There are 4 HD TV's in the unit for your enjoyment and the Master Bathroom has a soaking tub with massaging jets for your relaxation. Quiet safe community, great for walking or biking. You will have access to the rear patio and use of the electric grill for your outdoor enjoyment. Feel free to park in the driveway and there is ample on street parking. You are close to shopping as well as many local resturants, and activities for adults and kids. 30 minutes to Ocean City and 40 min. from Rehoboth, Dewey and other local beaches. Outlet shopping is also close by. You will enjoy coming home to relax here after a day of activities. Delmar is known as the little town too big for one state, as it sits between Maryland and Delaware, right on the line. - "When we pulled into the property to check in, the trash container outside the garage was overflowing with trash bags. Not a great greeting. By the end of the day, it became fly infested and the bags were broken into and garbage was on the driveway for the rest of the trip. The rugs in the bathrooms were dirty and still wet from the previous stay. We had to wash them. It was very difficult to get hot water in the showers and the 2nd floor tub drain was not draining properly so we ended up standing in water during the showers. - "We stayed for a couple of nights here. It served our purpose of having a place to be away from the rest of the family and a place to be together. The beds were comfortable. We didn't cook or use the grill space in the back yard, but the rest of our stay was fine. While there are beds for up to 6, the seating in the living room and in then eat-in kitchen doesn't quite support that. Had quick communication on an issue when we arrived." - "Less than hoped for. Best feature was location near Laurel, DE. Overall rooms were small, beds were short, bathrooms especially tight. Thermostat controls were in locked wall box. Had to call twice to have adjusted. Inconsistent TV service (no cable). No ice maker or even trays. Uneven floors with steps to one room. Front door needs adjustment; slammed when used. Cooking essentials were adequate & new washer - dryer was appreciated. They are trying but overpriced."

The home comfortably sleeps up to 10 guests and offers plenty of parking. Small pets are welcome with a fee. Self check-in adds convenience, and the home is fully equipped for a comfortable stay.

RESERVATION POLICIES:

1 - Door codes are always shared at 4 PM. The check-in time frame is from 4 PM-11 PM, anytime after that would be considered a violation of our rules, this timeframe allows us to help if needed during our working hours(8AM-12AM).
2 - Early check-in, Late check-out, and Early bag drop are subject to availability
3 - Door codes will not be shared if the incidentals deposit of $200 and registration are still pending.
4 - Deposit is released 3-7days after the original check-out date,
5 - All complaints must be notified after 30 mins of check-in.
6 - All departures must be reported immediately in a very clear way to us after for calendar availability to others and issue resolution for you, it is recommended to send an alteration request if needed, this helps you to get the unspent nights back while we get the calendar available again, we can then check the spent nights.
7 - All reservation changes must be done before the checkout time each day (10 AM), changes can not be done after 10 AM as per the app configuration, we can not override this.
8 - If you need an early departure, please submit an alteration request so it can easily be approved.
9 - No courtesy refunds are provided.
10 - If you happen to request a full refund for any circumstance please be ready for Immediate check-out, be sure to alternate the reservation for an early departure so we can approve the unspent nights that were supposed to be non-refundable, so we then might consider another courtesy for the spent night if applicable.
12 - If you want me to coordinate any amenities, please let me know 24 hours in advance (4 PM-12 AM) so my team can deliver or resolve on-site the next day.
13 - Extra cleanings in case of Issues or courtesies should be arranged 24 hours in advance and before 10 AM each day.

11 - INCIDENTAL DEPOSITS POLICY: Amount of the Incidentals fee hold after booking: $200. As an API software connected Host, we are entitled to ask for a preventive fee in case of damages with the usage of a 3rd party. Airbnb's policy, see here: https://www.airbnb.com/help/article/140 In situations where the damages exceed the amount of the deposit, we will utilize the resolution center to address the liability for these damages. Through this process, Airbnb may either charge the cost to your card or apply AirCover for resolution.
12 - REGISTRATION POLICY
Registration is a mandatory step after booking, requiring the submission of IDs for all guests under the reservation. and even will ask you to scan your credit card. - It's crucial to complete both (Deposit and registration) accurately; failure to do so will result in your reservation termination with no refund.

Check-in is any time after 4 PM.
Check-out is at 10 AM. Please note that a late Check-out without authorization will lead to a night-rate cost penalty, that could be deducted from your security deposit.
Parties are fully prohibited. QUIET TIME FROM 10 PM TO 6 AM.
$300 penalty for smoking on the property. You will also be dismissed from your rental without a refund.
$250 penalty if noise level, parties, or other obscene behavior requires a police callout. You will also be dismissed from the property without a refund.
$100 Penalty for leaving trash outside the entrance to your property. Once your trash cans are full, please deposit trash in the large trash cans located at the building entrance.

Please do not throw trash or paper towels or toilet paper in the toilet to avoid clogging. Please use the trash can :)
Damage to the interior of the property or common areas will result in a pro-rated auto-chargeback from your booking account
On checkout please turn off the lights, the A/C unit, water, and gas/stove, and lock the door behind you

Penalties will automatically be withdrawn from your security deposit and/or your booking account.
