It was extremely clean and well stocked with toiletries, towels, paper towels, and toilet paper. Our dogs are right at the weight limit and medium sized. The area still needs some work on landscaping. It was very hard to find grass for our dogs. The location by the water was a beautiful way to start and end our day. It’s also very close to 30 which made it very easy to get from place to place. Don’t expect food options on this exit. Must travel on 30 for food options but only 5-10 minutes. Would definitely stay again!"

- PEST CONTROL -

This home features a garden area. Even though our pest control service goes out to the home at least once a month, you might encounter wildlife in the yard, and occasionally, outdoor insects may appear indoors, such as spiders, ladybugs, ants, or even bees. These bugs are not harmful, and we promptly remove them if notified. We strive to keep the house clean and have monthly pest control measures in place.

More attention to details on bathroom fixtures (1 shower head missing in downstairs bathroom) and cleanliness (same bathroom had open toothpaste & brush in window sill) plus noticed ants and small bugs but gone after 1st day after spraying. Swimming pool was in need of upgrades/repairs and not used. Upstairs bedrooms were not adequately furnished with dressers to hold clothes. Amenities in bathrooms, linens & towels were very nice. Kitchen was not adequately covered for 7 people (utensils, flatware, plates bowls& bakeware) . Refrigerator needed replacement (No ice or water). No separate bin for recycling and outside Garbage Can was full when we arrived on Saturday with pickup not til Thursday. Most importantly one evening heavy storms were in the forecast. Tornado/Storm alarm went off. There was no interior safe place in the house to go to (like closet under the stairway-locked). Would recommend where checkin and checkout instructions are posted add "What to do/Where to go" in case of Tornado Warning. Lovely community/area including the Host."

~ To prevent delays in entering the property by others should the arrival of the booking guest be interrupted, the booking guest must send a list of guests authorized to receive the key code in advance. In any situation, hosts will not send the key code allowing entry into the property to anyone who has not been authorized by name in advance by the booking guest.

~ Every adult (18+) that is on the reservation, must provide the host with a copy of their driver license

~Your reservation should specify the total number of adults and the total number of children.

~ Parking will be permitted only in the space assigned to you in the check-in
instructions you will receive on the day of your arrival. No large trucks or large commercial vehicles may park in the driveway.

~ No smoking or vaping is permitted inside the house. Guests may smoke only outside on the back porch. Violation triggers a minimum $150 fine. Smokers must clean up after themselves, so no cigarette butts or packaging may be left on the ground or on the surrounding areas. Every cigarette butt found in the patio area after check out is a $20 fee per cigarette butt.

~ Parties or loud gatherings are not permitted. If police are called by neighbors, our good standing with the city gets negatively impacted. Guest agrees to pay Host a $1000 fine if police are called due to excessive noise, littering or discourteous behavior with the neighbors.

~If we find additional unregistered guests staying or visiting without notifying the host for clearance first before 5 pm on check-in day, it will result in a $20 inconvenience fee per day of reservation plus the fees that should have been acquired for the additional guests and we reserve the right to cancel your reservation with no refund, penalty-free, to host, based on violating Airbnb & Host policies.

~Quiet time is 10:00 P.M. to 7:00 A.M. If you disturb any neighbors during this quiet time you will be fined up to $800 per host discretion and we reserve the right to cancel your reservation with no refund, penalty-free to host based on a violating & Host policies.

~All items provided in the unit are for your enjoyment, but those items must remain in good, clean, working condition.

~Repair costs incurred due to damage to property or furnishings will be fully paid by guest.

~Shut the doors after checking out with all provided items inside. If items are not in the home at check out you will be charged the full price plus a $20 inconvenience fee for missing items.

~Please be respectful of the neighbors.

~Marijuana is not allowed inside. No Blunts or Tobacco inside, those carry a minimum $150 fine for additional cleaning and repainting if need be, to deodorize the smell of tobacco, per host discretion.

~When booking with us, the Guest agrees to forfeit the right to leave a review if there is any violation of any of our house rules or manual.

~Normal Self check-in time is 4 P.M. to 12 A.M. Check-out is no later than 10 A.M. unless confirmed for early check-in/late check-out at least 24hrs in advance.

~Flexible Check-in and Check-out Option:

Early Check-In:
Between 1 pm and standard check-in time: $25 per hour.
12 pm or earlier: Pay the previous night’s rate.

Late Check-Out:
Between standard check-out time and 12 pm: $25 per hour.
At 1 pm or later: Pay the next day’s rate.

Please note, early check-in and late check-out at the hourly rate ($25 per hour) aren't guaranteed, as they depend on the cleaner finishing early or the place being vacant the next day. To guarantee early check-in or late check-out if the place is vacant, you’ll need to pay the previous or next night’s rate.

~Unauthorized late checkouts or early check-ins are $50 per hour.

~If there is a party held in the house, we have the right to charge up to $1000 per our discretion. NO PARTIES! If you are found having a party, the reservation may be canceled and no refund will be given.

~Keep all communication through the APP of the booking platform - our staff monitors our messages during normal business hours and into the evening to RESPOND faster than by phone. For security reasons, we DO NOT give out any passcodes or personal information via phone or text; ONLY via the messaging app of the booking platform.

~ If approached by a neighbor within the neighborhood, you agree to not disclose any booking information, your personal information, or invite them over to the property without host's approval. Please simply tell them to contact Lilly if they have any questions.

~We have the right to charge up to $1000 if information about the your reservation gets released. This includes booking platform information, check out/ check in time, passcodes to the house, or booking links.

There are also many local parks and trails nearby. You’ll also be 40 minutes to DFW Airport and 30 to downtown Dallas.

You’ll be just a short drive away from the most popular Dallas attractions. Pay a visit to one of the several museums, including Perot Museum of Nature and Science, Dallas Museum of Art, and The Sixth Floor Museum. Other must-see attractions include the JFK Memorial, Dallas Arboretum and Botanical Gardens and Dallas World Aquarium. You also can’t miss checking out Reunion Tower —it looks especially spectacular at night!

We understand that accidents can happen. To help protect the space and ensure a worry-free stay, all reservations require either a damage waiver or a safety deposit.

You can choose the option that works best for you: a non-refundable damage waiver ranging from $29 up to $69, which covers accidental damage and normal wear and tear (no deductible) or a refundable safety deposit of $450, which will be returned after checkout as long as no damage is found and all house rules are followed.

If you’ve already purchased Damage Protection Insurance through a third-party provider, feel free to share your policy with us—we’re happy to review it and we may consider waving the requirement based on your coverage.

Any violation of the house rules can result in the cancelation of the reservation with no refund to the guest and loss of any security deposit.

- PEST CONTROL -

This home features a garden area. Even though our pest control service goes out to the home at least once a month, you might encounter wildlife in the yard, and occasionally, outdoor insects may appear indoors, such as spiders, ladybugs, ants, or even bees. These bugs are not harmful, and we promptly remove them if notified. We strive to keep the house clean and have monthly pest control measures in place.

- "Enjoyed our stay! The check in and check out is not flexible. Would prefer to rent directly feom Owners not have to deal with a management company. It was great for a group trip." - "We had a call the property manager for two different things, one was a code to get into the property, which was wrong from what they listed, also same thing with the Wi-Fi. Otherwise, this is a great place to stay, and I highly recommend it." - "Upstairs AC unit was not sufficiently cooling until the complaint resulted in servicing the next day in which we had to meet with the AC repair tech, losing vacation time. Lack of maintenance was discovered. Location advertised working washer and dryer. Washer would not turn on/inoperable, this was never resolved. Location advertised DVD players available, those were not provided. No hot water available in kitchen for duration of rental stay. Furnishings were substandard, included unstable feeling beds, with framework screws on floor of one bed. Living sectional had ripped cushions, upstairs sectional had stains. Informal Kitchen set had stains and tears on the upholstery of the chairs. AC filter gratings/vents were thick with dirt and dust. Cobwebs in interior of home and front porch. Outside trash bin was completely full upon arrival. Kitchen trash can pedal was non-functioning and was repaired by husband. Also, two commode seats had to be tightened by husband. Kitchen was especially unclean (baseboards and food splatter around island). Microwave was dirty. There were unsightly dead plants around the home. It was obvious that the home was not mopped. We, gladly, complied with the house rules to removing our shoes-resulting in our bare feet and socks becoming soiled because the floors were dirty. Residence had 4 full baths, two of the shower/tub had stray hairs. The master shower had a large clump of hair on the shower floor. The pool was the only saving grace."

- "The stay was very comfortable for me and my two kids (7 and 11). There were a few things though that I did not like…. 1. I was sent a second payment request after booking for the set price ( I have never had this happen before when booking so I was highly upset about that but Ms. Carolyn waived it for me); I don’t like surprises like that especially when it comes to my money. Also upon checking in I noticed that windows were unlocked and that made me feel unsafe especially because of the location of the apartment. Two of the windows would not close or lock so I had to sleep with one eye opened…lol but there were other people around so it wasn’t too too bad. Last there was nothing for the kids to do… we saw horses and cows in the area and tried to walk and see them but the apartment is off of a long country looking road…. There was nothing for them to do besides watch TV and play on their devices. Other than that everything else was good. I would recommend not bringing kids unless you just want too! =) Wi-Fi worked well."

- HOT TUB -
Please note that the hot tub is professionally serviced twice a week during the summer months and once a week during the rest of the year.

As this is an outdoor hot tub, it’s normal for some leaves or debris to appear between cleanings. This does not indicate the pool is unclean—rest assured, all necessary chemicals are properly balanced, and the filtration systems are regularly maintained for your safety and comfort.

- ENTERTAINMENT -

All our smart TVs come with streaming apps like Netflix, Amazon, and YouTube. Feel free to log into your accounts. If you forget to sign out upon checkout, don't worry, we'll do it for you.

- NO INDOOR SMOKING -

Indoor smoking is strictly prohibited. A violation will incur a $500 fine. If you or any member of your group wish to smoke, please do so outdoors and ensure all cigarette butts are properly disposed of.

- LANDSCAPING -

The landscaper goes once a week.

- SECURITY CAMERAS -

For security, we have installed two cameras: one at the front door overlooking the yard, and another in front of the garage facing the cars. These cameras record 24/7. To respect your privacy, there are no cameras inside the house.

- HOUSE RULE VIOLATIONS -

Any violation of the house rules can result in the cancellation of the reservation with no refund to the guest and loss of any security deposit.

- PEST CONTROL -

This home features a garden area. Even though our pest control service goes out to the home at least once a month, you might encounter wildlife in the yard, and occasionally, outdoor insects may appear indoors, such as spiders, ladybugs, ants, or even bees. These bugs are not harmful, and we promptly remove them if notified. We strive to keep the house clean and have monthly pest control measures in place.
