The space is pocono lake community living with an updated flare. The house has enough space to comfortably fit 8-10 accross 3 bedrooms, however the loft provides even more sleeping space. We provide clean linens and kitchen basics. There is a bbq grill, fire pit, and fireplace. We ask you bring your own propane and fire wood.

Smoking is strictly prohibited within the house. However, smoking is allowed outside the home. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

- "We throughly enjoyed our stay. The location is very nice and the property is very clean. It had loads of amenities. The only thing was missing was the Playstation Powe cord and kids really wanted to play that. Other than that it was spot on." - "Great vacation home. One of the bathrooms also had a moldy shower liner, that germophobes would not appreciate. If I were the owners I would get on the maid service to do more than a superficial cleaning. We would definitely go back!"

Car, bike, or walk within the community. You will need a car to go anywhere outside of the community. Uber and taxi cabs are available in the area, but can have long wait times or be difficult to find.

We strongly recommend that you travel in an AWD/4WD vehicle. We are located in the mountains and roads tend to be sloped and can get very icy.

Other Things to Note:
The rental agreement will be sent to you once the reservation is accepted. Your booking is only confirmed once it is signed. Kindly complete it within 24 hours to secure your reservation. If not signed within the deadline, your booking may be cancelled with no refund.

● This property can accommodate up to 12 guests per local regulations. Infants under 2 are not included in this count, allowing up to 3 additional infants beyond the maximum guest limit

Pet fee is $150 per dog. Note that booking platforms only charge 1 pet fee. Please let us know how many dogs you will be bringing so we can request the appropriate fees.

AGE: We rent to guests 28 and older. Guests under 28 must be accompanied by parent/guardian. Before accepting a booking request, we will ask you provide full names and age of all guests.

SECURITY CAMERAS: We have 2 external security cameras on the property. The first is located above the front door, aimed towards the driveway. The second camera is located on the garage, aimed towards the driveway/entrance of the garage

This property is smoke-free and drug-free. No parties or events are allowed. You must be 25 years or older to rent unless with host exception. No 3rd party bookings (ie the booking individual must be one of the guests at the chalet) ; no professional videography/photography allowed.

The horseshoe driveway provides ample parking for 3 vehicles. No parking on the street please. There are 2 security cameras on the property:
1) above garage facing driveway, (2) side door (entrance) facing side yard, monitored to ensure the safety of the property and to validate the number of guests/guest vehicles at the property.

Number of guests may not exceed 12 due to the size of our septic system and Township licensing and regulations.

Pool/Beach closings: Very rarely has this happened, however it is out of our control and no refunds are given for any unforeseen events or circumstances that might cause pool/lake or other community amenities to be closed (ie staff problems, etc)

All bookings will be required to complete the following before getting access to the property:

-Full name and Identification of the person booking and full names and license plates of all individuals bringing a vehicle.
-Acceptance of the Towamensing Trails Rules of Conduct
-Completion of the Rental Agreement (link from JotForm sent in email)

Any fines imposed for violation of community rules will be assessed to the renter.
