My house locates in the quiet education hill, just 100 meters away from the bus stop. 0.5 mile from Redmond Library,Redmond city hall and Redmond square. The suite is on the first floor of the single house with a beautiful front yard and parking lot. The well-lit living room, the spacious bedroom with one queen size and one full size beds and the bathroom are dedicated for you. I prepare clean towels, slippers and tablewares for your staying. - "I was in town visiting family and looking for less expensive lodging than in the city of Seattle. I couldn't beat the price for what was offered! It was just me so I didn't need both of the queen sized beds. But I basically had the entire downstairs, except for the laundry room, to myself. An open living room area as well as large bedroom with two beds. Small refrigerator was perfect; I didn't watch it but there is television in the room, my own bathroom. Worked out great for me! My hostess, Catherine, was delightful, kind and very accomodating. I will definitely rent this again shall I visit in the future. This is a shared house with the owners, who have at least one small child. There was some noise during the day, but nothing troubling and everything got very quiet by 9pm. You can see up the stairway to the front door and the hostess needed to access the laundry room which is across the hall from the bedroom in which I was staying. But this never posed a problem for me as I was allowed to do a few loads of laundry at no additional charge. Major points! I was quite delighted with my accomodations. The blackberry bushes along one side of the driveway were full of ripe blackberries during my stay and I was able to enjoy them anytime. Also, I didn't take advantage of it, but there was a drum set one could play during daytime hours, if one chose to partake. The treehouse is surrounded by an expansive deck and crow's nest (40 feet high). Each overlook the private nature preserve pond that is home to blue heron, frogs, and especially beavers with the main beaver hut visible from the deck!

There is a private outdoor shower accessible off the deck, as well as a half bath (toilet and sink) attached to the other side of the treehouse.

Across the pond is the Emerald Forest and Theater featured on another episode of Treehouse Masters in 2018 ('Climb-in, Drive-In Theater'). Based on availability, you may explore this beautiful forest and theater as well. It is an easy 1/2 mile walk on a flat trail! Your treehouse stay does not include the use of the ziplines to the Emerald Forest or the use of the theater/projector in the forest.

The Space

The unit has its own beautiful private patio separate from the main house with outdoor furniture for you to lounge on. There are trees blocking the view from the street so you have your privacy even if you're outside. We think it is a great place to have a meal, play one of the many board games in the unit, read a book from the little library above the fireplace, or get some work done.

Check-in and entry are contactless and keyless using a smart keypad lock. The entrance is well lit and easy to find but we can provide in-person check-in upon request. We have space for 1 car in the car port and additional street parking in front of the house.

The bedroom has a queen-sized bed with memory foam mattress, pillows, and a closet for storage. There's also a desk and office chair in the room so you can get work done in comfort.

Enjoy a full kitchen with stove, oven, refrigerator/freezer, water filtering jug, dishwasher, microwave, toaster, coffee maker, french press, plates, knives, forks, pots, pans, utensils, coffee, tea, food storage containers, dish drying rack, and more.

The bathroom has a stand up shower, sink, toilet, hair dryer, and towels.

The laundry area has a brand new LG washer/dryer and tide pods for your detergent needs. We also have a drying rack, iron, ironing board, broom, bug zapper, and vacuum in the unit.

Living room has a 32 inch HD TV connected to a Roku device which supports Netflix, Amazon Prime, Disney, and pretty much any streaming service you can think of. There are also free channels (Disney, Boomerang, News, Roku Channel) to watch on the device. We have a powerful wifi router connected to reliable fiber internet that works both inside and outside the unit. There are windows throughout the living area and kitchen that look out on the patio. The living room sofa bed pulls out to a comfortable queen-size in about 30 seconds.

The dining area has settings for 4 when you want to grab a meal. We also have a gas fireplace that is easy to turn on so you can stay warm and cozy on rainy Seattle days. If you want to cool down instead we have a ceiling fan and portable fan to help you do just that.

You'll have access to the entire unit. This will include space in the carport for 1 car and the patio in front of your unit. You also have access to other green areas including the lawn to the left of the car port but please note that these areas are shared with your upstairs neighbors. If you use them, please clean up after yourselves. Please stay off the deck of your upstairs neighbors. If you see them, feel free to introduce yourself. They're friendly people!

To secure the premises and deter package theft the unit is equipped with a ring doorbell you'll see as you enter. There are no cameras inside.

We live in the same town about 15 minutes away from this house and are available via Vrbo messaging and phone.

House Rules
==========
1. No shoes on the carpeted areas please.
2. No pets. We love our dogs and cats but this place isn't set up for them right now.
3. No kids under 6. We're not childproofed and don't want any young guests getting in trouble.
4. Quiet hours after 10 pm. These are city of Redmond rules.
5. Please be respectful to your neighbors upstairs. Say hi if you run in to them but usually you won't because the entrance to your suite is separated.
6. No parties, no outside visitors, no overnight guests without previous approval from your host.
7. Do not engage in illegal activities anywhere on the property.
8. If you break or damage something, please let me know and arrange for its replacement or repair.
9. Do not leave any food out that will attract uninvited pests.
10. No smoking – also don't discard your cigarettes in the house trash cans.
11. Watch out for bugs. We're across the street from a wooded area and occasionally little critters get in. Always close the door even if you're stepping out for a minute. We do have a bug zapper if flying bugs bother you but please read the safety instructions before using it.

Getting Around
=============
You can either park in the car port on the property or on the street outside the house. If you use the car port please make sure you leave room for another car so your neighbors in the main house upstairs can use it. The street leads to a cul de sac so it’s quiet and safe to park on. Most places in downtown Redmond are within 10 minutes driving. The closest grocery store is a Safeway 10 minutes walk or 5 minute drive away. There’s also a Whole Foods close by. If you want a bite to eat there’s a Five Guys, Panera Bread, a Thai place (Thai 65), a dumpling place (Dough Zone), McDonald’s, a Dairy Queen, and Victor’s Celtic Coffee (our favorite!) close by. All of these places deliver and if you’re in the moods to explore there are even more places downtown.

Education Hill is a quiet residential neighborhood. One of the most sought after and oldest in Redmond. It is walking distance from stores, restaurants, coffee shops, parks, and trails. There’s a lot to explore!

4. SMOKING: whether inside your unit, in a common area or roof deck, no smoking of any substance is allowed. Smoke damage to a unit will result in a $1000 fee

5. KEYS: to return any access keys and remotes with a $50 replacement fee for every lost key and $250 for any remote or entry FOB. The best thing to do after checking out, is take a photo of your keyset, and text us you've left the keyset behind and have checked out.

8.Noise and neighbors- must keep noise to a minimum and reasonable level from 9pm till the next day. This is not a party house. If any issues with noise and parties, whether small, medium, or large, we will submit a claim and not return the security deposit we hold.
-We use noise monitoring sensors (Noiseaware) to detect noise (not recording), and if we receive notifications of excessive loud noises, we reserve the right to evict you after several attempts of us asking you to reduce noise.

-Background checks- we use Autohost to check backgrounds and may need to collect more information to go with your IDs and credit cards. We reserve the right to cancel the booking if you do not pass or or have any bad history.

- You Must accurately share how many guests are coming. If the number exceeds that, there will be a $500 minimum fee for each guest per day.

This is a private unit of a split level home(separate entrance). This unit is perfect for business travelers as we are located in a great location and also have 2 workspaces(1 table in the bedroom and 1 executive table where you can conduct meetings).
The space
This unit is located in a quiet neighborhood of Redmond Union Hill. It is close to Costco (3 min drive), Downtown Redmond(10 min drive), Swedish hospital(5 min drive). It is a great place to stay for long term guests or business trip guests. I want to set the expectations clear by mentioning that this is the lower level unit with a separate entrance and the bedrooms can be connected by opening the closet.

- "Located on a cul-de-sac this property was very quiet and peaceful. From the large covered balcony it is almost straight down to a creek below, which you can hear but really cannot see because of the foliage. Beautiful. The place was very clean and had everything we needed in the kitchen. The only thing we initially had concerns about was that it was rather cool inside and there was only a plug ni radiant heater. We are from Texas and are not used to inside temps below 70. It all worked out just fine though."
