This a remote and rustic space. Fair to approach this as "Glamping" on 30 private acres with comfortable amenities, plumbing, cotton sheets, down blankets, bath linens, and a full but simple kitchen.

PLEASE NOTE FOR ALL GUESTS WITH CHILDREN:
Children under 2 will not be charged as additional guests. Children between the ages of 2-12 are 1/2 the charge of an additional guest. There is a house rules and liability waiver that should be reviewed. While children are permitted with the parents discretion please note that this house is not child proof for stairs or cabinets. Cleaning supplies are not behind locked cabinets and fall hazards are possible for unattended children around stairs or deck. Climbing on any furniture can pose a risk. Parents should consider this like camping in terms of extra vigilance and do their own risk assessment. Please fell free to ask any questions you may have.
Wildlife: This is a pristine area with abundant nature, The property is adjacent to the Nature Conservancy and National forest. Bears, deer and coyotes are abundant. Occasional snakes. Most often they are unseen or shy but follow the same precautions with these animals that you would on in National Park website. Do not leave food outside unattended, on the grill or trash around the fire pit.
There is a year round indoor clawfoot tub with shower head and an outside shower that is usable most of the year except when temps drop well below freezing. The cabin is over 200 years old. It has been reconstructed with original design and materials. It is a minimalist space and offers a glimpse into a primitive farmstead of old Appalachia. A terrific basecamp for reading, hiking or exploring the Allegheny mountains. Weather is dramatic but often beautiful and exciting. Winters provide many opportunities to see snow. The house is often covered in ice and snow all winter. Summers are mild and cool at night. Note that windstorms can occasionally tear a screen or blow off cushions. Sometimes between guests. We may not always be able to provide a perfect level of detail but the house will be thoroughly cleaned between stays. The newer home is well insulated, dry and cozy. Some of the finished details of a city home are not always possible but there is most importantly a roaring wood burning fire place. Doors may stick, and some have old locks. The older cabin can takes a couple hours to heat up but is very comfortable after that. One of the downstairs rooms in the older log cabin is used to hold firewood, garden tools or necessities of the house. It is best to consider this as a glamping adventure in the woods. With that in mind we hope to exceed expectations. Please review policy and rules on safety. It is too extensive to list ever quirk and eccentricity of the property. A two-bedroom, 1-bath apartment located on Main Street in downtown Hot Springs offering convenient access to The Homestead, Snead's Tavern, micropub BACOVA BEER and many other downtown locations, all within walking distance. In addition, there is the newly leased space, formerly Duck In Deli and Market, that is now Claire's Cakes and Cafe offering breakfast, deli sandwiches, soups, salads, espresso, hand dipped ice cream and milkshakes.
Main Street Apartment overlooks downtown Hot Springs while the Creek Side Apartment faces the spring fed stream at the rear of the building.
The MAIN STREET APARTMENT includes a large comfortable living area (with pull out queen bed), dining area, a full kitchen with Washer & Dryer, two spacious bedrooms (one with queen bed and the other with two double beds) and a full bath. There is a 60" flat screen TV in the living room with streaming service and excellent WiFi throughout.

A marvelous mountain lodge built in 2002 and set on top of a ridge in the middle of 175 acres with long vistas in all directions. The lodge offers a great room with stone woodburning fireplace, study with a comfy sofa bed and adjoining full bath, master bedroom with en suite bath, guest room and a children's room that share a hall bath. The kitchen is well equipped for cooking simple meals to large holiday feasts! Now offering a Keurig Coffee Maker as well as regular drip coffee maker. Access the crow's nest from the spiral staircase - the perfect place to enjoy the mountain views and the stars at night. The screened porch and deck provide outdoor living and dining space as well.
***For winter rentals - four wheel drive and/or chains are required for accessing the home. The owners do not allow plowing of the drive.***

Creek Side Apartment is on the second floor above Bacova Properties. The apartment is conveniently located in the center of Hot Springs (2817 Main St.) within walking distance to the resort hotel, The Homestead. There are shops and restaurants: wine, coffee, Sam Snead's Tavern, VA ABC store and other amenities next door. In addition, there is the newly leased space, formerly Duck In Deli and Market, that is now Claire's Cakes and Cafe offering breakfast, deli sandwiches, soups, salads, espresso, hand dipped ice cream. Directly across the street is the micropub Bacova Beer! The two apartments, Creek Side and Main Street, are on the same floor and can be combined for larger groups or family reunions. The apartment has two bedrooms and one full bathroom. The living room has a 50" flat screen TV with streaming service and excellent WiFi throughout. There is a pull out queen size bed in the living room allowing a total of 6 adults. It is non-smoking and pet friendly!

The Donald Ross Trail is a gorgeous five-bedroom, five-and-a-half-bath home, located in the Homestead Preserve's Sheep Meadow neighborhood, and is less than a mile from The Homestead Resort. Sleeping ten, this stately brick home provides all the comforts of home and then some.

Get a good night’s rest in one of the four king-sized beds or opt for one of the two twins. Each bedroom has access to a private bath, as well as a covered porch. Gather in the living room for a family movie night and enjoy the warmth of the fireplace. Cooking is not a problem in the gourmet kitchen, complete with stainless steel appliances and a spacious island for food prep and mealtime. Dine as a group at the eight-person dining table and then head to the back porch to kick back and enjoy the quiet seclusion of your Hot Springs vacation.

The basement is complete with a flat-screen television, a wet bar, pool table, foosball table, and an integrated sound system that allows music to be played throughout the entire house. The Donald Ross Trail includes Wi-Fi, and we encourage you to bring your four-legged friend, as pets are accommodated for an $100 additional fee.

Guests also have access to the Old Dairy Community Center about 10 minutes away which offers a seasonal, outdoor pool, large indoor hot tub, game room and fitness center. **Please be advised that Old Dairy access is limited due to COVID-19, and will not be available if there is an event.**

The rooms were clean and nice sizes for our girls weekend getaway. There were 7 of us in our mid 40’s. Pros: Welcome boxes of toiletries. Every bathroom with shower had a welcome box with trial size shampoo, conditioner, and body wash. The boxes were sealed and we thought that was a nice touch. Cleanliness: Everything was clean! Spacious: Large, open Kitchen and living room to hang out. Cons: 1.) The master bedroom had hot water, but some complained that they did not have any hot water one evening to shower. 2.) The beds are spring beds and we recommend foam mattress toppers. I woke up really sore in the mornings. 3.) The doors and window locks. The window latches made it impossible to close. They were stuck open and we felt uneasy about that. They need to be fixed. The doors also (one in the parlor) was broken and took forever to close. You have to lift the handle up, but the entire fixture was loose, making it really difficult to lock properly. We felt uneasy at night about that."

The first floor of the house has a large, cozy living room with wood burning fireplace and library nook, a dining room that seats 6-8 comfortably, master bedroom and full bath, kitchen and laundry room. The living room looks out over the porch and the lawn. The house has Wi-Fi so it's easy to stay connected with all your devices. A stereo with CD player and a library of classical music are at your fingertips for setting the mood. Many evenings have been spent playing cards and connecting with family and friends in this room. The south facing, sunny dining room looks out on fields and is a great spot for bird watching. The kitchen is fully stocked with all the gear you need to create fabulous home cooked meals (you provide the food and culinary talent). A long fieldstone porch faces east over the lawn - the perfect spot to catch the sunrise with a cup of coffee, watch afternoon lawn games, and enjoy evening cocktails and dinner in the warmer months. The porch stays remarkably cool even on the hottest days. Just behind the living room, facing northwest, the lovely master bedroom gets beautiful afternoon light and has ample storage. It can be made up as either a king bed or two twin beds.

The second floor has two bedrooms, a full bath, and a central family room. The southeast bedroom has a queen bed and the northeast bedroom has two twin beds. Both bedrooms feature windows on three sides of the room for taking in the views and mountain breezes. The family room features a 43” Smart TV, DVD/VCR and a library of classic and children's movies. In addition, there is a wide selection of board games, jigsaw puzzles and cards to provide hours of entertainment on inclement days.

Across the lawn, the original horse barn has been converted into the “Playroom” featuring a Ping Pong table, as well as lawn games including Badminton, Croquet, Bocce, Horseshoes, and more. It is a great hang out for kids of all ages and encourages friendly family competitions. The second building is the original “Tack Room” that is retained by the property owners for storage.

In addition to use of the house, guests have access to Old Dairy Community Center (8 minute drive) with an outdoor pool (seasonal), hot tub, sauna, fitness center, locker rooms, and game rooms (including pool table and foosball).

What to bring: Please bring your personal toiletry items, food, trash bags, spices, and any other consumables. One round of toilet paper, paper towels, hand soap, bath soap, and trash bag provided; please bring extras. Grocery store and Dollar General are nearby.

For a fee, we can arrange for groceries of your choice and other consumables to be waiting at the house upon your arrival. If you are interested, please contact me to discuss.

We have one security camera on the exterior of the house facing the driveway. The camera will be on during your stay.

This cozy, secluded cabin sits on the edge of a 1000-acre farm overlooking rolling hay fields. This is the perfect spot for solo travelers, families, or couples to relax, recharge, and enjoy the outdoors. Find yourself drinking coffee, finishing up work, or deep in a good book in the sunroom. Then fill your day with outdoor activities throughout the Allegheny Highlands. At night, grill out and enjoy dinner around the table. Then light a bonfire and stargaze before ending the night.

This charming mountain house, finished in 2022 is located in the Sheep Meadow neighborhood within the Homestead Preserve. Situated overlooking a spring fed pond with rolling mountains and professionally maintained landscape, this peaceful retreat is just a stone's throw from the action - a 1/2 mile walk to The Omni Homestead Resort, with easy access to the resort's new wedding venue (currently under construction) and 3/4 a mile from downtown Hot Springs.

The first floor of the house has a cozy living room with a double sided natural gas burning fireplace that is operable from inside + outside on screened porch, a dining room, kitchen, and 2 bedrooms with a full bath. The living room looks out over the pond + covered porch. The house has Wi-Fi so it's easy to stay connected with all your electronics. The kitchen is fully stocked with all the culinary tools you need to create fabulous home cooked meals.

The bottom floor has two bedrooms, a full bath and a central family room. The back facing bedroom has a queen bed and the corner bedroom has two twin beds. (perfect for kids) The queen bedroom features windows on the front side of the room for taking in the views of the pond and mountain breezes.

The home features three smart tv located in both the main + bottom floor living rooms + one on the screened porch.

Enjoy all the activities that Bath County has to offer with a large assortment of hiking/biking trails, golf, guided / self guided fly-fishing, bird watching, and fine dining; or just enjoy chilling out at the house. You may unload your vehicle from the back of the home where you won't have the issue of so many stairs, but parking is only along the road in the front of the home.
