- "Like all of the Ridge Top condos, ours was clean, comfortable, well furnished, and pleasant. This is a fine place to stay and the manager was both responsive and responsible. Negatives: the kitchen is only minimally equipped and the heating system ran almost constantly, despite the fact that we set it at only 68 or 69 degrees. Thus, the noise level was fairly high. On the other hand, snow removal was prompt and thorough, throughout the condo complex. Overall this is one of the better places to stay in the Stroudsburg area."

- "Location was great! Everyone on the property was friendly and helpful. Communication was easy and timely. We would definitely stay again." - "The house is huge! There was even a third bedroom that included a (pull-out?) couch and TV. There was a nice wrap-around porch and it was settled in an adorable area with pretty houses and a quiet street. There were lots of little kids riding their bikes around the loops, since it was low traffic. We were at the F2C unit. I was not surprised to see that the unit we were in did not match the pictures on the VRBO listing, based on reviews. We were not disappointed in the house, but I feel that it was still false advertising to have the wrong photos in the listing. Not that it mattered to us, but instead of one queen bed in a room, there were 2 full size beds. The kitchen was also a galley kitchen, not L-shaped. However, everything was clean and we had no complaints otherwise. The TV had cable but no roku. It did have a DVD player, and we stopped at a thrift store and bought some cheap DVDs to watch. The indoor & outdoor pools were not within walking distance, but you need to drive there. My boys had a great time swimming! Towels were available at the pool, but you have to sign them out. Overall, it was a very nice stay and we would consider coming again."

We have Blink cameras at the entrance, and exits the units. This only captures the outside entrance, and back door entrance. They will only record when motion is detected. We also do have Minut Noise monitoring systems in the unit to detect noise decibels. This will monitor noise levels at all times. We do not allow any tampering with our security devices. This includes the Wifi system, the Minut noise monitoring system, the cameras, and the Schlage encode door lock. If any of these and tampered with, we reserve the right to dispatch security officers, or management to the premises. This will also result in termination of your reservation. The heat in the unit is only able to go up to 75-77 degrees max, and we do provide you extra blankets!
House Rules:

PARKING
We only allow 2 parking spaces per unit.

QUIET HOURS
Quiet hours are from 11pm-7AM. During this time you cannot be excessively loud. Insubordination of these rules are ground for termination, and also are ground for security fees of $200 to bring a security officer to the premises.

OCCUPANCY
The home can have up to 6 people in it. Any people more than this, will be charged $75 per any extra guest past 6, and any undeclared guest in the reservation. Also these people will automatically be vacated for trespassing, and they will be forced to leave. Locals must contact the host before booking. They cannot utilize instant book, but they must contact the host.

SMOKING
There is no smoking in the property. There is a $200 per day smoking fee.

EARLY CHECK-INS are not guaranteed. Airbnb allows you to choose a preferred check in time, but it is ultimately up to the host to approve any check-ins before 4pm. An accepted request to book does not mean your early check-in time was approved. You will need to send us a message asking us if you can check in early. If an early check in is granted,(2pm check in) there will be a $40 fee.

LATE CHECKOUTS must be approved by the management team. If you stay past your 11am check out time without approval, you will automatically be charged for the next nights' stay at the listing's full price. Late checkout fee: If you are 15 mins late on checkout day, it is an additional $75 fee. If you hold possession of our property for more than 2 hours you will be charged for an additional day. MAINTENANCE
Understand that we are at the mercy of the property management maintenance team for most general "fix-it" requests. We ask that all our guests are patient and understanding in regards to this. If a previous guest has damaged something minor and we were unable to fix it before check in, it will be reported to the complex staff, but it is dependent on the maintenance team's schedule. Examples: blinds, curtains, and lightbulbs fall under the "non-emergency" maintenance category and won't be completed until they've addressed any emergency requests around the property first.

SECURITY
We have on site security. If we have to dispatch security for any reason to your rental, there will be a $200 charge that will be charged to the guest. If security is dispatched multiple times then this will be grounds to terminate your reservation along with an additional $100 per time security has to be dispatched after the initial $200 fee.

CLEANING
Our cleaning fee is based on a courteous guest (e.g. someone who cleans up after themselves, puts dishes in the dishwasher, towels in the washer, leaves the place as they found it, etc.). This is NOT a hotel. If the housekeeping crew discovers an unreasonable mess post-checkout, we will charge an additional fee of $150, there will be a $20 fee for unclean dishes.

EXTRA TOWELS/LINENS
Please understand and accept that our housekeeping crew needs to cover a great number of units per day and within a short window of time. To accommodate the busy schedules, they often need to leave the CLEAN towels drying in the dryer as they move on. If you do not see enough towels/linens for you when you arrive, please check the dryer.

- "Condo was very well appointed, clean and a nice, quiet location in the development. Easy communication with owner. One thing to point out - it is part of a timeshare program, but we fortunately were not asked nor pressured to sit for any presentations. But it is something to be aware of when booking and I would still recommend this property"
