The villa is located in Croatia's southernmost town, Cavtat, built on a pine-scented peninsula. The medieval town occupies one half the peninsula, the forest covers the other. The villa is on the edge of either. Over 400 year old, it has all modern conveniences, such as a state-of-the-art kitchen, while its old charm has been retained. Cavtat features among the most beautiful towns in Croatia. Its boulevard overlooks a splendid bay, and is lined with restaurants, cafés, and super yachts. It boasts better beaches than Dubrovnik, which is within easy reach by boat or bus. Cavtat is an upmarket town in an upmarket region. Discos are banned in the old town, and the only buzz comes from the restaurant- and café-terraces on the palm-lined boulevard. Yet, even this buzz cannot be heard from the villa, which is built on the top of a small hill (40-odd steps).

This traditional stone house is just about 150m from the old town promenade with the cafes, restaurants and shops. The house can be reached either from the main parking (a 100m path with some 40 steps) or from the town promenade (a slightly longer but less steep climb through medieval streets). However, the house is not convenient for people with walking difficulties.
Entering the property you will find yourself on a spacious and furnished terrace dominated by a huge bougainvillea, and orange and lemon trees. The terrace is a perfect getaway to the sunny beaches that line peninsula, all of which can be reached by foot in 5 to 10min.
The main entrance leads you into the fully equipped kitchen, beyond which there is a partially separated dining area for 8 people and living area with a television set (Netflix, Chromcast) and DVD-player (with a collection of films). The internal stair case leads you to the first floor with a double bedroom and en-suit bathroom with shower, a second double bedroom and a separate bathroom with shower. The house is fully air conditioned with units in each bedroom, the kitchen and the living room, and on the top floor landing. There is Internet Wi-Fi and the utility room in outside area equipped with a washing machine and a tumble-dryer.
The closest beach is a rock beach just 100m from the house where you can also find water sports center. Banks, shops, a (modest) green and fish market, a pharmacy and the post office are within a 5-10min walk.

There is no private parking as the house is situated within the pedestrian area of the old town, but there is a public parking down by the sea. It is paid and a parking card can be provided for 300kn (this was the last year’s fee and will probably remain the same).

Vedran ( property manager) met us with many suggestions for our stay, plus when we wanted a vineyard tour and nice lunch he was very helpful in setting it up. Cavtat is pretty much an ideal location. It is stunning in its own right and ideally situated. We went to Dubrovnik once by ferry and once by suburban bus. Restaurants were a short walk and pretty darn good. Kotor , Montenegro was about 90 min away and definitely worth the trip. We also went to Ston and Mali Ston. The villa itself was a great place to party. Breakfast on the terrace is something I hope I never forget!"

Our properties consist of two separate villas 'The West Villa' and 'The East Villa' that are located one next to the other overlooking the beautiful Cista Luka Bay just a few hundred meters north of the center of Cavtat.
The two properties underwent a complete reconstruction on the historical site of the Rural Complex Anic-Nikic dating back to the 18th century. The reconstruction was completed in year 2012.

The two villas boast an aggregate covered area in excess of 450 square meters surrounded by about 600 square meters of garden.

The villas are able to host up to a total of 24 guests. They can be rented separately or together. The West Villa is slightly larger and can host up to 14 guest while the East Villa - slightly smaller - can host up to 10 guests.

The villa is surrounded by a Mediterranean garden with barbecue. The highlight is the refreshing swimming pool, gazebo and relaxing lounge area with sunbeds, parachutes surrounded by an assortment of citrus trees and fragrant flowers that offer privacy and seclusion. Proximity to the road results in some noise from cars while sitting on the balcony or terrace, but having a luxury villa with swimming pool in such a convenient location more than makes up for it.
The swimming pool is heated, a fantastic treat in May and October when the temperate is cooler outside! We do not use the heating from 20th May - 20th September as outside temperature is hot enough to ensure the water is warm!). Please note that, although we can heat the water from November to April, because of the outside temperature, you should not expect the water to go over 22C.

It was a pleasure dealing with the owner Andro - the comms were always excellent and prompt, we had an early check-in and he even gave us a complimentary lift back to the airport. The small town of Cavtat was beautiful with many fabulous restaurants and bars. There were plenty of boat excursions available, such as to the beautiful city of Dubrovnik for around 20Eu each return. There is quite a challenging 20 min walk back up 'cardiac hill' to the apartment from the town but we actually enjoyed walking off the excess food and wine! Highly recommend staying here!!"

Successfully agency rented for over 10 years, this is one of Cavtat's only original Arts and Craft 1920’s summer house. The villa is very special as it was built and owned by an English lady and her local husband - they were said to have been friends with King Edward V111 and Wallace Simpson who apparently stayed with them in this house during their whirl wind tour of the Dalmatian Coast in the 1930’s! The house has been host to some other very distinguished guests and during it’s time between the 2 world wars, famous visitors to visit include; George Bernard Shaw, Hilaire Beloc and Sidney and Beatrice Webb. It has been lovingly restored by its new owners into a warm and friendly family home and is furnished with some lovely old pieces especially brought over from England.

The villa has very spacious accommodation and is ideal for 2 families or a group. The panoramic balcony views make waking up in the morning a joy and the terrace in the garden is a lovely spot to enjoy at any time of the day or evening. There is also a separate ‘little house’ – this used to be the servants cottage and is now a studio apartment.

The walled garden is lush with Mediterranean plants and flowers and enjoys a very secluded position. - "High standard, very good quality, new, quite area, beautiful view on the sea, morning birds, very nothing to complain, very kind owner. Apartment is as new, made in high quality and good design. Everything descirbed on webpage is correct. Beautiful view on the sea from both bedrooms. There is garden and forest below but no any other buidlings so you can get feeling of having sea for your own. Even with open windows noone can look into your rooms as balcony is highly elevated above the ground. Birds will wake you up every morning. Two bathrooms (one with shower, other with bathtube) make your stay comfortable. In May there was a literally a few mosquitos but owner provides mosquitoes repellents for apartment. We chose this location because distance to center is appropriate to burn some calories we ate in teh village center and to not get tired. If we booked apartment next to the bay we would never go up to exersise. There is grossary shop very close to apartment."

Let me give you the directions to the ANDRIUCI'S house
As you are coming from Dubrovnik or Montenegro on the main road "Jadranska Magistrala"
you need to exit at the village of Zvekovica towards Cavtat. About 250m after exiting towards
Cavtat there is a junction at which you need to turn left towards Cavtat centre (the road that goes
straight goes to the hotels at the other side of the town). After turning left just follow the main road all the way down to the town of Cavtat.

When you get down to the centre you will see the ramp/pillars at the entrance to the Old Town
which is closed for traffic during the tourist season. You can leave your car at the public parking
lot located to the right of the entrance to the Old Town, near the bus station. The public parking
is safe – I am not aware of any car ever being damaged or stolen.
There is also a possibility to park the car for free on the street (subject to availability),
about 400m from the apartment. If you are interested, I will be happy to assist upon your arrival.

The ANDRIUCI'S house is located in the centre of Old Town, next to the sea, about 160m from the parking lot entrance.
From the parking lot go back to the entrance to the Old Town, pass the ramp/pillars blocking the traffic and walk
down the street. After about 50m keep left passing the restaurants Leut and Dalmatia. When you get to the restaurant
Poseidon turn left on the walkway with a couple of stairs – the terrace of Poseidon will be on your right. The walkway goes
around the terrace and the second gate/door will take you to the front yard of the
ANDRIUCI'S house

Not only is Cavtat the perfect location - a beautiful, bustling little town just a boat or bus ride from Dubrovnik - but Villa Andrusko happens to be in the most perfect location within the town too. No steep steps to climb with this property, Villa Anmdrusko is located right on the water's edge by the water polo so you are a stone's throw from the sea, the promenade, the restaurants, the bakery, grocery store and super yachts! Hence we give the location a 10 out of 10. As for the property, it is reached through a door in a stone wall around the back of the Poseidon Restaurant and has a beautiful, peaceful walled garden. Much of this is in the shade, with garden furniture to relax on. There is also a higher terrace from which to view the famous sunsets (which did also act as a useful place for hanging washing), a table tennis table (mind your head on the tree!) and access to a tennis court behind. The garden was shared by Andrusko's family who live on the ground floor of the house with the two self-contained holiday apartments on the first and second floors. We stayed in the first floor apartment which sleeps 6 in 3 spacious bedrooms. Two of the bedrooms faced the sea and led out to the balcony. Whilst the view was a bit impeded by trees, it was still very pleasant to sit out on the balconies and watch the boats out to sea. All of the bedrooms were nicely furnished, and we slept well on the comfortable beds with the very welcome air conditioning. The apartment had two immaculate shower rooms, each with shower, sink and toilet, accessed from the main hallway. There was also a very well equipped kitchen with seating and space for all of us. There was no lounge, which might sound a bit unusual but we simply didn't miss it at all. I understand that the second floor apartment was very similar (no balconies but better views) and sleeps 7. The icing on the cake was Andrusko himself and his son - yes, they discretely refreshed bed linen and towels etc regularly - but more importantly, were amazingly welcoming and friendly. Our taxis to and from the airport were arranged for us, discounts on day trips and restaurants were discussed (everyone knows Andrusko!), homemade walnut brandy was shared with us and farewell breakfast tea and coffee was served. We felt privileged to have experienced such wonderful hospitality and felt we had found the real Croatia with Andrusko and his family!"

The villa was originally built in early 60' and for many years it was home to one of our most famous journalist. It's has been recently renovated to a holiday property. The entrance to the house is via a lovely garden next to a spacious terrace.
