The farmhouse is part of a larger 33 acre farm purchased by the owners in 2011. The farm includes a cabin with a tenant, chickens, and a pre-civil war leather shop that has been converted to an artist's studio. Be ready to explore the land considered some of the most beautiful in Virginia! Adjacent to the famous Rapidan river and at the foot of historic Clark's Mountain, wildlife includes deer, foxes, groundhogs, coyotes, and a once-spotted black bear. It's a great bird habitat for amateur ornithologists (with bald eagle, red-tail hawk, spotted owl, and blue heron sightings amongst others!). 13 acres of the property are in a USDA conservation program to support native habitat and restore the Rapidan river (part of the Chesapeake Bay watershed).

Enjoy our recently updated home in downtown Culpeper. Our small home sits in a prime location within 1-3 blocks of amazing restaurants, breweries, and interesting shops. The house has recently refinished circa 1929 flooring and an updated kitchen with stainless appliances. Chic decor, high-speed internet (150+mbps), and streaming services (Netflix, Hulu, Amazon prime, Sling, etc...) The house has two bedrooms. one bedroom has a king size bed and the other bedroom has two twin size beds. Guests will have access to the house and backyard with gas fire-pit, deck, grill, and seating. There is parking for four vehicles on-site and street parking on the road. There are many hiking trails within 30 minutes of the property and plenty to do in town and the surrounding area. I am available by phone 24/7 for questions. I run a few businesses in the area and myself or my staff will be a few minutes away if needed. This property received a 10/10 score on and is the highest rated accommodation in the town of Culpeper.

HB2 is one unit of a duplex created from a warmly converted horse barn with all the amenities, but without the horses. However, you do have a full bedroom, bathroom, large living room, dining area, fully equipped kitchen, deck and outside area for sitting and BBQ. Bring your own charcoal if you use the grill. You also get a full view of the 3 acre pond, the beautiful night sky (without street lights) and a free range duck might walk by, or a fox might call for her mate in the evening. It's rustic unique and comfortable with a queen size bed in the bedroom and fold out futons in the living room to sleep four more or an inflatable queen bed to sleep two more in a cozy manner. Two children under 12 years old are free of charge. Dogs are permitted on a case by case approval basis, must be on a leash at all times when outside and in restricted areas. If you need more room you can rent the other properties on the farm, 901663 (Manor House)or 1048741 (the Bunkhouse).

Huge Stone fireplace and 10 foot beamed ceilings make you feel like you are in an Olde English Manor House which is situated on our peaceful 15 acre farm. Truly a country setting. Living Room with it's huge leather sofa and sheepskin throw, office area including WiFi, sitting areas for tea and conversation, separate dining room with stone wall from the fire place in the living room. Full kitchen and even a sunroom. Bedroom is cozy and comfortable with beamed ceilings and a tapestry used as a shade for the window. One deck on the main level and a balcony on the upper level for night time viewing of the sky. Second floor has 2 bedrooms with queen beds.. A couple could be quite comfortable just using the first floor bedroom, but the entire house can accommodate ten on three queen size beds and two queen air beds. First floor has a 1/2 bath and a full bath, which includes a shower and full tub, on the upper level. If you need even more space, talk to us about renting one or more of the other nearby units.

If you have a problem with stairs, this home is probably not for you since you must go upstairs to the full bath and there is even a stone wall around the house where you must walk up a few steps to get to the house. Children under 3 years of age stay free.

If you want to be sure wood for the fireplace is ready and waiting for you, request it before you arrive. It is $25 a bundle which usually lasts an hour or so. Send a request and it will be there waiting for you with instructions if you need them. Also, there is a charcoal grill, bring your own charcoal, but it's always good to let us know before you arrive so it can be ready and waiting for you.

- "We had four couples meet up as this was the center for everyone. Very nice home, coffee provided with a coffee bar, even a blender and bottle opener. All rooms were very spacious and upstairs bathroom is gorgeous! Back yard has a fire pit but is downhill so be careful and bring your own firewood. Bunkhouse RV on our beautiful 13 acre Homestead with views of the Blue Ridge mountains. We are located 10 minutes outside of quaint Downtown Culpeper, 35 minutes from Shenandoah National Park and Skyline Drive. Come listen to the roosters crow, laugh at the fainting goats, watch the pigs play and take in the fresh air, amazing sunsets and starlit night skies. Visit local breweries, wineries, bakeries and farm to table restaurants. A great stay for antiquing, hiking, or exploring local history!
Guests will have a private RV site on our property equipped with fire pit, outdoor chairs, picnic table, outdoor kitchen with Blackstone griddle, cooking and eating utensils, 20’ awning with lights and outdoor rug. Inside, guests will find a comfortable private master bedroom with a queen size memory foam mattress with bedding and pillows included. Additionally there are two twin size bunks and a twin size convertible dinette with bedding and pillows included for all. The bathroom includes shower, toilet and sink with towels and washcloths included. The inside kitchen has a refrigerator, freezer, microwave, 3-burner gas stove, sink, coffee maker, dishes and utensils. There is a TV, DVD player, radio with Bluetooth hookup and indoor/outdoor speakers. The propane furnace and electric space heater keep the RV warm and cozy on those chilly spring and fall nights and the rooftop AC provides more than enough cool air to keep you comfortable even in the hot humid Virginia summers.

In addition to a private campsite there are several shared areas guests will have access to on our farm, including a playground, acres or green space, private gravel roads for sunset walks, and a creek for collecting rocks and throwing stones. If guests are interested, we can introduce them to some of our animals, but please do not enter pastures without the owners.

We do allow dogs, however they will need to stay in our large out door kennel, which is located just outside the studio under the screened in porch, The kennel is protected from weather. Harold is highly allergic to dogs, so unfortunately we can't allow them to stay in the house. We totally understand that his might not work for everyone. We built the kennel so our children could visit with their furry friends.

Looking for relaxation, make a picnic at the spool tables near the pasture and watch the alpacas, goats and pigs eat and play. Some of them will come right up to the fence and watch you too.

There are privacy curtains between the bunk beds if desired, also privacy curtains between the living room and dining area in case someone sleeps on the futons.
There are other tourist homes on the property, but the nearest is about 1000 ft away and can hardly been seen from the Bunkhouse. While the bunkhouse has its own yard and veranda; there is a possibility the acres and acres of pasture, lawn and Iris Pond might be common area with other tourists. It is more like a park than a campground. No crowding but we do ask that you do no upset the neighborhood with loud noises..
The main house where your hosts live is about 1/4 mile from the bunkhouse. We will wave as we drive by, but otherwise respect your privacy. We are within text message if you need us. However, we are not on the property 24/7, so if you want to reserve an activity or need something additional, it's best to give 24 hours notice.

We also remind you that you are responsible for your guests' behavior. Please make them aware of the house rules and that any children must be accompanied by an adult when outside; especially near the 16 foot deep Iris Pond.

HOUSE RULES
* Please leave the house as you found it. For example, if you move furniture, bedding, cookware, etc please put it back. Otherwise there will be a $100/hour labor charge, with a minimum of $300.
* Please leave the key where you found it.
* Smoking is NOT permitted indoors. However, it is allowed outside as long as butts are policed and fowl will not eat them.
* We are on a septic system so, please put only liquids down the sink drains and flush nothing but toilet paper down the toilet.
* This is a certified “Virginia Green” establishment and we offer the option of re-cycling. If you choose to do so, use a separate garbage bag for re-cyclables, eg. plastic, glass, cans, cardboard.
* To help conserve energy, when you go out, please turn down the heat. In summer, turn off the air-conditioners.
* Please respect our neighbors and the privacy of other visitors to the property and avoid noisy activities.
* Please do not feed anything to the goats or alpacas.
* If music is used it must be acoustic and the Culpeper County noise ordinance requires a 10 pm cut off for outside noisy activities.

Additional guests must be approved by us. We aren't talking about people coming for just a few minutes to meet up to go somewhere else, for example. Additional guest are people coming to spend the afternoon or share a meal with you. There have been times when visitors took advantage and had large, noisy parties, so we cannot discriminate and must ask all guests:
How many additional guests? Adults and/or children?
How many additional cars will be on the property?
How long do you expect your guests to be with you? Specific times would be appreciated, or a good approximation.

Because of the septic system, we cannot allow more than 16 overnight guests in the Bunkhouse. If you would like to have more join, we would have to rent a porto potty to be used at $100/night, 2 night minimum.

We respect our guests' privacy and will leave you alone to enjoy yourself. You may see us coming and going or engaged in the on-going work around the place.

Guest access
You will have private access to the whole home, the pool area, and the majority of the yard surrounding the home. There is a detached garage apartment on the property that is run as a separate AirBnb, so please do not approach that building.

Our home is ideal for many uses. A retreat for families or friends looking for a relaxing getaway, wedding groups, honeymoon, remote work, wine/brewery weekends, hiking trips, Washington D.C. trips, fall leaf viewing, and more!

The pool is closed seasonally, we will try to keep it open until the end of October, when it will be closed until the beginning of March (weather permitting). Please inquire if you want to confirm the status of the pool.

To use the pool heater comes with an additional charge of $100 per stay during warmer months and $100 per day during colder months. Please let us know a few days before your stay if you would like the heat turned on and we will get the heater started and confirm the current rate.

The arcade games are free to use during your stay, they are set to free play!

We use Ring cameras outside at the front door and above the driveway. Ring cameras are activated by motion and will record video and audio of anyone that walks in front of them. These recordings are saved and can be reviewed and shared with the booking platform. If we believe that the house rules are being violated, we have the ability to access these cameras in real time 24/7 and record video and audio.

Use the Pool and Hot Tub at your own risk. Follow all posted signs. Supervise children at all times. Do not bring food or glass into the pool or hot tub.

We are not responsible for any belongings left behind by guests.

Spend a night in a museum. Built in 1857, this antebellum home known as the Hill Mansion and "Meeting Place of Generals," was home to the brother of General AP Hill. The home entertained General Robert E. Lee, J.E.B. Stuart, and John Singleton Mosby. It served as a civil war hospital for the South and union army headquarters for the North. The Hill family resided in the home while occupied by Northern army officers. 6 acres of the home were taken for the Culpeper National Cemetery and railroad.

The Hill Mansion is a three level historic home with 3 bedrooms and 3 baths on the upper level, 2 bedrooms and 1 bath on the lower level, powder room on the main level. There are steps up into the house and down into the English basement.

Main level features a billiard room, dining room that can accommodate 10 people and a cozy kitchen. Note: the kitchen is cozy, i.e tight. But, it is functional.
