- "This was our first time staying at Spring house. We had the opportunity to check in earlier and the nice young man brought our luggage to our room. He was so friendly and polite. Then my family came to meet us and we sat at beautiful table chairs with our little grandson and had a cocktail. The spring house is the place to be. Food amazing and a relaxing atmosphere. The room was spacious and the bed very comfortable. The decor was lovely. I would go back again and hopefully next year stay there again. I would recommend the Spring House to everyone. We were also lucky to get a taxi and a young lady name Renee was fantastic. SheNew all about the island and showed us around. It is so nice to have such a pleasant and friendly driver. So between the Spring House and getting around. Block Island is a beautiful place to go for vacation. "

I definitely would steer clear in busier mos if lots of children everywhere isn’t your thing bc it is very family friendly (but we visited early June before school is out.) they have a little playground, an ice cream shop, games etc. We really enjoyed our stay and hope to return. - "Don't tell was having some all around issues with Heating and Plumbing.. our room was upgraded to bigger and better accommodations.. there was some little snafus, but Holly was right on top of everything! We have beautiful views of the ocean a very spacious upstairs sweet with the kitchen and a bathroom that had a Jacuzzi! It was absolutely beautiful the service was amazing the breakfast were amazing! - "Truly lovely from start to finish. The property is made up of several small cottages, with a remarkable view of the ocean from the backside of the property. The location is great for the non-partying crowd. A 10 minute walk to downtown, very manageable. The host, Robin, could truly not have been kinder or more hospitable. She was incredibly friendly and available at a moment’s notice to drop off ice or give us a recommendation on where to visit. The room (we had room 6) was charming. The bed was very comfortable and temperature was just right all weekend. The bathroom was nicely appointed with hotel-like shampoo, conditioner and body wash dispensers in the shower. Comfy robes are provided too. Breakfast is delivered around 8:30am and was delicious each day. They take such care in packing the picnic basket, all of the little touches are lovely. The one thing that would have made the place perfect is access to onsite coffee in the morning. We are early risers and are used to coffee when we first awake. The coffee shops in town are very walkable but don’t open until 7am (although maybe they open earlier in peak season). Caffeine habits aside we could not have enjoyed our stay more! You are close to where the boats come in and a place to lay your head, that’s it. There is a store under you selling BI merchandise, so that is convenient. The Barn is an idyllic, peaceful escape from the summertime crowds in town. Located on the bluffs above Long Island Sound, it has a spectacular view of passing boats and sunsets from the large windows on the west side, and sweeping views of the Audubon property from the open hayloft doors on the east An outside stairway leads to the upper floor of the Barn, one large space with a king-size bed built up for views to the west and a queen-size bed at the other end. The bathroom with shower is a separate room with a window above the sink overlooking rolling fields and the sunrise. The kitchen area has granite counters and two sinks and is furnished with a small fridge, an electric two-burner cooker, coffee machine, toaster oven, etc. The ground floor of the Barn is used as a studio/sculpture gallery and as storage for vehicles in the winter… not used when guests are in residence.
The separate driveway to the Barn passes the owner's large vegetable and flower garden. There is a picnic table and charcoal grill, hammock and Adirondack chairs for relaxing in the sun. The property has a private path to the rocky beach, excellent for surf-casting, beach combing and picnics. Swimming is not recommended because of the difficulty in getting in and out of the water over the stones.
Suitable for a couple or a small family, the Barn at Schooner Point is romantic. A car is strongly recommended because it is at the end of a long dirt road, about 3 miles from the ferry, restaurants and swimming beaches.

The barn is not winterized so strong winds from the west and east can make it drafty inside. There is a vented kerosene heater which works well to heat the space. It is possible to be comfortable in the barn in November and December if it is not too windy or bitterly cold.

THE SPACE
Sleep 4 (maximum overnight occupancy) in this immaculate rental. Built in 2015 with all new everything, overlooks a beautifully landscaped property and is just minutes from Old Harbor by foot. This beautifully appointed 2nd floor free-standing unit (there is nothing beneath you but an unused garage space) features 2 bedrooms: one queen, and one with two singles. There is a full bath indoors, plus a bonus outdoor second shower. Skylights, plenty of windows throughout, ceiling fans and central air ensure a wonderful island experience!

The 2 acre property features an expansive lawn (great for kids to run and play!), includes a hammock, fruit trees and an organic garden you are welcome to enjoy. The kitchenette has a refrigerator, microwave, stove plate, Keurig and drip coffee makers. There is a small dining table that does expand to seat 4. We provide all the basics (cutlery, dishes, cookware), so you can dine in, or enjoy the gorgeous view on your private spacious balcony - complete with your own grill, peach tree! and ample seating for friends.

The cozy living room features a large Vizio HDTV, complimentary WiFi and Cable TV. The full bathroom (indoors) includes a pristine walk-in shower, complimentary amenities (soap, shampoo/conditioner, hair dryer), and new mini washer & dryer (for a few items at a time). The outdoor shower offers both hot and cold water. The unit boasts ample storage with plenty of cabinet space, 3 closets, and a full size dresser. Solid oak floors throughout.

GUEST ACCESS
The entire rental and all of the grounds are available for guest use. You have your own balcony, grill, space for your bicycles and parking for up to 2 cars. The spacious, well kept yard is especially kid-friendly, though we have none of our own (so the property is nice and quiet, should you be seeking a peaceful retreat).

The owners are on property in the main house should you need anything, but you have total privacy as the rental is separate.

OTHER THINGS TO NOTE
The apartment is a single floor unit located on the second storey of a detatched unused garage, there is nobody beneath you. You do need to ascend a flight of outdoor stairs to access the unit. Maximum overnight occupancy is 4 people. While we welcome you to invite guests over, we ask that you limit it to 6 persons. (Need extra space for guests? We have an additional 2 bedrooms for rent in the main house on the property, which share a private entrance, staircase, and full bath)

Regrettably, we generally cannot accommodate pets*, as we have our own little maltese on the property already.

*on rare occasion, we may be able to permit one small (under 12 lbs) female dog per stay for an additional non-refundable one time pet fee of $100. please inquire.

WHAT IS PROVIDED/WHAT TO BRING
We provide basic linens and bathroom towels (indoor use only, please bring your own beach towels), a few rolls of TP and paper towel (long term guests will likely need to bring additional toiletries/sundries/etc). The kitchen has dishes and basic cooking utensils, a few K-cups for the Keurig, and there's also shampoo, and a small laundry detergent

THE NEIGHBORHOOD
A stone's throw (less than half a mile) from Old Harbor, you are about a 10-15 minute walk away (all sidewalk!). Nearby amenities are the local school playground (close enough to walk to, far enough not to hear any 'school' noise), Empire Movie Theater, scooter rental, the ferry, and all the shopping and yummy restaurants you can handle on Water Street.

GETTING AROUND
We are close to the ferry, the airport, and all of the fun that Old Harbor has to offer! You can walk to Old Harbor, the ferry, restaurants, shopping, nightlife, etc on one of the few sidewalk lined streets on Block Island. You'll love the convenience, privacy, and outdoor space that this rental offers, you can leave the car at home and just bring your sneakers!

2 immaculate second floor bedrooms share a private rear entrance, staircase, and bathroom in our home. 10 minute walk (of paved sidewalk!) to Old Harbor. Perfect for someone looking for a place to sleep at the end of a long day of Block Island fun!

(Two bedrooms and bathroom only, no additional indoor space, kitchen or food prep area. We ask all new guests to message us to confirm they read and understand this, thanks!)

Each cozy bedroom features two twin beds, clean bed linens, and blankets (please provide your own beach towels). One bedroom has a mini fridge and Keurig coffee maker. There is also a microwave, but no other cooking/appliances and none may be brought in or used on premises. (no hot plates, etc) The two bedrooms are rented together and share a single private bathroom with a shower. There is also an outdoor picnic table, patio, grill, lounge chairs, and outdoor shower for your use right outside the private entrance. (it's awesome). The expansive grounds are well manicured, available for your use, and a great place to unwind at the end of the day.

Clean bed linens, shampoo & conditioner, and a few Keurig coffee pods are provided. We ask that you provide your own beach towels and do not remove linens from the property. (long term renters should plan to bring some extra coffee pods or pick some up at BI Grocery.)

You will be given one key to the private entrance (the bedrooms themselves do not have keyed locks, but do lock from the inside). For the comfort and privacy of our guests, we do not rent the 2 rooms individually, you will have the space to yourselves. Home owners reside on the first floor.

**Maximum occupancy: 4 persons, no exceptions.**
No pets. No smoking. No parties. No cooking (use of provided microwave only).

As the property owners reside beneath you, we ask that use of the bedrooms is restricted to renters only and that quiet hours be observed between 10:00pm-7:00am. This is a great rental for folks looking for a safe, clean, quiet, comfortable place to sleep and relax at the end of a day of Block Island exploration and fun. Use and enjoyment of the property's manicured 2 acres is welcome.

Parking in driveway for one car and plenty of room outside for your bikes.

This distinctive island cottage, is owned-managed by your host. It is located approx. 2 miles from town & Crescent beach, 1 mile walk to gorgeous, westside beaches-nestled in a beautiful, natural setting on the Island’s west side. The cottage has 2 cozy bedrooms which sleep 4, each features one full-sized bed (there is an additional twin XL daybed on the main floor for flexibility purposes) & rents from May-September, Saturday-Saturday— so if you are planning on bringing a car, we suggest booking a reservation on the boat for your vehicle as soon as possible.

This cottage itself exudes a bit more ‘magic’ than your typical rental…personally furnished, well-appointed & comfortable, offering a variety of communal gathering spaces as well as cozy nooks…
On the first floor guests will find a sunny, well-equipped eat-in kitchen w/ new dishwasher, fridge, vintage stove & walk-in pantry. Gas grill & casual outdoor dining are situated just beyond the kitchen door. On the same level— a comfy south-facing living room, small bath, & adjacent library with loveseat, desk (facing sunset) & bookshelves stocked with a variety of interesting reads!
Additionally, there is a larger living space which includes 2 sofas, daybed, long computer desk & smartTV (no satellite). There is internet-(as it is on the island).
Throughout the house, a variety of artwork, as well as board games & books are available for guests to enjoy. Laundry is in basement, accessible through bulkhead at the rear of the house, as well as a large flower/veg garden…its lushness can be seen through north-facing kitchen windows…
The second level features 2 bedrooms- 1 to the west has a full-sized bed; the other modest east-facing room also has one double bed (with the option of a roll-out mat on the floor for kids who don’t like to share beds). Also, find a spacious full bath with vintage claw foot tub, tile shower & pedestal sink. Please note that there are fans placed throughout the house to keep guests comfortable when summer heats up.
Outside, the green, expansive yard is fabulous for lounging around with beverages or morning coffee, reading, evening stargazing, observing birds, playing tag or badminton, or simply listening to the crickets! It is approx. a 6 min. drive to town, or a visit to our neighbor’s horses a 3 min. walk up the road….Fresh pond is just a 10 min. bike ride away! There are chairs & small tables and hammock for outdoor relaxing, clothesline for fresh air drying & behind the garden shed, a wonderful, (highly recommended) private outdoor shower with hot/cold taps…
In the immediate surrounding area, it is a naturalists delight—native shrubs, grasses & wild plants abound- including, Shad, bayberry, viburnum & wild blueberry- with the added bonus of the honeysuckle vine and multiflora rose, whose intoxicating scents permeate the air.

- "Very nice 3 floor home with lots of wraparound decks providing many options for relaxing outside. The views and surrounding area are fabulous - idyllic. A great location - 5 minute walk to a gorgeous, sandy beach. Surprised by how clear and warm the water was in September. Very clean, comfortable accommodations for 4 senior adult friends vacationing together for the first time. Our only complaint was the lack of basic supplies. Especially the fact that after a long trip we arrive at a 2 bathroom home with not one piece of toilet paper. Also lacking - dish liquid, dishwater soap, garbage bags, a sponge, or anything to keep the place clean. It has been my experience that these minimal supplies are usually provided in order to encourage guests to keep the place clean. We left TP in both bathrooms for the next guests. I encourage the owner to do the same."

All owners and guests must refrain from smoking indoors. The Island Manor Resort actively promotes a smoke-free environment. In the event of a violation, the area will be professionally cleaned and sanitized and the individual(s) who violated this rule will be charged the cost of the cleaning/sanitization service (minimum charge will be $275).
No Pets allowed.
Quiet Time is 9:00pm to 8:00am. Please respect the privacy of others. Excessive noise must cease during this time.
Parking:
All vehicles must be registered with the front desk. Due to parking restrictions, only one vehicle may be parked in front of units. All boats, trailers, and additional vehicles must park in the overflow lot, to the left side of the property. Violators will be towed at expense of owner, daily fine of $100 and subject to pay the full cost to repair the parking lot if damaged. The Island Manor is not responsible for any loss or damages to any vehicles parked on the property.

- "We really enjoyed our stay at this property. There is a lovely view of the New Harbor off the deck and we really enjoyed lounging in the afternoon shade, watching the sailboats come and go. Besides the harbor view, there is also a pasture with a horse and cow which adds to the charm! The house was very clean and comfortable and we had everything we needed to cook some family meals. We especially enjoyed grilling on the deck and eating outdoors. The location was nice and close to everything we wanted to see, but far enough away to not have a lot of noise/traffic outside the house. It was quiet and private. We received immediate assistance from the property owner with any questions we had. Overall, a wonderful stay and I would highly recommend this property to all."

Beautiful stone patio with lounging & dining furniture faces western sunset skies. Perfect for a couple or a couple with an infant. 4 minute walk to Mansion Beach. Includes all linens, 2 beach chairs, boogie board and umbrella. Yard games are available upon request. Caretaker is on site in separate main house. Separate private entrance from private back patio. Access to a parking space in shared driveway. Your comfort and privacy are our priority.
This well lit 1 BR space has a queen bed, small closet and full bathroom with standup shower. The seating area is surrounded by windows and high ceilings.
