So many lovely touches. Good quality beds and furnishings. Everything you need for preparing meals in the kitchen. We watched the sun rise in the mornings and stargazed at night. Fairy lights twinkled after dark. Magical. A beautiful garden with trees and flowers. So many native birds including little wrens which were always close to the cottage. We heard frogs, owls and koalas at night and saw kangaroos at dusk. The property has it's own native forest to wander through and the beautiful Johanna surf beach is only a few minutes drive away. I've been staying in Johanna for years and Johanna Meadows Cottage has been the loveliest accommodation by far. So peaceful and quiet. We very much look forward to our next stay. An idyllic country house in the rolling green hills of Johanna, Otway Valley Lodge is an ideal large home for your next family holiday or friend group getaway.
With 4 bedrooms and 3.5 bathrooms, it is a large house sleeping up to 12 people, with wide verandas leading onto the expansive lawns and gardens surrounding the house.

Enter into the open plan living area featuring comfy lounges around a wood fireplace, and looking out onto the gardens and bushland beyond. The very well equipped kitchen features a Falcon 1100mm oven as the centerpiece, ready for cooking up a feast to share together around the recycled timber dining table. The kitchen also has a Breville coffee machine with inbuilt grinder, dishwasher, microwave, pantry with essential cooking items, and is fully equipped with saucepans, cooking items and utencils. Whitewashed timber cathedral ceilings, Vic Ash hardwood floors throughout, and floor to ceiling windows gives an open and airy feel to the entire space. There is also a reverse cycle heater/air conditioner, and plenty of board games to entertain.

The family friendly floorplan has two bedrooms wings coming off from the main central open plan living area.
The main bedroom suite is off this main living area, and includes a large bedroom with queen size bed and sliding door direct verandah access, walk in robe and ensuite with shower. Wall heater and ceiling fan help to control the temperature in the room in all seasons. Off the other wing from the main living area is a passage leading to 3 further bedrooms. Another main queen bedroom has an ensuite with shower and walk in robe. The third bedroom also has a queen size bed, and the fourth bedroom has two sets of tri-bunk beds (a double on the bottom bunk and a single on the top bunk.) This is an ideal kids room, and can sleep up to 6 people in this room. A family bathroom is in this wing as well, with a bath and shower, there is also a separate powder room, and dedicated laundry with washing machine and dryer. Each bedroom has ceiling fans.

The large wrap around veranda and deck area has many spaces to enjoy the property surroundings and valley views. The entry deck has a large outdoor dining setting and BBQ - the perfect place for breakfast cook ups in the morning sun or evening dinners. Follow the sun around the property with multiple sitting areas for morning coffee, quiet reading nooks, or happy hour laughs. Extensive grounds and gardens include large lawn areas, large established trees, garden beds and native plants attracting birdlife, a cubbyhouse and an outdoor firepit area (only for use during times when fire restrictions not in force.)

The entry has a large carport for undercover parking for up to four cars, and there is a gravel roundabout around a large established garden for easy drive in, drive out accessibility. The carport also provides an undercover space with a basketball ring for the kids (and big kids) to practice.

Location
Johanna is located between Apollo Bay and Port Campbell, and is famous for it's surfing beach. The property is located just off the Great Ocean Road, 5km from Johanna Beach and on the doorstep of the Great Otway National Park. Explore the Otways waterfalls and bushwalks, including Triplet Falls, The Califormian Redwood Forest, and Melba Gully to see glowworms at nighttime.

Pets
Well behaved, house trained dogs are welcome, a maximum of 2 dogs per stay. There are alpacas and cows on the surrounding paddocks and farms, so you need to ensure that the dogs don't chase the animals. The deck is not enclosed, but there is a small dog enclosure available next to the shed with a kennel and shade if you need to go out without the dog.

Linen
Bed linen, sheets, pillowcases, towels, hand towels, bathmats, tea towels are provided for your stay. You need to bring your own beach towels for taking to the beach.

The house has a sort of rustic charm. There is a wood heater and wood stove, comfy beds, lots of books, a record player and board games. Outdoors there is a lovely shady garden home to many native birds. There is a gazebo and barbecue area, a fire pit and an outdoor shower for summer.

Waterfalls, beaches, walks and wildlife abound. Johanna Falls are 100m away, and Johanna Beach is 2.5km away.

I hope you will come here to relax, enjoy company, take in the peaceful setting and perhaps explore some of this beautiful part of the world. After a few days here you will feel great!

The house is a basic, “traditional” rural farmhouse, and as such there is no dishwasher, no tv, no aircon etc. Linen is provided. The house is not 100% renovated but is definitely comfortable and clean. I love the place and I hope you will too.

INSIDE the house:

HEATING
There is a wood heater in the living room. It has an electric fan and flue control and works really well. There are also a couple of electric bar heaters in the bedrooms. The bathroom has a ceiling exhaust/heater with infrared globes.

COOLING
There is no aircon, but you probably won't want it anyway. There are portable fans. Johanna is typically significantly cooler than Melbourne in the Summer, and the house tends to stay fairly cool on the odd hot day. If it gets really hot you can venture down to the river or beach, or take an outdoor shower to cool off.

COOKTOP
There is an electric cooktop in the kitchen. As you stand at the stove, there is a switch to your right which turns on the exhaust fan. Best to cook meat, bacon and eggs etc outside on the barbecue so as not to attract flies.

FOODSTUFFS
There are some basic things in the kitchen such as oil, vinegar, salt and pepper, spices, tea etc.

KITCHEN
The kitchen is fairly well equipped in terms of cutlery, implements, pots and pans etc. There are a couple of stovetop coffee makers. There is a microwave, blender, kettle and toaster.

OVEN
The oven works but is wood-fired.

SHOWER
The shower piping hot but runs on an old fashioned low-pressure hot water system.
1. Turn on the hot water to the max. It will just dribble out but don’t worry, it’s not so bad.
2. Turn on a tiny bit of cold water. Barely touch it.
3. Incrementally add cold until you get the temperature you desire.

RAINWATER
The water out of the tap is delicious, cool, unfiltered rainwater from a concrete tank. It is clean and I drink it, but there is also a water filter which you can use if you wish.

HOT WATER
The hot water system needs to be upgraded. It will do a couple of showers and a load of dishes at a time, so if you have a large group you will need to space out your hot showers. On the upside, having a small tank means the system reheats quite quickly.

BABY STUFF
Cot and high chair located in the first bedroom. Let us know if you are bringing a baby and I will set them up for you.

DISHES
There is a large double kitchen sink, set up very well for washing and rinsing dishes by hand. However, there is no dishwasher. Please make sure you wash, dry and put away all the dishes that you use.

STEREO
There is a vintage stereo with turntable and a 3.5mm jack so you can plug in your device.

LAUNDRY
Guests do not have access to the laundry, sorry.

BOOKS
The house has plenty of books for your reading pleasure. This is my personal collection and many of these books are relatively precious to me, but I am happy to share the collection as long as they don’t go missing. So, please enjoy but also please don’t "borrow" books.

BOARDGAMES
Put away your devices and play some Scrabble!

OUTSIDE the house:

BARBECUE
There is an undercover barbecue area with a gas barbecue. Please remember to switch off the gas at the bottle after you use the barbie.

FIREPIT
There is a fire pit which also doubles as a barbecue.

OUTDOOR SHOWER
In the garden there is a cold shower for you to use if you need to wash off after a swim, or cool down on a hot day, or practice your Wim Hof breathing techniques at 4am in the middle of Winter.

PARKING
There is plentiful parking, either in front of the garage or on the sandy area on the other side. Note that there is no undercover parking.

BIRDS AND OTHER WILDLIFE
The birds here are just beautiful and you can look forward to hearing the sounds of many wonderful bird calls, particularly in mornings and evenings.

In addition to birds, if you keep your eyes peeled you may come across native wildlife such as kangaroos, wallabies, echidnas, koalas, snakes, lizards. We also have a some introduced species such as foxes, cats, rabbits and deer. If you want to show your children some wildlife, try getting up at dawn and walking quietly up the hill. You will most likely spot some kangaroos or wallabies.

PLEASE NOTE:

RUBBISH
We don’t have normal rubbish collection here. Your cooperation is appreciated as follows:
-Please separate recyclables from landfill.
-Please use the compost bin for all organic waste.
-Don't put food scraps into landfill or recycling bins.
-Please wash out food containers, cans, jars etc before you put them in their appropriate bins.

ROAD
The house is very close to a very quiet country road. In low season on weekdays, it may see just a couple of cars a day. In peak tourist season on weekends the road gets maybe a couple of cars per hour on average. Please note that there is no front fence, which may be an issue if you have young children.

SNAKES
There are snakes around. They have been seen around the house, on the road and in the paddocks. So please look where you are walking and make sure your children do too.

INSECTS
In the Summer, you will need to keep the fly-screen doors closed to keep flies and insects outside.

SEPTIC SYSTEM
Please do not flush anything down the toilet other than toilet paper and you-know-what. Also, please do not put oils or fats into the kitchen sink. Use the paper towel provided to clean up the oil.

RAINWATER
Please be sparing with your use of water, as we rely entirely on rainwater.

CUPBOARDS
Some cupboards are marked “private” and some are also locked.

FIREWOOD
Firewood is provided but please keep your fires small and be mindful of how much wood you are burning. Firewood is hideously expensive to buy. Do not under any circumstances have a fire anywhere except in the fireplace provided.

PETS
Pets are not allowed, sorry.

SMOKING
Do not smoke inside. If smoking outside please use the ashtray provided.

BREAKAGES
If you break or damage something, please be upfront about it. Accidents do happen, after all. If it is something small like a cup or a plate I am not bothered but I would still like to know so that I can make sure everything is maintained for future guests. If you break something valuable then I would expect that one way or another you remedy the situation.

BLACKOUT PLAN
If the power goes out:
-All plumbing still works as the house is on gravity system. This means that the toilet, shower and kitchen all function as normal.
-The hot water is an electric storage system, so there will still be a tank of hot water for you to use sparingly until the power comes back on.
-The fridge and freezer will stop working. Minimise use, i.e avoid opening the fridge unnecessarily
-The electric cooktop will not work. There is a butane camping stove located on a shelf in the kitchen.
-Lights will not work. There is a torch and candles on the shelf next to the camping stove.

NOISE
Though this property is relatively “remote”, we do have neighbours. Please don’t book this property for a doof or loud party :)

SHOPPING
The closes places to buy groceries are Colac (1hr) or Apollo Bay (50mins). There is very little available at Lavers Hill. So, make sure you plan accordingly and bring all of your supplies with you.

You will arrive to ready-made beds featuring professionally laundered crisp, white linen with nothing to do other than to relax and settle in.
Bath Towels are included however if you are planning a trip to the beach, please BYO Beach Towels. Hand Towels, Bath Mats and Tea Towels are included.

The kitchen is as impressive as it is functional, featuring a top-of-the-line Falcon Classic 1100mm dual fuel cooker and all guests need to cook their own meals in the space. For culinary enthusiasts, the fully-equipped kitchen with modern appliances and a handy coffee machine provides everything you need to whip up delectable meals. The open-plan living area, complemented by a cozy fireplace, is the perfect space for bonding over heartwarming conversations and creating cherished memories.

The family-friendly floorplan sleeps 12 guests and carefully segregates two separate bedroom wings, promoting space and liveability. The master suite branches off from the main living area, is complete with an ensuite, a walk-in robe, direct access to the balcony, and panoramic views. The second wing houses another master bedroom with an ensuite, and two further bedrooms which share a main bathroom and a separate powder room, offering convenience and privacy for guests.

Our home is perfect for groups and families seeking serenity and relaxation. It comfortably accommodates 12 guests across the bedrooms, three of which feature cozy queen beds. The fourth bedroom offers double bunks, ideal for children.

The expansive deck is truly the crown jewel of this property. Here, you can savor morning coffee, enjoy a barbecue under the stars, or simply lose yourself in the stunning views of the neighboring farmland, playful alpacas, and the surrounding natural beauty.

H O U S E   R U L E S

1.   Check-in time is 3:00pm on the day of arrival and check out is 10:00am unless specified and agreed otherwise.
2.  A keysafe code will be provided to you to access the property via email at 9am the morning of arrival.
3.   Keys should be returned to the key safe location no later than the agreed checkout time on the day of departure. Failure to depart on time may result in extra charges.
4.   Early Check-ins and Late checkouts are subject to availability and may incur additional costs at the host discretion.
5.    Guests are responsible for their choice of accommodation. Otway Retreats is not responsible if the style of property does not live up to guests expectations, therefore guests should view property listings online carefully before selecting and booking their preferred property.  Please call our office if you require clarification on any aspect of a property prior to booking. Our properties have accurate photos showing the property inclusions and the layout of the properties.
6.   Please respect the privacy of our local community and neighbors. If a guest's behavior or noise level is unreasonable, a warning will be given and ignoring this will result in the cancellation of the booking without refund.
7.  There is a strict non-smoking policy inside the home, failure to comply will result in a minimum $200 fine. Guests may also be liable for the loss of owner's income from any future bookings affected by their actions. Guests can smoke outside, ensuring they dispose of all cigarette butts and leave no trace.
8.  Excess Rubbish Removal fees of a minimum of $90 may apply if the amount of rubbish left at the property is deemed over and above what should be reasonably expected for the length of stay and number of guests. 
9. Should pets be found in accommodation not classified as pet friendly, guests may be requested to vacate their property immediately with no refund and will be liable for additional cleaning fees.
10. Rates apply for any additional guests staying at the property that were not included as part of the original booking. Please advise Otway Retreats and make necessary payment for additional guests. Should additional unpaid guests be found, the booking may be cancelled and you will be asked to vacate. No refund will be given.
11.   Otway Retreats properties are offered on the basis of private, residential usage only. Large events, functions, parties and gatherings are not permitted at any Otway Retreats property under any circumstances. Should this occur you will be requested to vacate the property immediately and your booking will be cancelled without refund.
12.   Guests are expected to leave the property in a neat and tidy manner on departure. This includes washing and putting away dishes, returning all items to their original position, all food items removed from fridges, barbecues cleaned, ovens and microwaves wiped out and rubbish placed in appropriate bins. Additional cleaning fees (minimum $90) may apply if the property is not left in a presentable condition.
13.   Guests are required to turn off lights, appliances and lock doors and windows upon departure.
14.   A minimum key replacement fee of $150 will apply if property keys are not returned on departure. Additional locksmith fees may also apply if locks require replacement due to the loss of keys.

15.    All properties are let with linen, and beds will be made on arrival (excluding bunks).

16.   Otway Retreats will not be held responsible for failure of utilities, essential services or appliances such as electricity and water should they cease to function based on issues with the supplier that are beyond the control of Otway Retreats. 

17. Wifi where available) is provided complimentary for guest use. Guests should note that internet connection speeds vary widely according to local area availability and connection type and in many cases, data may be limited. Whilst every endeavour will be made to ensure Wi-Fi is working as intended, we cannot guarantee an available or consistent connection due to network, data or speed issues beyond our control. Outages do occur and whilst we will always try to have the connection restored, this will not always be possible. Compensation will not be considered in these circumstances as Wi-Fi is provided on a complimentary basis.
18. We recommend all guests arrive prior to 9pm given check in is via a lockbox, whilst we have an after hours service in place, it is generally only periodically checked after 9pm and guests run the risk of not having prompt support if there is an issue with their check in process after 9pm.
