No fishing on the beach at any time. Please use the State Park beach to the north of us.

Please take all chairs, umbrellas and tents/canopies off the beach each night.
Sand Dunes protect our community. Please stay off the dunes and remind others of their importance.

Dogs – We love them, but:

They are not allowed on our beach between 5/1 through 9/30 – in effect 24 hours per day. (You can use the fishing beach north of us.)
They must be on leash at all times even if they obey voice commands.
Their owners must clean up after their dogs throughout the community, including along the highway.
Noise – Any disruption that significantly interrupts the quiet enjoyment of neighbors is prohibited from midnight to 8 AM. This includes but is not limited to: barking dogs, music devices, TV’s, voices, vehicles, and musical instruments.

Breakwater Beach to our south is a private beach. Walking through Breakwater is permitted; sitting or playing on Breakwater Beach is not. You are about three miles south of Indian River Beach with lifeguards, a concession stand, a shop, and a restaurant. A three-mile drive south will take you to Bethany Beach's lifeguarded beach and boardwalk with eateries, shops, coffee, and souvenir shops.

Due to local laws or HOA requirements, guests must be at least 25 years of age to book. Guests under 25 must be accompanied by a parent or legal guardian for the duration of the reservation.

Host requires all guests sign a lease agreement within 48 hours of booking. A lease agreement will be sent within 24 hours of booking and an electronic signature is required before final check-in information is made available.

- "You can’t get closer to the ocean unless you’re in a boat! The house was spotless, bigger than I expected, and had everything you would need. The bed was comfy, and the outside decks are the BEST!!! I spent the weekend relaxing on the deck, reading a book (from the hosts collection), and just listening to the ocean. We live on an 8+ acres, fenced in, on a quiet street midway between Georgetown and Lewes. We are only 6 miles from SPORTS AT THE BEACH and close to many nearby wedding venues. Would you like to have a wedding here? We held our daughters' wedding reception in our 2,400 sq ft Pole Barn on this property. We have a very nice large fire pit with adjacent seating on a shaded paver patio. We just purchased an expensive 6-person dinette table and chairs under the covered patio. Our Saltwater pool has silky smooth, and your skin will notice!! Our guests have their own private entry to a detached In Law Suite equipped with a QUEEN size bed and 2 new comfortable cots with memory foam (when requested to be set up). The athletic baseball players seem to really like the comfy cots. The house also has a Kitchenette with Sink, fridge, microwave, newly remodeled private full bath/shower. It is super clean. All areas touched are washed for the next guest. Be sure to review all pictures. UPDATED 4/15/2022. We now provide you with Amazon Firestick with Multiple Apps that offer hundreds of movies and TV shows. To name a few: Netflix, Amazon Prime, Paramount + and so many more. Free High-Speed WI-FI as well.

All guests must supply their own sheets, towels and beach towels or OPT in for our linen rental package.

Guests must choose to purchase a $70 Vacation Rental Damage Insurance policy covering $3,000.00 in accidental damage, or pay a refundable security deposit of $2,000.00. Policies of a lesser amount are not acceptable. This amount will not be reflected in the quote amount on VRBO.

The property must be occupied by the Guest signing the Lodging Agreement, and all occupants of the Property shall be supervised by the Guest for the entire rental period. The Guest signing the Lodging Agreement must be at least 25 years of age and must occupy the Property for the entire rental period. If the party is made up of unrelated individuals (a group rental), ALL guests occupying the property must be at least 25 years of age.

We accept Mastercard, Visa, American Express and Discover Credit Cards and eChecks for your initial deposit. We also accept personal checks for final payments. Final payments are due 30 days prior to your check-in date. NOTE: Any payments within 30 days of arrival require to be in certified funds or by credit card. You will be provided a link to a Guest Portal where you can securely make your payments online.

VRBO BOOKINGS: This property is hosted by the management company noted as Owner on VRBO. After booking the property you will be charged a booking fee by VRBO. ALL other fees and the rental amount will be charged by the management company and paid to the management company. Once you have booked you will be contacted by the management company and sent a Lodging Agreement that must be signed. Apart from Damage Protection, all fees associated with the booking are displayed in the VRBO booking.

There are two bedrooms included in the base price. One has a full bed and tv. The other has a queen bed and tv. Both are located on the second floor. The third floor bedroom will be locked unless arrangements have been made to bring more than 4 guests.

ADDITIONAL RULES
Upon checkout, please strip all beds that were used, along with any towels and leave at the top of the stairs. At least one guest over the age of 25 years old must be present while unit is occupied. Absolutely NO PARTIES or gatherings. We provide a maximum of TWO assigned parking spots. There is no additional on site parking. Pool closes at 10 pm and is open from Memorial Day Weekend through the end of September. If additional guests are found to be staying in the property without authorization from the host, an additional fee of $100 per person, per night will be charged. Failure to abide by these rules will result in immediate eviction, with all money paid by you (the guest) forfeited.

- "Great location a short walk from the beach. The condo was well set-up for our large group and the owner was very helpful with our check-in process. Great location, 2 blocks to Dewey and only steps from Fifers!! There were enough beds for 10, but not enough seating in the living room if all beds were filled. Another couple was initially planning to come, but glad it didn't work. Don't expect fancy, but the owners were timely with questions and the kitchen was stocked with utensils and pans and equipment enough to make soup, bake cookies, and blend up some yummy drinks. Honestly, I would only say it would be nice to have had a broom and a dust pan to quietly counteract sand buildup on the kitchen floor, and maybe towels that would cover up the average body so you could wrap one around you coming from the outdoor shower. But otherwise a great option for a couple nights at the beach!"
