- "This property was absolutely breath taking .From the scenery to the beautiful cabin. It was so peaceful to just sit and listen to the river all day long and then opening the sliders at night and falling a sleep to the sound. They had everything and more stocked inside the cabin. My only complaint is that we weren’t able to stay longer. Hands down best location Iv ever been to. If you are looking for a peaceful relaxing stay then this place is a must! We have already made plans to return. "

This lovely secluded cottage is perched atop the Cacapon Mountain, 15 minutes away from the bustling little town of Berkeley Springs. Come to relax and enjoy close company. Whether it's grilling on the patio, sitting around the fire, or taking a dip in the Cacapon River, you can enjoy all of the ample outdoor amenities on this spacious property while taking in the mountain view. In the evening, play a game of billiards, watch a movie, or enjoy a soak in the hot tub on a cold night and watch the stars.
The cabin has two queen size beds, a pull-out couch, two full bathrooms, and a well-stocked kitchen.
Please Note:
1) This house is not suitable for children under 10 due to safety concerns. Additionally, the spiral staircase leading to the lower bedroom may be unsuitable for those with limited mobility, but this bedroom is at ground level and may also be accessed from the sun room or game room.
2) During winter storms, we try to get the plow up there on the same day, but we may be unable to prep the driveway prior to your arrival or departure, so you may need a 4WD for your safe passage.
3) Cellular service is limited in the mountains. Be sure to download check-in instructions with lockbox code etc, ahead of your arrival to make life easy on yourself.

The deck and one balcony look east to Cacapon Mountain with rolling hills between. A second balcony looks straight into the trees. The two bedroom cabin sleeps six comfortably. Recently renovated, the charming mix of colors, furnishings and natural light provide a warm cozy atmosphere. A gas fireplace will take the chill off an autumn evening and add an intimate feel to the living room. There are three TVs and DVD players, half gig internet, Wifi for computer and cell phone use, and a library of DVDs to keep you entertained. Fun on the river!!! Welcome to our West Virginia vacation rental that we affectionately call "The Nest". Our 5 acre home site is situated in a private twenty acre meadow on the banks of the Cacapon River just 25 minutes south west of Berkeley Springs. Have coffee in the morning on the deck , listening and watching the birds as they fly and swim along the river. If you are really lucky you may catch a glimpse of the resident Bald Eagles.
A star gazers delight!!!! There are no city or neighborhood lights to obstruct your view of the stars. Sit out on the deck and enjoy.
We have spared no expense gathering all the comforts of home for your stay. Two of the three bedrooms have king size Tempur-Pedic mattresses. The third bedroom has a bunk bed with a single mattress on top and a full mattress on the bottom. Bed linens, blankets, pillows are provided for your use. We also offer one inflatable full size air mattresses and the living room couch folds out to a full size sleeper.
The Great Room boasts a 58 inch flat screen Samsung TV and Dish Network with over 100 stations for your viewing pleasure. The house also features a second living room area with a table and four chairs, a love seat and a couch. This room also has a 40 inch Samsung flat screen monitor with DVD player with a selection of 120 movie titles. Ample board games and puzzles are available for your enjoyment. For the outdoor enthusiast we have five kayaks and various outdoor games/ toys for guests to use.
The kitchen includes a gas range, microwave, dishwasher, full size fridge, dishes, glasses, flatware, waffle maker, Ninja blender, crock pot, coffee pot, coffee grinder, toaster, paper towels and napkins.
No need to pack too many kitchen items for your stay. You will find all the essentials in our well appointed pantry. There are plenty of chef grade pots and pans for the cook in the group along with almost every condiment you would need to prepare a flavor filled meal. From a wide assortment of tasty teas to a complimentary coffee bar, we have tried to make our home as enjoyable a stay for you as possible.
Guests may not trailer in ATV's or motor boats. No firearms or fireworks allowed. No parties.
We are a no smoking, no pet rental. We love animals but don't like rental properties that smell like them. Smoking is allowed outside the house.
The area does not have cell phone service. We provide a land line phone for your use as well as free Wi-Fi. The fireplace is not available for guest use.
Winter month rentals: Please be advised that a vehicle with all wheel or four wheel drive is needed if traveling to the area during snow or ice events. We do not guarantee that the local roads or our driveway will be plowed during your stay.
Our desire is to rent to responsible adults and not to have our house used as a party hang out. Quite time is from 9PM to 8AM 7 days per week.
Maximum occupancy is 8 people at any time. No more than 8 people on the property at any time. A surcharge of $100.00 per guest overage per night will be imposed.

You have to climb the mountain if you want to see the view. Our cozy cabin with its beautiful view and quiet atmosphere is only 15 minutes from the quaint town of Berkeley Springs and Hancock and just 30 minutes from the Cacapon state park. There is a beautiful stone fireplace outside on the wrap around deck perfect for smores. Cornhole and foosball games. Dartboard and poker table for your enjoyment . Both upstairs bedrooms have queen beds. One bedroom downstairs has a queen bed and the other bedroom has 2 twin beds. There is a futon upstairs that folds out to a full size bed. Both bathrooms have jetted tubs wonderful for soaking after a long hike. There is no WiFi service at the cabin, and while the cabin provides a lot of privacy it is part of a community so while it can be remote their are others on the mountain which we find comforting. The cabin is a wonderful place to social distance but cell service can be spotty at times. We do offer direct tv and dvd's players but please be aware there is no WiFi. Please be aware that the road to the cabin is a gravel road and is somewhat a steep climb. You do not need 4 wheel drive to get there but very low sitting cars may drag.

The cabin includes:
- 2 bedrooms: one with a queen bed, and the other with a queen + twin bunk combo (3 beds total)
- Additional pull-out sofa in the main living room
- Fully-stocked kitchen with stove/oven and microwave
- Gas Wood stove to keep you cozy at night (plus baseboard heaters if you want to keep things easy)
- Fast fiber optic WiFi for streaming or taking video calls
- Outside fire pit with seating for the whole gang
- An outdoor yard game treasure box full of activities for kids and adults: cornhole, volleyball, soccer balls, horseshoes, and many more!
Our cabin also has private access to the Cacapon River, just a quick 15 min walk from the cabin. It’s perfect (especially on a hot day!) for swimming, fishing, or splashing around.
Our cabin is secluded, and without cell service. We love disconnecting from the world while we're there and putting away our smart phones, but please plan accordingly. That said, we have plenty of board games and outdoor games to enjoy!
Please be advised you have rented a mountainous property. AWD or 4X4 is recommended. The main and secondary roads are usually paved. However, there are many side roads that are gravel or hard-packed dirt surfaces. You may experience potholes, ruts, steep inclines, and rough terrain. Most front-wheel drive vehicles have no trouble accessing the property from these roads if you drive safely and slowly. We do not recommend low-profile vehicles such as sports cars or motorcycles. During inclement weather such as snow or ice, you may be required to have 4-wheel drive or tire chains. We also recommend Travel Insurance during the winter months. We do not give refunds for road conditions that are out of our control.
Our cleaning team sweeps the deck, stairs, and walkways before each arrival, but due to the natural setting, you may still notice some leaves, pollen, or similar—especially during certain seasons. We appreciate your understanding as nature tends to leave its mark, no matter how often we tidy up!
We often take our three little kids and dog to the cabin with us, so we're very family- and dog-friendly. Unfortunately we don't allow cats (we're allergic).
Beyond the cabin itself, we love how close to Berkeley Springs (a 20 min drive away). Berkeley Springs has been voted one of the top arts communities in the US, and has fantastic breweries, restaurants, and shops for you to enjoy!

No complaints, and looking forward to staying again! 4wd is recommended for the last 1/4 mile because it is steep and unpaved with several large rocks to clear or watch for as of March ‘23. Seeing the sunrise from the hot tub while listening to the woods wake up should be on your list of things to do. Berkley Springs Brewery is a nice spot with good selection. The other cabins in the community are far enough apart to have a sense of privacy while remaining visible."

If you and your family are looking for a place to unplug, connect with each other, and decompress, this is it. The cabin is so comfortable. The furniture and beds are wonderful. The kitchen is very well equipped. We didn’t cook but the cabinets are stocked with everything you need. The screen porch is a wonderful place to spend time reading, listening to the rain, and playing games. Everything was so clean! So clean!! Outside, the fire pit was awesome! It was very well stocked, and the chairs were wonderful. We walked down to the river and it would be great for young kids to play in. It’s a bit of a walk but easy to do. And there’s a Frisbee golf area on the way. The greatest amenity is the one you can’t see or hear. It’s the QUIET. No road noise, no noisy neighbors, no airplanes. Just the birds and the leaves rustling. You don’t realize how quiet the quiet is until you hear “quiet”! So peaceful. Two things to be aware of…there is no cell service. There is a great Wi-Fi signal from the house but no calls or texts. There is a house phone I think…at least that’s what Google says it is when I took a picture of it. Also, a higher ground clearance vehicle would be best. The last bit of the driveway is gravel and a bit rough. Our Subaru did fine. The last few turns to get there would be best done in the daylight. Owner sent awesome directions!"

This cabin has a wood-burning fireplace and stove that add to its coziness. We recommend you bring your own firewood to enjoy! Also, it's common for a smoky smell to linger in the wooden-interior cabin after use.

CHECKOUT INSTRUCTIONS:
If traveling with a pet at a pet friendly property, please remove pet residue from the yard and pet hair from the cabin.

Please bag all trash in a standard trash bag and ensure all recyclables are bagged. Garbage service will not remove any non bagged trash.
Place your garbage in the trash box at the driveway entrance (for Woods Resort Properties only, please take your garbage to the community dumpster just past the outdoor pool). Please call office for trash pick up if garbage is overflowing.
Please wash all your dishes or start the dishwasher.
If there is a wood burning stove or fireplace, ensure the fire is burnt all the way down and close the door or fireplace screen. DO NOT PUT WATER INSIDE FIREPLACE OR WOODSTOVE, WATER WILL CRACK THE DEVICE. Leave all ashes in the fireplace or wood stove.
Campfire ring burning - if property has a campfire ring, please make sure campfire is burnt all the way down and wet down with water before departing.
Please turn off all lights before departing. Ensure all windows and doors are closed and locked.
During summer months, please set air conditioning to 75 degrees.
During winter months, please set heat to 55 degrees.
Please return key to lock box and roll the lock box numbers on all zeros (0-0-0-0). Ensure you leave the key in the lock box for housekeeping to access the property.

Morning, noon, night, winter, spring, summer, & fall are always offering serene & unique views. The pictures do not do the view justice. The spacious Cabin is a new build, designed & built by the owner. Built for family bonding, relaxing, comfort, playing, and entertaining. Truly a place to decompress in this inspirational space to breath in the beautiful landscape and views. Nature Lovers Paradise. Pet Fee for your furry friend. Please include him/her when booking your stay. No dogs over 50 lbs. only one pet is allowed. Rough Road the last two miles. Closest grocery is 30 minutes away. Cameras-3 still life cameras along the driveway and 1 live camera above the front door. Guests may unplug module (in kitchen) upon arrival. Please select “travelers” when booking, to add pets and additional guests.

- "My boyfriend and I loved our brief stay at the Green Rabbit with our small dog, Bella. The cabin is so cute and very secluded - we couldn't see any neighbors houses through the trees in any direction (in May), and that was exactly what we'd hoped for. It's nice to get away and just pretend the rest of the world doesn't exist sometimes :) and this was a perfect spot to do just that. We enjoyed the hot tub that was right on the deck under some lovely café lights at night. We also played cornhole which was so fun to have available for us. There were no issues with the WiFi connectivity for our phones or streaming TV. We were also able to take Bella with us into the tap room of the nearby Berkely Springs Brewing Co. for dinner. The BBQ food there was pretty average, but it was so nice to find a place that was dog-friendly to eat out. We loved that they have a specific dog menu too; Bella loved her bone-broth 'pupsicle'. Overall we had a wonderful experience with our stay and wish we could have been there longer. Check in and check out was very easy, and communication with Tony was on point the whole time with everything we needed to know. My only suggestion after our stay would be to consider bringing your own flatter pillow if you're a back sleeper, because all of the pillows were quite plump (which isn't a bad thing at all, just more of a side-sleeper height thing). We would love to return at some point though when we can enjoy all of the home's amenities more. Thank you again to our host for the wonderful accommodations! We will definitely recommend it to friends."

Our cabin also has private access to the Cacapon River, just a quick 15 min walk from the cabin. It’s perfect (especially on a hot day!) for swimming, fishing, or splashing around.
Please note: Our cabin is off the beaten path and doesn’t have cell service. We love disconnecting from the world while we're there and putting away our smartphones, but please plan accordingly. That said, we have plenty of board games, outdoor activities, and a hot tub to enjoy!
Also, the gravel road up to the cabin is steep in some places. We've visited many times in only our front-wheel drive car, but during the winter or after a recent rainstorm, we recommend driving an SUV/truck or four-wheel drive car.
Our cleaning team sweeps the deck, stairs, and walkways before each arrival, but due to the natural setting, you may still notice some leaves, pollen, or similar—especially during certain seasons. We appreciate your understanding as nature tends to leave its mark, no matter how often we tidy up!
We often take our three little kids and dog to the cabin with us, so we're very family- and dog-friendly. Unfortunately we don't allow cats (we're allergic).
Beyond the cabin itself, we love how close to Berkeley Springs (a 20 min drive away). Berkeley Springs has been voted one of the top arts communities in the US, and has fantastic breweries, restaurants, and shops for you to enjoy!

Just 2 hours from Baltimore and DC, The Sanctuary is a perfect weekend mountain escape to get away from it all and connect with nature while still enjoying some luxury amenities. This place is for adventurous people who are seeking sanctuary from the mundane day-to-day or the hustle and bustle of life. It is a 1 bedroom, 1 bathroom cabin situated on 6+ acres in the mountains outside Berkeley Springs, WV. It includes spacious outdoor living space, a hot tub, sauna, grill and a separate bathhouse.
The Space:
The cabin includes a studio open space concept with queen sized bed, sitting area, wood burning stove and kitchen. The back deck wraps around 3 sides of the cabin and includes a covered porch with outdoor couches and a gas fire pit table, area for the grill, additional seating areas and the hot tub. The bathhouse is just a short walk on a stone path that includes a rain shower with views of the woods, toilet and sink. The outdoor space includes a stone walled area with a firepit, seating and picnic table, two additional fire pit areas, and a hammock next to the book exchange library. The barrel sauna is located adjacent to the bathhouse and the outdoor shower is on the walkway between the bathhouse and utility shed.
Guest Access:
Guests have access to most of the property except the utility shed and crawl spaces below the cabin and bathhouse which are used for storage and are locked
The Neighborhood:
There are several cabins and houses in this community. The neighbors are very particular about their property and do not appreciate trespassing.
Getting Around:
We have plenty of parking in the circular driveway. You definitely need a vehicle to travel in and out. A 4 wheel drive vehicle with snow chains available is highly recommended in winter in case it snows.
Other Things to Note:
•Booking price includes property damage protection fee to cover minor damages done to the property.
•Property damage protection is included for any damages, subject to exclusions and limitations that occur to the premises during your rental period. Any damage or accident that is not covered under the policy will be the responsibility of the guest. Damage amounts in excess of damage insurance will be charged to the guest.
•Prior to checking in, primary/main guests must complete the online pre-arrival via Charge Automation. This requirement is important for us to gather your travel-related information and ensure that you are well-informed of our property rental terms and conditions. There is an additional fee of $75, per pet, if you are bringing your pet. We do offer early check-in and late check-out. However, this is conditional based on whether or not we can prepare your property in time for your arrival. There's also a $75 fee for these services.

Once we drove back down the road a bit for a smidge of cell reception, we were able to reach Austin and get the code. The property upon entrance was nice, secluded, and peaceful. Plenty of room inside for 2-4 people and plenty more outside to explore. The fire pit and gas grill were nive bonuses and satellite tv although more used for ambiant noise, was a nice perk. I will definitely come back again and hopefully soon!"

Campfire ring burning - if property has a campfire ring, please make sure campfire is burnt all the way down and wet down with water before departing.

This beautiful and recently remodeled cabin is in a league of its own! Possibly the only cabin in the surrounding area that has its own natural sand beach! The cabin sits nestled roughly 200 feet from the beautiful Cacapon River! Go down the gravel path to your very own river beach oasis, and make sure to keep your eyes peeled for our resident nesting Eagles and their Eaglets! You will see them practicing fishing or perching on their favorite trees very close to the beach! Best of all, the depth of the water provides a safe area for kids to swim but deep enough for adults to enjoy as well!
The cabin was remodeled in 2020 with new floors, a concrete pad underneath the cabin for entertaining, a beautiful new tile shower, and a fire ring that you can sit next to while losing yourself in the sounds of nature and the view of the stars! Its open floor plan allows for the family to stay close! One full-size bed and a pull out sofa bed are all you need to enjoy the relaxation! Let's not forget the wrap-around deck where you can kick your legs up and let the sound of the river put you to sleep!
The cabin has no internet or cable, but be sure to download all of your favorite Netflix shows and bring them along! You can also bring your favorite DVDs or VHSs! For those adults that enjoy a good game of Super Mario Bros, a Super Nintendo will be sure to bring back that childhood competitive spirit!
Do not forget your fishing poles, some of the best smallmouth fishing around can be enjoyed on many close sections of the river! Hiking trails to the rear of the cabin will lead you to find something you would expect to be native to Arizona, not WV. Be sure to explore the ground on the top of the hill. This property is non-smoking.
So emergency vehicles can access the surrounding roads and properties, please do not block any driveways, roads or intersections.
Please do not exceed the number of vehicles driven per the number of bedrooms.
Check in time is 3 pm or anytime after. Please call our office to see if any early check in is available the day before or the day of your arrival.
Check out time is 12 noon promptly. Our housekeeping staff travels a great distance, please depart no later than 12 noon.
Please bring your own personal hygiene products (shampoo, soap, toothpaste, etc).
Please bring any spices and cooking preparation items (oil, foil, wax paper, etc).

We have a rental agreement that we email to you to electronically sign.
While we want our guests to enjoy their visit, please be respectful of the neighbors by refraining from playing loud music or any unacceptable behavior.
Guests must be twenty five years of age or older to rent this property.
CHECKOUT INSTRUCTIONS:
If traveling with a pet at a pet friendly property, please remove pet residue from the yard and pet hair from the cabin.
Check out time is 12:00 noon promptly.
Please do not leave any perishable food in the refrigerator or freezer, condiments are acceptable to leave.
Please bag all trash in a standard trash bag and ensure all recyclables are bagged. Garbage service will not remove any non bagged trash.
Place your garbage in the trash box at the driveway entrance (for Woods Resort Properties only, please take your garbage to the community dumpster just past the outdoor pool). Please call office for trash pick up if garbage is overflowing.
Please wash all your dishes or start the dishwasher.
If there is a wood burning stove or fireplace, ensure the fire is burnt all the way down and close the door or fireplace screen. DO NOT PUT WATER INSIDE FIREPLACE OR WOODSTOVE, WATER WILL CRACK THE DEVICE. Leave all ashes in the fireplace or wood stove.
Campfire ring burning - if property has a campfire ring, please make sure campfire is burnt all the way down and wet down with water before departing.
Please turn off all lights before departing. Ensure all windows and doors are closed and locked.
During summer months, please set air conditioning to 75 degrees.
During winter months, please set heat to 55 degrees.
Please return key to lock box and roll the lock box numbers on all zeros (0-0-0-0). Ensure you leave the key in the lock box for housekeeping to access the property.
Please leave the cabin in an orderly and reasonable condition, our housekeeping staff works very hard to make the properties sparkle. Gratuity is appreciated for the housekeeping staff.
- "My husband and I had a very nice and relaxing trip here. We also brought our dog, and it was very dog friendly with two lines provided outside that you could hook the dog up to. Check in and out was very easy with using a lockbox. It's a bit of a windy drive up that starts on a paved road and ends on gravel. But the drive is scenic and easy. The place is cute, cozy and clean. The beds were also comfortable. The only complaint we had was with the toilet, it works, but had issues with it flushing all the way even after holding the handle down. But we had a great time exploring Berkeley Springs and relaxing back at the house. Would definitely recommend staying here and would definitely stay again. "

Also, the tap water often has a yellow/light brown appearance due to high minerality levels -- specifically iron and manganese. We’ve had the pipes/well inspected and there’s nothing wrong with them; the presence of iron/manganese is normal in this area, and the water is perfectly safe to drink. We recommend bringing bottled water.

- "I wanted to get my elderly dogs away from fireworks for the holiday weekend. This was such a perfect find. There was some fireworks far in the distance but not enough to concern ourselves with. The cabin was so clean & new with so much thought put into it. I lost all connectivity & the owner got right back to me with the internet password. I didn’t need a lot of the stuff I brought. There was coffee! and the bedding & linens were so comfy. The grill was a pleasure to use & although the hot plate took a bit to heat up, my eggs cooked perfect. It is far off the beaten path and such a great way to connect with nature. "

- "Everything was amazing !" - "Cabin was very clean and offered many sleeping areas. It was pet friendly although a fenced backyard would be nice. The flashlight located in the hallway was most helpful when letting them out at night. I would place a sign in the shower about pulling the ring down to get the water to come out through the shower. The window unit air conditioners were adequate for a June visit but probably not July or August. I was never able to receive the manual in my email. The key boxes should have the same code. I would definitely come back. "
