GETTING HERE
From the San Juan Airport, you can rent a car or take a shuttle van approximately one hour to Palmas del Mar. While you're here, golf carts are the popular mode of transport, and can be rented when you arrive.

Palmas del Mar is a beach resort in the southeast of Puerto Rico. The land is about 2,750 acres. There is a school, 25 neighborhoods, small shops, around 15 restaurants, 2 marinas and a yacht club. Rent a golf cart to move around during your stay. You will find a Supermarket where you can buy your groceries during your stay. It has security 24 hours at a gate entrance, and at each complex.

A new Paseo Tablado was opened in a Pterocarpus forest. It is an ecological jewel in the caribbean.

Tortuga is a villa located at Fairway Courts, a gated community at the heart of the world-renowned Palmas del Mar, a beach resort and golf course nested on the southeast corner of the island in the town of Humacao, Puerto Rico. Palmas del Mar is located about 45-50 minutes from San Juan International Airport.

The villa has ample room, a very spacious living space with high ceilings, a master bedroom and a guestroom. The master bedroom has a sliding door with access to the terrace/balcony. The guest bedroom is actually a lockout room with a kitchenette and has it's own bathroom. There are 2 full beds in the guest room. The villa can sleep 4-6 people comfortably.

From the balcony you get a serene view of a pond and neatly kept lawn dotted by tall palm trees. The pond has actual real wildlife in it (such as turtles, fish, birds). Turtle translated to Spanish is Tortuga, hence the name of this villa.

Being at the heart of Palmas del Mar, Fairway Courts is located within walking distance to many of the resort's amenities:

1. Golf Course, the villa is located between the 5th and 9th holes on one of the two championship 18-holes golf courses inside Palmas del Mar. The villa even comes equipped with its own parking spot for a golf cart. For Golf cart rentals please contact me for more info.

2. Tennis Club, the largest tennis facility in the whole Caribbean (20 courts in total; 2 artificial grass Omni Courts, 4 Har-Tru clay courts and 14 hard courts, many of which are lighted for night play. Fun fact: you can actually see some of the courts from the villa's balcony. Use the guest's keycard to access the tennis courts from Fairway Courts.

3. Windham Garden Hotel & Casino, the hotel is down the street from Fairway Courts, an easy walk or 1-minute drive.

4. the beach, it is also within walking distance or a short drive (there are more than 2 miles long of sandy beach). Use the guest's keycard to access the beach from the Fairway Courts, there's no need to drive. The beach is approximately about 10 mins walk.

5. Palmanova Plaza, a small shopping mall with a supermarket, stores, bank and office spaces among other services.

Bedroom:
The master bedroom has a king size bed with a flat screen Smart TV on the wall for streaming and/or cable tv which comes with the unit. The large windows allow for a gorgeous view of the golf course. There's a door that leads to the balcony from the master bedroom which is really convenient! There is a good sized closet for hanging up clothes or storing belongings. Inside the closet, there will also be an Iron, ironing board, and a baby crib(pack and play along with mattress) available for your convenience.

Other Sleeping options:
Besides the king size bed in the main bedroom, the unit’s sofa converts into a full size pull out sofa bed. There is an additional very comfortable futon located in the loft, the upper level (entrance area), that can be use as a bed as well. Please note that the air conditioner does not service the loft, but a fan is provided if needed.

Living Room:
When the sofa is not being used to sleep, you find yourself in a very cozy and comfortable area with a second flat screen Smart TV equipped with cable. The unit also has WiFi for any internet needs. There is a beautiful view of the golf course out of the living room window and a side door that leads to the balcony.

Kitchen:
Equipped with all appliances, the kitchen comes with everything you need to dine in. There is an electric stove, refrigerator, a coffee maker, and a microwave. We have a dinner table with four chairs for your use. All dishes, glassware, silverware, and cookware are included.

Bathroom:
The unit comes with 1 full bathroom complete with towels and hairdryer. The main bathroom with shower is located on the lower level of the unit.

Utility Room:
On the upper level (entrance area) you will find the laundry room with the beach gear and umbrella for your use. The washer and dryer are for the cleaning team use, but can be used by guest if they are operational. (Note: Laundry detergent is NOT provided for guests due to any possible allergic ingredients that any specific detergent may have).

Balcony Area:
It's the most popular area of the unit! The balcony has a table with four chairs where you can sit and watch players play a hole on the golf course or stare out to beautiful mountain view while enjoying your tropical drinks! (Catching the morning sunrise with a good cup of coffee is highly recommended!)

Access to the pool:
Guests who stay at the unit have access to the Beach Village pool which is right next to the building. It is a private pool that requires a wristband key for entry and this will be provided. Beach towels, beach chairs, umbrella and cooler are available for your use when you'd like to spend the day at the beach. There is also a puddle jumper and a toddler life vest in the case you're bringing small children.

When you're ready to go, all you have to do is go down the stairs and the beach is right across the street or turn right to walk directly to the pool. It doesn't get any more convenient than that! There is tons to do at Palmas. Every time we visit, we find a new hiking trail, biking route, gorgeous views or another great place to eat!

Once you confirm your booking, I will be supplying you with your own guest book that will detail all the restaurants, hiking trails, walking paths, and more suggestions to make sure your stay is a memorable one.

MUST KNOW INFORMATION:

**In case of power outages, the building is NOT equipped with a power generator** We encourage our guests to use the Villa’s power surge protectors (2000 Joules) located on various outlets to prevent damage to their electronic equipment.

MUST CLIMB STAIRS in and out of the villa. The apartment is located on the second floor and there is no elevator in the building.

The Wyndham Resort offers Casino, two championship courses, Tennis Center with 13 clay/hard courts, the famous Mandara Spa, and 11 restaurants and lounges throughout the resort. Our condo is inside the Palmas del Mar Resort (Wyndham Palmas Beach golf resort). The golf course around our condo is the Palm Course, our balcony faces the Hole 5 Tee.

In the island you can enjoy outlet shopping at The Factory Outlets, and/or regular shopping at other shopping areas. There are endless dining possibilities, from casual dining to Steak houses and Japanese Cuisine and of course the delicious local food.

A trip to the Old San Juan, San Juan Metro Area and/or museums and shows is less than a 40-minute drive, with good roads and expressways. It is also close to Luquillo beach and kiosks where you can find good local food and gift shops and a short drive from El Yunque Rain Forest.

Our place has a great balcony view of the lake and the pool. We have the Palmas Del Mar beach access. The condo has a fully equipped kitchen, living room, dining room, 2 bedrooms and 2 full bathrooms all fairly new furnished. We are on the 2nd floor and one of the few places in Palmas Del Mar with an elevator. We have 2 parking spots. There is security on this gated community. Palmas Del Mar has two beautiful championship golf courses. There are several restaurants near by. We will leave a list of our recommendations in the apartment.

We offer a keyless entry. Each new guest receives their own code for safety. If you have any issues with the code I will have someone on site to help.

The blue bracelet, which can be found on the kitchen counter, allows up to 6 people to access the community pool. You are welcome to take one of the pool towels in the unit to the pool or you may ask for one at the pool.

We have a washer and a dryer for your convenience. We ask that you get as much sand off your towels and clothes before putting them in the wash.

Beach chairs and an umbrella can be found in the storage closet right outside the unit door to your left.

Upon Arrival
The Palmas Security Gate will want to know where you are staying. You will be at unit # 148 at Beach Village. Once you clear the Main Gate you will go through the Beach Village Security. You will have access to parking in the parking lot. It is numbered #148. The apartment will be found in Beach Village Building 5, second floor, #148.

Additional parking spaces are unmarked and are subject to availability. Please do not park in any other numbered spaces as your car will be towed. Please only use #148 or a spot that is unmarked. You may use the parking all the way in the turnaround at the end of the complex if there is no other option.

Trash
Please dispose of your trash daily in the closet outside the apartment front door(on your left). The trash will be picked up every day, except Sunday.

No Smoking
We have worked really hard to create a healthy and relaxing environment. We ask that you please refrain from smoking of any kind (cigarettes,marijuana,vaping) in our home.
We have a strict no smoking policy. There are monitors installed that detect tobacco and marijuana smoke and send an alert. If there is an alert you will be asked to vacate immediately, a $500 cleaning fee will be charged and no refunds for the remaining time of your stay

Safety
Please be sure to register all guests with the gate security guard, please give the full name of all guests including children under age of 12.

The view from our bedroom and living room looked directly onto the sea. The pool in the complex was clean and quiet for relaxing or reading. There were some good restaurants nearby with our favourite being La Pescadería, for location, ambience and food. We loved the live music and pizza at Chinchos right on the marina. Rosita was very responsive with great communication. We walked the beach everyday. The winds here are quite prevalent with red flags each day but some people still went swimming. Overall, wonderful villa in a very nice, safe community on the water."

Palmas is a very friendly community with tennis courts, golf, many restaurants, schools, and Church.

This entire open concept condo with one King bed, two full beds and two twin beds is just across the Palmas del Mar Hotel, with a very close beach and an excellent view of the golf nr 4 hole.

The Twin beds are located in a very fancy mezzanine, and an excellent office space is located on the second mezzanine.

A sofa could be used as a bed in case you need for another guest.

The apartment has one parking assigned. If additional parking is needed, paid parking could be used on the Hotel Premises ($15 daily cost).

- "Good" - "The property was nicely updated. We stayed with just our family of four and it was perfect for our small family. I can see how multi-family or families with older kids might feel it doesnt provide as much privacy as listed with the third bedroom just being an open air loft but for us it worked out fine. Host was very helpful at check in and we had pretty much everything we needed. Just FYI there is no oven, only a stovetop (which was also fine for us). Super short walk to pool + beach so it was easy to go back and forth if needed throughout the day."

Thank you for your interest in staying at Acqualina! Acqualina is a villa located at Fairway Courts, a gated community at the heart of the world-renowned Palmas del Mar, a beach resort and golf course nested on the southeast corner of the island in the town of Humacao, Puerto Rico. Palmas del Mar is located about 45-50 minutes from San Juan International Airport.

The villa has ample room, a very spacious living space with high ceilings, a master bedroom and a guestroom. The master bedroom has a sliding door with access to the terrace/balcony. The guest bedroom is actually a lockout room with a kitchenette and has it's own bathroom. There are 2 full beds in the guest room. The villa can sleep 4-6 people comfortably.

From the balcony you get a serene view of a pond and neatly kept lawn dotted by tall palm trees. The pond has actual real wildlife in it (such as turtles, fish, birds). Turtle translated to Spanish is Tortuga, hence the name of this villa.

Being at the heart of Palmas del Mar, Fairway Courts is located within walking distance to many of the resort's amenities:

1. Golf Course, the villa is located between the 5th and 9th holes on one of the two championship 18-holes golf courses inside Palmas del Mar. The villa even comes equipped with its own parking spot for a golf cart. For Golf cart rentals please contact me for more info.

2. Tennis Club, the largest tennis facility in the whole Caribbean (20 courts in total; 2 artificial grass Omni Courts, 4 Har-Tru clay courts and 14 hard courts, many of which are lighted for night play. Fun fact: you can actually see some of the courts from the villa's balcony. Use the guest's keycard to access the tennis courts from Fairway Courts.

3. Windham Garden Hotel & Casino, the hotel is down the street from Fairway Courts, an easy walk or 1-minute drive.

4. the beach, it is also within walking distance or a short drive (there are more than 2 miles long of sandy beach). Use the guest's keycard to access the beach from the Fairway Courts, there's no need to drive. The beach is approximately about 10 mins walk.

5. Palmanova Plaza, a small shopping mall with a supermarket, stores, bank and office spaces among other services.

In addition to the above, Palmas del Mar has a Yacht Club, its own bilingual school K through 12 grade, 15 restaurants and an equestrian center with modern installations.

Surfside Villa is a beautifully (recently remodeled) Ocean View Caribbean 1-bedroom, 1-bath condo located within Palmas del Mar resort in Humacao, PR. 50 minute drive from the Luis Munoz Marin International Airport. The condo was built in the 1970's.

The second level Villa has an open concept layout that connects the kitchen bar, living room, and ocean view patio. The living room has a comfy sleeper sofa (queen), one leather recliner, a bean bag for adults and children and flat-screen TV. The ocean view patio has a 4-people outdoor dining table great for a morning coffee.

The bedroom has 1 brand new king size bed with flat-screen TV and patio views. The bedroom also has separate doors for direct access to the ocean view patio/balcony.

Surfside Villa has a beautiful and spacious kitchen, new stainless steel appliances, dishwasher, electric stovetop and oven, and all the cooking accessories you need for an extended stay. You’ll love how the cook is always part of the group – whether folks are in the living room or patio.

Good News! All remodeling phases (4) of the property have been completed, with new AC mini splits, new folding doors in the bedroom/patio, new blackout curtains in the bedroom, brand new hybrid mattress, new window in the living room, new shades, new kitchen cabinets hardware, new washer and dryer, and brand new stove and dishwasher.

Nice, clean, fluffy towels. Truly almost anything you can think of, she has there ready and available for your use. Pool - The Beach Village pool is available for your use, however, the Wyndham’s pool is right across the parking lot from this unit and it’s sooo nice. Alas, it does not belong to Beach Village. That didn’t bother us, though. We never visited the pool once while we were there because we always headed out to the beach. Luquillo is a short drive away and has tranquil, clear, and calm waters. Blanca takes care of this property as if it is truly her own home and she is letting you stay over as her guest. We felt so at home here. We make an annual trip to PR to visit family and we hope to book with Blanca again. You will not regret booking here! My only regret is not replacing her laundry detergent. The space
The oversized 1 bedroom condo sleeps up to 4 people. Master bedroom has a king sized bed and the living room has a sofa bed to sleep guest 3 & 4. Newly decorated throughout and airconditioned in both the living room and bedroom. The kitchen is fully stocked with all you will need to cook and feel at home during your stay. Linens, towels, beach towels and bathroom essentials will be stocked for your arrival with soaps, shampoo and conditioner.

New 40 inch Smart TV with Wi-Fi is in the living room for your enjoyment. We also left out a handful of board games and card games.
Off the living and bedroom is a private balcony overlooking the golf course with patio seating perfect for a cup of coffee or glass of wine.

You will find a few beach chairs, and cooler for your group to use during your stay. You will have access to a beautiful community pool with lounges and umbrellas. Walkable to the beach via multiple entrances within a 5 minute walk. Whyndham Resort is also a short walk to their lobby and restaurant.

Please note this is a second story walk up and stairs required to get up to the unit as well as in the unit to the main living area. This is NOT a party house, only the guest registered on the reservation (up tp 4) are only allowed to occupy the property during your stay. We are NOT a pet friendly home, unless it is a service animal we are not accepting reservations with animals at this time.

Humacao has a Natural Reserve and another beach in Punta Santiago that are less than a 20 minute drive. Also off the exit is a huge shopping center with Walmart, restaurants, food stores and all you'll need during your stay.

Humacao is a great area for those that want to truly explore the northern and eastern regions of our island.

Just north is a town called Nagaubo, with local l restaurants and kiosks along the water. Just past that is Ceiba, where you can pick up the ferry to head to Vieques or Culebra for the day.

Explore parts of El Yunque rainforest, Charco el Hippie is about 30 minutes into the mountains. Or explore adventures and tours out of Rio Grande about 40 minutes from the condo.

Fajardo and Luquillo are along the northeast coast and less than half hour you can take charter boats out to the local islands and cays, visit on of the multiple beaches; Seven Seas, or Luquillo beaches Costa Playa Azul or the Balneario de Luquillo, kiosks and lots of local shops and restaurants.

San Juan and Old San Juan can also be visited for the day in just over an hour drive.

You will have access to the entire condo during your stay. There is 1 assigned parking space included and maximum of 1 vehicle per stay.

It is strongly suggested to rent a vehicle during your stay.
Other things to note
Palmas del Mar is located in Humacao on the east coast of Puerto Rico. Within Palmas is a 2700 acre golf cart community, you can rent golf carts locally during your stay.

Within the community you will have access to the pool in Beach Villages. There are a few beach access points from the Beach Villages complex that are within walking distance. Located close to the Wyndham resort as well as other restaurants throughout the neighborhood. Two 18 hole golf course are available Monday - Thursday, tennis courts and pickleball courts for an additional cost through the Athletic Club.

The Equestrian center also has horseback riding for you to explore local beaches and mangroves.

Please know you are traveling to a very beautiful remote island. With that at times comes power outages, not so hot water as accustomed to in the States or other countries, spotty WiFi at time and mediocre cell service depending on your ventures. You'll also hear the local Coqui frog chirping at night. The community where Vistas al Verde is are extremely safe and well taken care of. Usually these things are not to be too concerned with and part of the charm of being on an island.

Lost keys to the condo will result in a $50 charge at check out. Lost wristband for pool will result in a $100 charge.

Fairway Breeze Villa, a stunning 3-bedroom, 2-bathroom retreat in the exclusive Beach Village community of Palmas del Mar Beach Resort in Humacao, Puerto Rico. This villa offers AC throughout the entire property and comfortably sleeps 6 guests. This unit has a washer & dryer, a great amenity for a longer stay.

IMPORTANT NOTES:

#1: To access the villa, guests must take two flights of stairs. Important to know there is NO ELEVATOR. The property is located on the second floor.

#2: This property is a 3-level villa. Guests need to know that it has many staircases. To access all bedrooms, guests must climb a different set of stairs.

LIVING AREAS

Once you enter Fairway Breeze Villa you will take a flight of stairs to access the main level of the villa which offers an open concept layout that connects the dining room, kitchen, and living room. It has a beautiful 6-person dining table that offers spectacular views to the manicured golf course and the beach. The living room features a flat screen TV and an L-shaped leather sofa to comfortably watch your favorite shows. The living and dining room have access to the master bedroom beachfront balcony. The master bedroom is located on the main level of the villa.

SLEEPING ARRANGEMENTS

The master bedroom, located in the main level of the villa, features a queen bed and a private terrace with 2 chairs and spectacular views. It offers a closet and an ensuite bathroom with tub. The two additional bedrooms are located on the second level of the property and they share a full bathroom. The second bedroom features a comfortable queen bed, while the third bedroom offers two twin beds.

KITCHEN

Fairway Breeze Villa has a simple yet fully equipped kitchen with modern appliances. It has a fridge with a freezer, microwave oven, oven, toaster, dishwasher, stove and a coffee maker. The kitchen is fully supplied and equipped with all the dinnerware and cooking ware needed for an extended stay. West Indies Vacation Rentals always ensures that guests have fresh dish soap and dish sponges for their stay.

GETTING AROUND

You will need to rent a car while staying at Fairway Breeze Villa to move in and out of the resort. There are also many activities within a 30-minute drive, which you will not want to miss out on. The villa includes one assigned parking spot. Ubers and taxis are not available in this area. Fairway Breeze Villa is about an hour from the San Juan airport.

LOCATION

Fairway Breeze Villa enjoys one of the most coveted locations within Palmas del Mar, Puerto Rico. Guests can walk to the beach and the community pool. The rest of Palmas del Mar's amenities are easily accessible by Golf Cart, which can be rented at Palmas del Mar. These include golf, tennis, a wide array of dining options, and various access points to the mile-long beach, marina, surfing, and mountain biking.

There are many things to do in the surrounding areas, here are some of our favorites:

Golf at one of Palmas del Mar's two 18-hole Golf Courses. Tee times can be booked over the phone.

Tennis at the Palmas del Mar Athletic Club with 20 courts that include artificial grass, Har-Tru Clay, and hard courts.

Lunch or dinner at La Pescaderia, an oceanfront restaurant by the marina with some of the best seafood on the island.

Explore the El Yunque Rainforest. El Yunque is an easy 40-minute drive from the property and is the only rainforest under US Flagship.

Chill at the beach! It is within walking distance, is a mile-long, and has a great beachfront grill!

TRAVEL INSURANCE

We strongly recommend that all guests purchase travel insurance, especially during the peak months of Hurricane Season, which are July to October. Travel insurance is inexpensive and will reimburse travelers for most expenses associated with canceling travel outside of the cancellation window; however, this will depend on what the coverage purchased covers. Make sure to review and understand the options before purchase. Disclaimer: we are not associated with any travel insurance companies.

AMENITIES

West Indies strives to deliver top-notch service and amenities to guarantee our guests feel at home while visiting our properties. All of our properties are outfitted with freshly laundered bed linens and towels. We provide 2 bath towels per guest and 1 beach/pool towel per guest. Our properties typically include at least 2 beach chairs and an ice cooler.
West Indies provides the disposable amenities necessary to get your vacation off to a comfortable start. These amenities include 1 set of hotel size soaps and shampoos per bathroom, 3 garbage bags, 1 roll of paper towel, 2 rolls of toilet paper per bathroom, 1 dish soap, and 1 dish sponge. We do not provide unlimited disposable amenities. It is your responsibility to review what is included in the property and stock with whatever else may be needed for the duration of your stay.

HOUSE RULES

Check-in time is at 4:00 pm
Check-out time is at 11:00 am
NO SMOKING: Smoking is strictly prohibited. A smoking fee of $500 will be charged if violated.
NO PETS: No pets are allowed at any time. A $300 fine will be charged if violated and you will be expelled from the property.
Building quiet hours are from 10:00 pm to 8:00 am. Please keep noise levels down during these hours out of respect to the neighbors.
The host will not pay for a hotel, vacation rental, or transportation expenses incurred because of an interruption in water or electrical service. If water or electricity is interrupted for more than 3 hours, guests have the option of canceling their reservation and requesting a refund for the nights not used. Under no circumstances will we refund consumed nights.
All bookings are contingent on signing a short-term rental agreement that will be sent via email. It must be signed within 48 hours of booking or before entering the property, whichever happens first.
Maximum occupancy of 6 adults/children at all times. This includes visitors.
Max. occupancy is strictly enforced and exceeding it may result in immediate cancellation of booking or being expelled from the property.
Towels and linens must only be used for their intended purpose. Do not stain them with food, grease, or any other substance. Do not use towels to clean up any mess. Stained towels/linens will be charged.
