This cute cottage sleeps six and has all the comforts of home! You will find it has high-end furnishings and feels like a true Vacation home with great pops of color! We've actually had several guests tell us it's the best vacation home they have ever stayed in as far as condition and amenities. The master bedroom is very large with one king bed and two twins (trundle). The secondary bedroom sleeps two with one queen bed. Each bedroom has a private bath with one bath having access through the hall, as well. Both baths have been beautifully remodeled. The kitchen boasts granite counter tops and stainless appliances. There are plenty of dishes, pot and pans, utensils and glasses. Also included in the kitchen is a blender, two coffee makers, a crock pot and toaster. It has all you will need! The thing that actually makes the home so quaint and gives the feel of a cottage are the plantation shutters, as well as the screened door leading to the fenced back patio (to contain little ones from the lap pool). The back patio overlooks the refreshing lap pool (heats like a spa, though not a hottub), as well as a large gazebo! The neighborhood is extremely quiet and has huge trees throughout, as well as a couple of lovely lakes. It's a wonderful place to just walk and enjoy nature. This home is a true gem, and we are confident you will enjoy your stay as many others have! Not only that...it's super convenient to major highways...George Bush and Central Expressway. Interstate 30 is approximately a 10-15 minute drive and Dallas North Tollway is about a 10-15 minute drive in the opposite direction, as well! Basic expectations
We accept couples only. No children are allowed. The pool and ladder create too great of a hazard. No pets. No parties allowed. No kissing or petting or display of affection determined unsuitable by owners in the common areas. Guests will be asked to leave if such display is detected. Swim at your own risk. No lifeguard on premises.

We live in an adjacent home and will be available most all of the time. We prefer you communicate through the VRBO app.

Dallas sites, Rowlett, and Rockwall are all nearby. Lake can be seen from the property through trees on the balcony and from parking area.

In any situation, hosts will not send the key code allowing entry into the property to anyone who has not been authorized by name in advance by the booking guest.

~ Every adult (18+) that is on the reservation, must provide the host with a copy of their driver license

~Your reservation should specify the total number of adults and the total number of children.

~ Parking will be permitted only in the space assigned to you in the check-in
instructions you will receive on the day of your arrival. No large trucks or large commercial vehicles may park in the driveway.

~ No smoking or vaping is permitted inside the house. Guests may smoke only outside on the back porch. Violation triggers a minimum $150 fine. Smokers must clean up after themselves, so no cigarette butts or packaging may be left on the ground or on the surrounding areas. Every cigarette butt found in the patio area after check out is a $20 fee per cigarette butt.

~ Parties or loud gatherings are not permitted. If police are called by neighbors, our good standing with the city gets negatively impacted. Guest agrees to pay Host a $1000 fine if police are called due to excessive noise, littering or discourteous behavior with the neighbors.

~If we find additional unregistered guests staying or visiting without notifying the host for clearance first before 5 pm on check-in day, it will result in a $20 inconvenience fee per day of reservation plus the fees that should have been acquired for the additional guests and we reserve the right to cancel your reservation with no refund, penalty-free, to host, based on violating Airbnb & Host policies.

~Quiet time is 10:00 P.M. to 7:00 A.M. If you disturb any neighbors during this quiet time you will be fined up to $800 per host discretion and we reserve the right to cancel your reservation with no refund, penalty-free to host based on a violating & Host policies.

~All items provided in the unit are for your enjoyment, but those items must remain in good, clean, working condition.

~Repair costs incurred due to damage to property or furnishings will be fully paid by guest.

~Shut the doors after checking out with all provided items inside. If items are not in the home at check out you will be charged the full price plus a $20 inconvenience fee for missing items.

~Please be respectful of the neighbors.

~Marijuana is not allowed inside. No Blunts or Tobacco inside, those carry a minimum $150 fine for additional cleaning and repainting if need be, to deodorize the smell of tobacco, per host discretion.

For security reasons, we DO NOT give out any passcodes or personal information via phone or text; ONLY via the messaging app of the booking platform.

~ If approached by a neighbor within the neighborhood, you agree to not disclose any booking information, your personal information, or invite them over to the property without host's approval. Please simply tell them to contact Lilly if they have any questions.

The bed was comfortable, and the furniture appeared relatively new. The kitchen had all we needed to make simple lunches. The coffee maker worked well and the full-sized fridge kept everything cold/fresh. The wi-fi was dependable. Great communication with the owner regarding the allocated parking space in the complex and lockbox code for the key. The owner was also gracious to adjust our dates of stay due to a change in plans on our visit. A few minor issues we experience: The white towels and linens are a nice touch but should be bleached to make them perfectly white again after each use. We placed one of the bath towels directly into the washing machine due to a stain. Although the sinks gave plenty of hot water, it appears the shower valve isn't installed correctly as the shower only provided lukewarm water no matter how long we had it run and how fully we turned the handle to the hot side.The condo is situated in an older, medium-sized condo complex that is surrounded by dozens of other older condo complexes. All the complexes show signs of their age and most of the exterior needs updated painting/cement repairs, better lighting, and maintenance of the grass/plants. This condo served our purpose for this trip, but somethings could have been better."
