The space:
One queen bed, and five more singles available, we can set the space up to your individual requirements. Well set out to accommodate one person, couples, groups, and families. Because the space is large and well set up, it can easily cater for professionals or groups working away. There is a separate bathroom, large kitchen area, two comfortable seating areas, bar fridge and large fridge, especially useful for groups, and also a freezer. A bench top stove with two hobs and oven, and a microwave. There is an office desk, and an ergonomic chair. Two heat pumps keep the whole area lovely and warm in winter, or nice and cool in summer. Fully fenced lawn area directly off the space, child and pet friendly, and another lawn on the other side of the space for your use as well. A lovely park is right next door and the space looks out on it. Wi Fi, 65 inch smart TV with Netflix, etc. There is a pool table for your entertainment. A modern cot and highchair are both available on request, there is no charge for either of these.

Parking is free, off street right outside your front door, space for around eight cars if needed when a group is staying. Also room for larger vehicles.

Around 10 minutes drive to Hobbiton, and Wairere Falls. Cycle the Matamata - Paeroa cycle trail, visit the Opal Hot Springs, or Firth Tower and Museum. Under an hour to Tauranga or Mt Maunganui, Hamilton - ideal for FIFA World Cup in July - or Rotorua, around two hours to Auckland CBD. Ample dining options, restaurants, takeaways, all just a couple of minutes drive away, or a ten minute walk. If you wish to check in early or check out late, we will accommodate this if possible. We can store luggage if you want to travel away, and then return. If you are arriving to town by bus, we can collect you and drop you off by arrangement, there is no fee for this. We have airport transfers, and some private tours available. We can also drop you off and pick you up from Hobbiton or an event you are attending as a service by arrangement. The pool house is a spacious design created to enjoy the tranquility of the water with large opening sliders. Our 12m pool is heated from November - April.

The living space includes a luxurious queen bed, lounge, dinning area with kitchenette and bar opening to the pool area.

Conveniently located within walking distance to the town center and Matamata isite visitors centre.

You will have full access to the pool house and pool house enclosure. We have a Private Gym in our garage which I personal train from, on request the gym can be booked privately for guests.

Other things to note
We have a beautiful 2yr old Maltese x Shitzu that will be in the property. Teddy will be unable to get into your private area. In the evening he will be locked in the house so if you are coming and going from the property there will be no issue.

Please note there is no cooking facilities apart from a Jug and Toaster with complimentary Tea n Coffee.

We are short drive to the world renowned HOBBITON Movie Set or catch a distinctive Hobbiton bus from the Isite.
If you're an avid 'op shopper' we have 4 great shops for you to browse plus some other fabulous shops you wont find anywhere else.
We're right on the very popular Hauraki Rail Trail. We provide a safe lock up for your bikes. We can also give you information if you'd like to get a shuttle for your next cycling adventure.
Two golf courses nearby for you to enjoy plus the superb walk to Wairere Falls or the Te Waihou walkway. And if you feel like a soak in some hot pools Opal Springs is a five minute drive.
A designated lounge means you can hang out together with friends and family.
There are books and games to enjoy in the lounge.
There's a dairy right next door and a one minute stroll to the Redberry supermarket which will have everything you need.
Our beds are super comfy with lovely linen and bedding. Two bedrooms have king beds and the other bedroom has a trundler bed that can be made into two singles or put together to make a superking bed. Each bedroom has a Smart TV.
If you feel like a quick walk there's always Tower Road which is safe and very pretty or there's the Heritage Walk through town which is also very pretty.
