Located in South Tiverton this rustic one-bedroom cottage is tucked away one mile south of Historic Tiverton Four Corners on Main Road. Sitting on our 7-acre Christmas Tree Farm the 800 square foot cottage shares a home with us, our barn cat, our dog "Maple" chickens, goats, small fishpond and honeybees. Make your own breakfast with our local coffee with farm fresh eggs (seasonal) and honey from our on-site free ranging chickens and bees. Bike/ride to one of the many seasonal roadside farm stands or coffee shops for more local treats. Located close to beaches, hiking, or exploring SE Rhode Island/Massachusetts scenic coastal villages this is a wonderful spot from which to launch your south coast adventures or just relax and enjoy life on the farm. The cottage has a galley kitchen with a stove, oven, toaster, microwave, refrigerator, coffee maker, blender and dishwasher. There is also a French press coffee carafe. The kitchen is stocked with condiments including coffee, tea, cream, salt, pepper, sugar as well as honey from our bees. The local fox population has relieved us of our chickens so unfortunately you'll need to stop at one of the local roadside stands for fresh eggs until we can replenish the flock. There is a gas and charcoal grill for guests use as well. The galley kitchen includes a bar with stools for dining. The LR has a sofa and several chairs as well as a television that receives NetFlix, Amazon Prime as well as most cable stations including ESPN, HGTV, HBO, NESN, etc. The cottage also has wireless internet access.
A gas fireplace provides heat for the LR. During the summer months we put an Air Conditioning unit in one of the bedroom windows for additional cooling. Every room has a ceiling fan that can be controlled separately from the lighting. A canopy of trees over the cottage helps keep it cooler in the summer, and there are four skylights to add additional natural light.
The sofa folds out into a bed, and there is also a twin bed in the LR that can be used as additional seating. The Bedroom has a Queen bed, dressers and a closet. While there is a small shower stall in the bathroom, there is an outdoor shower stall on the back of our house that guests are welcome to use when the climate is warm enough. (Our house is on the opposite side of the driveway.) It affords excellent water pressure and a view of the farm while washing off sand from a day at the beach or on the road. We also have a washer/dryer in our basement that guests are welcome to use. Access is from an outside door. While we believe the cottage is ideal for one or two adults, or adults with small children, it does sleep four. Four adults might feel cramped unless you are spending most of your time outdoors since the cottage is 800 square feet total. Besides the queen bed the sofa folds into a bed, and there's a twin that serves as additional seating in the LR when not used for sleeping.
Stays of a week or longer will automatically receive a 7.5% reduction in the base rental fee - stays of 30 days receive a 10% reduction.
PETS: Under limited conditions we will host your well-behaved dog - we have free ranging chickens so are not likely to allow larger dogs or breeds bred to hunt. Unless explicitly approved please don't bring a dog - if we do approve your dog there is an additional $50 cleaning fee. We'd also require that your dog is leashed while on the property and that they are not allowed on the furniture or left alone in the cottage unless they are in a kennel. These restrictions are non-negotiable as they are the result of lessons learned the hard way! While we are not cat haters we cannot allow them in the cottage due to potential for future guests with allergies. Fish, birds, children and turtles are welcome if housebroken.

We are located in a quiet seaside community. Local beaches, winery, general store, gas station, hiking, supermarket and churches are within ten minutes. Newport R.I. and Providence R.I. is a thirty five minute drive. Cape Cod, Ma is approximately a one hour drive. Our guest suite is an open concept with twelve hundred square feet. There are two private bedrooms. The first bedroom has a queen bed while the second bedroom has two twin beds. The spacious bathroom has laundry facilities. The full kitchen comes complete with all the cooking pans and utensils you would need. This suite is located on the second floor and comes with a private entrance. This was the perfect location, removed from hustle & bustle, but close enough to drive to attractions. Lee's Market a few miles away is a GREAT stop for groceries, wine, etc. The house was very well stocked with everything we needed to cook our meals in. We found the property to be very cozy, clean, and comfortable. The only thing I would change would be new pillows. Thank you Mike & Cori for a great stay!"

House was clean and spacious. Only mishap was with lockbox and slider screen, but owner was very responsive. It is a pretty and peaceful location providing awesome ocean views and gorgeous sunsets from right from their front porch. Melissa and Paul were sweet hosts, and they provided us with some treats from local businesses upon arrival. We definitely recommend renting with them."

A new bike path built by the state of Mass in 2020 in front of the street passes the beach, bay, and harbor leading to Gooseberry Island.
“The Let” offers activities such as kayaking, canoeing, shell fishing/fishing, or birding. Bring your own kayak or canoe and launch them at the Emma Tripp Landing on East Beach Road nearby. Our guests are welcome to use our kayaks and launch on the salt marsh in the backyard. Or simply walk in the backyard on the salt marsh or the shorelines for fishing crabs, mussels, oysters, scallops, and clams (locally called Quahog) (subject to state and local rules/licenses).
Ocean-going boats can be launched at two public boat launching sites/ramps nearby, at John Reed Road/Westport Bridge and at Gooseberry Island.

the house has its new water storage and supply system. Portable water is brought in from a neighboring town. In-house water is no longer from a private well on site which has high tannins.

The winner, though, is the four season porch (with air conditioning) added on recently. It was like being out in nature without the bugs! The views of the salt marsh, the wildlife and the woods were so enjoyable. We loved feeling secluded. My mattress in the smaller bedroom could have been more comfortable and I would have slept a lot better, but that's my only complaint. I would love to stay there again."

“The Nest” is a spacious, serene 2 bedroom apartment with additional Nook for 3rd sleeping area built above our stand alone storage garage. Upon entering the 1000 sq ft space you are greeted with an open floor plan boasting cathedral ceilings, modern wet bar/kitchenette, bright living room and dining area. Sliders open to private deck with wooded view. A full bath, 2 bedrooms and add’l sleeping nook off the main living area complete the space. Also on the property are a cottage and 1800s Colonial home. Thoughtful is just one word I'd use to describe the location, and this is displayed in the clever and well-intentioned use of space, the color palette, the care with which the bathroom and the outdoor shower have been constructed. Second, the owners are attentive and communicative. They made it super easy to move around in the space and I felt that my needs were anticipated. Our exchanges were delightful and respectful, both ways. Last, the place was easy to find--great directions--and the property has been marked clearly and cleanly in order for an out-of-towner to figure out their way in. This was a magnificent experience."

Covid bookings ( I apologize in advance) are limited to two week minimum this year. We are resting the house for 3 days after you leave and 3 days after the cleaning staff has serviced the house. Cleaning fees have increased due to increased costs. We no longer can provide linens. You will have to bring your own. The same applies to paper products ( toilet paper and paper towels etc) and cleaning supplies- you will need to bring your own. Trash days are Friday’s any residual trash you have at check out on Saturday will need to be taken with you. ( If you leave any trash penalties will be assessed. We will not accept pets this year.

Take a short (5 minute) walk to Fogland Beach and there explore the rich variety of marine and bird life along the water's edge, swim, stroll the shoreline collecting seashells, fish, or bring a blanket and bask in the sun. There is a lifeguard on duty (seasonably) during the main portion of the day, boat launch, playground, bathhouse and one of the premier windsurfing locations anywhere.

Just a short (2 miles) drive or bike ride away lies the Tiverton Four Corners, listed on the National Register of Historic Places. Once there, enjoy an award winning cone of Gray's ice cream, visit one of the several art galleries, share a meal at the Four Corners Grille or a sandwich, salad and sweet pastries on the Groundswell’s wrap around porch while watching the passersby. Shop for boutique apparel and accessories, fine home goods and artisanal products. Return to the cottage for a secluded rest on the sun porch wrapped in a cooling breeze off of the water.

Our home is a lovely 1938 Sears and Roebuck Cape with a lovely yard and spacious interior. Full kitchen, dining room, living room and den with pullout couch, shower bath with washer and dryer on first floor; 2 beds (queen and king) and tub bath on second. Patio off den with fire pit, bbq grill and fenced yard. (Interior fireplace not to be used.)
Quiet area and very close to Misquamicut State Beach, many dining options, 2 casinos and shopping galore…if you love antiques there’s many places to explore.

The area is a special place located at 4 Tony St. Tiverton, RI, on the Sakonnet river, closely located to Newport, Bristol and Providence RI, with many other wonderful places to explore.
On the way to the cottage you will pass Fogland Beach, that has lifeguards and a playground area for children. If you continue around the other side of the point (via road or playground) you will find a beach that is regularly used by windsurfers/paddleboarders. It’s also great for swimming. The marsh is terrific for crabbing and clamming (you need a permit for clamming/quahogging: http://www.dem.ri.gov/programs/marine-fisheries/rimftoc.php).
There is a small, quiet beach located steps away from the cottage (pictures included)… walk out of the front door and you will find paradise. Many beautiful hiking trails located throughout the area (https://www.alltrails.com/trail/us/rhode-island/weetamoo-woods-trail). The cottage is PET FRIENDLY! – not more than two. The yard is fenced in. Dogs must be leashed at all times off of the property. Dogs are not allowed on Tiverton town beaches from April 1st- Colombus day. No more than 4 people can sleep in the home. Please only have 2 cars on the street directly in front of the cottage, parking is extremely limited in the area.

Very private second floor space in Little Compton, close to the village of Adamsville. There is one bedroom with a queen bed. The home is accessed through an exterior set of stairs around the back of the home. The first floor is unoccupied, so you have this entire home to yourselves. The entire view from the deck is of woods and a historic cemetery. Little Compton is a small quiet town with multiple beaches close by. It is an excellent place for bike riding and we have many hiking trails.

Sakonnet Farm & Stay’s Cleaning Protocol

During the COVID19 Pandemic, we have modified our cleaning guidelines to include even more vigorous sanitization and disinfection practices. Kristin is a Registered Nurse with a Bachelor of Science in Nursing. She has assisted in keeping her surgical office open during this pandemic, keeping her staff and patients safe and healthy.

We have just a couple of us that perform all our cleaning. We have discussed not cleaning if we are not feeling well ourselves, proper use of PPE, proper use of all chemicals, and disposing of all trash, cleaning supplies and biohazards appropriately.

Cleaning is defined by the CDC as “the removal of germs, dirt, and impurities from surfaces. It does not kill germs, but by removing them, it lowers their numbers and the risk of spreading infection.” Disinfection is defined by the CDC as “a process that eliminates many or all pathogenic microorganisms.” Sterilization is defined by the CDC as “a process that destroys or eliminates all forms of microbial life” - so this would be appropriate in health care facilities, not in homes.

We have changed our cleaning products to use products listed on the EPA’s list that are effective to this COVID virus. We are using these chemicals to clean and disinfect as per the directions on the individual chemicals.

We are paying close attention to high touch surfaces including door knobs, light switches, stair railings, remote controls, arms of chairs, appliance handles, toilets, and faucets. These surfaces will all be wiped with a disinfection solution.

We are asking our guests to turn on the HVAC air circulation upon leaving our home, and opening the windows when appropriate. Our cleaners will also do this if not done before they arrive.

All bedding will be changed between guests, including the quilt/comforter and mattress pad. They will be laundered at the highest recommended temperature before being returned to the home.

Virus particles do not live long on soft surfaces such as upholstery. Viruses in general do not live long on any surfaces that are porous, with holes or microscopic grooves.

We have put away most of our decorative pillows and extra throw blankets for our guest’s safety. If our guests use any of the spare blankets we have in the closet, we are requesting they leave them out on the bed so we know they need to be laundered.

We take great pride in offering a clean and safe home for our guests. Even more so now in these uncertain times, we want our guests to feel comfortable when staying at a Sakonnet Farm & Stays property.
