- Maximum capacity of the house is: 8 people overnight. Daytime visitors are okay.

- Please respect the neighbors; Quiet times from 10 pm on weekdays and 12 am weekends. No loud noise, parties or any type of event that will disturb neighbors or the surrounding area are allowed.

- Any guest that stays at the property on Fridays, please have the trash containers out for garbage truck pick up. Thank you!

SECURITY DEPOSIT:
We would like to provide a clean and undamaged home and a magical experience for every guest, in relation to that all bookings require a $300 security deposit. It is just a hold on your credit card and it will be released 3 days after your departure. You will receive the full amount after a thorough inspection and no damages have been done to the house.

Things that will result in partial/total loss of security deposit:
- Any kind of smoking inside of the house
- Damage to the property beyond normal wear/tear
- Unauthorized gatherings/parties
- Breaking max guest rule

HOUSEKEEPING: There is no daily housekeeping service provided in the rental rate. Cleaning fee to cover cleaning occurs at check out, no maid service during stay. After check-out and before check-in, between reservations, the house will be thoroughly cleaned and inspected by a professional cleaning. Mid-stay cleaning services during your stay can be requested for an additional fee.

- "The townhouse was in gated community just off Tara Blvd & LoveJoy which made getting with our family in area super easy as opposed to staying in the downtown like in the past. The home was tastefully decorated and the beds were comfortable. We did miss not having any night stands or a place to rest our devices and jewelry on in the bedrooms. Also having a grill outside would have been awesome. The host was very responsive when contacted. Overall our stay was very pleasant. "

This beautiful 4bedrooms 2.5 baths is located in a gated community. The house is walking distance from Walmart and Patient First clinic and 5minutes from the Atlanta Motor Speedway. The garage can hold two cars inside and two other cars outside. Please note that a small security deposit ($100-$250) may be required and fully refunded at check out upon no damage. Relax and enjoy.

- "The house was very clean and super convenient for our 2 week stay as we were working at the Atlanta Motor Speedway which was only a 3 mile drive. The only downside was the limited parking. The garage door was not hooked up when we stayed, so we had to park a couple of cars on the street which seemed to annoy the neighbor and HOA. It simply couldn't be avoided. But we would definitely consider staying there again." - "Upon arrival there were no clean towels. I found every towel from the house in a dirty laundry basket so I washed and folded them… same issue with dishes. Dishes were put in the dishwasher but clearly not clean so I ran those and put them away. The house was just not clean to a standard of a Vrbo. Honestly, the house was left in better condition when I left than when I arrived so I’m not sure why I’m being charged a several hundred dollar cleaning charge. Other than that the house was fine. The home seems to be set up more for a bed and breakfast and owners living on the property and automatic locks on each bedroom door is understandable for a bed and breakfast; however, we thought we were renting the home for the weekend. The location was convenient and the home offered several amenities such as snacks, coffee maker, and internet."

*Please start the dishwasher when checking out so the cleaning crew may turn the house for the next guest since we try to accommodate early check in if at all possible.
*Turn the thermostat to 74 for the summer, 68 for the winter when starting to leave. It might be a few hours or few days before the next guest arrives. No need in wasting energy on an empty house :).
*If you found something wrong with the house that is a maintenance item, please let us know via the Airbnb messages. The cleaning crew is only in the property for a few hours and as obvious as some things may be, it may not be noticed by the cleaning crew.
*Please ensure the TV remotes are on the coffee table in LR or on dresser in bedrooms to ensure they can easily be found to avoid potential lost remote fee
*Dispose of any left over items from the fridge. You may leave items such as condiments, and other common items.
*Any free standing trash in the home must be picked up and placed in trash cans or taken outside. Cleaning fee does not include excessive dirty house. Additional fees may apply if not followed.

Smart Lock Battery Replacement
Guest agrees that in the event that a battery in the lock has to be replaced on the front door smart lock, the guest will replace the 4 AA batteries in the lock. The host will reimburse for the cost of the batteries plus $5

Fireplaces
Safety reason the fireplaces are not to be used for burning. Unfornatutely, we can not allow fireplaces to be used since wood can stay hot for several days. The cleaning crews would not be able to clean the home if not know when the last fire was used. This prevent cleaning and more importantly, the cleaning crews have no way of disposing of the embers in a safe way.

GARAGES
Many of our houses come with enclosed garages. We do not guarantee the use of the garages but they are allowed to be used if they are available. We may use the garage for storage that occupies a portion or all of the garage. If the garage is unavailable use, we can not move items unless agreed to prior to the move in.
If the garage has an overhead garage opener, you may program the opener to your car. We do Not support installing or provide tech support for garage openers. We may also have installed MyQ as a way to provide wireless opener connectivity but once again, we do not provide support on how to install on your phone.
