This private 684 sq foot cottage has an open floor plan which appears bigger due to the vaulted ceiling and sky lights. Relax on the oversized deck facing your own backyard paradise.

You will love this home! Here are some features:

*Very private and peaceful setting

*Open and spacious floor plan. When you walk in you are greeted with a vaulted wood ceiling, open concept with all of the necessary amenities and more.

*Large deck with outdoor dining, two elevated captain chairs, flat top grill with propane and 2 umbrellas

*Private backyard with firepit and plenty of seating. This is where you can see the lake views the best. You may also see a deer or two, ospreys flying overhead or possibly catch the flight of a bald eagle. There are cornhole boards also available for your use.

*Two bedrooms with queen beds.
-One bedroom is larger with a closet system and desk. It also includes a box fan and nightstands with charging ports.
-Second bedroom is very cozy with ceiling fan, end table with drawers, hooks and under the bed storage bins.

*Plenty of private parking at the top of the driveway. It then leads to a narrow stone driveway/walkway down the hill to the cottage. The narrow driveway is for seasonal use only. Due to the slope and winter conditions, it may be blocked off for parking.

*Several boardgames, cards, and children's books to make some fun memorable moments. There are also 2 Bluetooth speakers for your use.

*Laundry is accessible by going out the back deck and down the stairs (it is not accessible through the home).

Please note:
**The home was recently upgraded with a mini-split unit in the living room/kitchen area. There is a ceiling fan in the smaller bedroom and an oscillating and box fax for the larger bedroom, if needed.
**Although there are only 4 steps to gain access into the home the property is on a fairly steep incline from the driveway to the backyard. There are also 16 steps from the back deck to the backyard. We do not recommend this home for those that may have mobility issues.
**The cottage is right off Route 394 yet is so peaceful due to it being in the woods and close to the lake. In turn, this does bring forth a few more insects that you may not be accustomed to. We do our best to control them, but it is close to a lake.

This newly remodeled 3 bedroom, 1 1/2 bath cottage is located on the shores of Chautauqua Lake. The Cottage is located in an ideal lakefront location close to everything you will need. With beautiful views, you will be able to enjoy property amenities such as the enclosed lakefront porch, outdoor seating, picnic table and grill, private dock and fire pit. For your use at the cottage you will also find fishing poles, board games, books and magazines for rainy weather or those who prefer to stay in.
The cottage is within walking distance of restaurants, grocery and convenience stores, Big Tree Ice Cream Parlor, Smith Boys Marina, Lakewood cinema 8, miniature golf, tennis courts, basketball field, playground, and more! You can also take a short (20 minute or less) drive to the historic Bemus Point Area, Chautauqua Institution, Summer Wind Lake Cruises, National Comedy Center, Lucille Ball Desi Arnaz Museum, Lucille Ball's hometown and burial plot, Southern Tier Brewery, Chautauqua Mall, Laundry, Numerous Chain Restaurants, Wegmans and so much more.
The Cottage comes fully equipped with bed linens, towels, basic kitchen appliances and dishes. The three bedrooms are all located on the second floor and consist of a lake view bedroom with a queen size bed, and two smaller bedrooms, one with a full-size bed and one with bunk beds. There is a half bath on the second floor and full bath with shower on the first floor.
Please note that we do have off season availability for snowmobilers and ice fisherman, the dock is not available during off season rentals, October to May.

The Kitchen area is huge and beautiful with huge windows facing the lake. The kitchen is fully equipped with a gas convection oven/stove, microwave, dishwasher and bar that seats 4. We provide dishwasher detergent for your stay and dish liquid. If you like to be your own cook we provide blender, toaster oven, griddle, all dining ware, pots and pans and a few surprises for the kids if they're feeling creative. There is a dining table that seats 6 comfortably in the kitchen area and a nook with comfy wicker chairs and a fireplace. There is an additional Dining area off of the Great room that seats 8. Cross over to an expansive great room featuring a gas fireplace, windows facing the lake, a huge leather sectional that seats 8 and 2 cafe' tables for 2 each The large armoire has a smart TV, VCR, DVD and Wii station.. We have smart TV's and Roku is provided. I no longer have cable. The large dining area table off of the great room is also perfect for games and puzzles. There is a 1st floor laundry room for your use with detergent for your stay. There is also a half bath located on the first level by the laundry room. 1st Floor Master with California King and it's own door to the outside deck so you can wake up to the sun or fall asleep overlooking the lights around the lake. The master bathroom has a garden sized Jacuzzi tub and a walk in shower big enough for two next to a double vanity. There are extra air mattresses with all bedding upon request only.
Upstairs you will find a full bath with double vanity and the rest of the bedrooms. All bedrooms have ceiling fans (along with central air), carpeting, and lovely bedspreads and pillows. Sheets are provided 1 set per bed and extra pillows in the closets.
-2nd bedroom: Comfy Queen Bed with room for an extra (queen air bed upon request only ).
-3rd bedroom: Queen, and additional fold out couch as a double with a mattress topper in the closet for added comfort.
-4th bedroom: Extra-large with 2 bunks, a queen and a fold out full mattress. Plenty of room for a single air bed, by request). Great place for a big family or all the kids!
The large deck has 2 large dining tables and a stunning view day or at night watching the lights sparkle across the lake late in the evening. There is a glass propane fire table on the deck to relax in the evening. We provide a 6 burner gas grill with tools and an apron for the master BBQ King. There is a large, flat, dry area perfect for games like corn hole (You will find we are Clemson fans) and badminton, or for lounging around the stone campfire pit.
Fire wood is not provided but there may be some left from earlier renters. Firewood can be purchased all along the main road for $5- $10/bundle or at Wegman's grocery store.
There is plenty of parking for at least up to 8 vehicles (including boat or Jet Ski trailers) with some maneuvering. There is room to park your personal watercraft (up to 3) on our dock with tie-offs, and the public boat launch is just a few doors down at the Chautauqua Marina. We do have dock power if you need it.
We provide 3 kayaks, a 2-3 person canoe, a few paddle boards, several tow behind inflatables for boating or just tie to the dock and float around. Several inner tubes and floating chairs for lounging. Men's and woman's short set golf clubs with bags available.
We do provide a ladder off of the dock. There is so much to do around Lake Chautauqua: There is the Ellicottville Brewery, Southern Tier Brewery, Fishing, biking, boating, tennis courts and basketball courts at the nearby park, golfing, snowmobiling and skiing within 30 minutes, wineries etc. Don't forget Bemus Point, local fun spot with live entertainment and the Chautauqua Institute nearby. Visit the web for ideas on touring Lake Chautauqua and checking on the rules and regulations for Boating, Fishing or hunting.

Fishing off the dock has proven to be plentiful over the years with many different species of fish and sizes. Our home has bed space for 10. 1 king, 2 queens and 4 single beds with ample open floor space for those little cousins! Our Lakehouse is a private lakefront home with our own dock a walk out beach area and large yard and ample room for 6 guest to RELAX and a parking area with ample room for cars & a trailer! We love our LAKEFRONT House and the location is fantastic! This is a 3-bedroom 2 full bath house that is situated right on the water, with our own dock. The master bedroom features a 14.5 " memory foam Queen-sized bed with non stop wonderful lake views. The 2nd bedroom is appointed with a full-sized bed. The 3rd has a queen sized bed. The main living space is open and spacious with wonderful views of the lake, with a wall of windows looking towards the lake and a 65" HD TV with many streaming channels to stream your shows and providers. The kitchen is new, with plenty of countertop space and some island seating for 4, there is a dining room table inside for group dining or board games. We have a large seating area indoors for movie watching or simply hanging out…although you'll probably spend more time outside! There is a large deck with a gas grill and plenty of greenspace on the lawn for games or simply playing! The outdoor furniture includes a 2-person hammock and outdoor dining set for al fresco dining and a picnic table in the backyard. While enjoying the large yard, don’t forget to bring some wood with you for campfires and make yourself comfortable on the Adirondack chairs that surround our fire ring situated lakeside. You are welcome to tie your boat off on our own secure boat cage on our OWN private dock during your stay (June - mid October) The water depth is at approx. 3 ft deep around our dock, so docking your boat should not be a problem. Located on the Goose creek wildlife preserve in Loomis Bay this is truly the sweet spot on Chautauqua lake. We are close to all the major attractions on the lake and minutes from the beautiful town of Lakewood and the Jamestown Comedy Center. We have a 40 ft dock with direct access to the lake with 3 kayaks to use. This is the perfect place to sit back and unwind in this natural paradise on the lake minutes away from Chautauqua counties major attractions.

This is a 4 season 3-bedroom house that will comfortably sleep 8, there is room for up to 3 cars (commercial vehicles and trailers can park at Loomis bay park next door) . We allow pets at a 50/stay per pet no more than 2. This is a fully furnished home with Central heat and Air Conditioning. It has a full-size washer and dryer, and fully equipped kitchen including a dishwasher. We have high speed internet and a Roku TV with Netflix, Amazon prime, Disney Plus, and Apple TV. I also take COVID seriously here and I have installed an air cleaning system that will remove pollen and all viruses including COVID 19 from the heating and cooling system. We are 10 minutes from Lakewood / Jamestown, the biggest city in the county so you'll have lots of restaurants, a mall, the comedy center in Jamestown and other entertainment options. The Harbor hotel, Wegmans and Walmart are very close by for your convenience. There are 3 Kayaks available to use. You are 15 minutes from the Chautauqua Institute and 10 minutes from Bemus point. We have a dock that is 40 ft long that you can park your boat and jet skis on (low draft only). There is a fire pit and seating for 4. There is an enclosed heated porch for relaxing and enjoying the wildlife. Just sit back, relax, and enjoy everything Chautauqua lake has to offer!

Cottage is located within walking distance to the Loomis Bay park where you will tennis court, playground, and a ball park. Perfect to keep the children entertained. A boat dock can be rented at Smith Boys Marina (716-763-0140) which is only quarter-mile from the cottage. It's located in the westernmost part of New York State, is a resort area centered around famed Chautauqua Institution. Its western border is Lake Erie. Many wineries are a short drive away.
The cottage is located approximately 70 miles southwest of Buffalo, 50 miles northeast of Erie, PA and is served by the major airports in those cities. Interstate routes I-86 and I-90 connect with major eastern, Canadian and western cities and markets. Our climate is varied, parts being tempered by Lake Erie and parts at higher altitudes providing cool summers and snow cover for three major ski resort areas. Our average summer temperature is 77 degrees and our winters average 32 degrees.
It is home to the world famed Chautauqua Institution and four other major resort and vacation regions, providing a wide variety of spring, summer, fall and winter activities. The National Comedy Center is located just a short drive away. One can find boating, fishing, hiking, downhill skiing, X-country skiing, cycling, snowmobiling, Amish handicrafts, hunting, antiquing, concerts, and art shows to name a few!

Some say Chautauqua (shah tau' qua) is a Seneca Indian name meaning 'Bag Tied in the Middle'. A look at the map shows the name fits the lake. It is 17.3 miles long and boasts some of the best fishing opportunities in the country whether you're a novice or an avid angler. Bass, muskie, walleye, perch, and crappie are just some you will pull in.

- "Our stay at Chautauqua Lake was somewhat different this year. Our family had included a stay of several weeks at the lake nearly every summer since 1929 (!). Thus, when our long time landlord decided to sell his property in Shore Acres after the 2022 season, we were forced to look for another cottage, for the first time in twenty three years! Our choice was a superb lakefront cottage in the Loomis Bay area of Ashville. My wife and I have only the highest praise for the property and for the treatment that we received as first time renters! The cottage itself was completely equipped and spotlessly clean, an absolute joy to use for the month of our vacation. The parents of the owner of our cottage owned the property next door and were only a few steps away, should we require help or discover any issues. There were none! Our only suggestions related to our particular interests and involved our desire to launch our fleet (!) of small boats. We did use the ramp on the property for our sunfish, but found it to be in need of work for anything slightly heavier (11' runabout, Laser/Force 5 sailboat) Removing the larger rocks and/or controlling the dangerously slippery entrance should work. I certainly understand that might not be something that the owners would find worth the effort, but it might be a major concern for long term small boat renters ? My only other suggestion-and this would be easy!- would be to fix a ladder to the dock in order to make access to the water easier."

This cozy cottage is located on Goose Creek just three miles outside of Lakewood. Lots of outdoor fun activities are an option as there is a boat dock and a large yard, making this a great stay for kids to enjoy also! Welcome to The Gifford Homestead! Built in 1870 by Jeremiah Gifford, this 4 Bed, 1.5 Bath house is one of the original houses in the village of Lakewood. The house sits on a private, wooded 1.3 acre lot, and is a .2 mile walk to the lake and private dock (less than 5 mins).

There are 4 bedrooms (the house sleeps 8) plus a dedicated office on the secondfloor. Computer monitor and keyboard / mouse are there for your use. If you have a laptop, just plug in and you're ready to work! (Wifi Provided!)

There are two baths, one full upstairs and a half bath on the first floor. The kitchen is fully stocked (pots and pans, dishes, coffee maker, coffee grinder, blender, crock pot, hand mixer, etc.) and there are also lots of restaurants (and yes a Starbucks, but we like the local place--Stedman's--more!) just a short drive away.

There is plenty of room on the first floor with a den area, a dinette area, plus a large formal living room and dining room. There is a first floor laundry area as well.

The lot is wooded and has plenty of areas to explore. There's a creek with a little bridge over it, a sandbox for the kids, a hammock for afternoon naps and a tree swing. There is a covered back porch with porch swing, a great place to have your morning coffee or glass of wine at the end of the day.

Regarding bringing your boat: we have a dock slip at the local marina so you can bring your boat and keep it in the water for the duration of your stay!

The dock is located at Ready About Sailing in Celoron, a 9 minute drive from the house. Dock slips include the launching of the boat (crane or ramp), Wi-Fi, complimentary ice, electricity & water. The slip is for a boat up to 20' long. If your boat is larger than that, Ready About Sailing charges $15 per day.

This lakefront lot used to have a small cottage and detached garage. The cottage was removed and the garage converted into a quaint studio apartment. This conversion has resulted in the perfect little studio that is modern and comfortable. Combine this unique cozy space with the grassy lot and a pebble beach at the lake's edge - and you have a serene retreat.
