The space:
One queen bed, and five more singles available, we can set the space up to your individual requirements. Well set out to accommodate one person, couples, groups, and families. Because the space is large and well set up, it can easily cater for professionals or groups working away. There is a separate bathroom, large kitchen area, two comfortable seating areas, bar fridge and large fridge, especially useful for groups, and also a freezer. A bench top stove with two hobs and oven, and a microwave. There is an office desk, and an ergonomic chair. Two heat pumps keep the whole area lovely and warm in winter, or nice and cool in summer. Fully fenced lawn area directly off the space, child and pet friendly, and another lawn on the other side of the space for your use as well. A lovely park is right next door and the space looks out on it. Wi Fi, 65 inch smart TV with Netflix, etc. There is a pool table for your entertainment. A modern cot and highchair are both available on request, there is no charge for either of these.

Parking is free, off street right outside your front door, space for around eight cars if needed when a group is staying. Also room for larger vehicles.

Around 10 minutes drive to Hobbiton, and Wairere Falls. Cycle the Matamata - Paeroa cycle trail, visit the Opal Hot Springs, or Firth Tower and Museum. Under an hour to Tauranga or Mt Maunganui, Hamilton - ideal for FIFA World Cup in July - or Rotorua, around two hours to Auckland CBD. Ample dining options, restaurants, takeaways, all just a couple of minutes drive away, or a ten minute walk. If you wish to check in early or check out late, we will accommodate this if possible. We can store luggage if you want to travel away, and then return. If you are arriving to town by bus, we can collect you and drop you off by arrangement, there is no fee for this. We have airport transfers, and some private tours available. We can also drop you off and pick you up from Hobbiton or an event you are attending as a service by arrangement. If you are celebrating a special event, we can put any extra items in for your arrival on request, flowers, champagne, chocolates, etc please enquire if this is the case. Heat pump/aircon units provide warmth in winter and cool in the summer.
We are on the Hauraki Rail Trail and can provide lock up facilities for your bikes.

You will have full access to the pool house and pool house enclosure. We have a Private Gym in our garage which I personal train from, on request the gym can be booked privately for guests.

Other things to note
We have a beautiful 2yr old Maltese x Shitzu that will be in the property. Teddy will be unable to get into your private area. In the evening he will be locked in the house so if you are coming and going from the property there will be no issue.

We're right on the very popular Hauraki Rail Trail. We provide a safe lock up for your bikes. We can also give you information if you'd like to get a shuttle for your next cycling adventure.
Two golf courses nearby for you to enjoy plus the superb walk to Wairere Falls or the Te Waihou walkway. And if you feel like a soak in some hot pools Opal Springs is a five minute drive.

In our home you will be down one end of the house all being one level and as you can see I have two listing's which are booked online separately as room 1 and room 2. you may sometimes share areas with 1 or 2 other people, depending on bookings. Both rooms share the hallway and 1x bathroom/toilet. if you are a group of 4 people keep in mind that the beds in each room are queen size and not single beds. definatly no infants. If you are a group of 4 you will need to book room1 and 2 separately and if just a couple you could possibly be sharing the bathroom with another couple if that room has been booked at same time as you.

The view from the unit looks into the garden ✿ which is part of the main house which is shared by us (we do what we can to give you as much privacy as possible) There is a back garden which we call the 'cabbage patch' where we grow veges and there is a table and chairs for guests to enjoy in a more private setting.

Other things to note
We have 2 small fluffy dogs who may bark from time to time, but they are friendly and we keep them inside when guests arrive so you can settle in without them wanting pats from you. If you have any preferences around dogs please feel free to share that with us.

The space
The apartment is equipped with kitchen facilities, spacious bathroom and a bedroom that can sleep a couple (King size). There is a single bed in the lounge area with couch and coffee table, a dinner table with 4 chairs.

A heat pump allows you to set your comfortable temperature, keeping you cool in summer and toasty warm in winter. The sliding door and bedroom window have fly-screens so you can open these up without flies and other insects bothering you.

Guest access
You will have your own garden area with table & chairs, leading to an outdoor hot tub that you are welcome to use. Own separate front & back entrance. The B&B is semi-detached - it has a large double garage next door, with the owners' house on the other side of the garage.

You are welcome to take a stroll around the orchard and garden areas.

There are plenty of DVDs to keep you entertained if you feel like relaxing inside.

We have free wi-fi available.

Did you know that Hobbiton does special breakfast/lunch and evening dinnertours? Enjoy a banquet in the Green Dragon! The tour finishes quite late so our place is a perfect place to stay after the tour being only a few minutes' drive away. We have heard only the highest praise from guests about the all thetours. Book early to avoid disappointment!

We are located under 5 mins drive from Matamata Township for lots of food options and supermarkets and only 15 mins drive to the Hobbiton Movie Set.

Park Cottage is situated on the beautiful Tom Grant Drive, a continuation of Centennial Drive, a picturesque treelined walkway running through Matamata.
You will be central to Matamata township in a recently renovated home with a fully equipped kitchen, accessible bathroom, private outdoor dining and BBQ area.
Park Cottage is within walking distance to the town centre, restaurants, cafe's and iSite. It is closely situated to the Te Aroha Rail Trail and a short drive to Hobbiton.

If you require the use of a port-a-cot with bedding or highchair please let us know so we can leave it in the house.

Stay cool by the pool on the edge of town - 10mins to the hobbits & beautiful Wairere Falls by car & 45 mins to gorgeous Mt Maunganui beach, as well as the bubbling mudpools of Rotorua and the beautiful Waikato River bike trails.(NB-pool is covered April-Dec)

It is a 15min flat walk to the shops/cafes and a convenience store is 500m away.

The space

The Poolhouse is only a 45min drive to awesome Mount Maunganui beach, the bubbling mud pools of Rotorua and the beautiful Waikato River bike trails.

PARKING area is clearly marked, then follow the arrows on the fence along the concrete path around to the small, latched entrance gate beside the separate poolhouse.

The KEY can be found in the LOCKBOX just inside gate and beside gate hinges on the fence. Push down wee door on the keybox, make the 4 digit combination and push down wee lever to access the key. Shut keybox reversing the instructions.

One queen bed, and five more singles available, so we can set it up to your requirements. Well set out, so easily accommodates one person, or a couple, very family friendly, and excellent for groups up to seven people. Because the space is large it can easily cater for professionals or groups working away. There is a separate bathroom, large kitchen area, two comfortable seating areas, bar fridge and large fridge, especially useful for groups, a freezer, bench top oven with two hobs, and microwave. There is an office desk with ergonomic chair. Two heat pumps keep the whole area lovely and warm in winter, or nice and cool in summer. Child friendly, fully fenced back lawn with direct access from the space, highchair and port a cot, etc available on request, and Alpaca and Sheep to hand feed if you would like. Pet friendly - you're very welcome to bring those furry members of your family. Enjoy the freshly baked bread, butter and spreads, cereal, yoghurt, fresh fruit, milk and juice provided for breakfast, and tea and coffee. A lovely park is right next door and the space looks out on it. Free WiFi, 65 inch smart TV with free Netflix, etc. There is a pool table and board games for your entertainment.

There is a large off street parking area right outside your front door which can easy fit multiple vehicles if a group is staying. Parking is free. Also a lawn area, which is fully fenced, with a table and seating which has direct access from the living space. There is another lawn area on the other side of the space for your enjoyment.

Other things to note
Just 10 minutes drive to Hobbiton, and Wairere Falls. Cycle the Matamata - Paeroa cycle trail, visit Opal Hot Springs, or Firth Tower and Museum. Under an hour to Tauranga or Mt Maunganui, Rotorua, and Hamilton, under two hours to Auckland CBD. Ample dining options, restaurants, takeaways, all just a couple of minutes drive, delivery, or under ten minute walk. If you wish to check in early or check out late, we will accommodate this if possible. We can store luggage if you want to travel away, and then return. If you are arriving to town by bus, we can collect you and drop you off by arrangement, there is no fee for this. We have airport collect and drop off if you are flying in as a service by arrangement, and also have some tours available. We can also provide drop off and pick up from Hobbiton, or an event in town as a service by arrangement. If you are celebrating a special event you can request extra items in the space for this. If you are requiring a long stay for work or leisure, a month or more, enquire about our long stay rates. We are child friendly, with a fully fenced lawn area off the space, and animals in the back paddock which can be fed if you wish to do so, and also pet friendly.

Signal Ridge Cottage is a renovated and modern little cottage, located on a working dairy farm 14km from Matamata.
Neighbouring Hobbiton, and with beautiful views of the Kaimai Ranges, we have all you need for comfort away from home.
Enjoy the toast, cereal, yoghurt, eggs, fruit and milk provided for breakfast on the first morning of your stay as well as complimentary tea and coffee.
There is a fully equipped kitchen and laundry with washer and dryer for your use.

The space
Our lovely cottage in situated on our dairy farm, next to the Hobbiton Movie Set. We overlook a beautiful valley, and you will have a stunning view of the Kaimai Ranges from the deck off the lounge. The cottage has been tastefully renovated with a modern kitchen, bathroom and full laundry for your use. There is a spacious lounge with TV, including Freeview and there is WiFi for your use. The dining table seats six, to sit and enjoy a meal at. You will have 3 bedrooms, 2 being of a pretty good size and furnished with a King size bed and a wardrobe in each. The third room is a smaller room, with two King Single beds in it.

Guest access
The cottage is a stand alone house, which is completely for your use during your stay. The garage is not available to guests.

Please not that there is NO SMOKING OR VAPING in our home. Please don’t park vehicles on the grass in our section. Please remove shoes in the house. There is plenty of parking on the driveway entrance. Thx.
