This quaint, recently renovated farmhouse sits at the end of Farm Lane. Your kids will enjoy climbing the ship ladder into the loft that has five built-in beds and sleeps 7 (2 full-size beds, 3 twin beds). The kids will also enjoy the recently added "stock-tank pool." It is a cattle tank that we converted to a small pool to help our guests cool off in the summer months. The fully furnished kitchen and 2 refrigerators make it easy to prepare meals, and the extended kitchen table and 2 additional bars make it possible to feed 13+ guests in the kitchen. While you are here, enjoy a quiet walk down Farm Lane, or around the 50-acre property (you might even see a few of our neighbors’ peacocks). This house is perfect for a quiet time away with your loved one, or a great place if you have multiple families or a large group! Great for the kids as they pretty much lived in it during our stay! Great location and clean! Easy acces to pretty much anywhere! The property was perfect for the four of us (two adults, one tween, one child). Check-in was very easy and tge instructions provided were perfect. The property has some internal cosmetic issues that need to be addressed, such as the front door area, but overall the place was nice and free of any real visual issues. The amenities were great and except for the heat, the entire house would have been used at some point of our stay. The shower water pressure in the master bath needs to be addressed, but it could be as simple as changing the shower head. The upper bath is much better. The swimming pool is PERFECT for beginning swimmers. My younger child is profressing with her swimming and the fact that i could stand in the entire pool allowed her to swim without restrictions. The esthetics of the pool are amazing as well. The waterfalls were a massive hit with my kids. I would have liked a little more personal interaction with the owners, but it wasnt absolutely necessary. I just like a personal touch, rather than online communication. Unsure ill atay in this part of Dallas again as all of my folks are south of the big city, but very happy i chose this location. Thanks a bunch."

This home is one of three Vrbo homes that we own. The Farmhouse on Anna Cade is an exceptional home with views from every room, as well as views from both the front and back porch. If you are looking to host just your family or all of your family, there will be plenty of space! The kitchen table and bar seat 16-18 people and the two living room couches can easily seat 10 adults (more if you like to cuddle). The couches also can recline, making TV watching or relaxing a comfortable place to be. If you plan to entertain, the pool is definitely large enough to manage a crowd. There is also seating for almost 40 under the Arbor, around the pool, or on the back porch. No joke! Location is PRIME!
New appliances include microwave, fridge, & new washer/dryer.

Child friendly! We have a pack-n-play provided at no additional cost, a high chair with a tray, and child friendly utensils as well as plastic plates, cups and bowls.

Safety First:
• Fire extinguisher in the garage. Mounted on the wall near water heater.
• First aid kit is in the kitchen cabinet above the hood

Useful tips:

• If you're traveling with your children there's a pack-and-play in the master closet
• Theres also a high chair in the master closet
• The boards games and cards games are in the master closet as well. PLEASE take care of these items and put them back into their respective packaging after use. Let's try to keep them in great condition for the next guest too enjoy. Thank you for your effort!
• Ironing board and iron are in the master closet.
• Basically just check out the master closet as theres lots of goodies there.
• If you're running low on any type of refillable soap or lotion, there's large jugs that can be used to top off anything that may be needed. They can be found in the laundry on the shelf.
• TV is a little iffy when trying to turn it on but I promise you it works. Once you've gotten it turned on we have Netflix and Peacock active and ready for your enjoyment.

Games and Fun:
• As already mentioned, there's a collection of cards and board games available. They can be found in the master closet. Please carefully (and intentionally) replace all the pieces/cards/parts back after your done playing with them.
• In the garage we have a billiard table with all the accessories needed.
• Darts, installed at professional competition distance and height. Please place the darts back into the cup after use. If you accidentally poke the wall with a dart we won't get mad! Just let us know and every-so-often our staff will patch and touch it up between bookings.
• Karaoke can be connected via blue tooth. Stream your favorite songs on youtube by searching "song title + karaoke version". Most popular songs have a karaoke version that you can sing along to. You can also just use the karaoke machine as a bluetooth speaker if singing into a microphone isn't your thing. Enjoy! (Quiet hour 9pm)

Additional:
There's fresh sheets and pillow cases in the Master closet up on the shelf. You'll also be able to find some towels in the master bathroom and closet.
Use the washer and dryer if you need it. There's some starter detergent available. Go through all the cupboards and cabinets to familiarize yourself with where everything can be found. We hope that you'll find everything well stocked.

CHECK OUT:
Check out is at 11am.
• Take all trash out and load into the garbage bins outside (right side of the home). If the bins are full, you may leave trash bags leaning up against the mailbox at the front of the driveway.
• Load the dishwasher and have it started.
• Throw all pillow cases, bedsheets, and duvets covers into the laundry and start it. Our staff will take it from there.
• Check around and make sure you've packed all your personal belongings.
• If you came with pets, please walk through the yard and collect any droppings that our furry friends may have left. Baggies are provided in the kitchen pantry. Discard directly into the exterior trash bin.
• Lock both the rear and the front doors. To lock the front door press on the top "Schlage" button when exiting and then simply twist the deadbolt until the door is locked.

To ensure the upkeep of our units and maintain a high standard for all guests, we would like to inform you of the additional following policies:

Pet Policy: We are a dog-friendly establishment only. To provide a comfortable experience for all guests, a non-refundable cleaning fee of $50 per dog will apply. This fee is not included in the original booking or room rate and will be manually added to your reservation after booking.
Note: A fine of $300 will be imposed for non-compliance with our dog-only pet policy.

Garbage collection is scheduled for Tuesday and Friday, while recycling is on Tuesday. If your booking overlaps with any of these days, please ensure that the trash bin is placed at the roadside.

No Smoking Policy: We maintain a strict no-smoking policy. A minimum $250 fine will be applied if smoking occurs inside the property.

Late Check-Out: A $50 fine will apply for unapproved late check-outs or early check-ins.

Essential Supplies: We provide starter essentials (such as toiletries and paper products) for your convenience. For guests planning an extended stay, we kindly ask that you supply your own additional essentials as needed.

Quiet time begins at 9pm and ends at 8am out of courtesy to the neighborhood. The game room is not climate controlled however there is a space heater provided.

We appreciate your understanding and cooperation in adhering to these policies, which help us maintain a pleasant environment for all guests.

For the ultimate relaxation spot, head to the backyard where you will find the full size SALT WATER pool and spa pool! Once you take a dip in, you won't want to leave! And you won't have to since this private pool is all yours for the duration of your stay! If you get tired of the salt water, you can always head to the lakeside less than a mile away for some FRESH WATER! Lake Ray Hubbard is one of the largest lakes in north Texas and is great for recreational fishing, skiing, and relaxing!

For the duration of your stay, you will have access to the entire home aside from supply closets and attics.

This home has plenty of parking in the driveway as well as the private garage! This is a quiet neighborhood so please be cautious of your noise level after 9pm.

The pool is professionally cleaned weekly every Saturday morning. The pool is outdoors and uncovered so it may have small particulates in the water depending on the time of week.

My property manager Josh is available for emergencies such as lockouts. For standard on-site requests made after 6:00 pm, staff can be available the following day.

House Rules:
1. Bring guests inside the house after 10:00 PM to 6:00 AM as it disturbs our neighbors. Any noise complaints from neighbors or police visits will result in a $250 fine each time.

2. Our home has plenty of parking. DO NOT block the neighbor's driveway or park in front of their homes as there may be fines and possible towing for parking violations. There is a $100 fine each time this rule is broken.

3. A $200 fine for smoking inside of the house. There is a $50 fine per price of smoking-related litter such as cigarette butts, packs, and rolling papers.

4. There is a $200 charge per body fluid found on the property.

5. The home must be left exactly how it was found. The cleaning charge covers the make-ready clean and not a deep clean. If there are any extra cleaning services needed on the property then that will be covered by the guest which can range from $50 - $300.

6. We do not allow DJs, live music, or large audio setups and there is a $1500 fine for breaking that rule. Small retail speakers for light music not audible from outside are permitted.

7. We can accommodate a maximum of 16 people at the home in total. We cannot host parties at this home. Intimate family gatherings can be allowed on a case-by-case basis. No unauthorized parties are allowed at my property. There is an extra headcount fee of $25 per person over the agreed upon headcount.

8. If there are weapons or illegal drug use, there will be a fine of $200 per violation.

9. A late check-out fee of $100 will be applied at the start of each hour late due to extending your stay beyond the original check-out time of 11:00 AM. You are also responsible for any losses or damages caused by untimely check-out, including guest refunds.

10. If there is any evidence that there is an unapproved animal on the property, there will be a $500 pet fee. Pet’s can be permitted on a case-by-case basis with a refundable deposit. Exceptions can be made for documented medical animals such as guide dogs.

11. If you are asked to leave due to a disturbance/breaking house rules, you will not receive a refund.

12. The pool does not have a lifeguard on duty so you must swim at your own risk. Anyone under the age of 14 years will need to be supervised by an adult. No running on the pool deck. No diving. No food and drink on the pool deck. No glass on the pool deck.

Any guest found not adhering to this rule will be issued a $500.00 fee without question, plus the cost of removing any smoke residue or damage to the property.

No Illicit Drugs or Activities:
Strictly no illicit drugs or activities permitted on the property.

Cleaning:
We simply ask that you respect our property as you would for a close friend or family member by maintaining cleanliness and organization throughout your stay. If the property is left excessively dirty and it is clear there was no effort to straighten up and leave the property in a reasonable condition, extra cleaning charges may apply.

Infant & Children Supervision:
Be aware that the kitchen and bathroom cupboards contain cleaning products, such as antibacterial sprays, washing powder/singles, etc. and there are no child safety locks on these cupboards so supervision of children is essential.

Trash:
A rubbish bin is provided in each unit as well as rubbish bags under the kitchen sink and large disposal bin at the side of the patio. Please ensure trash is placed in the bin with the lid secured.

Broken or Stolen Property:
Guests will be responsible for any damaged or stolen property, as well as any loss incurred during the term of your occupancy. These are to be reported as soon as it occurs and replaced and/or paid for.

Inspections:
The host can make an inspection of the premises upon demand.

Lost & Forgotten Items:
