- "They have done a pretty nice job on renovation...the room was nice. It does appear renovation is still ongoing. Our biggest issue, paper thin walls. Felt and sounded like our neighbor was in our room. They were extremely loud, but at times only spoke at a normal volume and it was if they were in our room talking. c) All debris, rubbish and discards are placed in trash. Soiled dishes are cleaned.
d) All charges accrued during the stay are paid prior to departure.
e) No linens are lost or damaged.

5. Air conditioner use. the rental includes an air conditioner, the air conditioner is set at economical settings. The air conditioner is set at 66° to 73°, and hot days then it might be set at 75°. These settings are set to avoid electricity blackouts by SDG&E. Violation of the settings will result in loss of deposit, and owner may have the option to pursue funds to cover additional electricity cost.

Strategically located near major connecting freeways, we were able to get any of our destinations in less than 30 minutes (non-rush hours). THE SPACE: This private efficiency apartment is completely stand-alone, with its own bathroom, kitchenette, entrance, and patio. This unit was recently completely remodeled and is fresh and super clean.

You'll feel like you're at home with heating, AC, TV, Wi-Fi, and a fully equipped kitchenette - it's large and features a refrigerator, 2-burner electric stove, coffee maker, coffee bean grinder, cutlery, pans, pots, wine opener, can opener, salt/pepper, and paper towels. And we've pre-stocked the fridge with bottled water and fresh Starbucks coffee beans!

The single bedroom features a queen-sized bed with a brand new spring-coil mattress and high-quality bedding, a large closet, two nightstands, and two small cabinets to store your stuff. The sparkling bathroom is also stocked with towels, soap, shampoo & conditioner, has plenty of cabinets and storage, and has a Jacuzzi bathtub!

There is a washer/dryer on the premises. It is $5 a load, and detergent and dryer sheets are provided. You even have use of our outdoor BBQ (on the main patio).

For business travelers, we also offer wireless access to a laser printer and scanner.

We also collect a copy of your government ID/license that is required by our insurance company to have on file. 13) A MINUT NOISE DECIBEL MONITOR IS LOCATED ON THE GAME ROOM CEILING. IF GUESTS ARE CREATING NOISE EQUIVALENT OR GREATER THAN 80 DB BETWEEN 10PM-10AM, WE WILL ASK YOU TO TURN DOWN THE NOISE TO APPROPRIATE LEVELS. IF NOISE LEVELS EQUAL TO OR GREATER THAN 80 DB PERSIST, HOST RESERVES RIGHT TO CANCEL RESERVATION WITH NO REFUND AND IMMEDIATE EVICTION. WE HAVE ONE SECURITY CAMERA LOCATED ON THE EXTERIOR OF THE FRONT DOOR GATE THAT FACES THE FRONT DOOR ENTRANCE. IT DOES NOT FACE INSIDE THE HOME. BOTH OF THESE WILL BE ON DURING YOUR STAY

14) GUEST AGREE TO PURCHASE TRAVEL INSURANCE TO PROTECT THEIR RESERVATION. NO EXCEPTIONS WILL E MADE TO THE CANCELLATION AND REFUND POLICY FOR UNFORESEEN EVENTS OR UNFORTUNATE CIRCUMSTANCES.

17) FYI on important maintenance schedules. Trash Pickup: trash vendor will come take out the trash night before on Sunday and bring back in night after on Monday ; Lawn Care: Sunday ; Pool Care: Tuesday.

Any violations of the house rules or any terms of this Agreement will be subject to termination by the Host, with no refund and minimum $500 fee.

*The Guest and any of their guests hereby indemnify and hold harmless the Host against any and all claims of personal injury or property damage or loss arising from the use of the Premises regardless of the nature of the accident, injury or loss. The suite is attached on the side of the house, but it's completely separate with its own private entrance with enclosed outdoor seating. There is a door that connects the hall to the rest of the house that is locked. Pets (maximum of 3) are allowed!

Our quiet neighborhood is an 8-min walk from a huge park with playground and dog park and only 20 min drive from beaches, downtown, Sea World, and the Zoo.

- "John was a wonderful host. There were several communications at the beginning of my stay and he responded quickly and was very helpful. I can't say enough good things about the accommodations. It was very clean and I was especially thankful for the bright lighting throughout. The living room was comfortable and the table and chairs supplied an extra workspace. I did a lot of cooking and there wasn't a thing I needed, that wasn't provided. Crock pot, blender, toaster, keurig, baking pans, frying pans, pots and pans. There was also a wide variety of utensils, silverware and updated refridgerator, gas stove and washer and dryer. It was completely what I needed for my extended stay. It had a private grassy backyard area and a gas grill. I would highly recommend John's place to anyone wanting a place to stay in a quiet safe neighborhood a few minutes to the freeway."
