Sitting on our 7-acre Christmas Tree Farm the 800 square foot cottage shares a home with us, our barn cat, our dog "Maple" chickens, goats, small fishpond and honeybees. Make your own breakfast with our local coffee with farm fresh eggs (seasonal) and honey from our on-site free ranging chickens and bees. Bike/ride to one of the many seasonal roadside farm stands or coffee shops for more local treats. Located close to beaches, hiking, or exploring SE Rhode Island/Massachusetts scenic coastal villages this is a wonderful spot from which to launch your south coast adventures or just relax and enjoy life on the farm. The cottage has a galley kitchen with a stove, oven, toaster, microwave, refrigerator, coffee maker, blender and dishwasher. There is also a French press coffee carafe. The kitchen is stocked with condiments including coffee, tea, cream, salt, pepper, sugar as well as honey from our bees. The local fox population has relieved us of our chickens so unfortunately you'll need to stop at one of the local roadside stands for fresh eggs until we can replenish the flock. There is a gas and charcoal grill for guests use as well. The galley kitchen includes a bar with stools for dining. The LR has a sofa and several chairs as well as a television that receives NetFlix, Amazon Prime as well as most cable stations including ESPN, HGTV, HBO, NESN, etc. The cottage also has wireless internet access.
A gas fireplace provides heat for the LR. During the summer months we put an Air Conditioning unit in one of the bedroom windows for additional cooling. Every room has a ceiling fan that can be controlled separately from the lighting. A canopy of trees over the cottage helps keep it cooler in the summer, and there are four skylights to add additional natural light.
The sofa folds out into a bed, and there is also a twin bed in the LR that can be used as additional seating. The Bedroom has a Queen bed, dressers and a closet. While there is a small shower stall in the bathroom, there is an outdoor shower stall on the back of our house that guests are welcome to use when the climate is warm enough. (Our house is on the opposite side of the driveway.) It affords excellent water pressure and a view of the farm while washing off sand from a day at the beach or on the road. We also have a washer/dryer in our basement that guests are welcome to use. Access is from an outside door. While we believe the cottage is ideal for one or two adults, or adults with small children, it does sleep four. Four adults might feel cramped unless you are spending most of your time outdoors since the cottage is 800 square feet total. Besides the queen bed the sofa folds into a bed, and there's a twin that serves as additional seating in the LR when not used for sleeping.
Stays of a week or longer will automatically receive a 7.5% reduction in the base rental fee - stays of 30 days receive a 10% reduction.
PETS: Under limited conditions we will host your well-behaved dog - we have free ranging chickens so are not likely to allow larger dogs or breeds bred to hunt. Unless explicitly approved please don't bring a dog - if we do approve your dog there is an additional $50 cleaning fee. We'd also require that your dog is leashed while on the property and that they are not allowed on the furniture or left alone in the cottage unless they are in a kennel. These restrictions are non-negotiable as they are the result of lessons learned the hard way! While we are not cat haters we cannot allow them in the cottage due to potential for future guests with allergies. Fish, birds, children and turtles are welcome if housebroken.

We are located in a quiet seaside community. Local beaches, winery, general store, gas station, hiking, supermarket and churches are within ten minutes. Newport R.I. and Providence R.I. is a thirty five minute drive. Cape Cod, Ma is approximately a one hour drive. Our guest suite is an open concept with twelve hundred square feet. There are two private bedrooms. The first bedroom has a queen bed while the second bedroom has two twin beds. The spacious bathroom has laundry facilities. The full kitchen comes complete with all the cooking pans and utensils you would need. This suite is located on the second floor and comes with a private entrance. This was the perfect location, removed from hustle & bustle, but close enough to drive to attractions. Lee's Market a few miles away is a GREAT stop for groceries, wine, etc. The house was very well stocked with everything we needed to cook our meals in. It is a pretty and peaceful location providing awesome ocean views and gorgeous sunsets from right from their front porch. Melissa and Paul were sweet hosts, and they provided us with some treats from local businesses upon arrival. We definitely recommend renting with them."

“The Let” offers activities such as kayaking, canoeing, shell fishing/fishing, or birding. Bring your own kayak or canoe and launch them at the Emma Tripp Landing on East Beach Road nearby. Our guests are welcome to use our kayaks and launch on the salt marsh in the backyard. Or simply walk in the backyard on the salt marsh or the shorelines for fishing crabs, mussels, oysters, scallops, and clams (locally called Quahog) (subject to state and local rules/licenses).

“The Nest” is a spacious, serene 2 bedroom apartment with additional Nook for 3rd sleeping area built above our stand alone storage garage. Thoughtful is just one word I'd use to describe the location, and this is displayed in the clever and well-intentioned use of space, the color palette, the care with which the bathroom and the outdoor shower have been constructed. Second, the owners are attentive and communicative. They made it super easy to move around in the space and I felt that my needs were anticipated. Our exchanges were delightful and respectful, both ways. Last, the place was easy to find--great directions--and the property has been marked clearly and cleanly in order for an out-of-towner to figure out their way in. This was a magnificent experience."

Covid bookings ( I apologize in advance) are limited to two week minimum this year. We are resting the house for 3 days after you leave and 3 days after the cleaning staff has serviced the house. Cleaning fees have increased due to increased costs. We no longer can provide linens. You will have to bring your own. The same applies to paper products ( toilet paper and paper towels etc) and cleaning supplies- you will need to bring your own. Trash days are Friday’s any residual trash you have at check out on Saturday will need to be taken with you. ( If you leave any trash penalties will be assessed. We will not accept pets this year.

This is a summer seasonal place (Memorial Day weekend through Columbus Day weekend) with its extraordinary private setting, amidst rolling conservation farm land, and its expansive breathtaking ocean view offers unimaginable appeal. It is in essence that quaint 'Sconset cottage without all of the hassle of Cape Cod bridge traffic, island ferry rides and summer's tourist throngs. The charming vintage cottage is, instead, located in the quiet and serenely peaceful area of Fogland. Near a treasured barrier beach, this property provides the ideal vacation getaway, for one to three guests. Sleeping accommodations include a king size bed in the master bedroom as well as a twin bed located in the sleeping nook at the at end of the spacious living room. While still within convenient access to the cultural and recreational activities of Newport, Providence and Boston, it is just far enough off of the beaten path.

While on holiday, enjoy all the place and the area have to offer. Plan a late evening picnic, under the stars, on the lovely lawn or within its diminutive enclosed courtyard, gazing at the moon over the Atlantic Ocean directly beyond. Take a short (5 minute) walk to Fogland Beach and there explore the rich variety of marine and bird life along the water's edge, swim, stroll the shoreline collecting seashells, fish, or bring a blanket and bask in the sun. There is a lifeguard on duty (seasonably) during the main portion of the day, boat launch, playground, bathhouse and one of the premier windsurfing locations anywhere.

Just a short (2 miles) drive or bike ride away lies the Tiverton Four Corners, listed on the National Register of Historic Places. Once there, enjoy an award winning cone of Gray's ice cream, visit one of the several art galleries, share a meal at the Four Corners Grille or a sandwich, salad and sweet pastries on the Groundswell’s wrap around porch while watching the passersby. Shop for boutique apparel and accessories, fine home goods and artisanal products. Return to the cottage for a secluded rest on the sun porch wrapped in a cooling breeze off of the water.

The home was cozy and comfortable and had everything I needed for breakfast and sunset cocktails. The breezes and views from almost every window were breathtaking and a perfect start to my day. A two-mile walk and quick trip to the beach in the morning and then a short drive into Newport for afternoon activities and dining made this the perfect spot! Gray's Ice Cream was a daily treat and the quaint local cheese shop had everything you could possibly want or need. I would highly recommend this home to someone looking for the perfect combination of country quiet and ideal location to all the fun that Newport has to offer!"

- "Check in was easy, nice quiet neighborhood, LOTS of space between 2 living rooms, cozy corner, and the deck. Plenty of beach items fo all ages (boogie boards, chairs, shovels and bikes) A nice fire pit and outdoor shower for those sandy toes after a beach day. Beds were comfortable and tons of pillows so you can find the right one for your head. AC in every room to make everyone comfortable. Lots of games for night-time or a rainy day. 20 minutes from point judith ferry if you want to do a day trip to Block Island. Highly recommend. Would definitely stay here again."
