The home was renovated in June 2022, with updates to the bathrooms and living spaces, while still keeping some of its original character. It’s not brand-new, but it’s a cozy and welcoming space to gather with family and friends.

Main Floor – Living Space & Bedrooms:

The main floor serves as the primary living area, with an open kitchen, dining room, and comfortable living space for everyone to enjoy. This floor also has four bedrooms and two and half bathrooms:
• Three bedrooms each have queen-size beds and share one and a half bathrooms:
• One full bathroom with a shower.
• One half bathroom with a toilet and sink, providing extra convenience.

The master suite offers a king-size bed, a small pull-out couch, and its own private bathroom for added privacy.

While the house is not new, we’ve made updates to ensure a comfortable stay, especially in the main living spaces and bedrooms.

The main floor is equipped with heating and cooling, ensuring that guests can relax in comfort no matter the season.

Lower Floor – Recreational Area:

The lower floor is best suited for recreational use. It includes a game room, extra lounging space and plenty of room to relax. However, it’s important to note that this floor does not have heating or cooling.

The main living and sleeping areas are on the upper floor, where heating and cooling are provided. The lower level is great for hanging out or having fun, but it’s not intended for overnight stays or extended use during extreme weather conditions.

Kitchen & Dining:

The perfect lake house vacation getaway with all the fun included. There are paddle boards, kayaks, a canoe and an awesome paddle boat that you can swim off. Set on 3 acres, our 3-bedroom waterfront house is as close as you can get to Foxwoods Casino and Great Wolf Lodge without actually staying at the resort. It's actually within walking distance (though with the busy road we don't recommend that). AND it's a waterfront house - we have a large pond/small lake in our backyard that is private to our house and the farm next door (2 kayaks + life jackets and paddles available for guest use). AND, it's only about 15 minutes to Mystic! With all that, the house makes a perfect home base for a Connecticut country vacation or a waterfront weekend getaway.

Important: Sheets and towels ARE included with your stay. They are washed before and after every guest, feel free to use the laundry room during your stay as needed as well. We also provide a starter pack of paper towels, toilet paper, toiletries, cleaning products, soaps, detergent, sponges, k cups, and tea! We have a washer and dryer for guest use too!

- "The real draw for us was the proximity to Foxwoods and the fenced in yard for my son to run and play. We were pleased to find the house just as described: a bit rustic but charming and with plenty of space for us to spread out. The hosts were communicative and helpful. We didn’t have time to make use of the kayaks/pond but the kids enjoyed a s’mores night at the fire ring, and were treated to a gorgeous display of fireflies at sundown. The only caveat I would say is that it is a hard place for people with mobility challenges due to bedrooms upstairs and cement steps into the house, and for people who are not used to country living, they might find it a little rustic for their tastes. And as with any place in New England, if you visit in June or July, bring bug spray! "

Looking for a comfortable, spacious home with plenty of room for your group? This two-story house offers a mix of modern updates and classic charm, making it a great option for your next getaway.

The home was renovated in June 2022, with updates to the bathrooms and living spaces, while still keeping some of its original character. It’s not brand-new, but it’s a cozy and welcoming space to gather with family and friends.

Main Floor – Living Space & Bedrooms:

The main floor serves as the primary living area, with an open kitchen and a comfortable living space for everyone to enjoy. This floor also has five bedrooms and two and a half bathrooms:

• Two bedrooms each have king-size beds.
• Three bedrooms each have queen-size beds.
• The master suite offers a king-size bed, a small pull-out couch, and its own private bathroom for added privacy.
• One full bathroom with a shower.
• One half bathroom with a toilet and sink, providing extra convenience.

Important Update: Please note that we recently made changes to the layout. The dining room has been converted into a bedroom with a king-size bed, and the dining table has been moved to the kitchen area. While the listing description reflects these changes, the photos have not been updated yet. We appreciate your understanding.

The main floor is equipped with heating and cooling, ensuring that guests can relax in comfort no matter the season.

Lower Floor – Recreational Area:

The lower floor is best suited for recreational use. It includes a game room, extra lounging space, and plenty of room to relax. However, it’s important to note that this floor does not have heating or cooling.

The main living and sleeping areas are on the upper floor, where heating and cooling are provided. The lower level is great for hanging out or having fun, but it’s not intended for overnight stays or extended use during extreme weather conditions.

Kitchen & Dining:

The kitchen is fully equipped with everything you need to prepare meals, including a microwave, stove/oven, dishwasher, and refrigerator. It’s a functional and practical space with plenty of room for cooking and sharing meals together. The dining table is now located within the kitchen area for added convenience.

This home is well-suited for larger groups and families, offering plenty of space to spread out. Whether you’re planning a family gathering or a weekend getaway, you’ll find enough room to relax and enjoy your time together.

Guest access
Guests will have full access to the entire house, including the main floor and basement unit.

Please note that the basement unit is solely for recreational use. It includes a game room and extra lounging space but is not intended for overnight stays or living purposes. The basement does not have heating or cooling, so guests should plan to use it only as a fun, recreational area.

The main floor, where the living areas and bedrooms are located, is fully equipped with heating and cooling amenities to ensure a comfortable stay.
Other things to note
- Guests under 21 must be accompanied by parents or guardians.
- No smoking inside the house.
- Please no loud exterior noise past 10pm.
- We have a security system for your safety and ours, there are outdoor cameras facing the street and we have an alarm system which you will have access to upon reserving your stay.

b) There will be no outdoor events. All activities shall be orderly and considerate of neighboring properties.

- "This was a great house for our annual cousins' trip! The first level has all of the bedrooms, living room and kitchen. I will flag that you could hear everything from the bedrooms that was happening in the living rooms so may not be the best fit for light sleepers. Big, beautiful backyard!! Entire duplex, both sides, on 3 acres of land that are very close to Foxwoods. You will be renting both sides of a duplex, which gives you the entire property alone without sharing space with others. 6 bedrooms-with queen beds, 2 bathrooms, 2 living rooms, laundry space, 2 kitchens, 2 patios, and a large yard to stretch out in. AC units in the summer, heated in the winter. Foxwoods is a hop, skip and a jump away.

- "It was perfect for a gathering of old friends. Some wanted gambling and some wanted night clubs, the proximity made everything perfect! Great place for after Foxwoods gathering!" - "Stayed here with 7 other guys for a guys weekend. House had perfect amount of space for everyone and obviously could have held more. Good entertaining spaces in each half of the duplex. The yard was absolutely perfect for lawn games which we took full advantage of throughout our stay. Solis pizza one minute away had good food at good prices. Owner, Gary, was very responsive to any questions I had as well as addressed minor issues I had ASAP.
