Check-in was easy with guidance sent in advance, and the room was cleaned well during the day. The accomodation was clean and comfortable, although the common areas were unlit during the day so quite dark. A small amount of shampoo and shower gel was provided, and the room had a kettle. Street parking outside the hotel was free and plentiful (May bank holiday). The hotel is a short walk from the seafront, and a high street with many shops and places to eat. "

The space
Please note that there are some days of the week that we do not usually accept bookings on but.... we want to try and accommodate guests when we can so if there's a particular day of the week you would want to check in, please message us and ask - we'll do our very best to accommodate guests if we can.

Our holiday home is a mid terraced victorian town house built circa 1870 with large rooms and high ceilings.
Many of the original features have been preserved such as the original victorian range cooker in the kitchen and beautifully tiled fire places in almost every room. Although they can no longer be used, they really add to the character of our home.
However, we live in a modern world and we all love some 'mod cons' so we've tried to blend the old with the new and hopefully have provided something for everyone!

Outside

The front of our home has a pretty garden with roadside parking.
There are Indian sandstone slabs laid throughout the rear garden with room to seat 16.
We have also just installed our new 'wood fired' Skargards Regal hot tub!
In the shed you'll find the wood store and plenty of buckets, spades and picnic bags for days at the beach (beach towels also provided) as well as a Broil King gas BBQ.
Please note that children shouldn't go in the shed due to the wood pile and when removing the BBQ, while it's easy to move, the patio slabs could make it a little awkward so we'd recommend two people manoeuvre it into place.

Kitchen

The kitchen is fully equipped and features an Aga range cooker (converted to use electric with new Aga electrikit) which is really easy to use but we have also added an Aga module with a gas hob (with two electric ovens) as well to make sure everyone's cooking needs are met.
The island and granite work surfaces throughout the kitchen make this a lovely space to cook and entertain.
There is a combination boiling hot water tap and a Nespresso coffee machine for the 'cofficianado's' out there.
Around the island you'll find power points (with USB and apple ports) and an integrated wine cooler.
There is also a wall mounted TV, again with all Sky / Netflix services.

Lounge

The lounge has two large Chesterfield leather sofas, Sky glass TV and a wood burner for the cooler evenings (all wood and kindling etc provided).

Dining room

The dining room is elegant and spacious with a table and chairs to comfortably seat 10 guests but can seat 12.

The Hall

There is one fitted stair gate which is at the foot of the stairs on the ground floor.

A superking bed with Simba mattress and wall mounted TV (full sky / Netflix package).

Kingsize sleigh bed with a Simba mattress. USB / apple ports behind the head board, and a sea view.

This is the top floor bedroom which has a Laura Ashley double bed (and mattress).
There is also a separate lounge on this landing which is accessed from the top flight of stairs.
It has a Laura Ashley day bed with a trundle underneath which can be pulled out to form a Kingsize bed or two singles with Laura Ashley mattresses.
This lounge area also has a wall mounted TV, again with full Sky / Netlix / Disney.

A single Laura Ashley day bed (Simba mattress) with a sea view.
There is the option of using the trundle bed to form a super king size bed in this room or two single beds.

Again there is the option of using the trundle bed to form a super king size bed (or make it into a twin).

All bedding is made from luxury Egyptian cotton.

The house is absolutely stunning and even the posted photos don’t do it justice. The beds were extremely comfortable and the showers and baths worked very well. We had some communal dinners in the formal dining room as well as in the relaxing back garden. The kids enjoyed the hot tub as well. The location was perfect for walks to the beach and we enjoyed Saturday afternoon nearby at Pleasure Beach, an amusement park that was great for everyone from our 7 year old, to the teenagers and adults. Sarah and David were extremely communicative. They left us a wonderful welcome package, as well as a beautiful handbook with lots of information about the house. We felt very much at home and extremely comfortable, and all family members said that it was a perfect stay. Highly recommend this beautiful house and I hope we can stay again in the future."

Getting there;
Lowestoft is a big enough town to have all sorts of transport links. Some guests arrive on the train and it is a 15 minute walk to the apartment from the station. We are very happy to collect your luggage from the station so you can stroll along the seafront to take in the sea air and recover from your journey. A popular route is Ryanair to Stansted and then hire a car. There are about 4 buses a day from London Victoria and again we can meet you at Lowestoft bus station and help with luggage. It is a long bus journey as the horses have to be changed (not really!) 4 hours! There is a train service to Norwich or to Ipswich and both connect to London trains. So London to Lowestoft on the train is about 2 hours.A car is useful but Lowestoft is full of regular local buses to all the villages and towns and cities (Norwich, London, Cambridge) so you will not be stuck for transport.Please note we are often asked how easy is it to get to London. It is quite a long trip and we suggest if you want to see London spend a few days in a reasonably priced hotel either before you travel to us or on your journey home. Allow plenty of time on Britains roads they are unbelievably busy at times particularly around the M25/Dartford crossing

The Area;

There is so much to do in this area that you will have little time to get bored. In general in the east we have dry summers and this makes the beach the number one attraction. There are many activities such as boat trips, bike rides, horse riding, golf, surfing, wind surfing etc. The area has a large number of museums and stately homes to visit as well as many medieval villages and towns. In the apartment I have put together 3 thick folders of information ranging from attractions - zoos, shopping, food, parking, timetables, how to have a day in London

- "This flat was spacious and well appointed. The view was amazing. The landlord was lovely, helpful and accommodating. We were walking distance to all necessities. The two flights of stairs helped us walk off the extra fish and chips we consumed. The Thatch Restaurant opposite was excellent. The beach amazing and not overcrowded. The two tame seagulls at the window were an added bonus and no trouble at all. We always found a parking spot on the street, although it could sometimes be a very short walk during peak times and if reverse parking is not my strong point. Overall I would thoroughly recommend this to anyone except those who would find the stairs too much of a challenge, and I would definitely return."

On Arrival
There is plenty of on street parking and a small tiled front courtyard with privacy hedging, which leads you to the front door and directly in to the galley hallway

Lounge
From the hallway you can either go directly upstairs or in to the striking open-plan lounge/diner area. The lounge area comprises a large and comfy sofa with stylish matching armchair, cosy rugs, cushions and throws, ample side lighting and smart TV. There’s an electric stove, which is perfect as you can have a cosy fire without the heat in summer, and in winter you don’t need to go out in the rain for logs! It’s also much safer for children and dogs.

Dining Area
From the lounge there is a very generous dining room which has a wooden table and chairs with seating for 6 people, a sideboard, new artwork and has been newly fitted with double patio doors which lead directly out to the garden.

- "We had a great one week stay at Carisbrooke, Steve and Maureen were fabulous hosts. On arrival they had baked us bread, cake and a rhubarb crumble all very delicious plus they had left us some eggs from their allotment and homemade jam. The house is a good size, well laid out, quiet, comfortable, nicely furnished with everything you could possibly need. The bedroom were comfy and plenty of hot water and decent showers! The kitchen is really well equipped, we cooked a few nights but also had a few take aways, the fish and chips shop is just down the road. The garden gets the sun in the afternoon and the hot tub was great after a day of exploring. Important to note that to get the pizza oven going there is an extra charge as well as the fire place in the lounge. We walked along Pakefield beach one day all the way to Kessingland (some steep steps leading up to a cliff top where you can have lunch overlooking the north sea), beautiful clean beach our daughter enjoyed searching for sea glass and shells. Lots of friendly dog walkers and the beach is sand and pebbles. Days out included Southwold, Alderburgh (best fish and chips is here), Holt, Thrigby Hall, (great wildlife park) Norwich, Thorpeness. Loved our stay in Suffolk and would recommend Carisbrook for future bookers."

The Lavender room is the largest, quietest room; situated at the back of the house. offering blackout blind, fan, radiator, TV, Netflix, quality bedding & matress for a weightless, well rested sleep.

There's a good bus route to town & beach. Otherwise just a short 20 minute walk into town.

2 min walk to bus stop & row of convinience shops; post office, Premier shop, Bakery/cafe, Barbers, Butchers, betting office, and fish & chip shop. There is also a Tesco express a few metres further down the road and tea rooms just a 10 min walk in other direction.

Local parks/recreational areas nearby, Gunton woodlands and a 5-7 min walk to the waveney leisure/sports centre.

.. Back to the room in question which has a comfortable bed & mattress and is fully equipt with a desk, large fan, tea/coffee making facilities, a hair dryer, bedside lamp with USB port, and HD Smart TV, offering Netflix. hanging space, drawer space and towels are provided.
Free off road parking to front of house and additional free car parking to the rear of the property in a residents/visitors car park. Free WiFi.

Hanging and drawer space available for your personal belongings.
There is also a pillow choice and summer and winter dovet choice available upon request, other wise your bed is made up with a heat regulating 10 tog variable dovet, aimed at keeping you cool in summer, warm in winter, according to your bodys own temperature. your bed will be made up with cotton/cotton mix fabric bedding.

You will be provided with a bath sheet and hand towel complimentary, if you don't use these, please place them in the drawer space. There is an iron and ironing board available, which are housed on the landing for guests shared use. I keep a small selection of toiletries available to buy at £1 each inc tooth brushes, tooth paste, shower gel, spa slippers etc please ask if required. There is also a Tesco metro just up the road, less than a 5 min walk away.

You will have access to the shared bathroom.
You will also have access to the shared kitchen diner and cooking appliances, utensiles, cuttlery and cockery. Fridge/freezer space and cupboard space available on request.
Shared wildlife friendly back garden, with plenty of outdoor seating/eating/resting areas,. You are most welcome to use the dining area and the outdoor seating areas to eat your food.

Breakfast consists of cereals/porridge, fruit juice, coffee/tea, toast with a choice of eggs; boiled, poached or scrambled.

Alternatively a lighter breakfast is on offer which consists of a pastry or breakfast muffin with fruit juice and hot drink; tea or coffee, or a sachet style capucino with a take away option also available.

Other things to note
You will be supplied with towels in your room and a complimentary drinks station. The bedside light has a USB charging portal, Netflix available, free WiFi & ample free parking spaces.

The space
Off road Parking to the front of the house is free and usually plentiful but in the unlikely event of not being able to park out the front, there is a free car park to the rear of the property used by residents and visitors.

The property is in a very central location. The Train station and town centre is 1.1 mile away, 5 minutes up the road by car. Train routes include Ipswich, Beccles and Norwich, with easy access to London via the Norwich to London commute trains. The North beaches are Denes beach and Corton beach, a mile away.

Spend a comfortable night/s in one of the two rooms available in this 1970's three bedroom semi detatched end terrace house house.

Non smoking household, clean, comfortable and homely. We are a dog friendly establishment, although don't have a resident dog, guests are welcome to bring their friendly, house trained pooch to stay (small additional cost applies).
Should there be a dog visitor on the premises guests will be advised at the time of booking.
