Get to the property 10 mins before check in and no one is there, wait around for 30 mins, no one there, no one answering in the app, no one picking up the phone. By 340 called Vrbo who canceled my reservation around 4pm the property called asked if I left, I said I did and booked somewhere else, no apology, no reasoning, just “ok” and hung up. Thankfully there was another option but if you’re not willing to have a TBD check in I would book elsewhere. Shame bc it’s a great location. "

- "This cute and cozy apartment was in an excellent location. We were the first guest to stay here and we had a few concerns: the chairs in the kitchen were broken as was a door frame. The command hooks fell off the several times. There was no place to hang clothes and shelves which held the dishes were dirty and dusty as well as appliances. Some coffee and Kleenex would have a nice. The place has the potential to be amazing with a little more attention to details. We have stayed in many, many VRBO and were surprised this was rated as a premium host/ place. Having said all that, we would stay again b/c of the location and it was really cute, not cluttered. "

The LOFT is a unique private large 690 s.f. modern cabin like structure with great forest and garden views and access to our own private beach on this clean beautiful mountain lake, GOOSE POND. The area is spectacular.
LOCATION
The loft/lake are a short drive from Exit 10 of MA Pike in a countryside lake setting, near all of the cultural offerings that the BERKSHIRES has to offer: Tanglewood, Berkshire Theatre Festival, Shakespear and Co Norman Rockwell Museum, Jacob's Pillow, Naumkeg, Kripalu, just to mention a few. Fantastic boutique shopping and great cafes are pleasant destinations in area towns. Fall is beautiful here. There remains a lot to do too.
LOFT
The LOFT is a stand alone structure behind the owner's house.. It has a thoughtful, comfortable floor plan. All of our previous guests have commented that the Loft is much bigger than it appears in pictures, that it exceeded their expectations and is much more charming than any of the pictures depict it. There are designated areas in this open floor plan: bedroom area with a king bed, a kitchenette area equipped with small appliances and retro refrigerator, a dining area, a great living room area complete with a freestanding gas stove and a futon , a single bed situated privately in a raised alcove accessed by a 3'ship's ladder and a good sized bathroom with a generous sized shower. The Loft has an outdoor grill with a side burner on the large private back deck in the woods, internet, air conditioning and both the back deck and front deck are accessed by glass French Doors which let in all the light and brings the outdoors in.
LAKE
The walk down a tree lined path reveals a large flat lawn that borders the shorefront/beach of our beautiful lake.. There is a dock for hanging out in one of many zero gravity chairs or adirondil chairs, doing yoga with water surrounding you or fishing. Relax on the lawn in one of our unique Steamer Chairs. The swimming in this gorgeous, clean lake from our sandy beach is beyond compare. Kayak (5 available for use along with vests), take in the scenery and watch for the eagles and great blue herons at owners' private lakefront on Goose Pond, a large very clean and beautiful 270 acre lake of which the majority is in preservation. There are bocci and cornhole as well as indoor games.
HIKING
Hike around the top end of the upper lake or into the infamous Tyringham Valley on the nearby Appalachian Trail. There are many hiking opportunities surrounding us.

There are many great restaurants in the area.

This IS the quintessential vacation experience!!

INCREDIBLE IN FALL AND...
The early summer and fall are also perfect times to visit the Loft and the Berkshires in general. The area is quieter and the scenery is spectacular. Fall foliage on the lake is something not to be misted and the free standing gas stove makes the evenings in the Loft cozy and contributes to a warm and inviting atmosphere. Cultural opportunities are offered year long. Come and enjoy!

The location was great for beaching, swimming and kayaking, and Gail and Tim were great hosts, and Isabella their dog is very nice and friendly . There are lots of chairs for lounging at the private lakeside and kayaks for paddling. The room was charming and perfect for us (a couple). The back deck was very private and we enjoyed breakfast and night time stargazing there. We had everything we needed in the small kitchen And a nice living room seating area as well Easy rides to Lenox and Tanglewood(20mins) and other Berkshire attractions and towns, hiking etc. we wished we could stay longer!"

From the moment you walk in to a wall of westerly facing windows full of afternoon sun and a Great Room with a 32ft ceiling, it is relax time. Comfortably furnished and well appointed with all the touches of home, you have multiple ways to relax indoors or out. You can flop down on either of the overstuffed club chairs or couch and put your feet up on an ottoman, go upstairs to the balcony and curl up with a book, retreat to your bedroom and take a nap on a firm but plush mattress, sit on the deck and watch as the sun dips into the trees, or bird watch at one of the feeders.

First floor:
The entire 1st floor is an open floor plan designed for family living and friend getaways, entertaining and free flow of movement. There is streaming natural light with a West-facing Great Room and dining area, hardwood floors in all the common areas and hallways, a floor-to-ceiling fireplace, and a walk thru kitchen with stainless steel Bosch and Frigidaire appliances, gas range and granite countertops. The dining area has a large farm table that seats 10 very comfortably (with 12 total spindle-back chairs, for extra guests) and a breakfast bar that has three swivel stools. There are two bedrooms on the ground floor: a bunk room with 2 solid-wood, sturdy, twin bunk beds that sleep 4 (kids much more comfortably but absolutely can fit adults); and a queen room with a sleigh bed and a dressing table (made by Chip’s grandfather). These bedrooms share a large full bathroom and there is a powder room down the hall. All of the bedrooms are carpeted.
Second floor:
When you climb the extra-wide staircase to the 2nd floor, you are treated to a view overlooking the first floor, the soaring timber ceilings and a loft-style common area. You can relax on the sofa or in an overstuffed beanbag, challenge your housemate to a game of foosball on our full size table, listen to music via Alexa on Harmon Kardon speakers, or choose from any variety of puzzles and boardgames. On the north side of the house are two spacious bedrooms with a full bath between them. One bedroom has a queen sleigh bed with a west facing view over the large deck and backyard, and a true old-fashioned wicker rocking chair. The second bedroom has two twin beds with an easterly exposure looking out over the wildflower garden. On the entire South side of the house on the second floor is the master suite. This is a breathtaking room with a cathedral ceiling, a cozy sitting area furnished with club chairs and settee, an ensuite bathroom with double sinks and a gorgeous claw foot tub, and a walk in closet with plenty of space.

Amenities and Decor:
The house is well appointed throughout, with a mixture of mid- and late-19th century antiques and contemporary furniture. Behind the closed panels next to the fireplace you will find a 55” 4K SmartTV, fully equipped with cable, 4K Apple TV, Netflix, Hulu, Max and AmazonPrime video. The kitchen and pantry have everything you need to make a dinner for 2 or 12, from spices and baking needs to blenders and serving platters. Additional amenities include: Pillow-top mattresses, down-alternative comforters, pillows, 100% cotton sheets and duvets (flannel for winter!), hair dryers, towels, washer/dryer, dishwasher, Braun coffee brewer, coffee press, Keurig coffee maker, toaster oven, food processor, pots, pans, slow cooker, blender, baking and serving dishes, knives and utensils. In one 3-night stay, you could ski 5 mountains! There is also plenty of wide open space nearby to cross country ski and snowshoe, for those intrepid explorers.

A 1/4 mile driveway takes you to a private vacation home on its own (2.5 acre) lake. A sophisticated aeration system runs 24/7, and keeps this one of the healthiest swimming holes in the Berkshires! The loudest sound is the water running out of the lake into the stream that empties into the Housatonic.

The setting is gorgeous with a 5 person hot tub built into a large deck overlooking the water.

The space:

A large great room with a stacked stone fireplace is the center of activity. The house is 2500 sq ft, featuring 3 bedrooms, 3 full baths, and a large sun-room with a (brand new!) sofa bed with memory foam mattress for extra company.

Totally open floor plan downstairs, you have a kitchen and dining area open to the Great Room, with a cathedral ceiling all overlooking the water.

Outside is a large wrap around deck with a hot tub built into the deck. At night, you can take a wonderful soak while studying a sky that is filled with stars.

There is also a fire pit to make s'mores, and plenty of open area behind and in front of the house for activities. There is a ping pong table in the back as well.

The house sits on 36 private acres, with hiking, swimming and fishing as some possible activities. Across the road is a park that has additional hiking trails. And all this is in the heart of the Berkshires, less than 5 minutes from downtown Stockbridge and Lee and less than 10 to Lenox, and just over 10 minutes from Great Barrington. But TOTAL privacy!

The Massachusetts Turnpike is 5 minutes away. Driving time to Boston is 2 hours, and New York City is 2.5 hours.

Summer:
We are 10 min to tanglewood, Shakespeare and Co, the Norman Rockwell Museum and 15 min to Jacobs pillow. A short drive (per above) to all the other wonders of the Lee/Lenox/Stockbridge/Great Barrington area!

Winter:
In the winter there is a huge sledding hill on our property right behind the house. We are 15 min drive to the awesome Butternut and Bousquet Ski Areas and 30 min to Catamount.

Just two streets away from fabulous antique and apparel shopping - Main Street and/or the Lee Premium Outlets. Also noteworthy, Berkshire Mountain Bakery is a little bit of a drive in the sleepy little town of Housatonic, but worth the trip for takeout and take home to bake pizzas (I can give you directions for what is one of my favorite scenic routes to get there). Just a short 15-20 minute drive to Hilltop Orchard and Furnace Brook Winery in Richmond for cider donuts (for the kids!) and wine (for the adults!). I also highly recommend the very popular Fratelli’s in Otis for a delicious meal on Main Street in Otis (takeout might only be offered at this time), a short drive from my home, but worth it. Exciting news. If you’re looking for iconic and eclectic, the Dream Away Lodge is open again and very close by in Becket. It’s a big deal and really fun.

The Town of Lee is an easy and manageable size town to navigate. It’s unique and has so much to offer, with sweet downtown shopping and dining, as well outlet shopping close to the Mass Pike.

My home is nestled in the foothills of October Mountain where there’s hiking and rumors over the years of being haunted or at least inhabited by ghosts. The legendary resident ghosts include the mysterious 10 year old Anna Pease, Secretary of Navy under President Grover Cleveland William Whitney and uniformed soldiers from the Revolutionary and Civil Wars. You’ll need to google it, because that’s as much as I want to know and research on that subject! My favorite part of hiking October Mountain is bringing a picnic lunch to Felton Pond.

The Lee Farmer’s Market is a great way to start your Saturdays here in the summer and fall. There’s a lot going on there in a small space on the town green with locally handcrafted items. Live music is in the background to entertain you as you nibble on tasty treats and shop for perfect plants, soap, jewelry, and more

For a splash of color, there is artwork is on display at Good Purpose Gallery on 40 Main Street in Lee. Local artists are featured in exhibits daily from 10-4, closed Tuesdays. You can check out current artist’s featured lists and exhibits online for more details. The garden grounds at nearby Berkshire Botanical Garden are open seasonally and often there's a sweet exhibit in Leonhardt Galleries and weekend classes.

More about my home: Small and yet spacious. Continually updating accommodations for a pleasant and calming home away from home rental experience. Cozy kitchen with a wall hung electric heater and manual dial to make the living room and kitchen instantly toasty on those chilly Berkshire mornings and nights. Three bedrooms (one is very bright and sunny with a skylight; one can be made to be very dark and; one with a combination of lightness/darkness - each bedroom can suit any sleeping and ambiance preference!) and they all have windows to let in natural light. A bright, sunny, and quiet office space if you need to get some work done away from the hustle and bustle, but also, just the right size to spread out your mat to meditate or practice yoga if you want a quiet space with a large, comfortable area rug to stretch on! Large screen TV (4 feet wide, 3 feet high) with fabulous picture quality and a Netflix app in the living room. Relaxing back stone patio with a outdoor gas grill for comfortable outdoor dining along with a portable outdoor fire pit for making s’mores. Peaceful backyard in the morning with active, chirping birds and even more peaceful in the early evening when the birds are going to bed and they’re a little quieter. The birds are busy flitting around in the backyard, especially cardinals, and can be seen investigating the little compost bin behind the garage camouflaged within the ever-expanding pollinator garden looking for fruit scraps and eggshells. The comfortable and cushioned dining table and chair set is still on the patio for some relaxing breakfast, lunch or dinners because it’s warming up out there. It's just what you need to relax while you visit the Berkshires, whether you want to get out for an adventure or prefer to spend a quiet night in the privacy of your home away from home.

This bright cottage sits between Ashintully Gardens (landscaped public gardens with winding brook, fountain, paths and hiking trails to the stunning ruins of Ashintully) and the McLennan Reservation on Round Mountain, 1000 acres of wooded hiking trails and the largest beaver dam in Berkshire County. This is our newest and most exciting unit. Before, it was a one bedroom with two small business offices on the same floor with a shared bathroom. There is NO LONGER a SHARED BATHROOM. We now offer a PRIVATE BATHROOM.
Under property amenities a "shared bathroom" pops up but we have been unable to remove it from the website. We have been getting messages from guests asking us is it shared or private....??? it says both. Answer: it is PRIVATE and we are working with VRBO to remove "shared bathroom" from the amenities to make the listing accurate.
We now offer the entire top floor of the building. We have added a bedroom as well as a family room with a TV, small library, games, succulents, and a couch which folds out and sleeps another. There is another TV in the dining room.
One TV is cable and the other is on streaming services.
Both bedrooms have queen beds. The larger bedroom is at the front of the house and the smaller is at the back of the house. The family room is at the front of the house. The front rooms look onto Main Street.
There is a dining room with a kitchenette. There is a PRIVATE full bathroom.
It's an awesome spot on the north end of Main Street. An easy walk to restaurants, shops, yoga, church, local attractions and nature.

We added art to the space. Much of it is by local artists. One well known artist whose water colors of Lee are on the walls, lived with us in the big Garfield House for years. There are old show posters from local theaters, handmade furniture and sculptures.

The parking lot is behind the building ( named the Annex) with a short rock pathway which brings you to the entrance which is on the side of the house. The light will turn on automatically.
There's a key pad at the entrance. Once inside climb the steps and you have arrived.
It's a comfortable space for everyone including pets.

Downstairs is Jen Goss's studio. For over 10 years have been lucky to have Jen, licensed in massage and hypnosis, be on site. She has a welcoming and peaceful space and offers personalized attention, a listening ear, and gives a 5star massage. And you don't have to leave the building. Just walk downstairs.

Also on the first floor is our smallest vacation unit: The Studio. This is at the front of the building with the porch.

Behind the Annex we have a robust vegetable garden for our guests. This year we had a bunker crop. Visit during the summer or fall and enjoy the harvest. There is hike by foot from the Annex, up the hill into the woods and ledges.

There is a green grassy great lawn with Adirondack Chairs - enjoy the passersby, the sunset, the night sky, hot air balloons. Or read a book, zone out, stargaze, throw a frisbee, kick a soccer ball, do yoga, make snow angels.

We do self check in with a minimum of a two night stay. Wifi is provided.
The location on Main Street is ideal for walking to the farmers market, church, the village green, local taverns, restaurants, diners and all sorts of local shops. Short driving distances bring you to well known attractions such as Tanglewood, Jacob's Pillow, Kripalu, Norman Rockwell museum, The Clarke, theaters, hiking trails, gardens, fishing, ski mountains, lakes, rivers.
Lee is a walking down and all you have to do is step out the door. Our block
hosts a a popular sports bar and a high end French Bistro and Bar.

The studio is in the front room of an historic house (circa 1830) on Main St, in Lee. convenient to all of the town's amenities and a part of the Garfield House complex of properties (furnished and unfurnished). This is a small space, but has a queen mattress (Murphy bed - folds out from the wall), couch, arm chair, kitchen, small table, TV, bathroom, private porch, entrance and parking.
Guests have full access to Garfield House amenities, ie grilling, patio, laundry room etc. Walking distance to quality restaurants. The Garfield property and units are only a short distance to entertainment sites like Tanglewood, Jacob's Pillow and some great museums like the Clark and Norman Rockwell. The Appalachian Trail goes right through Berkshire County and Garfield Properties is an excellent jumping off point.

Garfield House Vacation living for short or longer stays in a newly renovated townhouse is in close proximity to all Berkshire and town amenities. It has 2 levels, 1 and1/2 baths, 2 bedrooms, full kitchen, dinning room and family room with HD TV and wifi. There is a private patio off the family room. The unit is air conditioned for the summer hot days. Parking is right in front of unit. There is ample storage space and convenience to a common laundry area. We also provide an infant portable crib and extra air mattress when needed.

This lovely lakefront cottage has been a favorite family gathering place of ours for 30 years. It sits on picturesque Lower Goose Pond in the heart of the Berkshires.

The property is situated on a dead end street of a private lake community. The house is just over 1,000sf with a deck overlooking a large yard and the lake. The lakefront yard is big enough for a family game of whiffle ball or to throw a frisbee around. The first floor has the kitchen, living room (with a couch to sleep 5), a full bathroom, and a bedroom with a full size bed. Ascend a wooden spiral staircase to access the spacious master bedroom and bath. Outdoor furniture and a gas grill off the kitchen make outdoor dining easy. The kitchen is stocked with pots and pans, as well as dishes and other essentials. We provide bed linens and bath towels, and there is a washing machine and dryer in the basement.

There is a dock on the property, and two kayaks and a canoe are available for your use. There is a public boat launch nearby if you want to bring your own powerboat, sailboat or jet ski. Clear water makes for great swimming. The main lake is connected to Upper Goose by a small estuary. Approximately 30-45 minutes by kayak or canoe, Upper Goose is environmentally protected and free from development – just the lake, surrounding mountains, and unspoiled nature.

Please note that the cottage is not winterized, so it is available in spring, summer, and fall.

The cottage is walking distance to the Appalachian Trail, and a short drive to Lee (close enough to bike to), the Outlets, Tanglewood, and all that the Berkshires has to offer. A beautiful rocking chair front porch welcomes you to the woodland cottage. Once inside you appreciate the the privacy of this 3,440 square foot space, replete with cathedral ceilings in the living room which opens on to a screened in porch which, in turn, overlooks the outdoor deck with built in fire pit and a hot tub. The open kitchen/diving room is perfect for entertaining, and the separated library allows for quiet relaxing. There is a first floor Master Suite with a Four Seasons Mattress and en suite bathroom (with a large jetted tub!). Upstairs are 3 large bedrooms on the second floor which share a double sink bathroom with a shower and tub.

There is hi-speed cable WiFi provided by Spectrum, and two smart TVs.

Across the road is a park that has additional hiking trails. And all this is in the heart of the Berkshires, less than 5 minutes from downtown Stockbridge and Lee and less than 10 to Lenox, and just over 10 minutes from Great Barrington.

The Space:
All our guests tell us the best part of the house are the view. Rolling hillsides and unobstructed mountain views for miles!

The first floor has an open floor plan from the kitchen to the dining room to the living room.

The kitchen is a perfect spot to start. It has everything you need to whip up home cooked meals including a flat electric cooktop, microwave, open shelving and a garbage disposal. Kitchen is stocked with all the cooking/serving necessities including: cookware, pots, pans, plates, cups, and silverware. A coffee pot is available for your morning coffee. True dining room with seating for all six of your guests.

The kitchen opens to the living room which has plenty of seating for your entire group. In the living room there is a television, it's a smart TV including access to YouTubeTV, so has the ability for you to connect your streaming apps to enjoy your shows.

One flight up leads to the two bedrooms. Each bedroom has a queen size bed as well as a full ensuite bathroom. One of the bedrooms has a shower while the other one has a bath/shower combo.There is also a half bathroom on the first floor.

Over an acre of grounds surround the house. Outdoor area features a porch, fire pit, area, and propane grill.
