1. No Smoking: Smoking and vaping are not allowed inside the house.

2. No Pets: Unfortunately, we cannot accommodate pets at this time.

3. No Parties or Events: We ask that you respect our neighbors and keep noise to a minimum, especially after 10 PM.

4. Check-In and Check-Out: Check-in is after 3 PM and check-out is by 10 AM. Please let us know if you need flexibility with these times, and we will do our best to accommodate.

5. Respect the Property: Please treat our home with care. Any damages or missing items will be charged accordingly.

6. Clean Up After Yourself: Please clean up any spills and dispose of trash properly. The kitchen should be left in a tidy state.

7. Parking: Use designated parking areas. Please inform us if you plan to park an RV, as we may need to unlock the main gate during your stay.

8. Quiet Hours: Quiet hours are from 10 PM to 8 AM. Please be considerate of our neighbors and keep noise to a minimum during these times.

9. Safety: Ensure all doors and windows are locked when leaving the house. Familiarize yourself with the location of fire extinguishers and first aid kits.

For your safety and security, our property is equipped with Ring video doorbells and cameras outside. We have a Ring video doorbell monitoring the front door, as well as a Ring camera positioned above the garage door facing the front parking lot.

Step into the living room of our Beachside Retreat. Relax and feast your eyes on the panoramic view of Puget Sound, the Seattle skyline, and the Cascade Mountains. If you are up early, enjoy the sunrise. Binoculars are by the window. Look past the porch of our neighboring 1900s home and you might see Mount Rainier in all its glory. You have a good view of the fishing pier, the boat launch, and the picnic tables at the park.

Either sit or stretch out on the queen sized hide-a-bed. Also in the living room are two stuffed chairs. You might watch television or read. The coffee table by the couch is one that raises. This table gives you a convenient place for playing board games, card games, or putting a puzzle together. More games and toys are by request. In the desk for are few office tools like stapler, staple remover, scissors.

The garbage can and recycle container are located by the driveway. Early Wednesday the garbage truck empties the garbage can. The recycle truck comes every other week. The kitchen has a trash container and another is in the bathroom.

You'll find a fully equipped kitchen with oven and range and pans for baking, roasting. Use the microwave, grinder, coffeemaker, toaster, blender, waffle iron or popcorn maker. A charcoal grill or fire pit can be borrowed. Spices are in the cupboard above the microwave.

Under the turquoise sink are the dish soap, rack, scrubbers, sponges, brushes. The pans are in the next cupboard. Broiler pan is below the oven. Many small tools, silverware, and kitchen items are in the drawers. Cutting boards, knife holder, banana hook, paper towel holder, are on the counter. Dishes, serving bowls, mugs, pitchers, cream and sugar, napkin holder, spoon holder and more are found in the cupboards. Groceries can be stored in the cupboards above and to the side of the refrigerator or in it.

Outside is a glass-top picnic table seating four. If you want to use the table umbrella, request it. You can also borrow more seating. On most days ( not the evening of July 4 ) you may use the full yard including the porch swing and fire pit. Expect fireworks and noise that day and evening in our fairly quiet village. Motor boat sounds from the boat launch or noisy geese may be heard in early mornings too. In the summer some fruit, vegetable or herbs may be growing in the garden. We gladly share.

Dress up the dining table with placemats. Two extra table leaves are stored in a space near the microwave, so the table can seat up to six.Let the manager know if you plan to invite others to the rental. We keep track of both parking and cars using the private lane. Overnight guests must be approved ahead of time. The laundromatic is across from McDonald’s or to the right of the roundabout on Bethel on the way to downtown Port Orchard.

In the bathroom shower you may notice having the extra space a curved hotel style rod provides. Take a bath in the pink tub if you prefer. Reach under the counter and you'll find the hair dryer. There is cabinet space below the sink. You'll also find extra paper towels and toilet paper stored here.The mini sewing kit is just behind the mirrored mini sliding door. Cleaning supplies, and both beach towels, bath towels, hand towels, and wash clothes are found in the tall bathroom cabinet. A toilet higher than standard height is easier to use, especially for senior citizens. We hope that little conveniences like night lights, room deodorizer, shampoo and soap will make you feel at home.

Check the linen closet in the hall for dish towels, dish rags, placemats, light bulbs and more sheets and pillow cases.. It is next to the thermostat. Turn the thermostat to the temperature you like. The furnace is electric.

The bedroom wall is completely used up by the queen bed and night stands on each side of the bed, A large chest of drawers is opposite the bed. The closet spans the west side of the room. It has plenty of clothes hangers as well as the broom, dustpan, vacuum cleaner, ironing board, fan and an extra pillow. Extra blankets, pillows are available. The blankets in the living room may be used as pet covers for the furniture, as pets are not allowed on the furniture. Pet owners pay an extra fee.

Beauty inside and out is important. With this in mind, pictures decorate each room and the hall. Silk flower arrangements do not fade. The shrub growing outside under the large window of the living room is a rhododendron, our state flower.

This is the top unit in a triplex where each level is its own apartment. The next door neighbors on either side are close since the homes are waterfront. The primary bedroom has an attached bathroom (there is no door to separate the room from the bathroom, but there is a small hallway and a walk-in closet to separate the spaces for some privacy). The second bedroom is close to the second bathroom. There is a small laundry room. The kitchen is a good size and is open to the living room. The workspace/desk area is in-between the kitchen/living area. There is one parking space for your vehicle, but a long-bed pickup truck or longer (such as a trailer) would need to be parked on a side street.

The triplex and neighboring waterfront homes own the private beaches in front of their houses. Houses are close to one another and people enjoy their privacy and personal space, so we ask that you respect this during your stay. Generally we find that guests enjoy staying in the apartment and on the balcony, but there is also a public park with a small beach and public docks just 3 houses down. Great for launching your kayak, standup paddle, boat, or other water toys - or if you just want to relax on the water.

Manchester is a neighborhood within the city of Port Orchard. This small neighborhood is made up of a post office, a hair salon, a public library and Pomeroy park that has a nice small sandy beach, and the public boat launch, all only a short (2-4 minutes) walk from the top floor apartment.

The home was laid out well to give everyone space and there are great views and plenty to do, including spa and bocce. If you have kids there is a game room in basement which is very nice. More importantly, the beds were very comfortable which was a big plus. There is easy access nearby to the Kisap Fast Ferry out of Southworth to Seattle and plenty of parks for walking and hiking in the area. Supermarket shopping was an easy 10 minutes away which was very convenient. We would come back to this property again in a heartbeat."

- "Great location. A bit cozy but all the space needed for us. The apartment was clean and comfortable for time with my spouse and then my brothers. Full size refrigerator and stove, dishwasher, nicely stocked with basic supplies. It stayed cool as it was underneath the main house. View from the unit was very good, and spectacular from the deck. Highly recommended. Enjoyed watching a pair of deer grazing in the yard. Quick walk down to the Manchester Pub, which was a very friendly place. A note...if you pull up Waze on the Bremerton Ferry as you come into Bremerton, it will show a ridiculously short distance to the unit, as it's across from Bremerton. This only is this short if you had an amphibious car. It's about 35 minutes from the ferry dock to the unit by car. Would recommend the Southworth/Fauntleroy ferry if you can...far shorter. Also, really quick to take the Annapolis foot ferry or the Port Orchard foot ferry to the Bremerton ferry dock (Anthony's had a wonderful happy hour). Annapolis ends service around 5:47, but we found Uber was easy to get us from the Port Orchard dock to the Annapolis dock if we ran late. Way easier than driving, and a lot more fun. Manchester State park was terrific; buy a Discovery pass if you're going more than twice. All in all, we'd be back in a heartbeat. If you're planning on going to Seattle, it's definitely a journey....plan at least 90 minutes to two hours to get from the unit to downtown Seattle via Bremerton ferry (or driving)."

The Property: The home itself, nearly 100 years old, is a completely renovated 4 bed, 2.5 bath, 2330 sq ft original Manchester cottage. Offering the best mix of old charm and character, (including local nostalgia art featured throughout), with modern updates and décor throughout; this 3-story home is ready to welcome your family with room for everyone!

Main Level: A small foyer w/ entry closet welcomes you into the main level (2nd floor), featuring a beautifully furnished mid-century modern living room, with expansive windows looking out on the Puget Sound, a cozy gas fireplace, one of a kind artwork, and Roku enabled tv. The dining area includes a bar cabinet and a gorgeous ceramic marble table with seating for 8. The chef will love the sleek kitchen, with quartz countertops, Cafe stainless steel appliances, gas stove, and double oven. The kitchen is well stocked with an abundance of dishes, utensils, small appliances, additional seating for up to 4, and everything you should need for meal prep. Through the double French doors from the kitchen is the upper deck, offering a dining table w/ umbrella, bar height table w/stools, and a Broilmaster gas grill for well cooked BBQ’s. Enjoy spectacular views while dining alfresco with plentifully stocked outdoor dinner/serving ware. A separate laundry room w/utility sink, half bath, bamboo flooring throughout, and a bluetooth speaker for your favorite playlist, rounds out the main level.

Upper Level: There are 2 bedrooms upstairs from the main level. The large bed #1 includes a queen bed, dresser, walk in closet, plus a cozy tv nook with a twin trundle bed (2 twins), large Roku enabled tv, and jaw dropping views from the window! The 2nd upstairs bedroom #2 offers a double bed, dresser, closet, & a quiet designated workspace with printer and a desk with water views! A full bath completes the upper level. (all beds include extra thick memory foam mattresses w/ample pillows and comfy bedding for a great night’s sleep).

Lower Level: Downstairs from the main level are 2 more bedrooms and an additional full bath. The large bedroom #3 has a queen bed, abundant dresser space, Roku enabled tv, lighted closet, and chair. Bedroom #4 offers twin bunk beds, dresser, closet, outdoor access to the hot tub and covered paver patio, & shelves of board games and puzzles for kids and adults alike. Completing the lower level is a small game room with digital dartboard, foosball table, & full-sized arcade cabinet that plays 60 classic arcade games!

Outdoor Space: Head outside to the extensively landscaped tiered backyard. Take in the salt air from the upper deck offering gorgeous views and ample seating, or enjoy the large lower paver patio with a genuine Jacuzzi brand hot tub renowned for hydrotherapy, and a covered area (rain or shine) with plush upholstered rockers & gas fire table.
