The Main Level is all paned windows on the water. The entire floor is open starting at the Kitchen & four-stooled Breakfast Bar w/ granite counters, high-end appliances and custom cabinetry that contains pots (lobster and otherwise), pans, 2 regular coffee pots w/ filters & 1 Keurig, large bowls, flatware, 2 sets of dinnerware & glassware, gadgets, spice carousel, grill spices, plastic wrap, aluminum foil, ziploc bags, grill accessories, etc.

The Living Room has a queen-size fold-out bed in the couch, a fireplace, TV with premium channels, powder room and a screen porch w/ a single sleeper sofa, matching rocker and over-sized cushioned chair for those who like indoor/outdoor living overlooking Ninigret Pond. It is often the guests’ favorite room.

The Dining Room seats seven comfortably, TV. The Front Deck has a Weber Genesis Grill and a Smith & Hawken umbrella table w/ four chairs for outdoor dining. The grill, table & chairs are unavailable & stored once freezing temps arrive. The Side Deck has additional seating for viewing the awesome Ocean sunrises & Ninigret Pond sunsets.

Upstairs, the Master Suite has a queen-size bed and its own sunning deck w/ lounges (stored in cold weather) overlooking Ninigret Pond, TV, bay window desk, power shades, and full bath w/ glass shower overlooking the Ocean and Breachway beach.

Outside, there is a private gated-entry to the beach, driveway parking for 4 regular-sized cars, and a whole house auto/on Generac generator. In snowy weather, roads are usually plowed but snow removal is not available at the beach house. A snow shovel is.

Ningret park is huge and includes a dog park and plenty of space to walk. The cottage is not far from several RI favorites, including Watch Hill, Narragansett, and Matunuck. We are very close to Charlestown beaches ( 7 minute drive) and 5 State Parks in the area! Swimming, kayaking, fishing, paddleboarding, sailing, biking, hiking!! All outdoor activities including Quoni Pond, Watchaug Pond and the Atlantic Ocean!! We have a whole house with 4 bedroom, two bathrooms and we can sleep 6 guests comfortably!. Full kitchen and fully furnished with towels, linens, washer and dryer. Wireless internet and Fios cable TV in the LR and master bedroom. One king bed, one queen bed, two single beds are available. Comfortable Living Room and separate dining room with seating for 6. A large deck just off the kitchen with patio furniture and a gas grill are also included. Out back we have just over an acre of land to prowl around and look at nature, tree's, etc. There is a cute gazebo on the property with screens or vinyl windows making it all weather for you to enjoy, read a book, or just relax away from the house if needed. We are close to five State parks with hiking trails, biking trails, swimming, and many other amenities. We are only a twenty minute drive to almost everywhere you would want to see. Watch Hill, Misquamicut, Westerly, and Newport. The Point Judith Ferry to Block Island and Nantucket is also very close by. There are tons of great restaurants to choose from . We are a little off the beaten path so it's quiet, but so close to everything you would want to do or see!! We hope to host you and your family!! So come pull into Port Charlestown and escape!!

Property was perfect for us (every window looks out on something gorgeous). The bed is super comfortable and LARGE with ample pillows and soft sheets. Water drinkable and delicious from the faucet (glorious well for us city people). They have a very cute friendly pup named Rue. She's very loving and playful. Beaches and Restaurants are easily accessible. Clean and well stocked kitchen. Can't wait to be back!!"

Quaint summer cottage with access to both Ninigret Pond and the Atlantic Ocean at QEBA beach (Beach pass included). The " Tree House" cottage is located between US-1 and East Beach on the east side of East Beach Road in Quonochontaug, Rhode Island. Cottage has a unique upstairs living room that opens up into the branches of an adjacent large Maple tree. Hence the name "Tree House". Kayaks are available for use in the salt water pond or bring your own kayak or paddle board. Cottage was built in the early 1900's kitchen and bath have been beautifully updated. Upstairs remains authentic, original wainscoting walls and tongue and grooved ceiling. Delightful covered outdoor patio, perfect for relaxing, watching the birds and grilling out. We have kayaks on the property which can be used in the salt water pond, just a short walk down the path. This is also is a great area to bicycle around if you choose to bring your bikes.

Booking Information:
One-week minimum booking with Friday turnovers preferred in June, July, and August. For September, October, November, May, and the first half of June, there is a four-night minimum, and a three-night minimum applies from December through April.

Please note, the property is equipped with exterior surveillance cameras for security.
Also, if you plan to bring a boat, it must be approved by the owner prior to arrival. Guests will be required to provide proof of insurance, and approval is not guaranteed. Acceptance will depend on factors such as the size, type, and draft of the vessel. Please inquire in advance with details about your boat so we can confirm whether accommodations can be made.

From May-October, owners keep their boat on one side of the dock, the other side is kept for guests use. Owners may access their boat during the rental period, via right of way on property line, but will not be utilizing shed or any property amenities. Guests have four parking spots, and owner has one spot that will be delineated. The dock is raised during the winter months and cannot be walked on until it is lowered in the spring.

- "I rented this cottage on Allen Cove during my first visit to Charlestown Beach where I was meeting extended family. I was traveling with my 14 year old son, my 14 year old nephew and my 10 year old daughter. I rented a small boat from Ocean House Marina for the week so my son and nephew could have some freedom to explore the area. The views are really calming and we enjoyed many hours sitting in the yard under the tree looking out onto the water. The 1930’s cottage is very rustic and basic but has what I needed and enough charm that I didn’t miss being in an updated property. The house had been VERY thoroughly cleaned on arrival. It has updated windows, an outdoor shower, good water pressure inside and a huge back deck with an oversized table. We didn’t grill or eat here but it would be perfect for a large gathering of guests joining you for the day or evening. Owner Julie was accommodating with questions and/or needs. I was coming from Florida by plane so I used Vacation House Linen & Towel Rentals for our sheets, pillowcases, bath towels and beach equipment and they were excellent to work with. I have a child with allergies and usually travel with giant ziplock bags to place down feather pillows and comforters inside during our hotel or home stays. There were feather pillows there during my stay, but I just set them all aside. I did a day trip to the Newport Mansions and also visited the Umbrella Factory and loved both of those excursions. We ate at The Cove one night and got take out from Charlestown Famous Pizza and those were good."

It offers two bedrooms; one with a queen and the other has bunk beds with a full on the bottom and a twin on top. A boat slip is available for rent which can accommodate up to a 30' boat and there is great fishing right off our dock with plenty of fish to be caught. With just a short walk along the breach-way there are beautiful white sandy beaches for one to enjoy. There is an outdoor shower and a washer\dryer for your convenience. This vacation getaway is situated on a quiet private road perfect for families with children. There is also adequate off-street parking.

Inside there are two bedrooms, a well-equipped kitchen with adjoining dining area, living room with single extra long day bed and double fold-down couch, and bathroom with shower stall. Outside you will find a deck; large, private yard; outdoor shower with hot water; and parking for up to four cars. This cottage comfortably fits 2-4 people. The bedrooms are semi-private with an adjoining wall and curtains for doors; the bunk beds are ideal for children. There are additional beds in the living room, so there is sleeping space for up to 6, but the cottage is small and would not accommodate 6 adults. You cannot drink or cook with the cottage tap water so you have to supply your own bottled water which I think should mentioned in the listing. I was also told to bring all my own paper products including toilet paper although there were paper products in the cottage when I arrived.
