be kept CLOSED at all times. There is hook to secure gate next to the bushes at the side.

There is a garden which spans the back of the main house and guest suite. This is our garden and at times we may be using it. We are happy for guests to sit and relax in the gazebo or the swing seat in the Orchard Garden. Please keep this gate shut at all times, as it a dog free zone.

The Hexagon stands in a large, enclosed meadow surrounded by the owners’ fields…but just a 12 minute drive to The Marina
The space
The Hexagon is a completely self-contained living area all on the ground floor with one en-suite king sized bedroom and a well-equipped kitchen.
It is accessed from the entrance to The Radar Tower and guests may use the Tower to take in the magnificent views from a high vantage point over the marshes to the sea.
The owners have put in a wood burning stove and sofas in the top viewing floor for guests to enjoy bird watching and the magnificent sunsets.
There is a sheltered car park for 2 cars next to the Tower and plenty of room for more vehicles.
You access The Hexagon via The Radar Tower, in the large hallway there’s lots of local information regarding the Tower and the local area, with maps of the Nature Reserves and Bird Sanctuaries, there’s also a second toilet off the hallway and stairs to the viewing floor.
You enter the Hexagon from the hallway door.
The floor of the Hexagon is marble tiled throughout with no steps.
There is an en-suite king sized bedroom on your left with a neat shower room.
On the right is a well-equipped kitchen with a hatch to access the table in the open plan sitting/dining room.
At the end of the hall is the main open planned sitting and dining room, the whole front of which is glazed with 8 glass folding doors with views out into your meadow and beyond – there are no neighbours.
There is an efficient glass fronted wood burning stove in this room and a lovely large glass hexagon pyramid roof light adding to the elegant spacious feel.
The owners spoil their guests with a lovely English Breakfast basket.

Garden
The Hexagon is access via a farm track through 3 field gates which brings you to the old disused railway track leading down to the Hexagon and onwards to the sea wall.
At the Hexagon is a sheltered car park and ramp to the Radar Tower.
The Radar Tower and Hexagon are set in about an acre of meadow grassland which is hedged and fenced for all but the most determined dogs – as cattle are sometimes kept in the field around the Hexagon’s meadow this has in addition electric fencing on the cattle side – don’t worry it’s not dangerous just a slap to keep the cows from eating through the hedge.
Outside
The bird life around you is amazing with Marsh Harriers, hawks, migrating geese, herons, kites, ducks, waders, plovers, larks, owls, egrets and many, many more, all around you.
At the end of the field you are in the Wildlife Nature Reserve with endless walks along the Sea Wall where you can take in the beautiful changes in landscape from marshy wilderness to hidden creeks and farmland.
Looking out to sea or along the Blackwater Estuary you will often see the impressive sight of an historic Thames Barge under Full Sail or a fleet of competing yachts.
The field surrounding The Hexagon belongs to the owners, who are Champion Cattle Breeders.
The field is adjoined by the Essex Marshes and the Sea Wall, so you have direct access to some of the best bird watching areas in England and miles and miles of some of the best dog walks as well.
One path takes you to the Marina at Tollesbury via the Sea Wall, this is a lovely walk.
At the Marina you will find the cosy Sail-loft café and restaurant, the amazing red lightship in the moonscape of the salt marshes that make this area so unique, and the Woodup Pool, which is a tidal pool with a beach and BBQ Stands, that families love to enjoy on sunny days, and of course the pretty Marina and the Marina Restaurant.

Green Credentials
Mell Farm, in which The Hexagon sits, has been managed for nature conservation for 25 years. We have planted over 4,000 trees and there is now more woodland on the farm than at any time in the past 100 years. We have raised the water level on the grazing marsh to encourage the winter wading birds, and the grassland is managed to allow cover for the nesting birds in the spring and summer.
Many of our visiting birds are migratory and can travel thousands of miles to this, their winter holiday home.
The Hexagon, which adjoins the historic Submarine lookout Radar Tower, is a new build with underfloor heating and full modern insulation, making it supremely energy efficient.
It is clad in hardwood timber reclaimed from the renovation of Portsmouth docks.
And of course, it is self-reliant with waste water treatment.
We have started to plant fruit trees in the surrounding area to create a small orchard and are negotiating with a local beekeeper to get some hives.
The cottage is maintained using local labour (cleaner, gardener, workmen), using Ecover products where possible and full recycling facilities are provided.
We encourage all our guests to use the excellent local shops and cafes in the village – all within walking distance.

Other things to note
If you wish to bring a tent for your children, the owners are completely happy with that - but please leave the garden in a nice state afterwards.
There is a £15 charge for bringing a tent for less than a week and £25 for a week.
Thus, adding to the normal sleeping capacity of the Hexagon which is 2 adults.
This money can be taken after you have booked.
The owners are happy to accept well behaved dogs and cats and the garden is enclosed and safe for all but the most determined escapologist dog.
… But… Obviously …please be aware that it is very important that you keep your dog on a lead when going into a field with cattle or sheep in and don’t let it splash off the sea wall to scatter rare nesting birds etc
… apart from that you have miles and miles of area to let your doggie run free.

We are fine with up to well behaved doggies but please do not leave them alone on the property because they will fret and do damage.

PARKING: NB. There are two designated and clearly marked spaces in a carpark just 50 metres from the house. However PLEASE NOTE that if a vehicle is longer or wider than an average car e.g. a people carrier or transit van, it must be parked across the 2 spaces and therefore we can accommodate just the one vehicle.
